sonnie10:Smiles. Nnamdi handles 90% of my roofing projects. I don’t do anything outside South West anymore. He’s currently roofing one of my ongoing project in Lagos. >> Yesterday

Stopthecap:Interesting! The contractor didn’t leave during: >> Foundation >> Framing >> Walling >> Slabs >> Roof Trusses He choose leave after he has purchased: >> Atrium Glass (even made second payment for the same glass after it broke that’s yet to be recovered) >> U-channel and other accessories for the installation of the atrium roof >> Roofing Tarp >> Engaged roof installer to come for measurement and installation. Sigh! Do you care to find out how much balance is yet to be collected by the contractor? Do you care to find what work was going on on the day of termination of the contract? ________ Let me teach you something sir. You can throw it away though but that’s what I do different. A POP contractor here was once reported to me by a client that he’s delaying his job and the client is getting agitated as a result. I asked him “How much balance he has left?” He told me and I told him “Let me speak with him in a language he can understand.” The pop contractor apparently was applying a method that’s not working and didn’t see the urgency in the completion of the work as the client deemed it. The situation was managed and not complicated for both client and the contractor. The pop contractor finished his job and collected his balance after I stepped in and checked that the job is satisfactorily completed. We could go the other way and start exerting negative energies. Once again, conflicts are inevitable in any construction contract. It makes no sense sitting at ring side waiting and watching who wins and who cries. #mediation

Request: Neatly Used Marine Boards Urgently Needed Anyone with information on where I can get neatly used marine boards for sale should please kindly share with. I need about 50 - 70 pcs to add to the one in my stock to use on a project. Budget: 7,000 - 8,500 per unit (depending on how neat it is). Location: Lagos I’d arrange to pickup from any part of Lagos. Thanks. |
On every project, there are always two type of people - a fire igniter and a fire extinguisher. Beware of who you listen to. |
Itsrm:Interestingly we do talk and I won’t want to share some of their conversations here. They were even asking me “How do you make profit from your projects?” If you doubt me, I’d share screenshot of my conversation with one of the contractors who bid for the contract. He might be a double-faced person or true to his word but I know we do chat all the time. |
kopell:I pray to my God and he answers me. My job speaks for me. That’s why you won’t see me asking anyone to patronize me, God will bless you. We will not fail you blah blah. I cannot count the number of request I turned down last year. May the Lord recompense us all according to our deeds. _____ While we were having this discussion, requests are coming in.

kopell:And you believe sir that I don’t have the fund to handle the roof installation despite showing that I paid a QS here 200k just to prepare me a bill (in less than 48 hours) to bid for another project Even if I don’t make money from my Ibadan project, at worse I’d earn at least 300k per unit on the 6 buildings we raised between May - July 2021. We didn’t get here because of the refund. We got here because it’s hard to find a replacement for me and some think I deserved to be punished and made unhappy too. Otherwise those whose quote are lower than mine are supposed to have easily fill in the gap without the need to pay additional extras on the project. At least I was still selling block and cement 200 and 3,000 as at the date the contract was terminated. It’s not village people. I knew most people here don’t like me to succeed. Even my client told me their names even before we begin the project and I knew it’s a thing of joy for them to see the project crumble. _______ On issue of prudency, pls sir can you mention one material, I didn’t buy on the project as at when due. I bought 90% of reinforcement for the project during foundation stage. Chekitaut supplied 70% of the granite used on the project before we break ground. We produced all the blocks needed for the project before the end of May. We were even selling to other people later. I bought 90% of the formwork required for the project before we started the foundation. What else should I have bought that I didn’t buy or supplied as at when needed? |
IDnoble80:I kuku understand everyone have one or the other issues they manage on their project and I also know when it’s a Brabus issue, it’s always an epic series with lots of intriguing cues and moments. Everyone wants to have a bite and we end up blowing things out of proportion. _______ Sincerely I no get money, that’s why I’m unable to commit to a date or figure BUT I’ll definitely do a refund. |
KolaShangOne:Bro I don’t have lots of dump trucks. I bought only one and I sold it off because I don’t have the energy to manage transportation wahala. |
IDnoble80:I understand your point bro but we are all in business for different reasons. If you give me N1,000 job, I’d put the same energy I’d put in N10,000,000 job into it. My contractors overhead and profit on the project is less than N750,000. That’s less than N1,500 per day if I spent 60 days on the project. Do you think it’s the money that drove me in? Yet I have 2 generators, welding machines, block making machine, mixers, pumping machine, compactor and other tools of trade to be used on the project. I’m passion driven and not what most people think. _______ In one of the bill passed across to me, I saw a contractor charging 50,000 for generator rentage. That’s like 12.5% of my overhead and profit combined. |
Focusmind:Yes and yes! For me, everything is about efficiency. I provide the support and all the tools required to deliver the project at reasonable amount. I can’t say the cost will be the same outside. Talking from experience. ________ We don’t have many professional wall siding installers around so it might cost more to engage one that come highly recommended. |
Focusmind:It’s not cheaper but it’s worth the extra spend. I use facade cladding on my projects as a step away from traditions; to act as second shell and to also shield the wall against elements. Facade cladding are more easier to care for and require little or no maintenance. On the church project, I decided to use the facade cladding to cover the weather side of the building which is more often affected by rain, wind and weather. I did same on Ilé Ode 1 to conceal imperfections during construction. ______ Cost: 7,000 - 7,500 per sqm ______ This post is made in good faith without disregard to the allegations leveled against me.

Thanks @Blessedsunny2 for the lovely tiles. Everyone loved it.

For those talking greed blah blah, I’m not the money money type. Even my iPhone 7 that I’m using to type this post was given to me by a client 2 months ago. I don’t drink, neither do I club but I work and I invest heavily in my business. |
Dijita:Greetings sir and thanks for your understanding. I didn’t say I won’t pay. I only said I don’t have the N1m now because I do not have it with me. I’m still going to recover some funds from suppliers. For those who knew me, I get all my materials ahead of any project. This particular project is not an exception I’m paying back to my client the amount paid to me on most items that I’ve bought since May 2021 and not refunding funds that were diverted for selfish reasons. >> Atrium Toughened Glass >> Roofing Tarp >> Roofing Sheets & Installation >> Roof installation accessories >> Formwork for Fins https://www.nairaland.com/6450270/construction-journal-xl6-trillion-atrium/3#101421810 The truth is which is easier to do “To build a foundation, walls, slab, staircase, roofing framework and a fence in 2 months (Mar 15 - May 17) or to install roofing sheet in 7 months.” If we didn’t buy materials with the funds given to us, I don’t know how else we would have achieved what we did on the project in 2 months and take more time to do a less than 48 hours roofing installation job. ________ I really wish I made N2m on the project... we won’t be here dragging issues. I’m very sure I didn’t charge up to N1m for supervision and contractors profit out of which 2.5% of the total sum wasn’t paid. _________ I was clear on the issue of refund with the mediator that I’ll do something but I need some time to cool off because I’m working on 3 new projects that belongs to people here and I wont want to be seen as diverting their funds to pay “Gbese” I was also clear on why I’m not doing more than the N1m and why I need to cool my head on other stuffs. Maybe the reasons weren’t clearly communicated. To be honest, I foresee all these issues/challenges and I pleaded with my client to reconsider the recommendation to terminate the contract without properly tidying up all the lose ends. It’ll only cause more delay and heartache. I even shared that this same issue is what I’m handling on another project and we did all we can not to fire any of the subcontractors on the project for best reasons. _______ I’m silent for now because I know responding to every post on this matter won’t fix the issue but make things worse. ________ Thanks once again for your counsel. We’d tidy this one too up and I believe a lot of lessons has been learnt. |

somehow:Conflicts are inevitable part of our daily living. They do not need to ruin or redefine our relationship with people. They just need to be addressed and resolved rather than allowing our frustrations to build up because issues are not maturely addressed. I’m not here to discuss who was right or wrong. Who ought to call or not. We just need to move forward. Saw 2 missed calls around 11 pm or thereabout on the 31st (Was not available to pick calls at that time of the night).I understand this hence the reason I didn’t bother to ring you the 3rd time. I could have called earlier but I was on my way traveling that night. I could have done 1st and 2nd Jan but I know those are days we would be busy with our families and loved ones. Also sent a WhatsApp message on the 1st of January, but got no response just as the previous ones sent (3rd, 8th, and 26th Dec).If you ask me as a neutral person, what’s the best way to deal with the issues at hand? I’d say “Have a conversation (one-on-one) with the other person involved.” Unfortunately my Whatsapp messenger app has been acting funny lately and your request to me was to do a voice note which shows to me you might be busy or not ready for an open discussion. As of today, nothing has changed and no concrete communication whatsoever on the refund.Avoiding open discussion is not only dysfunctional. It is counterproductive. When we refuse to communicate, simple misunderstandings often degenerate into long-term and systemic challenges like we are right now.... ...speak with the QS ...speak with Mr Fortune ...explain to nairaland To make things clear, I don’t do “we” against “them” and I don’t assume other people’s position. When issues arise, I deal with them. |

Adegunle4:What actually Is a Flat Roof? In contrast from the well-known pitched roof designs, a flat roof has a slope of about 10 degrees or less. It’s, therefore, not actually flat! The slope is introduced to help extend the life of the roofing system. sonnie10:I agree completely with you on the last statement. I remember recommending original Wichtech to the owner of this project that we did in 2013. It still stand out till date. https://www.nairaland.com/1207845/paper-brick-construction-semi-detached-duplex#14600366 I’ll try look for pictures of our 2011 - 2012 builds where we used other products that are not well known. They’re still looking great till date.
|
sonnie10:I have pictures of roofs done 10 years ago and they’re still very good. I agree there are cheap stuffs out there but there are equally good brands that are not well known. I can share picture of a well known brand here that’s not looking great after months of install. We got it 7500 per sqm as at 2019. |
sonnie10:I’m actually not looking for Wichtech, Tilcor or others within the class. They’re good but there are other great products out there that can stand shoulder with them. I’ve used all the brand names and I can tell there’s really not much difference. My humble opinion though. _____ If I share pictures of brand names with high price tags here, you can hardly tell the difference. |
BlushPink:60k for digging a 10 x 10 x 10 Septic Tank and 6 x 6 x 6 Soakaway in Ikorodu looks fair enough to me. You can push for a little reduction though. something between 50 - 55k |
