you also can not build a 5bedroom duplex with flats attached for the aboved sum.

Take note.

Some clients take figures from NL and use as bench mark when pricing quotes submitted by contractors. So please it's important we analyse and digest questions before typing .

The answer you seek depends on a number of factors in order to get an approximate estimate of the construction cost. Chief among them is location of the project, types of finishes (ranging from types of tiling, roofing, painting, screeding, POP ceiling finishes, electrical installation to plumbing installations etc), nature of the soil and its bearing capacity and many other reasons.

In order to get an approximate estimate for the proposed building, I will advise you to provide some of the aforementioned details.

The total area of tiles you need is 15m2 (square metres) including skirting.

Now, assuming you're using 400mm x 400mm ceramic floor tiles, the total cartons of tiles needed equals;

15 / 1.92 = ~ 8 cartons.

NB: For 400mm x 400mm ceramic floor tiles, there are 12 pieces of tiles in a carton.

I do not know why your doubt the integrity of your quantity surveyor in delivering a professional bill of quantity for you.

However, if you want to get the details of the bill in everyday language, have the quantity surveyor prepare a schedule of materials and labour for you for the project.

There, you can get a detailed breakdown of individual cost of materials and labour for every item in the building.

If you're using roof slab (decking), please bear in mind that the decking will need to be felted with bituminous felting for waterproofing which is additional cost.

the house is not under construction, i have the land and is saving up the money but i already have an idea of what i want to build, it's just that i noticed online that the hostel can be decked and waterproofed to act as a rooftop garden, relaxation spot etc, i would also keep the overhead water tank there thereby saving me from the cost and inconvenience of building an overhead water tank stand. so I'm just asking for ideas.

I'm trying to imagine the context here.

When you say you're contemplating between making a choice of decking or roofing a 2 storey building, do you mean the building has no original plan of action?

What do I mean? If the building is originally designed to be a 2 storey building, then the logical thing to do is to roof it right away and not deck it because the foundation must have been designed for 2 storey building. Putting a decking and subsequently thinking of adding another floor would be a suicide mission.

On the contrary, if the building is originally designed to be a 3 storey building, then I can say confidently that your choices are valid. In that case, decking is more expensive to construct than normal roofing other things being equal.

Here are my thoughts.

If you're the project owner and you hired a contractor to execute the job on your behalf, then the contractor should be responsible for the cost of treatment.

If, however, you're the project owner and engaging the technique of direct labour whereby you just hired both skilled and unskilled labour by yourself to execute the job on the site, then I'll advise that the costs of treatment should be borne by you because you might not provide your workers with suitable personal protective equipment while working.

I took my time to go through the quotation.

There are some issues that should worry you about the structural integrity of the building beyond the cost.

Without iota of doubt, this big project is being supervised an artisan, probably a bricklayer, who has had considerable experience in the business but still inadequate given the technicalities of structural engineering.

I will advise that you hire a competent structural engineer to take up the project from here so as to avoid stories that touch the heart.

As a quantity surveyor, I've done some projects in Benin city and the cost of the materials in the quotation are fair, although I've no basis to comment on the quantities since you do not provide your drawings.

For those people raising an issue of separating cost of buying granite and transportation to site, I want to say that person that prepared the quotation was right. This is because the cost of buying 30-tonne granite in Benin city is about 180,000 to 200,000 depending on the haulage distance.

Based on the cost information you provided, here's my cost analysis;

1) Casting of concrete with a concrete mixer using a 5/3.5 concrete mixer continuously with output of 1.20m3 per hour for normal 8 working hours per day.

Cost of labour for mixing, placing and compacting = #89,375.00

Now, you will add cost of hiring the concrete mixer for that day, cost of transporting the concrete mixer to and from site. Cost of fueling for that day. The answer you get gives you the cost of casting your concrete of 44 cubic metres, earlier calculated, for slab and staircase.

The last thing to consider is the Engineer's supervision fee. I believe you already have an idea of that. So, just add that to our previous sum, whatever you get is the total cost of casting.

You should provide more information like;
1) dimensions of the building, that is, the length and breadth
2) Type of roofing sheet you want to use (e.g Zinc, long span aluminum, metcopo, stone coated, step tiles etc)
3) Height of the Kingpost or slope of the roof.

I need to know the amount paid to workers on site per day around that area your site is located.

1) Skilled labour (e.g Carpenter, Bricklayer, Iron bender
2) Unskilled labour (e.g people that assist bricklayer, dig foundation on site etc)

For instance, in one of my sites in Lagos, if I'm to pay at daily rate, I pay skilled worker #3500 to #4000 per day while unskilled worker gets #1500 to #2000 per day.

Tell me what's obtainable around your area so that I can get a fair estimate for labour over there.

Thanks for your insight,..... For labour, The carpenter, electrician and Builder are charging 98000, 49000 and 205000 respectively, the Iron man is yet to give labour cost. I also wonder the extent the lockdown will affect prices of building materials especially woods.

From the dimensions provided;

Volume of concrete for your suspended slab is 44 m3. (Plus staircase concrete volume if you've only 1 staircase)

Quantity of materials needed if you're using
1:2:4 concrete mix
50kg bag of Cement = 264 bags
Sand 35 tonnes (You can buy 2 trips of 20 tonnes truck)
Granite 60 tonnes (2 trips of 30 tonnes truck)
