igbonla: You won't have to worry about folks paying extra, you are unlikely to meet demand; folks from the Northern part of the country regularly show up here all the time causing scarcity sometimes. Visit the Bodija plank market and talk to the practitioners, I have been buying the saw-milled planks since last year and just paid N4,500 for 4x4 of Orokoro hardwood.
Your challenge will be running the sawmill, procuring the right kind of woods at the right time, dealing with the peculiarities of the raining season, etc. I can confirm this. I was in Bodija mid-year to buy some planks and I was told the same thing |

Do I need a window hood/trim design on my windows?
Yes and No! It depends on the role the designer chose them to play - aesthetic or functional?
The exterior of most naija builds/houses are somehow fixed and uninspiring. A contemporary designer understands that all the penetrations on the exterior wall of a modern build need a little extra attention so that their final appearance can commensurate with the aesthetic and functional roles they play.
Beyond the hood and traditions, there are other materials used to treat the exterior openings of a contemporary facade.

FEGEITOK: I am looking for that kind of wood for my front see through wall
So I would buy.
Some house designs use a generous dose of wood, so those would go for it, and the wood had better be uniform and treated.
There is something satisfying and soothing about a house with a generous amount of wood indoors.
If I had my way, I'd even build a wooden gate not a metal one.
So there is a market for it Im having one installed in my latest contemporary design/build. >>> inspiration drawn from the building in Pic 1 located in upscale Lekki >>> concept design by NextHome with lots of provision for natural wood elements (wooden gate, log seat, trellis, natural wood floor etc).

hslbroker2: Have u seen where they build house and judges said the owner of the building should remove the house from the land? I have seen it before. It’s not even issue of illegitimacy. The owner picked a wrong plot inside Lekki Scheme II and has built up to first floor level before the real owner of the land came. The building was removed and the owner had to start all over again on another plot. The building is directly adjacent COWLSO building in Lekki Scheme II. So don’t advice the man to take chances. Perfecting the title document on the land is the only way to secure the land legitimately. #kobocity #perfectinglanddocument |

People like us dey buy premium imported woods when the need arise. Depending on the need and usage requirement, I pay as much as 7,000 - 18,000 per length of wood.

16mm @N425k (top steel and LCI) They are Britain standard
10mm @N435k (top steel and LCI) They are Britain standard
they both pass SON test ( Standard Organization of Nigeria) The bolded part though. They’ll always pass the tests until you carry out an unscheduled visit to their factory. The top players (African Steel and African foundries) were caught and shut down mid-year 2021. So nothing surprise me anymore. |

The first to criticize are those doing less than you. Just for laughs. How many carcass got completed in 2 months on this platform? If we have them, what percentage does it represent ? How many of such were build without asking for additional cost despite the increase in the cost of materials? How many of such provide additional support service (generators, pumping machines, mixers, pokers, welding machine etc) at zero cost to their project owners? I rest my lord! |

FEGEITOK: There are levels to this craft I’m still looking for the before pictures of this project to show how things have changed on the 5 decade old building. I just can’t imagine we could achieve all we did in less than 4 weeks despite my extremely busy schedule. New builds can’t be as challenging as renovations. Especially when you have to contend with elements (weather) and unavoidable church events/programmes. The project is currently at substantial completion stage for those who get confused with my big grammars. The church is now fit for use while we advance into other state of work. |

bobkezel: Oh! Looks better in white paint... What's your evaluation about it since you have on hands experience about it? It’s cool but you have to handle the installation with care and it must be well planned. You also need to carefully chose the area to install it. I won’t recommend this inside a residential building because it’s highly flammable and could shrink/melt under relatively high-temperature. It’s cool if you’re using it for outdoor projects and under slabs in open areas. |

FEGEITOK: .... Think of what happens if they jump in or trick you or anyone and come into the premises.
Without monitored cameras, armed response units, noise and light alarms they will operate totally unhindered.
What would happen if you didn't have a high fence? Or had a see through gate?
Hence I have posted earlier high gates and fences without more is not enough security.
See through fences and lower fences will give the neighborhood a chance to see what's happening that is unusual and may even intervene on your behalf.
After carefully considering the arguments for and against, I opted for see through gates. I just completed one project with fully armed intruder detection system and all the four walls are low.

Which installation comes first on a staircase for better aesthetic: Tiles or handrails?
cc: Spyder880, Egunmogaji2, n3xt
/ Tiles before handrail in most upscale developments. The best approach will also depend on your design and installation method. Pic 1 - Installing Concrete Balustrade Pic 2 - Installing Wrought Iron Railing Pic 3 - Installing Curved Glass Balustrade Then there’s aluminum and metal rail installation which requires installing the poles before tile work for rigidity.

bolu1986: At the end of the day you find out that this alternative is more expensive than the usual way …: Yeah but the true measure of success is how much time we’re able to save whilst achieving top quality finish and not how much money. Often times, we use our time to save more money instead of using our money to save more time. Then the project drags and inflation set in and eventually the project get stalled or abandoned. If you compare the difference, the cost is really not that much but the time spent can’t be compared if it’s a large scale project.
