AngelicBeing: @topic, I had a similar situation, but this was with OPIC ESTATE, after making payments for a land in one of their Estates, they started asking for all manner of funny fees , I told them that l don't have additional money to pay from what l was told to pay initially, I now requested for my refund, and OPIC personel were playing games with me.
I sat down with one of my friend who is a consultant and we drafted a serious letter to the CEO of OPIC, that letter rattled OPIC management , long story short, The CEO instructed the Account Department to refund all my money to me, the money was refunded back to me , they didn't take nor deduct any charges from my money, l got everything back. 
Let me quickly add, This happened around 2017/ 2018. I was not physically on ground in Nigeria, but I was corresponding with my family back in Nigeria and also reminding the CEO that despite his instructions for me to get my refund, OPIC personel have refused, l think the CEO personally took interest in my case and I got all my money back  In my case, the CEO spoke with me on like 3 occasions The last time we spoke, he said they are at a loss and have to part way with about 100m more to secure a new place given to them by the same "Lekki coaster agency" they claimed mixed up the whole thing in the first place.. Seems the court is the only feasible option now. I just finished sending a warning via sms to the MD and his CTO. Thanks for sharing. |

Things like this hardly happen in my state, Edo state. Honestly Edo stat3 was worse than lagos in terms of land grabbing, omonilez and Co ...not until the Oba of Benin intervened, since then lands in Edo is a safe haven investment.
Anyways that's the hazards that come with buying land in choice areas, " be prepared for the worst"
You have a high taste obviously, if and when you get out of this, reconsider your taste a little next time so you can have rest of mind! It's an estate land sir and I don't have issues with the new or the other party that claimed the land. It's the company I got the land from that claimed they were sold the land by Lekki Coastal authority. Not really about taste but the ROI. |

Some tips:
- marry a good wife (you already have this covered)
- never buy food outside. Take home food to work
- learn a skill that can urgently get provide another source of income ( you can lose your job any day. even if it's your family member that owns the company, be prepared to leave at a moment's notice)
- invest. Don't save cash. The money you save in January, is not the same money in December. It has lost value. Exchange rate is getting worse every month. Invest in treasury bonds or any safe thing. Don't invest in what you don't know.
- avoid side chicks, girlfriend, old female friends, or however they want to come
- avoid "rich friends". All fingers are not equal. Stay your lane He can save but mostly in foreign currency, Digital currency or in assets that can be easily converted to cash. Cash is king. |

Prudency045: Since it is a real estate company, I am sure you will have a Deed of Assignment. Call their attention to the Indemnity clause in the Deed of Assignment. What does the Indemnity clause in the Deed of Assignment says about a defective title or an adverse claimant that has a better title than the real estate company who sold the land to you? That should be the starting point.
If the Deed of Assignment says you will be indemnified in case of an adverse claimant that has a better title, then that is the angle you should approach the problem from.
If you go through the refund route, I am sure they will say the refund is subject to a 30% or 40% deduction.
I just hope they have stopped sales of the land to the public pending when they resolve their issues. Thank you sir. Yes, they were supposed to refund me in full according to the contract signed or relocate me to another estate of the same value within the same jurisdiction nothing more than 14 days but they have failed in everything and have resorted to lies, begging and evading calls. This is why I need another method to get them to do the right thing outside the court if possible. |

All those shouting don't do Forex don't do Forex don't just have access to the right source of info. Knowledge is wealth. Most persons always want fast money. It doesn't work like that. You must learn from the right person and mentor to succeed.
Poor people's lives that have no dime have been changed simply for meeting the right person and having access to the right sources.
When you learn from the right source, and acquire the knowledge with the not get rich quick mindset, you will forever be grateful for getting into it even when others are doubting and always want the fast way out.
Get the knowledge. Forex is one of the most lucrative skills anyone will ever learn, and it will forever remain your source of income for the rest of your life. Most people are just too lazy to learn.
They want fast money. Forex is a skill on its own. Remove the get rich quick mindset and anyone can master the craft with most consistency. It's a life time skill. Most of those people screaming don't do Forex, if you check very well, they didn't go for the knowledge first. They just heard of it and jumped on it without taking time to learn from the right mentor.
Learning from the right mentor will save one lots of the struggles most newbies experience. And another thing again, is greed. They lack proper risk management and end up blowing accounts and once that happens, they will come here and be screaming Forex is a scam. Lol! Lack of knowledge is what is causing all of that.
And point of correction, Forex is not for only the rich. Forex has lifted many out of the trenches brother.
Just get the knowledge. Seek first the knowledge!!!

imadiyi Read for understanding sir. To be financially stable, you have to be able to handle your needs, this doesn't equate you being rich. A rich person is someone who can handle both his or her needs and wants without sweating. Now, a financially struggling person that doesn't have a stable source of income that can handle his needs won't do well trading the Forex market. (There are few exceptions but majority take the front seat). At least, in my 15 years of trading and training people in Forex trading, I know a thing or two. His salary alone is what some people pay to learn. If you do not want to struggle for the rest of your life, make sure you have other sources of income that can take care of your needs before venturing into Forex trading. I am not here to argue baselessly, just sharing my opinion based on years of experience. A word is enough. |

Hello my people,
Nigeria is showing me pepper of recent. I got one land in an estate still within Ibeju-Lekki and I got allocated last year December or so. A few months later, we got news that another RE company came to claim the whole estate. (This estate is covered with genuine global C of O).
Since then (March 2022), the company has been begging and asking for more time to either get the estate back or relocate us.
From March till now, nothing has changed, been intouch with all the major players in the company (MD, CTO, secretary and even their lawyer), yet begging and stories are what I keep getting.
Can anyone recommend a better approach to getting my refund or at least getting another land without going the legal route?
I have 2 cases in court already (LAG and PH), one from last year June and another from July this year and I don't like the progress at all (Too much adjournments and excuses from the sitting judges and registrars) apart from the money it keeps taking from me.
Is the court the only way here? (Actually told their lawyer I was going to serve them papers but he said it will only prolong the matter).
Make una advise me abeg, this country is giving me some serious double mind.
Anyone with similar experience and how was it resolved?
Not sure if I made a mistake believing in this country. |

My salary is 76k as a teacher but my living with 2 kids n my wife isn't working yet is a miracle. Just that as a physics teacher I do get private lessons, waec registration business.
Currently I'm learning forex seriously because I want to be in charge of my future. Rent is pH is not cheap, 300k for that matter.
But na God de run am for us You can't be struggling financially, then delve into Forex trading. You will suffer 10 folds. Forex trading is not for people with basic financial issues. |

By unemployment, I mean the lack of jobs that these individuals can start doing with little or basic everyday knowledge and start earning right away. Not something that would take years to learn and considerable capital to start. How does a young man with no other help survive for years to even learn the handwork? Even bus conductors or site laborers jobs are not readily available for everyone to wants to do it. If our leaders do not find ways to engage the millions of unemployed young people in Nigeria, things like these will never stop. And government's primary/secondary responsibility isn't to create job but the environment to thrive. We should be holding government accountable for the environment not being conducive. |

Worst case, you get like 700 pound. 700 pound = 560,000 naira. Reason it's advisable to come with a dependant cos you will struggle to pay bills and pay fees as a single person. It's difficult for most couple to save this amount in Nigeria. In abroad, you must work to chop o. Everything is systemic, you can't rush! I don't understand how someone with over N10million will spend all that money searching for green pastures, to me you are already on a fresh green pasture.
This is a total scam, you spend so much money educationing yourself to work for people (Whites) who don't even have your level of education.
The huge money you spend educating yourself goes to their purse, you graduate and work to better their economy.
I think Africa is really sponsoring the well being of the Western world. Back home we use all our savings to buy gadgets, expensive cars and phones. Cars that we don't even have roads to drive them. They keep releasing new version of phones, imagine people using expensive phone for a show off. Don't we think our monies are still going back to where these luxuries are coming from?
Celebrities keep upgrading their garages without employable investment. If I talk they will say what concerns you. If you know the amount of money going out from Nigeria alone for importation of phones you will cry. Yes phones are useful but using phone that worth 500k while you are earning below 150k is waste subscription not even included.
We keep blaming government for making live difficult but when we manage raise money we can't invest. We have empty land everywhere, no farming, foodstuffs are getting scarce now, but someone will prefer to raise like 5million to go and do care job abroad.
I'm tired with black man mentality  And the few that decides to invest in Nigeria by setting up businesses that can employ citizens, most still end up losing their investments to bad staff and scammers who end up spending the loot on items that export jobs abroad. Brown people have mental issues (majority). |

Born2conquer: 1)4 rooms, 1 gym, 1 library, 1 office space, 1 meeting/conference area, 2 sitting rooms. I was being futuristic when I started it, eyes don clear now.
2)Another person suggested turning it into a 4 flats building, but I just don't know how that will work since the staircase is inside already. My mind is on selling, but family do not want me to sell.

Born2conquer: ADVICE NEEDED, I wish I can run this on a separate thread but it is what it is.
I started building this house on the first land I got, a gated estate in a serene environment but electricity is bad (once in a month kinda light) and the road leading to the estate too is not quite good though the neighborhood is the most populous area in the state capital.
The Goal deep down was to build the biggest in the area so it was a duplex with around 10rooms (2 living rooms, office, library, gym, and laundry room inclusive) 8 toilet/bathrooms, kitchen, and store. And by God's grace, we were able to do everything including plastering, wiring, plumbing, burglary, and window with the main doors fixed, and we were left with normal interior and exterior finishing. That was when my eyes cleared!!! I became wiser and I already have like 2 other lands in better estates with better electricity.
The house became too big and my taste changed to something smaller and simpler, my mind already moved out of the environment due to the electricity ish and how populous the area is (the house is noticeable from all angles and it stands out while I am just a single young guy).
That was how I abandoned the project in 2020 till I make up my mind.
I went there today and my mind broke, the property and the works we've done are wasting away, and my money is wasting away.
I need your advice, should I complete the house (which will gulp 20M + in this tough economy, money I can use to do better business) and rely on Generator and Solar for the rest of my life.
Or I should sell it and use the money to build something smaller and simpler. 10 rooms and this was built when you were single? Are you planning on marrying 5 wives? How about remodeling the house into a twin-duplex and either put them up for rent or outright sale since your heart is no longer in that area? |
