No bank is currently offering performance bond thats what my account officer said (zenith bank) i guess cos of consistent price change in building material , no bank will offer such service .
I guess you didn’t read it up on online blog like many others.

To even get a performance bond means the engineer has some form of reputation/goodwill with his bank or insurance company.
So how did I got mine in 2015 and 2019? It wasn’t a walk in the park. We did PG, PB and CAR on the project and it wasn’t done in a day.

You bank with GTB
All the monies I paid you was to your GTB account
the PB you sought after was from a bank

Except you were just lying all through that period, tell the house why you couldn't get a PB for a week + or did I not request such from you?.

Wether its GTB or UBA remains relevant right now.

Your response should open you up further to the world.
Well, it’s timing issue and you seem to be in a rush.

I was no longer resident in Lagos where all my accounts are domiciled. Hence the reason I first tried the alternatives which didn’t work out.
I have the option of going with a Jankara agent which I bluntly refused. I sent you screenshot of our chat then.

I remember you telling me to just walk into any/my bank then undecided

2015 lipsrsealed

This was before your bank got your true color and not for my project.
I just made a call to my account officer in GTB and he just told me they don’t issue Performance Bond.

He promised to revert with more info shortly.

I guess you read up that from the blogs.

I did the last one with my insurance company through my account officer at Trust Bond Mortgage Bank (then) after receiving letter of award detailing the contract sum and scope of work from my client.

I never discuss PB with GTB because I know better the type of service they render.

For a week +, he couldn't get any response from his bank (GTB).

To get a PB, there are certain yardsticks you must meet, once you are being tossed around by your AO, just know you didn't meet the yardsticks.

I’m requesting PB from GTB. Do they even offer that? Let me confirm - for a friend.

Whether 1962 or 2024, PB is PB. It shows the contractor is creditworthy and has some credibility.

presidency:
INSECURITY: IGP ADOPTS TECHNOLOGY-DRIVEN POLICING APPROACH, ACQUIRES FIVE ADDITIONAL HIGH-POWERED UNMANNED AERIAL VEHICLES (UAVs)

• As police pilots conclude specialized training on operations, deployment.

The Inspector-General of Police, IGP Usman Alkali Baba psc(+), NPM, fdc, has acquired five (5) additional high-powered Unmanned Aerial Vehicles (UAVs) to improve surveillance operations to checkmate criminal activities in the country in line with the IGP's vision and mission statements which include technology-driven policing.

The acquisition is the manifestation of the IGP's determination to integrate the use of innovative technology in the law enforcement duties of the Nigeria Police Force and ultimately enhance its intelligence gathering and operational capabilities. The drones will assist the Police in monitoring active crime scenes, coordinating response operations, and providing aerial support to responding officers.

The UAVs include an ALTI Transition, capable of covering up to 150km in a single flight with high endurance of up to 14 hours, and an Elistair Orion fixed-wing aircraft, capable of covering up to 92m altitude with high endurance of up to 50 hours and other sensitive and forensic-based features. These UAVs will be remotely operated by police pilots from the Police Airwing who have undergone specialized training from Engineers of the Elistair company, who were flown in from France at the instance of the IGP, for a week-long training schedule, and have acquired technical skills and requisite know-how in the operation and maintenance of the procured UAVs.

The IGP has however directed the immediate, adequate, and strategic deployment of these drones to areas prone to high-security breaches, for monitoring and intelligence gathering to tackle criminality headlong.

The Inspector-General of Police has further reiterated the firm determination of the Police leadership to continue to explore avenues to enhance police intelligence-gathering capabilities and engage the application of cutting-edge technology in the fight against crime and criminality while seeking full cooperation from members of the public on intelligence gathering and vigilance.

See, we just did over 2000 pieces of 2 x 4 x 18 for that mansion (Some were cut into 2 x2 thou). We bought from the open market.
Some were actually 16 feet and some 17 while the rest was 18 but they calculated all of them as 18feet.

They came in three batches initially they supplied #1200, then #1450 the last was #1600. Quality wood that you don't have to treat, they called is magoro or so over there.

I too experience these changes in price , but nairaland is not a good place to relate ones own experience for others to learn

But we are still in the middle of that story. It hasn’t ended yet.
That is why I said for the supplier to bring the quantity he can at the new price.
Now that we know that the wood supplier is somewhat sincere, two things are evident
He was telling the truth about the current price in the bush market
He might have also been sincere about the quality.

Now do you think the price at the open market where she is about to go to would be cheaper for the same quality of wood? The answer is never.

So who is losing at the end? Assuming she buys them more expensive now, which is certain.

We are still here for reports on the actual price to compare if she would.
For the wood supplier, that chapter of the story is already closed.

________
Bush wood vs Open Market

In my case, I went the bush route because of quality and I paid almost twice the local market rate per wood.
If I should go by what’s obtainable in the open market, the quality of the wood is very terrible.

I really mean terrible. My woods were not only complete, I got the right measurement and good quality.

Going to open market is great but I’ll be more wary of adulteration especially when the buyer is ignorant. Even if you’re smart, they’ll still play smart in the open market.

My friend owns liquor store, sells hundreds of thousands a day but accountability is never easy, he caught one of his boys stealing a pack of andre(4500x6),on arresting him he discovered his its been going on for long, a boy on 20k salary has been lodging in 25k per night hotels, on checking his phine, he de use drink of 60k wash hand for club, dey carry different gitls up an down, using 180k iPhone still bought same phone for a girl..

Do you know the number of Nigerian companies that used thousands of Dollars to send the staff abroad for two to three years training with the expectation the staff will work for them for at least 10 years, all of a sudden when the stuff is done he decides that he is bigger than the job and leaves, do you think the company would ever try that with anyone else workers are the most poisonous of all, generally they don have pity, they would steal until the business crashes.
I had a fair of bad employee. I hired an underperformer.

I decided to employ a friend who lost his job some years back.

He was not only a misfit. He was an underperformer in a business that requires agile and proactive managers.

On one occasion, I sent him to oversee a project in Port Harcourt but he messed up the deal with his complacency.
In spite of this, I didn’t let him go because of my emotions and because of the perceived need of the business as at that time. The business (construction) was under-staffed as we were having projects in multiple locations and there’s need for more experienced supervisors. Laying off staffs who have gone through our mentorship program wasn’t an option then.

Keeping the underperforming staff further caused unnecessary strain on the business, other staffs, customers, and on the company revenues until I decided to cut off tie with him.

Now, I’ve learnt to outsource some part of my business to other businesses instead of employing more staffs.

I’ve learnt over the year that businesses in Nigeria would do better if they focus on the area of core competence and outsource their worries to other businesses who are doing well in that front.

Being a business owner/founder doesn’t automatically make you a good manager.

Bad managers make bad employees.

For the fact that we do not have a system in place doesn’t mean we can’t protect ourselves in our individual transactions and minimize risks and preventable losses.

Here are some of ideas I think we can explore:

1. POD on supplies between 20k - 500k. See no. 6 below for supplies worth more than 500k

2. 10% contract security on transactions worth over N2m to be deposited with the owner.

3. Payment on Installments (POI) basis for Labour only contracts. Payment for stage of work is released after all works within the scope has been inspected and satisfactorily completed.
In event of additions/deletions, the difference is calculated and an agreed sum is released to the contractor.

4. Performance bond on contracts exceeding N5m. I think the issuing company now take CofO. Don’t take PB from jankara agents o. Banks and reputable financial institutions would do fine.

5. Parent Company Guarantee should be used when dealing with skilled professionals and artisans who cannot readily provide some of the security documents above.
The guarantor (who could be former boss, client, reputable supplier etc) would pay back the client in event of contractors default or losses incurred.
A form of collateral should be obtained from the PCG.

6. Hire verified suppliers the same way you hire contractors in a mega scale development and issue letter of credit.

________

Some few minutes ago, a client here just ring me to inform me he’s awarding a job to one of my artisans and need some form of guarantee.

I thank him and told him “I’ll ensure all the materials are delivered to your site before you make any commitment.”
I immediately put a call through to my supplier and ask the contractor to go and make booking on my account.

_________

I’ve equally tow this route on a project where the client need some form of guarantee.
We agreed the project would only commence when the contractor has shown some level of commitment to the project, so some items were delivered on Payment on Delivery basis.
I have never made upfront payments to any of my suppliers since 2013.

I do POD on major transactions. I only part away with some cash to take care of logistics in exceptional cases.

In the attached, I had to send 200k to my supplier to help me deliver 60 tonnes granite to a project I’m working on in Oshodi when I heard about the recent price increase.

__________

For service providers, we can only work together if you agree to work on my site. I don’t mind the extra cost of providing tools and equipment required to make your work good.

I’ve heard stories taya. So I’m wiser now.

I greet all good and well wishers of this thread and Nairaland as a whole.

I have something in mind to shear here which I believed it will be of great help for both clients, build industry professionals, artisans, suppliers etc
Let me go straight to the point without waste much of our time.

The rate at which some good clients here are treated badly is alarming same applicable to some good build industry professionals , artisan, suppliers etc.

Some people will remember when this particular thread was almost gone few years back when some good people here ran away bcs of one reason or the others, I called back most of them then.
Now I can see that same thing is about to happen again.

Now this is my suggestion.
1– let’s create a well functioning disputes resolution thread to oversee any dispute that concerns construction and services related matters here.
This thread will nominate , home owners, elders, young and old minded professionals in construction field, a well biz guru etc to solve any issues that might comes up now or in future so that a good clients, professionals, artisan, sales men and woman will not be drag here without deep verification.

Because here a lot of biz to happens which requires good monitoring if am not mistaken
If you think nothing concerns you bcs you have not been duped or dragged here without proper investigation then when your own turn comes around it will be like a magic to you.

More suggestions are welcome in other to bring sanity to this section of Nairaland and Nairaland as a whole

How long can your woods stay exposed in harsh weather?

Provided the woods are matured woods, the real danger is not that they will lose their strength (they will eventually), it is that they’ll warp so badly that using them on your project will be difficult or impossible.

It uses am/is/are and “ing” is added with the verb. Eg. It is still lying on the floor.

Smart people are self-aware. They pay attention to their own filters and defensiveness/aggression that discourages alternative arguments.

For instance, the price of wood in Ebute Metta, Lagos cannot be compared with sawmills in other parts of Lagos. Likewise the quality of wood you’d get.

Also woods sourced from the Bush are more complete than wood gotten from the open market. On pricing too. Wood from the Bush are likely to be more expensive if standard is adhered to.
