I believe they are termites already inside the wall, if he doesn’t attack them now, in no time they will be all over the wooden doors in the building. Egun your right, the best bomb to attack them is original sniper, it will take care of them including any of their agents like lizards snakes etc. Be careful when applying it’s so powerful it can kill humans as well. |

I watched a tutorial on sanding. They narrowed it down to the directions of standings and effects on the finished products. We lack such details and finesse.
Some of you make graduate employees envious with how much you make in a month. But instead of reinvesting the money to perfect your trade, only God knows what they do with the money. I suspect sugarbabes, marrying another wife or outright "dorime" in a nightclub.
By the way, the tools are relatively cheap. / Hahaha, I’ll help you define what they do with the money. Yoruba call it’s bank onirun, pepper soup, new wife with 3 girls friends at the same time, ogogoro etc. |

but i think the average cost is around 500 to 800 depends on location and negotiation power Haba kilode 2800 per sqm for labour? Those prices are for diasporas not Nigerians in naija. Egun you should no better, I just get some done last week on top of my penthouse, it’s cost me 520 per sqm because of the hight and size, only 100 sqm. That why it’s cost that much. No mater what equipment they have, it’s can never be better the new laser tool technology they’re using here. My opinion it’s shouldn’t be more then 500 to 5050 per sqm, you can get better price if the area is bigger. |

I went to owode Oni Rin 3 weeks ago to fabricate some manhole doors. I couldn’t believe they have that many portable used hands tool for sale there. Almost anything you need to fabricated what ever you need is there, just go there with your drawing and idea like the way it is 30 years ago, even better now get whatever you to fabricate or construct done. |

But with the tools available, we're doing quite well. My brother all the tools are available in Nigeria it is our that are not investing in them, they artist-son Prefer to invest their money in pepper soup instead. Many of them are not ready to learn how to used those tool even when you make it available for them, to improve their knowledge and make life easier for them |

Inception: Funny enough, the manufacturing process is very simple. More like how steel panels are manufactured in a car assembly plant (closed die forging)
The downside is that initial set up and tooling cost is prohibitively high. and high demand must be assured to be profitable.
At a time i was seriously thinking of designing and building a CNC plasma cutter (with a cutting table of 2.5mx 8m ) to offer metal design cutting services but Naija wahala no gree me  Please do what you can.Do not underestimate the Nigeria market you’ll be surprise the little knowledge you have that you can add value to the market space. It’s an opportunity for you to create your own empire in manufacturing process. I understand the process is very easy and cheap in terms of plasma cutting CNC programming for Complicated designs. Nigeria is market for new ideas. |

gbadexy: I started with fire retardant paint production through partnership with foreign companies and they gave me the necessary technical support. I had formulation for different types of paints and when intercolor was among the very few supplying basecoat which they import then, I was already producing and supplying basecoat. I met and discussed with some well known paint brands to partner but it didn't work out and when the demand for the fire retardant paint was low, I switched to regular paint since the materials are mostly the same without the active components. I got some former workers from paint companies to help produce with my formulations and tried local sourcing of materials. When I started producing satin paint over a decade ago, most of the budget range paint companies don't produce them. Only the big brands and agents importing the american brands. That was how I got to have my satin and eggshell substituted and later replaced with the foreign products by a marketer of the company importing them to her network base. I produced for N2500 per gallon she later convinced her clients her brand is equally as good at slightly lower price and they have been using it for sometime already. A gallon of behr, benjamin Moore and ralp Lauren they sell was N8000 per gallon then. I think I could say I was foreign trained and my biochemistry background helped to some extent. I could still formulate paints with uncommon features in Nigeria market. I bet you don't get to see wax based water repellant paint in the market. Intreating, many of us that have used your paint many times, never cross our mind to asked you this question. You paint still looks as if we just painted it after 5 years. Bravo to your products. I still the save mine Kobo kobo for the other projects. |

sonnie10: So a duplex project of about #50M is built on owner provides materials terms. The contractor would need planks cut into a 9 inch for pouring of lintel frame concrete. The issue now is that contractor wants owner to go to sawmill and do the cutting and bring to him since it’s part of materials agreed to be provided. Owner is insisting that woods come in standard sizes and any technical modifications must be done by the contractor. In small construction jobs, other minor details would emerge during execution which was not initial part of the standard agreement like the screeding you mentioned. Not that both parties did know about those variations but they only choose to assume that it is the other persons responsibility. Detailed communication and transparency is key in building relationships. There is no need to drag this, the engineer gave you the sizes and numbers of the woods he needs just as you explained. I don’t know your location, in Lagos you can easily get 9 inches already saw down woods, it’s also available in 6 inches. I have similar experience. I supply my engineer all he need in regards to those sizes. I don’t think any carpenter will saw 20 pcs of 1x12 to size even when he own cycler saw to cut them |

Your precast POP ceiling comes out BETTER when screeding is applied on the ceiling, but the above quote doesn't have screeding materials included. Can you explain what you’re referring to as screeding in precast POP. If am not mistaking you’re referring to sheetrock as we call it abi. If it is what do you screed on it, the joint of everything you do I believe ishould be part of your job to bring the finishing out to apply paint when finished. Can you post some of your job samples to understand what you mean by screeding on sheetrock. I’m thinking of it myself because of a lot of advantages it’s as, my concern is just the extra woods that may require in above average project. |

Note: You get it cheaper from Agents than going directly to buy it at the factory. The Agents get more discounts.

n3xt: Even though I’m working on that axis right now, I’m really not following the coastal road project any longer... but all I can say is the project is in the preliminaries. They’re still dealing with encroachment and realignment.
I hope this get completed in the next 2 decade. The Lekki/Epe expansion that got started almost 2 decades ago is still not completed Nah so ooo, it’s may take even more then 2 decades. Lekki epe is a good example. But don’t let us lose hope, do you see what is happening in shagamu interchange recently. That country is unpredictable

There are a lot of land in that area close to OBJ farm going east towards Ogomb during my search. I’m told all those area are reserve for costal alignment for the Lagos Calabar railway project. Do they change their plan? This people don’t have any meaningful plans for future. |

Setbacks act as buffers and protection against flash floods in my personal abode. I have large space for utilities. My fish pond alone is over half plot of land so space is not an issue for me.
In my own land use ordinance , setback is the minimum distance which my building must recede from the street or road, river, flood plain, or any other place which is deemed to need protection.
- The setback from my building to Lafarge Plant in Sagamu (where blasting activities occurs regularly) is about 1.8km. - The setback from my building to the stream we recently dredged is over 50m - The setback from my building to established beacons for the proposed Lagos-Calabar railway line (I heard there's realignment) is over 500m
One thing I can guarantee you is that if you dig my foundation this morning despite the heavy downpour in the week, you'll still find dry soil. I was intentional about my build. I don't have energy to fight and my mental health is important to me so I do what I got to do to prevent my kobokobo investment

That's why I went for cheap land in area where I can do anything I like without crying when I was going to make my decision to build. somehow: This is why I get extremely angry when he does not respond on time when I ask him some questions or ask him what he intend doing for the day, the next day or for through the week on the project.
Most times I get blanket response. All in all, if I employ you as my contractor, you should not expect me to still be doing a contractor's job. .
I have tired, taking my leave. Bros in mine project the Engineer no better, he send me video of work progress at end of the day or first thing the next day. That is how the Engineer take his job so serious, l give him a lot of respect for doing that on daily basis. |

Dooooooo: Value Paint said 2 to 3 months. Really? I have never heard of such. I have never seen such. So far, we apply the roofing sheets immediately the wood work gets completed. I will need to be educated on why roofing wood work needs to be left for a month or more before covering.

Lekki Scheme II was conceived 25 years ago and there has been infrastructure development there since over one and half decade. I mean solid road and drainage to individual plots.
I did several projects there (several years ago) that I've showcased here. It's not a fix-along-as-you-build type of development. You’re right on this one there are many other estates like that, couple of them around Lagos. They have put infrastructure on the estate for the last 20 years trust me probably you’ll see 30 houses it was planned for over 3000 houses, because they knew government lands are secure. 90% of people buying those state lands we’re not ready to build anything, but buy for chicken change then. They have in mind to selling for millions a few years later, that’s why most of the place are not developed. Until government starts revoking all those lands for immediate development otherwise many of those areas will never developed. I remember Fashola did that @ Lekki face2 then. |
