In my opinion, both Brabus and Maverick need to have a face to face meeting to resolve these issues. There has been a lot of clamour for Brabus to refund money but like they say "A man convinced against his will remain unconvinced". Arbitrators are doing a good job but so far the success has been limited. Both parties need to meet and agree. In the interim, before that agreement is reached, i think there needs to be a ceasefire from both parties for a specified period of time to see what can be achieved in an atmosphere devoid of hostilities.

I get involved in the letting process and ensure that notices are issued if I suspect that a tenant Is struggling to pay be it rent or service charge. On average the alarm bells start to ring once you start owing service charge close to 3 months.

I am currently owed about 1m. I choose to be a little flexible but they should be paid soon. 1 is already served and the other 2 will be if I don't receive shortly. My caretaker was granted 2 evictions in the last 2 months one is for a friend's house and the tenant was not even owing rent but was really problematic. It got wrapped up in less than a month cost next to nothing.

If I get pushed I now have a real estate firm that are strictly business Diya fatimilehin that am told do the business.
So who is your care taker? Diya Fatimilehin? I will seriously like to be in touch with a caretaker who can deliver so quickly.

This is going to go into a section of my existing lot that has the foundation already constructed for my future courtyard bungalow.

The ground floor is 24 feet by 24 feet (a somewhat oversized two car garage). The second floor is slightly less than 25 feet by 25 feet, supported by nine pillars with a sloping flat roof and a balcony.

@EgunMogaji, i love this concept and i am about to plagiarize it. I already have a decked garage and was about to slope it while tiling but this concept just trumps that idea. Dimensions are approximately 26ft x 20ft.

We Quickly re-drew the architectural drawing of the house so as to produce the structural drawing and as well insert our supporting columns.
Well...this significantly defaces the building. However, better standing and defaced than "looked good but collapsed". Another basic lessons for would be landlords. Don't be shy of initial expenses to be sure you have a structurally sound building. Finishing is secondary to structural integrity.

Very Unlikely! Just paint your building plan approval number on your fence and nobody is going to bother you. Unless there is a "Judas" in your team trying to make extra money...but even at that you should have no major problems.

Sealants are meant to seal wall surface so that exterior water doesn't affect the wall and underground water doesn't affect the wall or building.
Good quality paints protect against exterior exposure to water but cannot protect against ground water that causes damp in building, so the wall is sealed with a penetrative sealant that soaks into the concrete or plaster to react the sand and free lime in it from the cement.
This forms an insoluble substance that blocks the pores in the wall and reduce porosity so that the wall becomes denser.
This treatment would naturally make the wall stronger and durable. It would also protect the building from damp in areas prone to damp.
This penetrative sealant is better than surface sealant that is only effective in protecting building from surface water and not from underground water that wicks up through capillary action. Such water would eventually push off such surface treatment that is like nylon sealing the wall.
Besides, such treatment won't allow the wall to breathe.
But using a densifier/ penetrative sealant, water vapor is still allowed to pass but not noticeable water.
The sealant is only effective on unpainted walls.

I bought a very bad plot of land (in terms of soil texture) in Gbagada that has defied economic logic for any commercial residential purposes so I am fast forwarding my dream of owning a hospitality/sports bar and this container stuff may just be it.

Its not unusual to have this kinds of situations during construction even in built up areas. Nothing wring with that especially even the contractor restores to condition he met it or better as soon as possible. Lekki II is jot really a built up area so nobody is being inconvenienced for now. I will take Brabus to the gallows if after construction he fails to clear the drainage, build proper culverts and fixes that portion if the road his trucks have obviously damaged...of course this is expected to be taken care of by the landlord.

Many more payments will not come up, I am from here and we all know what and what to be paid, "nri ani" is something nobody can dodge in Igboland. It is a customary requirement for a land deal to be cemented after cash has been exchanged , and was supposed to be a feast where I will even come with my entire people to enjoy dance ,cooking and merriment meant to join the two parties and introduce everyone to everyone else. Land purchase is treated here like a marriage ceremony, same process .

The only difference is that these days, people now want their cooking to be converted to cash

Nobody can come and claim their family was cheated because everyone who was supposed to sign was represented. We identified the head of every household and they all signed the agreements.
Agreed that everybody knows of the post payment rites to cement land purchase but don't leave them complicate it more than it should be. Traditions differ. In my own area it is called "ewu ani" and you simply slaughter a goat in the presence of family members selling the land and the sale becomes irreversible after that. No other ceremony. So in this case,bit would have been good to let other people have complete information ad to what is involved because this "nri ani" and others that may come up in future may be unknown to them.
