diordaves: Surface piping will not stop blockage but fixing the blockage is a cinch as against conduit piping where you need to practically break down the whole structure to fix a blockage.
When many of you guys new fixing conduit pipe blockage is a serious problem, do any of you think out of box to find solutions to most of your designs to have easy access to some routes of the pipeline without breaking the walls ? Sorry the question is for Brabus jare.
spyder880: This is the showroom of one boy at Obosi building materials market, Onitsha Anambra state. I am sure they abound in all other markets across Nigeria because they import and distribute everywhere.
As for the quality of the fittings, the have the originals and the substitutes, for those who might not afford the real stainless steel fittings. They even have real plastic and cheap ones in white, blue and pink plastic on the same shop. I chose one sample and theirs guy took me to his warehouse, he had over 20,000 of the sample I bought. I was humbled.
thank you Spyder, can you please get me the contacts information of the dealer through my email his brunch location in Legos the contact person that we may talk to in the location, you can do same as well with the tiles dealer.
Thank you Spyder for taking your time out to shared this with us Which market is this and location if you don’t mind. Many of this shower wares may look good and shining, my concern is quality. Many of them were made with plastic instead of chrome bronze, brass chrome, even chrome steel at minimum, stainless steel supposed to be the baba for those items. Most of them are chrome plastic, the only way one can certain the quality is by weights of the product.
If you like it, incorporate it into your building. If engineer tell you "we don't do it like that", sack him and get the one that says "yes sir"
Hahaha, some times you have to listen to their professional advise too. You can’t just sack them anyhow like that. Those air vent, most time the architect already determined the best direction of winds to position the building for better cross ventilation that may not need such. Those are some of the reasons you pay architects premium fee to determine all those wahala for you, not only drawing the the house. I mean professional ooo, not those drafts men calling themselves architects .
gabbytabby: LG have nothing to do with building say this to them but give them 1-5k as they will set building control on you if you do not give them anything.
If I am not in the mood or different set keep coming I just say my lawyer says to take their photo and they leave very quickly.
All of them ie omonile, LG and building Control know each other.
I have similar experience last year on my site, the crazy guy drop a letter for my Engineer requesting 400k from me. When he came back he runs out of luck he meets me on site. I call the treasurer of the local government, which happened to be a friend, the guy ran away. They later send States safety control to the site. The safety agency came to acess safety compliance and served me violation of 280k which I pay to the coffin of Lagos states safety control account. After confirming payment they issued and place safety sings and PPE requirements for the worker on site valid for one year.
[quote author=spyder880 post=103161595]Testing the kitchen sink for sizing........[/quote) Weldone oooo Oga Spyder. Just an observation don’t you think this sink will interfere with the window after the water tap is installed. Are those your new plastering team from Ibadan did these job, you’re a very good manager that no well how to manage your Human Resources . Good job as always
FreeConCiencE: Don’t say what you don't know. I can send the building approval to you. We used what he designed to get the approval. His name is there as the architect. A registered one for that matter I don't just want to expose him since he apologized and he's ready to take full responsibility for it.
I just need advice on whether I should allow him to make the correction where necessary or I should look for another person
Please and please get another guy with structural experience to help you salvage the project. Niyi Aventures is structural Engineer, check his signature page if he is not busy. Dennis3D is a very good Architect as well .
FreeConCiencE: The guy is an architect. He was the one that took the contract. He was just adamant when I called his attention to the flaws. Saying that someone in medical line cannot know more than he does when it comes to building construction
Wow, this is crazy. Are you sure he is Architect or draft man, I sabi everything. Most architects work with structural engineers before arriving at conclusion. Man you do a big mistake, with all the information on this platform you still let someone do this to your project. Please if you don’t mind black list the name of Architect here so others will be aware of him, not to fall victim.
FreeConCiencE: What could have been responsible for this kind of collapse, expert in the house?
haaaaa, sorry for the owner oooo. I hope is not cutting conners, like Oga say use one bag of cement for 75 blocks and use 6mm rod where 12mm is required.
gordonbarrett: While we are still vilifying the chinese building code, a high rise just collapsed in Miami, USA. While many of the shitty structures in china are still standing.
The question is, how many of these buildings falls in last 100 years? Many of these buildings in this part of world are over 120 years old especially in many major cities.
abdulwastecx: Exactly bro! you capture the whole thing perfectly.
Abdul. I’m surprised to read some of your comments yesterday, those comments shouldn’t be coming from somebody like you with vice experience in construction industry. You even go as far saying you won’t live in home like that haba, with all your experience? Won’t you live in one ☝️ Of this
Before Elon musk started using robots to assemble electric cars People in China were doing that. People don't know US, EU import a whole lot from china, that was the fight trump was having with China, China almost crumbled the steel industry in China, why will those people be importing steal if they know they are substandard and won't past basic test. Omo let's be humble and learn from these people ooo. Let's look at what they are doing critically and see why they are doing it, how they are doing it and study them
Instead of trying to critique their stuffs from afar.
.people don't know. China is damn strict. Any form of corruption bayii na hanging So cutting corners and endangering people is corruption. And they don't just execute normal citizens, they execute top guys too, they did execute a former secretary of their party this year. That's like executing lai Mohamed
Haba, why are you compering him with our most trusted humble Lai Mohammed of our world. Kelode m, leave Baba out of this ooo I beg you biko.
EgunMogaji2: I found out recently that there are dedicated decking crews that risk the countryside. They do one thing and one thing only, mix, pour and install deckings. One worked near me recently and they came in two buses around 6am. Leader arrived s day before to make sure materials are on the ground.
We have some people with foresight on the ground, they just need to be encouraged,
There is no need to encourage anybody to do business. People need to think deep to tap into opportunities around them to improve their lives. Many of our people will seat and keep complaining about government this and that. Look how Brabus is so creative in what he do every day to achieve savings in many of his projects. People need to think outside to box, it always going to be challenges in everything we do. Life itself is a challenge make the best out of it.
diordaves: I don't have any questions. The budget is just about right as expected. But I have one observation: the total cost of wood and bamboo is about 700k.
I still strongly think you Nigerian builders should invest as a matter of priority in formwork and props. Hiring a formwork panel and props for about 200 - 300k could result in 400k effeciency savings on the decking and even more with the whole project.
Formwork and decking panels are available in Alibaba. There are even second hand on ebay. I may look into importing some for resale in Nigeria. With 700k cost outlay for wood, there's is a market waiting to be tapped.
Brother thank you for your observation. I’m not a fan of woods in any construction project, I try not to use many of those woods in mine projects. It’s may not worth it for many of small construction firms like them. logistic and storage cost may be very difficult from site to site. It’s a good idea if they have different companies that can handle that at affordable rate, doing so will help us safe those trees deforestation that take 10 or more 15 years to grow.
spyder880: My brother, sometimes our people that fail to attach prices to their works here is because of issues of doubt and wrong perception which might mislead clients into believing they were ripped off.
But I will get the files for this decking and attach all items bought and used even with the labor cost and transportation. This will be for education purposes only, because many people might be on that stage of their buildings.
Thank you Sir.
Oga spyder880, there is no need for you to explain to anybody except the building owners. Enough of these daunting Thomas’s, let them jump in to river without preparing, they will figured how deep is it. Experience is the best teacher they will come tell us their story.
mufutau55: Oga mi Sir. I did not miss anything o. I was reading all the nonsense. I just decided to withdraw from this thread because it was not serving the purpose anymore. And the Moderator is not helping either.
To All my Ogas, I still dey and very active on Nairaland and Property forum except I took a leave from this particular thread. Thank you all.
@Gbadexy @Topsy23 @Diordaves (Happy Father's Day Sir) @Spyder880 @Twinskenny (Bostonian Kenny) @Folmus @Rotecch @Coldcandy And All my Ogas.
Hajji M.
Hahaha, for many that know that Baba dey Conner the read and laugh all those small small boys way just jump into wagon without any meaningful contribution, is what make Baba the look ooo.
sonnie10: I thought we were making comparisons with regards to a specific single family duplex in a picture that was posted here.. That was why I said #20M cannot build such in Nigeria. I agree with the fact that #20M can build a 3 bedroom house in Nigeria. We seem to be on the same page on the issue of talking profit before maturation date on 30 years mortgages. That is exactly my point. Considering that, on short term mortgages, as is the practice in Nigeria, homeowners do not have room to talk profit before maturation date, because there is not enoug time for that. The banks have squeezed the short term profit out of it by offering short term maturation dates with high interest and premiums in Nigeria. Therefore in those period nothing is left for the homeowner except his invest capital
Oga Nigeria economy is cash economy it has his ways of doing things. The do not depend on 30 years mortgage to reaped their shot time profit. Most developers with turns of cash smile to bank every day in Nigeria. It’s two deferent economy.
n3xt: I lost my main electrical boy Wahab to scaffold accident.
He went to work for a client who’s trying to cut corners to save time and money.
Construction risks is also something we seriously need to pay attention to. Accidents on sites can happen suddenly and unexpectedly, leading to injuries or death if there are no adequate risk protection.
imagine that lost life, he could be the breadwinner of his family, I don’t know how much that person want to save that worth a life.
erico2k2: Point of correction N20m will build you a 3 bedroom house I n Nigeria, its one unit not the whole block FYI as we speak there are still houses under £80k in the Uk as we speak. The mortgage comparison has nothing to do with Nigeria was just used as an illustration. Once again hand o n chest, I can tell you N20m will build you a house, the finishing might not be top-notch but it will I know this as I am an experimental builder as it is and my build is o ongoing bits by bits anytime I enter 9ja! As for the mortgage, no one said 30 years in Nigeria rather 30 years in the US.You are talking about 30 years mortgage impossible in Nigeria, I recon you seem to forget how mortgages work.Even in the west, the vast majority of us do no pay up our mortgage, we just remortgage and harvest equity for a newer mortgage don't forget the bank can always take back their hows and re issue a new mortgage on such!so what have they got to lose?
Some times is better to read and move on. Many people don't understand how this things work. Imagine talking of 20m, as hard as it is in Lagos 20m can buy land and build average 3 bedroom in average neighborhood mortgage free for life
GoodFaith: Can Your manage women ? Good luck with managing young ladies Village ladies become City ladies in three months City Ladies become American in 2 months
Hahaha yes you can manage ladies both way, you know what I mean. Firstly you most be loaded, and good in the other room. If you have that you’re good to go my man, forget city or village thing all of them na same.
n3xt: Without state-of-the-art facilities and equipments, I’m delivering foundation of 4 buildings in less than 20 days (average of 5 days per unit).
So I won’t contest whether government can do it or cannot. The big question remains “When?” And “Will they ever do it even with unlimited resources at their disposal?”
Even if they did, “Will these buildings be given to those who really need them?” And “At what cost?”
These and many more questions are the reasons why most of us here chose to build our own houses and leave [b]govt to do their own thing.
I think we should talk about the Nigerian government we know and not the one we hope for.
________
Most of the lands in Lagos state housing scheme are over N20m per plot
Is that how we are going to achieve affordable housing in Nigeria?
________
The only governor that I know of that has done something meaningful and truly affordable for the masses is my big boss Otunba Gbenga Daniel. Laderin Workers Estate was sold at N999k / 1 bed expandable to 3 bedroom flat on almost a full plot of land.
Today, the same estate is sold for millions.
You start with good points, but in the middle of your write up you miss it by saying @ bold LET THE GOVERNMENT DO THEIR OWN THING with many Nigerians that thinks same. Most times you people forget the power to change is in hands. Imagine what could have been American if Trump win second term, if he try to turn institutions that has been in existence for 300 years working for people to his own advantage, that is the power of change that am referring to.
sgtponzihater1: How many people can afford this 200k above house also?
Those are not rich people home, those are middle class and poor people home ooo. When those houses are built 10 years ago they are selling them to poor and middle class families for $120k on mortgage of 30 years. The entire place is built between 6 months.
bixton: How many Nigerians do you think would want to really actually literally live in a prefabricated home even if you make it free?
My brother when I say prefabricate home I mean houses, are you telling the won’t live in a home of $200k and above. I’m not talking of the junk houses they are building over there. Please tell me if the will not like to live here
Even the FG with all concessions and everything cannot build a low cost 2 bedroom house in Nigeria with N5m. A lot of things are easier said than done.
Ogun gov is paying over N2.5m for the foundation of 2 units of 2 flats (direct labour). When you factor in the cost of the land, the shell, the finishing (no matter how cheap you decide to go), the external works (septic tank, tank tower, borehole, fencing. gate etc). You'd understand N5m is nothing when you're considering habitable house in Nigeria.
The elites always underestimate the earning power of the half-educated folks.. so we often assume they're not making anything. Even my bricklayers have more than N5m house.
___________
Let me just give you ideas of what it costs to build an average house in Nigeria
Do you think anyone can spend anything less than the amount below to achieve a livable house in this age? If yes, kindly remove items you think are unnecessarily expensive from the list.
Land - 500k Foundation - 700k Shell - 750k Roof - 550k Ceiling - 200k Windows - 350k Doors - 200k Plastering - 400k Bathroom/Plumbing - 250k Kitchen - 100k Flooring - 200k Electrical - 200k Septic tank - 200k Water - 100k Fence - 200k Gate - 50k
Please stop this your old ideology for building mass housing. Your cost analysis may not be possible, if government is determined to build homes for its citizens at low cost the, can do it with today technology. Most houses are prefabricated in factories, if Chinese can build 1,500 rooms of emergency hospitals in one week what stop us doing the same. I wish I can upload a video of a community of 500 houses including all its utilities, part ways, recreative center, etc that was built here in 6 months. Please house can be pre-fabricated in factory assembly in 48 hours with the present technology. It is possible to build over 1000 houses in three months.
Stevo30: Trust me for a pro-people government, things can be done better. If government work the way it should work, some of the cost in building processes can be reduced. You shouldn'thave to sink your own borehole and have separate septic tanks if there is public water supply and sewage system. Government have resources to build mass housing for the populace. They can create a honest mortgage for people to pay up over like 20-30 years. How do you expect people who earn below 100k monthly to save up to afford 5m to build a house. We also need to review mass building design take care of the reality of our people. Most Nigerians actually don't need more than 1 bedroom (room and palour) or at most 2bedroom apartment. The present mortgage through the national housing fund is a joke. Most contributors can't access the fund because in most instances they don't have proper title over their land.
