Not only minds wallet as well, there are good Nigeria doors that cost millions both wooden and security doors as well, parnel doors all manufactured right here in Nigeria. People go for what they can afford. If you have a deep pocket a single wooden door that cost 1.4m to 2m is made and available here in Nigeria.

Yeah, you are right from one side. But let me say this. In reality this is the highest amount I have seen my client spent on a borehole. But guess what. It's better done now than never. And I will tell you why.

The daily water tank usage is averagely 8 - 13,000 Naira for a tanker. The day we did wetting of the filling sand. We used 2Hp sumo to pump water for almost 8hrs none stop. That's over 25 to 35 Tankers just for a day. Now if we bought that tanker at 10K each
That's approximately 350K for filling only. Mind you. We are using water daily for other construction. On the long run on this project before its roofing or completion. We ought to have used over 2million Naira worth of water.

Yes, I know what I am saying. From experience, construction takes alot of water. Coz that's the bedrock of construction. From setting block to concrete works, tiling, pop, landscaping etc and also for continuous usage of water when the building is ready coupled with the fact we are going to have swimming pool. We can't achieve these with well water. It has to be borehole, running at full throttle.

You can imagine we are using 2Hp because of the depth of over 650fit below the earth
So in my opinion, I always advise client to dig borehole before any construction work commence on site. No matter the amount. Water is a necessity for construction and for subsequent usage after construction. You can't spend over 20million in building a house without being able to have a 2.5m worth of borehole should need be.


My humble submission.

Just as Michlins said, don't start a war you can't finish in 4 to 5 years. Imagine one of them take you to court and hold down your investment without any value added to your money, it would be nice to negotiate with them. One thing I know, those things happen in other parts of the world as well when new owners buy investment property in lucrative locations. They end up paying the tenants in some cases enough money to buy there own houses. I have seen this happen many times in the west. From this part of the world, if a property is sold the current lease on record dies with it. Though there is other legal terms attached to most lease according to geographical location. Another experience with a friend where the tenants have court battle with him 3 years before the pandemic, my bother till date this guy is living rent free when the owner continues paying mortgage. You don't want to find yourself in a situation like that. Another situation like this when the property investors choose not to follow the rules, they pay criminals to burn down the house just to get the poor tenants out. The evil act caught up with them and pay big according to court verdict.

Bros Don't call it a Scam, As every Experience is a lesson/a form of total awareness/high alertness. Am Sure, when next you decide to buy a Building, You would state out some questions clearly to the seller & also do some background check on the Building(Questions that gives you all possible insights on what you're buying, you would be eager to know if there are Tenants in the house & when their rents would be due or if the house have any pending issues with government or it has any structural deficiency or there has been a disagreement issue with land grabbers. etc) These questions alone would allow you seek the counsel of a very good lawyer before making a decision, and if you're so interested in the build, with the help of your lawyer, you will outline all possible solutions with the Seller (Agreement) to enable you buy the Building. (Example!: Imagine before Purchase, it's Unknown to you that the house has been Marked for destruction by Government & the owner decievied you by Repainting the house & decided to sell to you!!! Now Let's Assume you had a legal agreement with the seller stating that : if you discover the house has an issue with the Government before you bought it, then the seller is to Compensate you one one way or the other!!! PS: Am not a Lawyer : Lawyers would know better how these Stuffs can work)
A well defined legal Agreement would help save your interest Whenever an issue Arises in the Future.

Bros this write up advice is educative. The last paragraphs about clause in the legal language will never work in a market like Lagos. This is why many innocent people fall victim, as sellers, omo onile, know what they are doing very well to take advantage of innocent buyers. All of this is the governments fault, for instance, if it takes over 3 months to get genuine land information from Alausa and you have 6 or 10 people competing for the same landing property. I bet you one of the competitors would fall victim to scam just because they wanted the location so bad. This is one of my experience in many locations in Lagos. There was one particular one that really amazed me, we are in the process of searching the authenticity of the document given to us, by the time I get back I was told someone else payed 3 million above the offer price. Guess what, who ever payed 15 million for that location wasted the entire money because the property is on committed government acquisition. This simple story happens everyday in Lagos property market. Imagine the temptation of buyers, no seller will oblige to those clause buy lawyers to sell his property if they have 20 innocent perspective buyers on one property. That is Lagos for you.

Are this Nigeria made flooring wood, I watch documentary on channels tv few years ago on how these flooring woods are made in Enugu package for export to US and other European countries only. I couldn't believe they could make that much of a quality standard to be shipped for export purposes only.

Baba, your eyes ain't deceiving you and we are not performing magic. The 2.1 x 2.4m glass is going up the roof to cover the atrium.

My client actually requested for a house that tick all the boxes without breaking the bank. This is just one of the many interesting features of this build.
Hmmmm I'm watching this closely if it won't break the bank, I may borrow this idea for one of my projects to serve as a sky sunlight for solar water heater on the covered roofing system. This idea may sound crazy but I love to create crazy ideas anyway. Buson, I know you're a very creative Youngman that thinks outside the box in most of your projects, In reference to the glass above, which glass is better in absorbing sunlight to solar panel underneath atrium Tampered, Laminated or Plastic? My idea is to use one of these that will give better result to the solar water heating system.

Huuummm, per plot. What is the average rent for commercial space there. In some parts of Lagos people are paying over 1m for service apartment rent per year. I rather stay in mine Lagos ooooo my brother.

I don’t think you 23 feet high for bungalow, the highest I did for bungalow is 18 feet with the hight of the tank, probably another 4feet or so with very very good pressure.

Bros its easy, from the design I post. The tank can be remove from the opening on the roof skylight door, the entrance is from internal manhole ladder. This idea most be incorporated from the foundation to roofing, just as one of professional expert as just explain in previous page because of water weight

Hajji that is the main reason I ask that question, 2 or 3 days ago Dennis 3D is in Enugu praising one of his hausa crew member on his current site in Enugu. Can you imagine all this noise about tribalism the hausa guy is probably born there, we are all Nigerians let get the best of us to handle things and make life meaningful to ourselves.

The inbuilt one requires maintenance which is almost never done. It then becomes a habitat for horticulture and animals.

Please I'd like to understand how cost of installation/labour for roof covering is calculated. Shingle stone coated roofing sheets if proposed to be used and the installer is charging #150/ sqm. Does this charge cover just the sheets alone or is the other parts such as the gutters and ridges also added to the total number of sqm that the installer will eventually be paid. Thanks
over the years with handling multiple buildings as supervised owner. I never had any kind installation of this kind, all I know is installers charge for installing everything inclusive. The carpenter charges for the entire carpenter job, with this route it may not favor either one of you. Even in obobo oyinbo don't do this

Information just reaching me now indicates that the 600 meters of stone coated roofing tiles I bought has completed the roofing of this house and the security post! That is as against the 715 sqm the roofing installers asked to buy. A difference of 115 sqm.

I asked them, how come? They said it was a typographic error when they were inputting the data into the phone before sending to the man that summed it up.

I am happy, at least we are not going to buy more roofing tiles.
Imagine 400k just like that? The funny thing is even when you seat with them they will try to waste it.

I just had a arguement with my engineer. he was inisting i buy Bua cement rather than Dangote for tiling BUT i told him what is important to me is the avaialability and cost of the cement and not the brand. i also told him i have used dangote cement for tiling purposes in the past.

The engineer was aruguement was that Tilers prefer Bua and i told him how can you an engineer be swallowing hook, line and sinker what people say without a valid reason why?

Please am i wrong by saying i will be using dangote cement for my tiling work? please correct me if am i wrong
Fire him if he has no scientific proof that bua cement is better than dangote for the application he intended to use if for as an engineer.

Hello Great Nairaland members.

First of, we thank God for another new project.
A country home. 4 Bedroom Duplex with an open decking, 3 Bedroom BQ, security house, Gen house, bush bar, swimming pool.

This is the first of its kind in this part of Enugu as we proceed to bring to lame light these features in the land in question.

Size of land is 2050sqm, about 4.5 plots, eastern plot size of 450sqm per plot.

Dennis3D Designed this structure Architecturally alongside with the Design team who did the structural, Mechanical electrical and plumbing Designs.

Project is estimated to be built to Caracas in 4 Months max, wiry rainy reason in mind.

Kindly follow this thread for more updates from us... On this project. Client is on ground and have made some ground preparations before our arrival.
