Those period, there was no fraud attempt, no packaging stories, no fund diversion attempt, no probe, no noise... in fact no one knew who owns the project They were even sending us invite to visit the site. We were focused on one thing - delivering the project within budget and stipulated timeframe. I think these should call for a sober reflection. What truly went wrong? Where?
Now that everyone knew... how far have we gone?
That’s why I shared that my 12 weeks on the project is far more productive than the 10 months of online bickering without a resolve but I think as you said you’re achieving your goal. I guess you shifted the goal post already.
Abudu2000: [s]OLE! Thief!! You not only steal ppls money you steal[/s] other people's works too posting them as your own. [s]This photo which you have been posting spanning 3years now a project that never gets completed or you indulged another despute with yet another unfortunate victim?[/s]
sonnie10: Oga in a sane place, the professional might lose his license. You know why? There is no trial and error in professional work. He ought to had known if the plan would be approved or not based on those limitations. The city code was available to consult.
Such job you do not take it and you do not do it even if the client insisted.
I agree completely with your submission.
We’re working in a jankara environment where anything goes and every effort you make trying to steer people towards doing the right thing is met with stiff resistance.
Would I build a similar house on such lot? No! I don’t have to be out of the country to know that. I know how important an adequate setback is to improving air quality. It’s just common sense!
However, we live in a country where people buy half plot and use the same plot to develop 10 units of 2 bedroom flats.
My job is to advice the client on what works and what won’t even fly which was exactly what we did - scale down to a duplex and 2 mini flats after he picked up additional plot (attached survey) to make the land a little bigger.
Pic 1: Survey Pic 2: 10 flats on 200m2 plot in Lagos.
sonnie10: The builder said he has a machine that can do it. It’s going to be rented for 50k for two days. I don’t believe it. If I know the price of the facade, and if it’s moderate, I might ask them to scrap off this one.
Something tells me he just wants to do the painting type you showed here.
Are you able to find out the current price of the facade?
The price is not moderate.
Each board 0.6m2 (200mm x 3000mm) cost between N3400 - 3600 (factory price as at Nov 2021). You’d also require lightgauge steel profiles, studs and other accessories.
You might end up spending between up to 15,000 per m2 to achieve a very clean finish.
________ Below are samples (pic 1 - 3) of recently completed facade Improvement project where we used textured planks.
Pic 4 - inspiration picture. The possibilities are endless.
Abudu2000: so let's assume you paid 100k for architectural and structural drawings so u are saying an engineer spent 6years in school plus getting a coren for ur 50k drawings or the architect spent 6years too plus arcon certification just to do a 50k drawings? Nah next fit una.. until you nairalanders learn to respect other ppls professiona u will keep meeting ppl like next. I'm sure that's why somehow fell into his net because next promised to deliver a 50m job for 30m.
I actually do not intend to do this but for learning purpose let me share the client’s proposal and see the professional who can achieve a duplex and 4 units of 3 bed flats with 2 separate entrances and ample parking space on the land in question and still get approval from Lagos state for such development.
I knew we walked this route sometimes ago and no one was able to win my 100k offer for whoever can come up with such design.
________ Pic 1: The survey Pic 2: Email informing the client his proposal cannot fit into the land Pic 3: Drawing done and hard copies delivered to the client.
After doing all these, are you still going to refund monies paid for delivering this type of job because the client said he can’t get approval with it?
As a professional, kindly help me understand what you’d do different here. I want to learn from you.
sonnie10: Does anyone know how to make wooden texture on a concrete plastered wall before applying wooden oil paint? We do not want it to be just plain and smooth, instead we want that real wooden pattern finishing, There are tiles and bricks like that but to me, those are not work of art
Something like the second picture
I’d normally use textured fibre cement facade panel for jobs like this but since yours is finished wall, a decorative painting job would be your best option.

LordLugard1: Today I tender My Resignation From The Nigeria Police
My name is pc Ukwu Chiemezie. I was enlisted into the Nigeria Police on the 1/2/2018, prior to joining the Nigeria Police I was working at a warehouse in Lagos earning at least N5000 a day but for the sake of my future I decided to apply to be recruited into the Nigeria Police Force. After all the screening exercises I was enlisted and to move to training college within a week. We had 6 months training after that we pass out and I was posted to Anambra State. I started working in Anambra without accomodation. I had to took a N60,000 loan from my brother to rent a one room apartment. I worked for 4 months before we were paid together with the areas. Federal Government paid me N45,000 monthly so I was paid N180,000 for the four months.Out of this I paid my brother the loan of N50,000 I got from him. I used the rest to purchase furniture for the room. Do you believe that since that first payment I have not been able to buy anything again? Monthly salary of N45,000 is equal to a daily salary of N1500 Out of the N1500 since l am at work most of the time, I worked 12hours everyday. There are some officers that work for 24hours. So because of this I eat outside most of the time. A plate of food is N400 times 3 square meals is N1200 and the remaining N300 is what I used for transportation. That's how I spent the daily N1500 Federal Government is paying me. Nothing remain to buy drink like other Nigerians, nothing to buy uniform as we are not being given. Nothing to save. Or even for hospital if I am sick, not to talk of assisting my family and friends. I was doing better when I was working in a warehouse earning N5000 daily or more occasionally.
Nigerian Police is the worst paid security organisation in the whole of Africa with little or no pension. As I'm writing now I'm owning my landlord 2 years rent. Where will I get the money? You can only survive in the police force through corruption. If you refused to be corrupt you will pass through financial hell. The government had left police on the mercy of corruption. Every police officer in Nigeria is on psychological strike. There can never be a better security in Nigeria with this treatment mated out to them.
I had three option and I have chosen one
Option 1 To be corrupt so as to be able to meet up my financial obligations
Option 2 To be attached to a politician so as to become his/her house boy in other to get tokens from them
Option 3 To resign from the work.
I have taken option 3 and have said bye bye to a job that I cannot pay my house rent or go to the hospital if I am sick.
Don’t let it end up in “I cheat. You cheat. We cheat” relationship.
You need to change tack. Please understand that your husband is just a learner with a capital “L” in marriage so he might be doing all he’s doing because he’s inexperienced and doesn’t know how to handle a lady. And also you might having too much expectation from the relationship.
Going by your submission, I think your husband is just a pervert and not a cheat. He’s not cheating on you yet. If you fall into the hand of a real cheat, you won’t even smell rat.
Be the woman who’d make her home. Have a chat with him about this and how you feel about it.
Opeyemi who did maverrick’s approval is still a staff of Lagos State Physical Planning Authority (currently serving at Oshodi)
How hard is it to level allegation of fraud against a known personality in the civil service? And mav live in Lekki County which is just 3 mins from Eti-Osa Town Planning Office. If nothing, it would have been an opportunity to debunk Brabus’ lies.
The same guy did maverrick’s pop approval at Ologolo. No issue.
We know the truth. Those who are afraid of the truth will always come up with flimsy excuses. “Nigeria is not working. Police is bad. Govt is useless. Judiciary is corrupt. Justice will be delayed...”
I know the narrative won’t fly because the perceived enemy definitely had to be wrong.
May I ask for the copy of new approval our paddy man did now?
Kingdemu: Wow. Me love technology. Thanks for explaining Sir
Thanks
If you love technology, then you should like smart movable homes. Integrated buildings are the future of construction.
I’m looking forward to that day when we’d be able to move our house from Ijebu, Ogun state to Pankinshin in Jos That time na only land use charge we go just dey pay.
What if we can shift the gatehouse from the right to the far left without worries? What if a temporary loo can be built near the septic tank for that upcoming party?
MrOkenwa: It wasn’t intentional sir. I stocked up for a new build in late 2020 without knowing that the land has a dispute between the family that sold the land and another family. I’m using the cements elsewhere now.
May the Lord compensate you.
2020 is quite a long time. I can understand why the artisans are complaining. Use the rest for backfilling or soil stabilization.
Don’t just throw them away.
___________ I have some hardened supafix cement in my store. I’m considering using them as aggregates for interlock brick production.
Being stone solid doesn’t mean that you won’t still get some powder within the bag. They can break and sieve to do precast works. It’s only the last layer that requires smooth finish.
That’s what we did in one of my last year project.
__________
I also use them as sub-base material on my driveway but 70 bags is a lot.
flexyonline: Apologies and I believe everyone is an adult that can look out for themselves but this your arrangement is doing me somehow o honestly. Everyone knows where building materials suppliers are so shopping for those here just seems off. Again, apologies bur I can not help but voice this out.
This is nairaland.
A company that’s planning to do a business of such scale should at least have a landing page if they can’t afford a website.
It’s what it is.
________
Nairaland may not have an ‘ignore or downvote” button like kobocity.com but I had one installed in my mind.
abuiltech: None is better than the other, each with pros and cons, more so everyone has his own choice of things, but these factors can be helpful in making the decision,
1- Room space : floor standing AC flows well in a spacious room, but if not choose wall mounted, that why it's mostly use in the living room,
2- Accessibility: floor standing AC is more accessible especially for elderly,
3- Distribution of Air: the conditioned air circulate evenly through wall mounted AC, in most of the cases, furnitures are easily avoided due its high positioning, reverse is the case for floor standing,
4- ease of installation : floor standing has this one, it's easy to install,
5-Aesthetics : floor standing is the best it's more appealing,
6- maintenance: both are easily maintained, but wall mounted has features which are more easier to clean,
This is quite elaborate.
@henrymor
In a large room, floor standing ACs is your best bet. In some cases, getting a space to install split unit ACs on the wall to achieve maximum cooling, can be very challenging. This is where Floor standing ACs tower above the rest.
Either way, go for the energy efficient type.
________
I love this particular model of LG Inverter AC. It’s a 2.5HP Floor Standing Twin Tower Dual-Inverter Air Conditioner With WiFi.
Stopthecap: Its OK... Next time you are fabricating "evidences" and lies and stories, don't rush..Take time to dot your i's and cross the t's . You know it can be hard to keep track of all the lies and stories sometimes.
It can become too much and overwhelming tracking the lies from day to day and you can become sloppy.
