Lesson is when designing the house, have the finishing in mind. If you are on budget, ask yourself must I have POP? Must wall tiles reach the roof? Must I have that many sockets in the rooms? Must the windows be that big?

The quality and cost of the fittings also matter! Hansgrohe shower mixer will set you back by almost 70k for one for example.

I use New Zealand made roofing tiles mainly. I use Wichtech or Tilcor tiles most times. I have become used to their consistent and reliable quality. But they are also very costly.

I have also used a few Korean made roofing tiles and they are still looking good after some years.

But that does not mean there are no other quality roofing tiles out there. There are still some very good ones I have seen, looks very good and even cheaper, but I have not used those.
Any idea the cost of Wichtech for the Classic, Milano and Shingles psqm?

Yes we are using suspended ceiling/POP Everywhere except the external part of the decks(Cantilevers).

Note even though we will be laying membrane, its basically just to protect our wood and our concrete materials from falling all over the place, not because we want to archive a smooth surface. Smooth surfaces are not recommended when you have plan to plaster the deck (though we do not have plans to plaster it). Also smooth surface are not relevant when you plan to use Suspended Ceiling/POP on your deck.
Is use of POP in bathrooms cost effective? What's the impact of humidity and water condensation on POP?

We are using the wood we have on site, no need buy new boards. Which is some pieces of Marine Board and some pieces of 1 x 12 wood. Not necessarily one particular material. What is important is that the wood gives us our straight Deck. Even if not smooth because at the end we'll use suspended Ceilings/POP to cover it up. The reason why we couldn't Run away from using Marine board for the raft is because we can be sure of our building been Properly Square on all Corners and Straight.
Are you going to use suspended ceiling/POP everywherehuh? I think it is better to have a smooth surface. You may be able to achieve that by laying membrane on the deck formwork.

Very interesting thread. Brabus, you get many enemies. People are failing to tell you the truth. Your issues with maverick is 'private' and you people can settle it privately. No point clogging the bandwith with that.

What is however of concern to me is your competence and professionalism! With the various mistakes you have made in building you need to change your approach. You are not a BUILDER neither are you are building professional. That I work in an hospital does not make me a medical doctor even if I can use all the medical jargons. You have admitted of being negligence. There is a 'price' for professional negligence and misconduct. Don't push your luck too far. Don't offer 'professional' advice that you are not competent or certified to give. Check out the small prints with regards to financial advice for example. You don't need to 'impersonate' a building professional in anyway. Come clear on your education, competence and experience. Passion is not the same as competency.

However, that you are not a building professional does not mean you cannot operate in the industry. It just mean that you need to have the required professionals to help you as you go ahead. You can employ or partner professionals to help or work with you. That is what people o. Get people who can COMPLEMENT them to work with them. People who can cover up for their weaknesses.

Packaging can open the door but professionalism and competence is what will sustain. You should not promise the impossible. You should be upfront with your client. Fighting with past, present or future customers is a mistake. Trying to prove 'right' with your customers will damage your brand. Being insensitive to the plight of your client is unbecoming. The issue with QC1 is the last straw. He was told to avoid you. He trusted you and you destroy that trust!

And please, separate your family from your business! How dare you bring your family (including innocent kids) into the dispute you have with your client? Where is corporate separateness?

You have a bright future. Don't destroy it before you even start off with pride and arrogance.

Bros there are thousand of ideas and opportunities for diasporans than building houses or buying lands.
My friend and boss is making a big hit in Ghana for replicating what he did in Nigeria a decade ago without stress. He left Abbey National Bank Plc over a decade ago after almost 2 decades of sojourn in Europe and he's good for it here at home. The positives is this govt will deal with diaspora more than the locals. If in doubt, ask Kemi Adeosun and the likes.

So I don't need to stay that long year to know how best to plan. As a matter of fact, I run with an exit plan from the very first day. Ogbon ologbon la fi nsogbon. I learn from other people's experience.

I have at least three friends that have DIY built there houses both in California and Texas.

I wouldn't call the 3,500 square feet house that I built in Texas a shed/garage, but that's just me.

Here you can build your house. I know you can too in the UK.
I think the term DIY is subject to different interpretations.

There are activities that by regulation must be done by licensed/competent personnel. You will not have a building approval IF your drawings are not STAMPED/SEALED by licensed/competent personnel.

Except you are a licensed electrical personnel. the building will not be declared fit for habitation. I doubt you will be allowed to DIY your structural drawings for example.

Most people just see structural drawings without knowing that there are calculations that goes with it. For all those getting charged for structural drawings, please always ask for the calculations.

NB: I am NOT a structural engineer oo.

Thats why l identified that "problem" ...... (They gave him money to do a job, thinking he was an expert at it (packaging), left him to do the job (standard procedure thus they have no blame) not knowing that he was still just learning on the job, yet he did not find it wise to employ TRAINED and COMPETENT people to help him on the most important part of a building: Foundation!)..... in my previous "problem analysis post" and people think l was not sympathetic with the Clients

Building a house can be challenging, if you encounter a Soil that is "wicked".
See what Spyder had to do in Port Harcourt, when he encountered such Soil? He "slowed down", consulted widely and approached house owner for adjustments in building method.

Brabus just felt: once l put enough Cement into the foundation and do raft.... e go balance at the end of the day!
The result of that "fatal error" is what we are facing today, in Qc-1's case.


That is why l always insist that anyone can forage into DIY building but the real "Building Engineers" are those who underwent Training in an academic environment, and then gradually backed it up with "Experience" on the job

....and to make matters worse, he does not realise that he needs to STOP show-casing his own "Chateu De Brabus" house" because the Clients are thinking: This mutherphucker built that house from "part of my money" (even if it was payment for services), yet l am not enjoying my own house! angry angry .

I feel like slapping him at times but l cant because he is an adult.

Yes he is an adult BUT he needs help. I don't think he is 'fraudulent'. It is because his pride is NOT allowing him to humble himself and LEARN.

If he can enter into partnership with (or even employ) a season engineer, most of the problem he is having will be solved. He seems not to CARE about reputation! Maybe someone need to help him understand how BIG companies go under due to BAD reputation.

I hope those he has offended will have the heart to forgive him (forgiveness is selfish). No need carrying negative emotions all around however justifiable you think it is. The anger, bitterness and hatred will do you more harm than good. So please, make una FORGIVE Brabus.

No one should give BRABUS any other work until you are sure he is working with a competent engineer! Brabus is NOT an engineer so expecting him to provide engineering judgement is sheer folly! Yes he has interest and passion BUT that does not translate to competency.

BRABUS, get an engineer to work with you. Use your skill to position yourself as a project manager. Live the technical/engineering works to those that are trained and competent to do the technical work. It does your reputation and that of your family members no good having your pictures floating around on the internet for the wrong reasons.

As per QC1, he need to get competent engineers to do an on the spot evaluation of the problem so that they can proffer solution. At this stage, internet solutions no be am.

I don't like to get involved in issues like this but Mr lastpage just summed up everything.

Building construction is a complex discipline, we keep learning everyday to improve ourself and do much better.

Some of Mr brabus' mistakes can happened to any builder here because we hardly carry out any soil test to ascertain soil engineering properties and when this soil is carried out, proper attention may not be paid to the laboratory test to determine all the parameters used for the analysis and design.

I worked for a consultancy film (briefly), they just copied and paste design without any analysis. Partly, this may be due to how low some clients are willing to pay(imagine some one paying 50 or 40k) for serious structural design of a duplex on a very poor soil.
In most cases after the soil test might have been done properly , the analysis and design may not be done properly... So you run into many problem.

I have turned down lots of job because either the design were poorly done and the owner is not willing to changed it or half way job with poorly don foundation. For example, I visited a site in warri to investigate a house that belongs to a "Nairalander '', I was shocked when I saw poorly the foundation and the first floor was,
the man wanted us to do the slab and upper floor but I turned it down. I then advice him to either convert the house to a Bungalow or demolish it because I know the house is a disaster waiting to happen.

Oga brabus has learnt one two lessons from those work as I have learned a lot from them. I have visited all those thread and look at things myself.... Learning is a continuous thing and we stop learning when we die
You are a 'professional'. If you make a mistake, your license CAN be withdrawn. That alone makes you to pay attention to details.

Brabus issues are NOT mistakes. He is dabbling into areas that he does not have the COMPETENCIES. Interests and passion does not equate to competency. What you call mistakes are 'professional negligence'.

Either Brabus get a competent civil/structural engineer to work with him OR he find something else to do! ALL his 'mistakes' are related to structural integrity of his builds.

I am "one" of those who believe in giving someone a second opportunity.

Infact, if not that my current build is so advanced (builder input no longer required), l would have used it to prove you guys wrong.

I am looking forward to when l will want to do another build from scratch, l will announce it here that l am using Brabus to build it.

Brabus has his issues, ...serious issues (and l have spoken repeatedly on them, even went as far as advising him "like l would do a "Blood Brother".

Three things accounted for the failure in his "PAST" Builds:

1.) His knowledge of foundations (back then) was very INADEQUATE!: He meant well but you cant give what you dont have. back then, his knowledge, compared to now was very limited!

2.) The Clients were mostly, if not all, "Diasporeans": Though this is not an excuse but his Clients have zero or very limited knowledge of Building.
They relied on Brabus' "expertise" when in actual fact, he too was just "learning as we go along" (like some other Builders here too, you can see from the way they ask or answer "technical questions".
(Abdulwastecx stands out from the crowd! he is a trained Engineer so, "No shaking"wink.
This is where Brabus "bit more than he could chew".
He could have, at the very least, INSIST on a Soil test at all times.... and just follow the recommendations of a Structural Engineer who interprets the result


3.) Supervision was lax, if not non-existent: Again, l wont blame the Client but we are all learning! There is a reason why projects have "Consulting Supervisors" that are different from the Builder. These are Professional Engineers who are paid and mandated to ensure that "they monitor and approve" what the Builder is doing on ground. You should not allow your Builder to supervise himself. I wont.
Brabus was building without "oversight" supervision. If you cant supervise your builder, please employ a qualified person to do it for you.

The reason l am very confident that l will give him (Brabus) a job in the future, is that as "a Client", [b]l will be with him EVERYDAY of the build! grin That is how l do my own builds.... l monitor like hell, while "learning" at the same time
I have acquired "appreciable knowledge and experience" over time, such that even if l dont employ a seasoned Engineer as Supervisor, there is NOTHING Brabus will or can do, that l am not knowledgeable about.

I WILL TELL HIM WHAT TO DO, I WILL ENSURE HE DOES WHAT I WANT AND I WILL DO THE NECESSARY TESTS (SOIL, CONCRETE, e.t.c) to assist both of us to make a success of it.

it is a pity that the above three factors came into play, all at the same time, in Brbaus's build for his clients back then.

TODAY, in 2016, l dont think all those three factors can/should still align together... to produce the results we are referring to/discussing.
As for his "personal values"...... What you "already know" should not be able to hurt you... if you are intelligent and smart!

The major problem with Brabus is thinking he will become a civil/structural engineer over night! Most of his problems are related to structures IF only he can employ a structural engineer to work with him while he concentrates on his area of core competency. Brabus is a computer guy. He may have good presentation skills but that is not enough! While presentation skill may give you jobs you need great depth and understanding to make a success of it! It is only in Nigeria that someone with limited knowledge of structures will become a builder overnight.

The first project Spyder handled in Port Harcourt, he had problems with it. He knew his limitations and called for help.

Laminate is GOOD but watch out for the thickness and hardness.

I will not go for anything less than 8mm. AC3 upwards is good. Will only use it where you don't have heavy traffic. Sand will cause scratching. Moving of furniture on it will also cause scratching.

Apart from that, it is cool. Not sure it is cheaper though when compared with tiles.

Note, laminate does not like water. So don't use in areas that will be exposed to water for prolong periods.
