Op, studying is just to get you a permanent profession but not get you rich instantly or in your lifetime.....with creativity you can have and extra profession or hobby that can earn you money. you may not practice your profession and that doesn't mean you are wasting you time or future......that is the difference between African and western mentality. You may be an engineer professionally but trading could eventually be your means of livelihood that could earn you more if you were working as an engineer on salary basis.

We, Nigerians really need mentality counselling.

Thanks man.

Though we prefer to use aluminum metal ceiling or composite ceiling tiles for our corporate clients we recommend plaster board for our cost sensitive clients. We consider safety, utility, acoustics and aesthetics.

Pictures 1&2 are plaster board ceiling from way back in 2011, picture 3 is perforated metal ceiling tiles.

While picture 4 is pop cast ceiling from a property we acquired for a client. The holes were from a little leak in the roof some installations. We are stripping off the entire ceiling and replacing it with metal tiles. The property is being renovated to a commercial property.

Nigerians don't put cost into consideration, they just go with the crowd.... Western world don't worry themselves with POP, Parapet, wall edges, pillars, tiling kitchen from floor to ceiling and so many addons that makes building a house more expensive. They just make it simple and detailed and keeping the surrounding beautiful and clean.
Nigerians mostly have go with the crowd mentality instead of being creative.... installing parapet seem sensible since our wood treatment techniques and chemical are substandard else your boards will collapse within 5 years. Western houses are very very expensive but simple, beautiful and elegant, and only where the dishwashing sink and cooking areas are usually tiled, the rest is just extra decor.

Pls can anyone advise

Comparing a 4 bedroom bungalow and a four bedroom duplex, which is most expensive please
Duplex is more expensive, the cost of decking would go a long way to do a reasonable work on bungalow.

Wow shocked

I really don’t know it’s more expensive. My conclusion is based on the following:

1. It saves time than regular POP.

2. You don’t mess up your clients’ property with POP stains. I hate those things.

3. It’s easier to estimate the quantity you need. Even a layman can do that.

4. It’s the industry standard. I’ve search far and wide and I’ve not seen oyinbo man doing ceiling (POP) the way we do it here in Naija. Maybe it’s innovation sha.

5. A single board which covers 3.6m even at N10,000/board (board sells lesser than this) is still cheaper than N4,000/m2 POP. I know the installation, accessories and screeding part is there BUT that’s nothing when compared to the huge savings on time, quality and the stress it took away.
The bolded has always baffled me....a duplex of 3 bedroom cost at least ₦125,000,000 but u will never find POP or something exaggerated , just simple ceiling edge sills and lightings, I mostly see pop in office or hotels lobbies, they just keep it simple and elegant, and I have been in countries like Turkey that has very modern architecture and u rarely find POPs. Sometimes we can exaggerate.

There is no Satan, Holy spirit nor premarital sex sin....as human beings be it a man or woman our natural biological desire control our mind and what we want and do......once our biological sexual desires set in our body will look for it until it's done...... there's no devil nor underworld spiritual being responsible...... science has proven human body releases oxytocin to relieve/releases stresses stored in body for the to function better......in other sex is not only about reproduction but a way to quickly discharge stress and relax (men & women).

Since your breath is about 10.5m,

Just use between 10 to 12ft if you do not want to spend more.
What is the advisable kingpost for a rectangular building of 24.5m length and 13.05m breath? (The specification about the kingpost in the roof plan is: 50x100 mm h/w kingpost) really don't understand the interpretation.
In my layman idea I just calculated 50x100=5000mm (5meter) kingpost. Lol

Spyder,

I have seen different brands of cement in your post, its appears only in the East that doesn't fall for Dangote cement monopoly or just too sensible to understand availability market opportunities? I still can't phantom why most Nigerian traders can't see the importance of competitiveness in multibrand market.....I sometimes get mad thinking they thinks that is the best they could get... I am not against buying NIGERIAN products but should be on a level playing fields with other alternative Nigerian products. In most part of Delta State if it's not Dangote cement no cement at all. That is crass stupidity in my opinion!

Ok...it actually depends on your location, The quotation seem reasonable if your builder is sure those materials can get the job done,......mine was 24mx12m and I used 280bags of cement 370 12mm rods, I didn't want to compromise on the important materials for a quality structure.

Rule of thumb: make provision for extra fund in case another story arises.

But when he named the other one in warri or so after Jonathan you didn't make this statement.

Kudos to Buhari, at least I could see names like Soyinka, osinbanjo, jakande, Ransome Kuti and our amiable gba gba Chief Obafemi Awolowo A.K.A Asiwaju of Yoruba Land

I hate seeing that Traitor Akintola and the looter that looted kwara state dry with little or no project, Olushola Saraki.
Before you quote me, make sure you have been to kwara state before.
All Sarakis could offer Is the stupid bridge at challenge, general hospital or so.
Naming a station after Jonathan is justifiable because he started the real railway revolution, the town hosting that station should take the name of the station that way the passengers are aware of the town ahead, we politicise everything too much..... Example Koln Bahnhof, Berlin Bahnhof, Amsterdam Central station, Rotterdam Central station, Dortmund Bahnhof, London St Pancras international, Paris Charles De Gaulle, Madrid central station etc.

I agreed with you 1000%. We have maintenance problem in Nigeria. Look at those mansions, you can see how much they need to care for them right from outside to inside of the building.. we just dont care.

Hajji M.
I noticed our social education system is the cause of that character, we are concious of hygiene when we want to show off instead of taking it as an attitude. Same as our professional education, it taught us it content but fail to teach us prosperity, that is the difference between us and the western world.
After spending a lot to erect a good structure we can't keep the tempo to maintain it.

mufutau55:
Thank you Sir. Now I am glad you are now recognizing why some things does not work in Naija compared to other Western parts of the world. Still adequate maintenance is required.

Hajji M.
Naija has problems with general hygiene for sure and always deem something is okay unless it's fully broken....toilet and bathroom of the best hotels in Nigeria were eye sore talkless of residential building, for real,.....tiles are to be cleaned periodically and silicone sealing are to be renewed at least every 3 years.
PropertiesRe: The Making Of The "Owerri Royal Manor" by omanzo02:
mufutau55:
In those places you mentioned, adequate maintainance update is done. Tiling to the ceiling gives you peace of mind from the moisture and maintenance is limited.
Naijas want low maintenance. Just my opinion sir.

Hajji M.
Hajji,

Apart from periodic hygiene cleaning not much maintenance is needed for partly tiled bathroom and painting the wall with water, stain and moisture resistant satin/gloss paint, purposely made for kitchen, bathroom and toilet,......the difference in those part of the world is 99.99% of the paints meet the recommended qualities and are durable and the space is properly ventilated. You can always clean the paint anytime and it doesn't wear off. I have had mine all bathrooms and toilets for years.

I still can't fathom why they still build bathroom like this in Nigeria. It will look gross on the WC in the long run especially with a massive home like this.I was expecting it to have like a stand-in shower with perhaps a glass compartment and the WC in another position thereby eliminating water from splashing on the WC. From the second attached pic, just imagine the long term effect the splashed water will have on the wood (cabinet) by its side.I have lodged in some nice hotels in Nigeria and the bathtub has no provision for shower curtain thereby giving room for splash everywhere. These bathroom designs look weird and awkward to me. Just an observation by a student in this course. Btw good job prof. @Spyder880.

****The 3rd attached pics gives a clearer explanation of what i am trying to describe.
Sometime it actually depends on what the client want even if the builder suggest it,....I still wonder why tiles are wasted from up down in bathrooms, toilets and kitchens,....I have been in some splendid houses and 5 stars hotels around the world, half tiling and half wall has its unique beauty, tiling where water splashes are expected gives rooms for a broad decor.
