I was extremely lucky, I had done a lot of reading up and learnt a lot from NL. This is what happened during my german floor, me and Bosun had rows and rows, and a friend of mine (name whitheld) had to reconcile us. He didnt deliver the number of trips of sand that i paid for, in the end I had to start ordering it myself, and paying labourers myself. Whats the F******* point of an Engineer then or a QUACK !

Before Bosun starts to claim credit for the use and implementation of hardcore, see the discussion that led to it. It was my idea, even from thousands of miles away, I was telling my engineer how to do his job, engineer and engineer mistress as well !

When my seller came back to ask for more money, I told him to sue.

After he stopped laughing he told me that we should be thankful that we actually have land and that my build will be stuck while the case stays in court for 10 years.

Prefer something much stronger and not as time consuming, and I like the idea of challenging a state authority on why some members of their staff are an accessory to fraud. I like that angle.

From day one, what I've been saying is for the aggrieved to haul Brabus to court. Tie up NextHome in litigation for a length time.

I've never suggested nor edged or urged anyone to become violent. My responses on here and that are archived by Google will bear witness to that.

I did hit like on your post.
Many in diaspora are now much wiser, thats why you dont hear of that many cases of relatives squandering construction money of other relatives (compared to 10 years ago). I have come to learn that almost 80% of the clients of most of our builders are in diaspora, in the last year alone I think I have got to know of over 10.

The good builders on here (you know yourself), should be doing more to kick out the bad ones, because sooner than later it will be a case of NL is mainly for fraudsters. A lot of people also underestimate the value of transactions that exchange hands here, simply because the figures are not released for obvious reasons.

In my case alone with brabus in the last year

Now thats 4 builds with many more that I am unaware of, can anyone guess the value ? Employment opportunities ? Business for local suppliers ? Profit for the builder if they were good ? Potential bigger deals ? Reduce unemployment with our little contribution ?

Professionals on this thread that keep silent do themselves more harm than good. The fraudster's reputation harms the other builders on Nairaland. Just like 3strikes said. A clean shirt in a dirty pile won't stay clean for long .

There are several people who are in the diaspora who want to build. When the most popular building thread allows such fraud and shady practices to go unchallenged, who will invest their money?
There is approximately $20billion of diaspora money that comes in every year....even if 10% is spent on construction thermore than enough to go round.

Please stay away from this, brabus has nothing to offer you and you dont need his endorsement. Build your own brand, he sucks up to people and then thinks they owe him. Do you really think he can survive without NL ?

See when we were building my Ajah project, I could have given some people jobs to do but I was under the impression that Endiasami and Twinskenny were affiliated with Brabus or nexthome because of some of their comments. So I warned lots of people away from them. why? because that's what first came to mind....only to later find out these guys are innocent. This is called Perception.

Although I have chatted with the two gentlemen and I told them am sorry that I went by their comments here on Nairaland and I thought they were some of Brabus Next home foot soldiers.


NB: Endiasami and Twinskenny, Am very sorry Again. I owe you guys a business deal in the nearest future by the Grace of God. Amen!


BTW: it is always easier to advocate for second chance when you are not the victim. I won't call that hypocrisy tho, i just think its because they really don't know how WE the victim feel everyday about our investments.

Sensible writeup.
I think the issue is that, whilst most mind their business they do not want to be seen as troublemakers or have brabus criticise them, since a lot of people like to see pictures from google, as if they cannot search themselves and see such pictures.

On abusing clients, the man or lady who said they would give brabus thier job, I wish them all the best, everyone is entitled to thier opinion, but what is true is that I have not seen or heard any other good builder abusing thier clients full on, disagreements happen especially in building, there is no escaping it. The fact is that can we reconcile, be diplomatic and be considerate at the same time and work towards a settlement and shake hands ? Is it clear that Bosun lacks in these areas.

A professional who rendered his building services to me, and who is also a nairalander once said to me that he felt really ashamed by the actions of Bosun (he said he embarrassed the profession and put the profession into disrepute). I would not name him, but one day he might be reading this.

This is one of the problems building professionals in Nigeria are facing today. Inability to call out the quacks in their midst! I presume you are a building professional, brabus is not! He pretends to be....pasting pictures from the internet. And abusing his clients when his mistakes make projects go south.
Unless you are willing to call out the fakes in our midst, people will lowball our services and clients suffer. The passive attitude of the professionals on this forum is not good.

As for prospective clients, be aware that Brabus can be using your building project as learning experience for fundamentals of building! If you are fine with that, go ahead. Aside from....well you can read his threads#

The amount of stuff we learn from you, I am sure if we were all asked to drop something, nobody would hesitate to put thier hands in thier pocket, as a measure of appreciation.

Polystyrene is really a game changer, if properly utilized it can safe lots of cost and reduce structural failure due to its light weight.

I was first introduced to the company (polyindustry) in abuja during my six months industrial training ( in 2011). I went to their factory and make enquiries for the prospect of using it for concrete fascia, suspended slab, non load bearing partition wall, wall Cornishing, suspended ceilings (like pop but with added advantage of resistance to dampness when faced with licking roof), window hoods etc, I was impressed when I left the factory, ever since I have been clamoring for its use.

Polystyrene materials is some how a composite polystyrene, cement surface coating and light reinforcement to stick the cement together with the poly.

I am not really aware of all their products are common at market places but one can always visit their factory or website or call their customer care to make enquiries about their products.

The last time I bought polystyrene fascia from them, I went directly to the factor, Give them my design, deposit the cash and come back after 5days to pick them up. They are very efficient in that respect.

The problem with polystyrene construction is acceptance... People are scared because of the lightness and it's look. Even among building experts the phobia for polystyrene is high.

When using polystyrene the following, question normally come up:
For polystyrene fascia:
1. Can this thing carry load?
My answer : fascia are not designed to carry roof load (gravity load). They are designed to break wind and provide aesthetics to the building.

2. Is this durable :
Durability is a function of exposure to adverse environmental conditions like water, wind and sunlight.
Water: polystyrene is impermeable materials, hence water don't affect it.
Sun light :surface coating protect the material from adverse sun intensity.
Wind: they are designed to break wind.

3. How well can it withstand fire :
Fire resistance is a big issue even for reinforced concrete due to the fact that steel looses strength considerably when exposed to fire... Reason for concrete cover to protect steel when their is a fire outbreak. Polystyrene also can resist fascia with the help of surface coate. ***more work still need to be done on that****.

4. Aesthetic:how beautiful does it look?
Very beautiful, it is produce with very high degree of accuracy because of the factory production. All design can be done, it gives architect freedom to play around.

5. It is cost effective :
No formwork (except for head beam), no excessive scaffolding (except as a platform)
No excessive concrete

Whenever I read about a builder like brabus/Bosun trying to build a good reputation, I cannot stop laughing. The person saying that he should be given a chance to build a good reputation, I wonder if they would give him thier building to complete. As they say, put your money where your mouth is !

He has had several opportunities to redeem himself, what did he do ? He bottled it and is now relying on prayer stones.

In my experience, it was daylight robbery oo.
He lied to me that the van was broken down, apparently it was being used to shift my materials. When God caught him, it wasn't funny that day oo.
So that is the reason why he always insists he buys materials, so he steals materials from my site and then goes to sell it to Mr Next as the materials needed. Timmy & Teddy, do you now see why your daddy is a regular for police cells ? As the guy take small self, you will be surprised he can fit into a travel box, you would think someone this small in statue can be such a big thief.

Some people will never learn

Some people gloat about nothing grin eg A Castle in the middle of a bush with no address built with stolen money/materials.
Some people would tell you that your build is better than the white house when under your payroll, sack them like this, its the worse building grin
Some people dont have a single happy Client grin
Some people cannot stop defrauding grin
Some people like to defraud and forge documents grin
Some people have no where to run to grin
Some people have a broken brand grin
Some people are struggling to pay kobokobo but fancy 3D printed floors and fancy finishing grin

Roof gutter to channel water for inside ocean? No! You've been there before you should know the problem is not water seeping from ground but lack of drainage to direct the water to.

This explains the reason why so many big structure on that road are unoccupied and are advertised for sale without buyer for years.

Once the road gets filled up, the water backflow into the plots and continue to rise. The worse part is the new Ologolo road which divide the main Ologolo road into 2. This means unless there's serious intervention, those areas will continue to experience serious water issue until they do drainage to link up the new road or connect to whitesand.

If you know that building then you'll know the Reserve. The reserve is not that far inside and no water issue for 2 years now (2014 - 2016).

And funny enough, both buildings are the same design. Just that one felt the design is not ok and decided to add more to it. Like making 4 to 6 or 7 and putting cantilevers on building that wasn't designed to have one from foundation.

For the Avoidance of doubt, this is the second build that we gave to Bosun, about the same time as the first one and one of the three jobs he got from my side or based on my recommendation (goodwill when he did my fence just over 3 yrs ago)


Same fence that he is gloating about, lets not foget that thousands of fences gets constructed in Nigeria without engineer, what do you need.

Sensible artisans

Bricklayer
Carpenter
Iron bender
Casters for the concrete pour

Materials

Cement
Y rebars (in my case 16mm, some 12mm and the rings)
sharp sand
granite
plaster sand if you want to plaster
binding wire
various sizes of nails
1 by 12 for formwork / 2 by 3 and other various sizes of wood
A line

If i have missed anything, it would not be much and I am no building engineer.

* You made a lot of mistakes with the building, too much to list here, it all started with the dodgy drawings, send me the structural drawings and lets see.
* No structural drawing, at least not one from a COREN registered civil engineer. Maybe one of your roadside architects or your small boy architect (Same guy who once told me I needed to go through him to speak to his architect grin).
* We had to make a lot of corrections to the foundation, too much to list (was this done out of spite or wickedness or being Evil)
* Who puts a toilet under a staircase with no provision for pipes, did you not think about the waste pipe and also the headroom or you expected people to poopoo inside a nylon and toss it into the Chateau bush ?
* Who has a living room that big without the necessary pillars at the right places (I bet this was not under your watch as you were in a cell when they did it).
* How could you do a foundation that is not straight, do you know the amount of corrections we had to make ?

We thank God for the state of the building today and the one next to it, but I HOPE THAT WHAT YOU HAVE PUT US THROUGH IN THAT BUILD, SOMEONE ELSE WILL PUT YOU THROUGH IT OR WORSE, IF NOT IT COULD BE YOUR RELATIVES !. Do you really think that you can get away with it ?


I am sure we will get a lot of excuses as usual, i will try not to reply but will create another thread for this build, me replying is simply diverting attention away from other matters.

Lastly, I have called them on site to ensure you do not gain entrance under any circumstances, if you do petrol could be poured on you as i would deem it that you want to steal materials (You have been warned).

Clearly the privacy of clients does not mean anything to you, is that a sign of someone who has completely given up on life or simply LOST IT ALL ?.

Is that an area where its close to the lagoon ? I saw a plot of land there, going for a good price but at the far end of the road is the lagoon and I said to myself No Thanks (Area is after community/Moronfolu St area)!

Is it because the building is multi level or the soil test dictated pile ?

My thoughts too. He may have spent N27 million but its only a fraction that ended up in the structure i see. Maybe because he was building from diaspora. As someone who recently concluded a multilevel structure in Akoka, but with 31 nos of 18 meter pile points, i know what it cost me to get it done.

That area no get table, it's a real big boy area. A mini-Atlantic city project. You're not only dealing with your foundation, you'll equally need a speed boat to get home from over 700m to your house.

As at last year rain after over N2 - N3m has been poured into the waters, below was the situation according to the owner. This year it is roofed, plastered and accessorized but I've not been to the area cos I don't have a boat.

How can one tell if a parapet needs roof gutters or not ?
Is it all paraphets that does not need such ? Reason i ask is because I saw a lot that still have roof gutters.

I was going to do something like what you did, I have the dossier and some pictures that no one here on NL has seen, this is of another of our builds that he handled. To God be the glory, we have moved on and fixed it ALL, in fact you have seen the before pictures on NL, but you have not seen the state now. God is good, "Ki Olorun ma fi Owo Jewa Niya" Amen. I noticed he wanted to use style to try and claim credit, but hell NO !

Not too pleased sharing personal pics of my site, but if it helps others by ensuring they do not fall into the same trap, i am sure you will agree with me that its a small price to pay.

Wow, The most i have seen myself is about 4 metres before you hit water, and even in some parts of Surulere, I have seen over 6 metres.

Sorry if I may ask, you dont have to answer this. What is the name of the area/locality. You can also PM me if you dont want to reveal this.

That is the level the wells in the area are. you need only a very short rope to fetch water from the well all year round. The longest rope we used in the area was about 1.5 metres during the end of the harmattan.
I used raft foundation. Although some people that built bungalows used blocks that were filled with concrete. Some of them are regretting that move already.

It would be good to get the views of our engineers on the application of water gutters, where it is useful and where it may not make a difference.

@danowena, Can i also ask, when you say if you dig 30cm you may see water, is this like ground water like a well or just water that has nowhere to flow to ? I am just trying to understand, you know i am not a building engineer. grin

I see your point and this is same reason that most advocates for the roof gutters give. However, will this reason hold for buildings with foundations continuously in water? Because from basic building knowledge that I have, raft is used in water logged areas because the foundation is expected to be in water for most part of the year and if blocks were to be used, they will be weakened.

As an example, I have a place in a water logged area on the mainland. Even though I have sand-filled, when you dig up to 70cm, you will hit water and when it rains heavily, you need to only dig 30 cm and you will hit water. in this kind of case, of what use is a roof gutter? the main source of the water is not even water from your roof but the natural water level for the area. The street gutter is usually always with water. Mind you, I have roof gutter on this house but I had to sit down to ask myself that aside from aesthetics, what is this roof gutter really doing? Water will hit the building one way or the other. he roof water collector takes the rain water and channels it to the gutter alright. But the gutter is usually at the natural water level of the area so what's the point.
In my opinion, I believe the reasons you gave will fly for dry areas like where OGA Mufutau55 and EgunMogaji are building. By this I mean areas that are usually dry and are likely to only get temporary wet during lengthy rain. But for areas like mine that is continuously in water, I feel it does not fly because channeling the roof water or not doesn't reduce the height of water around your foundation.

I might be wrong and open to correction.

Very useful bit of information, the kind that the thread was created for, instead of the gloating about the castle we keep reading.
Lets assume one does not want to collect the rain water for later use, is it safe to say that the rain water gutter should drain into a drainage chamber ?
Is it the rain water that sometimes contributes to some of the dips we see on interlocked surfaces or is that strictly to do with the ramming of the surface/preparation before sharp sand and interlock goes on it ?
