By the way, we're already producing an average of 30kWH of energy per day. This means we can keep the lights on, charge our phones and laptops, as well as run an efficient fridge indefinitely, without caring about PHCN or fuel scarcity. I personally designed and manufactured the highly-efficient (prototype) LED lights we're using, and I'm proud that they've run without issues for weeks now.

I know some who went to tender for a contract with them and he came away to say the money on offer was not worth it.
Good way to go. However once the CONTRACTOR agree to do the job at an agreed price to the required specification, he cannot claim that he did a poor job because the money was small. He was not forced to agree to do the job.

I built 2 units of detached duplex for a Nairaland in 2012 and the client insisted that they want independent consultants (structural, mechanical and electrical) to double check my work. Each of them had nothing less than 20 years of experience. This is outside the estate project managers and architect who come in at every critical stage of work to check conformity with standard.

Why did the do that? To be sure they bought piece of mind. Not to show off.

Now we are talking about mass production of multi-floor building projects in a reclaimed land. Then I'll fold my arms.

See me as your consultant in this case. Na so I go blame you.

The estate is Diamond Estate, Sangotedo which is not a reclaimed land. You can make further enquiries.
You are comparing apples with oranges. A client (Lekki Gardens) contracted you (A Contractor) to build 2 units of detached duplex for him (Lekki Gardens). The client (Lekki Gardens) now have Consultants to SUPERVISE the work that you are doing to ensure that the CONTRACTOR builds according to specification. If the client (Lekki Gardens) is selling the house to a subscriber, you can see that the subscriber is not involved. It is purely Client vs Contractor relationship. That also governs the roles, responsibilities and liabilities

The underlying principle has nothing to do with type, location or complexity of job. It is all about contractual relationships.

For the records, the Atlantic City project started before The Horizon. You'll see the difference between projects in there. The subscribers of the Atlantic City can build 10 Lekki gardens at once but they choose to wait until all (including the Great Wall of Lagos) that the promoters promised are in place.


So talk to me about Pros using pro and not wisefool using supposed Pros.

Pls note, I'm not holding brief for Lekki Gardens. I'm just trying to advice buyers not to be hasty in making decisions. Not all that glitters are gold. Forget the Pro talk. In few days, we will see the names of those who are involved in the collapsed building project.
Even though I have a feeling, man know man, person know person approach will be adopted since most of the deaths recorded are foreigners.
The CONTRACTOR and the MD of Lekki Gardens are already in court. If anything, they will have case to answer with respect to gross negligence and professional misconduct.

Its not unusual to have this kinds of situations during construction even in built up areas. Nothing wring with that especially even the contractor restores to condition he met it or better as soon as possible. Lekki II is jot really a built up area so nobody is being inconvenienced for now. I will take Brabus to the gallows if after construction he fails to clear the drainage, build proper culverts and fixes that portion if the road his trucks have obviously damaged...of course this is expected to be taken care of by the landlord.

Why BLOCK the drainage throughout the duration of the construction work only to clear it AFTER construction is completed? Why not build the RAMP NOW to create access to the plot? What is the effect of a blocked drainage?

YES, many people block drainages during construction work BUT it is WRONG. That Brabus does not know that it is WRONG says a lot about his professionalism!

Brabus, you have a penchant of JUSTIFYING and RATIONALISING ALL your actions!

It was pointed out that you blocked the drainage. Initially, you denied it. Now you are traying to rationalise why you are RIGHT to have blocked the drainage! How many more WRONG things will you do and still try to rationalise and justify?

No one is perfect. We all do make mistakes. We do make wrong choices. The difference is accepting and making ammends.

Haa! We can't block the communal drainage. The sand will be removed from gutter and proper drainage will be constructed.

There's plan to reconstruct the entire drainage. The current one is weak.
You have blocked the drainage. Quite unprofessional. There are other sensible ways of creating access without using sand to block the drainage system. Nothing to be proud off.

It is obvious people do many things they are not professionally competent to do in Nigeria.

While client gives a brief, the correctness of the design lies with the professional that puts his seal on the design. Part of the problem in Nigeria is that peopke just regurgitate designs that they dont understand. Once asked for the structural calculations for a building and there was none. Calculations for sizings of ACs not provided. Calculations supporting the height of the water tank not available. So you ask, what is the basis of the decision? Foundation design done without a soil test! What calculations were done for the plumbing works? Was there any electrical load calculation?

Designs in Nigeria is copy and paste. No attention to detail. A colleague from UK did the mechanical design (just a sketch) for a building and peopke were amazed!

We need to be professional or else quacks with presentation skills will take over the industry!

Someone talked about the strength of a block and use throwing it from a 4m height as an example. That already shows that the person does not know the concept of STRENGTH. Do we even do random tests of the blocks? Do we test the concrete we use?

About the clay pots, @Abdulwastecx got it spot on, exactly like in the books.. I think he should be a lecturer..

I will like to add that they should be used in areas where there wont be too many live loads. That is, don't use on walkways etc..

Imagine you could reduce the cost of a decking from 1.5 million to about 900,000... That's mega cost saving in these hard times..

The cost savings will come if the building has long span. Otherwise, there is hardly any cost savings.

I know a building that the deck was done in a similar way (used blocks instead of clay pots).

Theory is different from practice. The legal framework is just not there. Difficult to get justice via the Nigeria legal system. Almost impossible to enforce contracts.

Do you know any other part of the world where workers go unpaid for 8months? Any part of the world were workers go on strike for 6months? Those are the reality on ground. In Nigeria, agreements are hardly worth the paper they are written on.

It is the issue. When hospital attendant become a consultant overnight, there is a problem. People are being asked to do job above their competencies. The outcome is what you see here. A professional will be guided by the ethics of his profession. A quack has nothing to fear. A professional can have his license revoke. A quack has nothing to lose.

Nexthome and others with passion for building should have competent and certified professionals in their team.

I don't think Johnny is the only one at fault here. The client also at fault and I hope that others will learn from this.

How many here will allow a nurse to carry out an operation on your child? Brabus, Johnny and most of the builders dont have the requisite training, competency and experience to do the kind of jobs given to them to do.

When you have failure of a structure, you look for the structural engineer. Was there a structural drawing for this building? Was the drawing followed by Johnny? Was there any structural engineer that confirmed that the work was done as per the design?

I know that Nigeria is a country where an hospital attendant will claim to know more than a consultant in a teaching hospital. The value of the consultant is known when things go wrong.

For the builders who may not have the necessary certification and competency, get the required professionals to work with you. Once the building is not a bungalow, get a structural engineer. Even for your electrical works, get a certified/registered electrical contractor. Someone that have the tools and instrument to detect faults!

For clients, stop patronising QUACKS all in the name of saving money. Not asking people to waste money BUTensure that works are propely designed and the design followed to the letter.

Johnny has built a bungalow before and that's where it should stop.

Brabus is an IT person so surprised at how he became a building professional overnight. He needs reall building professionals to work with him.

We all need to understand our limitations and not present ourselves for who we are not.

In civilised countries, many here will be behind bars for impersonation!

Johny is definitely not an engineer. Same with Brabus.

When I hear of collapse structures, I always wonder who the structural engineer is. That is enough to cause him ti lose his license.

As per diverting money etc, it is partly because people are not trustworthy and partly because some cannot resist temptation. When you pass like N15m through someone, dont be surprised when such people start to get ideas.

integrity and respect for contract is holding us down as a nation.
