They now send the refusal letter by mail to some people oo. When you receive a mail from them and is classified as "sensitive" then it is your refusal letter hhmm seyisanya: |

Hello Justwise, Just to correct/ clarify what you just said, Judicial review is permitted for tourist visa as well. During the Judicial review, the first step is the "Pre-action protocol" and if home office does not respond within 14 days to 1 month permission to proceed with claim for Judicial Review is lodged at the court and which must be done not later than 3 months after the Home Office’s initial decision. I personally know 3 people who have gone through the Judicial review process and gotten their decision overturn. With two of them after the pre-action protocol was sent, home office ignored but after the solicitor filed an application for permission in court, home office now became aware that they were serious so they sent a consent letter to the solicitor for them to withdraw it from court and even paid part of the cost incurred by the applicant. Usually I think in Africa we do not explore all the legal options when unfavourable decisions are made towards us. any this is just my experience of what I know. " The pre-action protocol is the initial step in the Judicial review process". Google gives more details Just my one cent justwise: 1 Like |

justwise: Hello Justwise, Please Judicial review is actually for all categories of visa including non-immigration visa's. My solicitors in london have been winning a lot of non-immigrant refusals through Judicial review. I used to ask questions for my sister but she was refused so we are going through a Judicial review and a letter before claim has been sent to the home office now and we are waiting. If they dont respond after sometime then they will proceed with the next action. ECOs sometimes just refuse anyhow and if you have a good case and you challenge them they reconsider their decision and issue visa. Will update the house |

From your letter, i think the ECO doubts how you were able to purchase the property because it seems you did not declare it in your previous application which makes them doubt the genuineness of it. Did you declare the property as an additional source of income? if no then this is what made the ECO doubt how you were able to acquire the property since you last refusal. This will be a bit difficult to justify now so like others have said you need to give them time like maybe two years so that when you apply that time an the property is still available and you receive income from it they would not doubt much. Usually ECOs try to read unfavorable meanings into such situations but most times they are wrong and if challenged legally they are convinced that you are telling the truth. If you have the means and you are sure that the property belongs to you, I think you can proceed for a Judicial review which comes at a cost though. The main reason for the refusal is the new property acquired so challenging them will let them know that you are telling the truth. If you dont have the means then you can wait for some years My small take Seeyat: |

Congratulations. I didn't know that someone who is employed can be fully sponsored to the UK by a relative like your brother instead of sponsoring himself. Please what reasons did you give for fully sponsoring your brother? nomad26: |

Just checked my British airways booking and the cost included on our ticket is only 95 dollars. Thanks for the clarification. please back to my question On my wife and kids application, what should I input in the question 1. "How much money are you planning to spend on your visit to the UK?" 2. How much money will they be paying towards your visit? I have budgeted 1800 pounds for the trip for all three of us. The ticket for all three is 1097 so we will have about 700 for other activities because we are visiting my sister MadameW: |

I have budgeted 1800 pounds because my kid is just 5 months old and does not require a ticket. Thanks |

Hello house, During my previous visa application I stated that I will travel on 19th August 2016 but the decision making process delayed so I received my passport with visa on 15th August 2016 which made me postpone my travel to October 2016. I still spent the same two weeks I stated on my application. I want to know if this will be an issue in my current application? Kindly share your thoughts Thank you |

Hello House, Please on the section for "total amount of money you get in a year", please assist in what to write. I have investments of 500,000 so I have ticked "Investment. So do I have to add this investment with the interest to my annual salary and provide in that field? Or I only have to write my annual salary in that field? Please clarify

Thank you. I am asking because there is a portion on the application form where they ask whether you rent or own where you live. I selected I rent it. Then on the checklist form there is a section for tenancy agreement. I hope its not mandatory to provide a tenancy agreement because I don't have it Monmarri:
