I am creating a thread here by middle of next week about one "Borehole Expert" who I paid to do my borehole and even gave him bonus after finishing the borehole but the borehole turned out to be nothing but nightmare.

I have been patient enough with him. The borehole only lasted a little over 4 hours since we started using it before it parked up. The said nairalander has been promising to fix the problem for almost a month now without fixing it. I have rebuffed all of his request to give him another money to go to my site to fix the mess.

If I paid someone 500,000 Naira for Borehole and gave him 30,000 Naira bonus after you claimed you finished the job and my borehole is the best in town and this said borehole only lasted over 4 hours in operation, then this person is nothing but an heartless human being. This same person told me if the said borehole should have a single problem within the first year, I should contact him immediately and he will be there immediately to fix it.

I should be creating a thread with details of evidence of promises that never happened.

I know the person reads this thread very well. Hence my post here.

I am not playing with him but he thinks this is a play.

My brother pls try to fine amicable solution to the problem. My story may be worst then your, at the end it's cost me over 1 million before I got the results I wanted.

Firstly, I am not a builder and I never claimed that. Secondly in my own area of engineering, we have a different procedure for scaffold installation, certification and inspection.

Lastly, I only asked a question about relationship between scaffolding and riggers which someone answered. This is because in my line, riggers are people who plan, sling, dog and analyze loads to be lifted by a mechanical system.

No need to be systematically insultive on a faceless forum because of nothing!!!

Did you read what I wrote carefully, it not about insulting you or anybody its about simple safety model of procedure many so call professional over look or ignored everyday in our society, glad to know you're an engineer. Many think when one is behind faceless forum especially diasporas, the thought we are cleaners etc. let us all get together and make our society a better place.

I was surprised to hear you say that, anyway may not be what you familiar with. Here license is require with many occupation safety operating procedure just to put them up, in addition to building department safety officer inspection, then approver before any worker could clamp it. With this information you have little idea how its work. Some time one just need to be salient and watch some of those that called them self professional on paper, with know clue of operational safety procedure.

My opinions are strictly to construction cos you can easily avoid being cheated if you follow the right channel in doing things that is what am saying. Doing you know good Architect can give u possible cost implication of various stages of works and materials needed?. That is if you cant employ a QS. U can even hire them on consulltancy bases when u need expert opinions. Most of you believe in the trades men more than these professionals. Becos you believe its cheaper no to involve them, because all this isuess they went to school. And all these people can be reported to their professional bodies and even license seized if needs be. Not one person who does not belong to anybody and is for nobody. As long as clients seek shortcuts and do it myself attitude this wahala not go end the criminals go just discover new methods.
As for the fuel pump thieve u should have reported him and made sure him and his manager are delt with. By not reporting you are encouraging them.

My brother we can go on and on till infinity on this issue, many of us are professionals in what we do for living. Once they noticed you are calling from abroad everything change, expect for very few. I give U another example of an builder that I contacted oustside this forum to supervise a job for me at Ikorodu not knowing my experience in contracting jobs. Just because he noticed I am calling him from abroad he want me pay him 1.2 million just to supervise Caracas of 3 flat of 2 bedrooms bungalow. This is a professional architect builder that I respect so much being building houses for my uncle for over 15 years. How do one explain that, I just laugh never talk to him again. Again because we resist being cheated that why all this revelation coming out to the public, we will keep resisting it until people realize the can do business make money without cheating their client.

Wow SAD heartless people .This happens everyday, something similar happened to me today. Even though they knew I came to Naija once or twice a year, imagine people that don't have the opportunity to travel to see the progress of their projects. My experience today is a story of another time, many of them think we pick money on trees they will start comparing the amount we get paid with theirs. They forget their rent for 1 year or more is what people pay here monthly.

Third pic: I did in Abuja, The owner called from Canada, we agreed on price, he sent his engr to our Abuja branch... he told my second that we should add 400,000 to the quote, if not he will say he got another authentic than ours, the man wont hesitate to bon Me.
Behold when the man will pay, he reduces the money and the engr got 250,000 free.

forth House: The own is in Germany, she told me her wood work cost 1m +.... a wood work of 6bed why.
We went to site neutral and i gave her quote of 1.5M FOR 0.55MM, she did not asked for discount she Just paid... that my quote wa fair among all

Unfortunately, so many Nigerians based at home and abroad still believe that 'blood is thicker than water', and so, no matter what happens, its always better to trust in a blood relation rather than in an outsider.

However, it has been proved time and time over that such beliefs are grossly erroneous. Even the bible says that "there is a friend who sticks closer than a brother" - Prov. 18:24. I personally have experienced numerous situations where an outsider was far more compassionate and faithful to me than some family.

I do hope some of our fellow Nigerians will learn that not all family can be trusted and sometimes, outsiders could be more faithful than family.

I only seem to remember paying stamp duty when I did my consent, and this was at the tail end of the process, after paying stamp duty it came out in a matter of weeks. I think it was just about 10k or 12k or so.

my brother what is the total cost of the governor concert, stamp duty is part of the cost after deed titles registration then concert. I believe it's easier to do it one process, sometimes one can get deed stamp in court before proceeding to do the rest later.

I agree with you, it's as became noun in our beloved country. Most people glorifier wrong doing when one speck up about it that is what you get. Recycle them, reused them for compress wooden doors and cabinets. Most of those fancy looking wooden chairs, doors, cabinets and many other wooden products that are imported to Naija are made form the those woods.

Please did you supervise the independent soil engineer that conducted the geophysical test, can you share the lithology of the soil just want to have the idea of what the land in that area look alike.

My design from the beginning is Mediterranean structure due to the weather in Nigeria.

There were four things on my mind.

1) Passive cooling - a giant hole in the middle of the structure guarantees air flow without active cooling.

2) Privacy - with the internal courtyard I can entertain to my delight in private. It's also zone into private, semi private and public areas on the inside.

3) Security - it is my opinion that this is a very safe design and it even has a safe room.

4) Single Level - thinking ahead to old age, it had to be a bungalow.

From the onset I had solar on my mind.

I'm not in any particular hurry to finish the house though I need to seal it sooner than later. I still have another 15 years in the US.

The apartment garage is completed but needs pain painting so I have a place to rest my bones for now and the gateman house is almost done.

No hurry, I'm good with laying one block per year

For the Metal doors this are the 3mm thickness locally made frames, as far the have the press machine that as capacity or tonage to press the thickness SEKENA. My brothers don't be deceived. Nigerian companies are making these doors back then before the road side welders start make them. Pls don't get me wrong most of those folks that work in those companies then, took there experience to open there own work shops.
Here are the sample of the press formed frame. Those white are the only imported press face of the doors

with the internal wooden door are easier, here some locally made doors. Make them spray them to your teste.

Exactly my Problem too, Doors made in Nigeria after some time starts to drag, makes noise, dosen't close Properly that is one reason why i am also contemplating bringing them down

Guys pls stop wasting your hard earn money in my opinion, all these doors can be made locally to meet your specification, get the right guy tell him the thickness of plate you want. The can make it even in 5mm plate thickness as far you're ready to pay, if you don't mind the wight. I believe 2.5mm thickness is many then enough for a door.

People are wise now, always agree to term, stick to your professional advice.
