I know we discussed granite a long time ago but i couldn't find the reference pages.
There are different granite types out there...3/4" down, 1/2", normal 3/4" etc.
Which of these is ideal for concrete (foundation, column, beam) and why?

This is a much more better layout. Like the privacy of the master 's bedroom placed on one side with the other kids room on the other side. the ground floor also looks well placed to me. This is the beauty of irregularly shaped plots, you can do all sorts of unique designs with a good architect. i think he did a good job with this one. boyestic: thank you all for pointing out the errors in the first drawing,we decided to do a new drawing so the building can face rigth side since a building will still be in front of it,here is the new drawing,God bless you as you drop a comment.the floor plan is for the rear building. |

Goo job! what you'll get here is mostly personal preference and some will not be relevant to you.. 1. if possible, relocate VT on ground floor for security reasons due to proximity to stairways leading upstairs 2. landing area of stairs on top floor seems constricted 3. door to balcony from famiy lounge in awkward position wrt to seating arrangement. move door to one side to open into area behind the sofa. 4. you have to walk through the family lounge to get to master's bedroom, can this be avoided? 5. is the master bed his & hers? if so,i will definitely like to get more wardrobe/closet space from the master's bedroom. wardrobe seems about same size as other smaller rooms. good design and presentation overall. boyestic: please help me critisize the floor plan,the architect is a nairalander and he will be reading also,thank you. |

Different strokes for different folks they say... Personal opinion here, i think the VT should be completely out of sight. obscured view and not readily visible. however i agree with those that said it should be relocated for security reasons due to proximity to stairways. cc: boyestic gabbytabby: The lower floor could have a better air flow by having the sitting room in kitchen location and the kitchen in the dinning area. All others look okay.
Also I think you might need to re site your VT by the sitting room where it can be visible from the entrance/guest room as it’s not everyone you want wandering round to locate it. |

Yeah i see this quite a lot but wonder what's the basis. is supervision in itself not a labour charge? if so, why can't supervision be charged as a % of materials only. I wouln't even agree to this method anyways. Supervision/professional fees, just like labor, should be charged based on work scope and not material. You guys might actually be shortchanging yourself. If the client decides to purchase materials himself and gets it cheaper than your quote and you charge your fees as a % of materials, then you make less money than what you anticipated if you had purchased the material. Chekitaut: Its 10% on Materials & Labour cost... any charges less is your power to bargain or sympathy from the Engineer. |

Being rich is relative. This is something Nigerians as a whole have to understand.
Remember the country you are in, we mostly depend on imported goods hence our goods and services are sold in dollars. It's a fair estimation to agree that in the future (Let's say 10 years), 1000 naira could make a dollar. If you agree with this analysis, then all you have to do is divide the current naira rate by the estimated one in 10 years and figure out the % increase. Do an average for Tbills being compounded from now till 10 years time, ask yourself do you think this Tbills compounding will beat the drop in naira over this period? Do you think the naira will get stronger relative to the dollar?
I can imagine the look on the faces of those compounding Tbills for a while when Naira dropped from 160 naira to a dollar to 500 naira to a dollar, almost made all their gains insignificant. Yes, it corrected back to 362... but know what happened to their buying power? It was destroyed.
Like I said in the beginning, being rich is relative. Of course people who did Tbills were far better off than people who don't invest in anything at all (many Nigerians), but they too were affected and their wealth affected too. Wealth is all about buying power, there is a favorite saying, if you can't buy something 5 times you can't afford it. So that means someone who had a million before could buy a laptop worth 200K 5 times. He can afford it, but the moment that laptop increases by just 10% (220k), he can't afford it again.
That's why I advise people to diversify. Tbills is good but it's not enough. Especially in the type of country we are in... |

which structural engineers from here did you consult? FADEO: Thank you bros. A soil test was carried out. The recommendations were very straight forward. 1. Raft foundation highly recommended or 2. A pad footing with 2 tie beams.
And aftet analysis from 2 of the best structural engineers here. I decided to go for this type of foundation. |

Cost - they often come cheaper if properly negotiated Value - you will likely get better value per sqm Location Uniqueness - rare opportunity to erect a non-conventional structure Availability - your view has a big "IF". On the other hand, if it is a prime/location of choice and not many plots available, then sure you may have to grab what is available provided it works for you. This irregularly shaped plot is exactly some client/architect's dream. Like @Dennis3D already mentioned, a good architect will turn this around into a dream structure. for example you can tuck in a pool or playground into that smaller corner. presiade: My view is that if a regular-shaped plot is available, why go with that odd one? sincerely, would you put your money on that land?? Just questions that I would like answered. |

Hello, i have seen this claim a few times in different places for this product. how can you proof this? Can you do a sample cost analysis with a simple work e.g. raft foundation or pillars/columns to support this. This should show cost comparison of this shutter/formwork with conventional 1x2 wood or the newer boards.
