Properties / Re: Best Way To Prevent Water From Sipping Into Your Building Through The Floors by wealthtrak: 8:59am On Mar 09, 2022
Nighouseplans:
You’ve spent quite some amount of money finishing your building…hoping to live happily ever after but some months after moving in, you notice water seeping into the building through the floors. The walls swell, paints peel, dampness takes over and there’s eventually a stench in your house. What could this be??

You are disturbed and try to find a solution but later realise that none is real and lasting, only patching repairs which ends up consuming resources constantly.

A lot of home owners go through this experience nowadays. Many years back you hardly experience such but due to neglect, ignorance or greed water seeps into many buildings, even high-end buildings are not left out.

How could this have been avoided?

The Problem:

The simple issue is that some “contractors” do not follow standards either out of ignorance or desire to make more gain. Building owners may not be aware until its too late.

The culprit:

The culprit is capillary action: that’s the ability of water to rise through a substance.

Example: water rising through a cloth when you dip it in water. If your foundation build-up is not properly done, water will soon rise up through the ground to the floor and walls.

Many foundations are done by laying the floor slab directly over compacted earth. This makes it easy for water to find its way up into the building after a short while.

The Solution:

The solution to this issue is following standards. Its simple and cheaper overall. The correct process after digging and laying your foundation blocks is:

1. Fill foundation with filling sand.
2. After filling, compact the ground. Ramming the ground after water application is required for better compaction.
3. Pour hardcore. This can be rubble or broken blocks. Sand may be used if hardcore is expensive.Hardcore has larger pores than clay thereby
prevents water from rising up through the foundation.
4. Apply a bed of sand to receive waterproofing.
5. Apply waterproof membrane. The water proof membrane acts as the final cap/seal such that any dampness that find its way up is stopped.
6. Cast the ground slab using the correct concrete mix for the slab. The correct concrete mix will prevent cracks and will ultimately ensure that
dampness doesn’t find its way in over time.

It’s a futile attempt trying to repair a foundation after the building is done. Following these outlined steps will save you money while giving you the assurance and peace of mind that there will be no dampness in your building throughout its life cycle.

Wishing you success on your building project. Thank You.

You're the "joker" here young man! Be civil. Not paying proper attention to little details has cost some people their jobs or loses in investments running into millions

You did NOT read my CLEAR posts properly... Learn to read posts well before barging into other people's online convos.

I told the OP that a prior notice of
2 months (or slighly less) should
be given by any staff before leaving a job for another. [i.e., If you plan on leaving a job in the month of
May 2022, give the boss a hint that
you'll be leaving from March 2022].

At the END of the 2 months notice, s/he can conveniently leave for a new job! Period. I've had work experience for over 3 decades in

be adviceable for you to give at
least two months notice to your

I know that this could be a major
reason why a boss could get upset if the resignation is sudden. The

Romance / Re: Wrong Marriages, Wrong Persons & Wrong Motives by wealthtrak: 10:17pm On Mar 08, 2022
Angy55:

Many married people are daily regretting and cursing their marriages. If you are single, know the reasons why people marry wrong persons and end their marriages in bitter separations or live to endure it.

1. YOU FOCUS MORE ON CHEMISTRY THAN ON CHARACTER
Principle: Never marry someone because you’re in love. Falling in love is a state of temporary psychosis. It is the “delusion of fusion.” Identify the specific character traits you must have in your spouse and know clearly how to asses for each one.
Background checks are essential, Be especially careful to check out the family.

People from warm and loving homes will most likely be emotionally healthy people.
Chemistry means there is physical and sexual attraction.

Compatibility: Looking for sameness: same backgrounds, culture, language, interests, politics etc. Temperament types are important to know.

2. YOU EXPECT HIM OR HER TO CHANGE AFTER YOU'RE MARRIED
The question you must ask is, “Can I live with this person the way he is now and be happy with him?”

Principle: Never marry potential. This implies bad potential. He’s a chronic smoker and drunkard and says he’ll change for you. This is bad potential. If he doesn't change you’ll resent him.

3. YOU DON'T UNDERSTAND THE FUNDAMENTAL NEEDS OF MEN AND WOMEN

This is all about making sure the male-female energies are in sync. Men and women each have one core emotional need. Men want to be respected. Women want to be cherished, which means they want to be protected, provided for, and guided. The ultimate prerequisite for a man to get married is that he is ready to take responsibility. He has to be ready to be a “man.”

4. YOU DON'T KNOW WHAT YOU WANT AND WHERE YOU'RE GOING
This means knowing what you stand for in life: Your values, priorities, and goals.

Ideally you should not be considering marriage until you've answered life’s most important question: What am I living for? Two people who have the same life goal have a much greater chance of growing together and staying together in a deeply bonded way. A soul mate is a goal mate.

Principle: The more clearly and narrowly we define ourselves, the better our chance of finding the right person.

Tools: What are we going to build together? What are this person’s life commitments? What does this person stand for? What is he passionate about?

5. YOU GET INVOLVED SEXUALLY TOO QUICKLY
Becoming intimate too soon can be self-defeating because it creates confusion.
• It may create a false sense of commitment and depth.
• It may block you from processing your feelings which is soul-tie
• It may lead to overlooking problems that should not be overlooked.

6. YOU CHOOSE SOMEONE WHO IS ABUSIVE
The definition of an abusive relationship is one in which you are afraid to express your feelings and opinions.

Other indicators:
• You don’t feel emotionally safe.
• You have to monitor what you say.
• You walk on egg shells around this person.
• You don’t feel relaxed and don’t feel you can be yourself.
• The person is demanding, controlling, or communicates with anger and criticism.

7. YOU DO NOT HAVE A CONSISTENTLY POSITIVE EMOTIONAL CONNECTION WITH EACH OTHER
A positive emotional connection does not mean you are in love.
Five questions to evaluate if you have a positive emotional connection:

1. Do I respect and admire this person?
2. Do I trust this person in every way and feel I can rely on his or her judgment?
3. Do I feel totally safe with this person (like I feel with my best friend)?
4. Do I truly care about this person and have a desire to give to him or her?
5. Are we open and honest with each other about our feelings and opinions?
Your greatest tool for measuring the quality of the relationship is your feelings.

Principle: Never dismiss anything that bothers you! Process everything that bothers you.

8. YOU DON'T COMMUNICATE WELL
This is very important: You must be sure before you get married that the two of you communicate well.

Good communication means:
1. We can talk openly and honestly about our feelings
2. We listen to each other and make it safe for each other to express ourselves.
3. There is no defensiveness
4. We trust that together we can resolve problems
5. We have confidence in ourselves that we can repair our breakdowns
6. We work well together; we’re a good team

Principle: You must be able to repair breakdowns 100%, which means there is no resentment or bad feelings left over.

One of the biggest mistakes people make is to believe that marriage will heal or fix their deep inner pain. In many cases, marriage will only make the pain greater and more unbearable.

Kshe:
I'm making this thread to shed some light on the journey to becoming a data scientist in Nigeria.

Coming from a non-IT background, being a female, and not having IT professionals to look up to for guidance I mostly had to navigate the entire process myself. It can be tough moving into data science when you have no clue what programming is all about ( I even pronounced Object-Oriented Programming (OOP) as Zero Zero Programming- It was that bad).

I had spent 5 years in Business Development across various industries and had got to a point where I knew that to remain relevant and to get the kind of income/financial freedom I desired then a career switch was inevitable.

Switching to IT was/is the best decision I have made in my career I am elated by my journey and looking back it's hard to believe that the person who had to google pronunciation of programming terms can now write a Python program.

I'm doing this so women or anyone who finds the process intimidating will realize that it's not impossible and it's a step that is so worth it.

Rubyjade:
I recently hung out with a group of girlfriends I hadn’t seen in a very long time. I’d like to say that it’s because we’re all busy,so I was grateful to get the opportunity to catch up with my girls.

As usual, those ladies that were single lamented about their nonexistent relationship status. “Where were all the good guys?” “Why do they all live with their mama or have multiple baby mamas?” “How come they don’t have great jobs or make a lot of money?” I quietly sat there listening, not missing any of my single days. However, the more I listened, the more questions formulated in my head. “What constitutes as a great job?” “What is ‘a lot’ of money?” After all, those things are pretty relative, so I was curious to learn what types of guys they were attracting and why they felt these men weren’t good enough.

One friend said, “The doorman in my building asked me out on a date. Can you believe it? Like I’d date ‘the help’.” Suddenly, I began to understand why some of these women were still single.

“What’s wrong with the doorman?” I asked.

“Uh, he’s a doorman,” she responded, as if the answer was obvious.

I followed up by asking if it was just doormen she was against, or any man who was in a service/customer service type of job. After all, “the help” is not limited to doormen, maids, butlers, janitors or any other job that reminds her of “slavery” (her words, not mine). Service industries also include positions within sectors such as hospitality, sales, public health and any other position where your responsibility is to service or be of service to other people. But because those were still considered service industry jobs in a sense, were they too deemed not respectable? “Would she not date a man in any of those fields?” I thought to myself.

What Occupation would stop you from dating or marrying Someone?
Aha, Rubyjade... So you're not

Career / Re: Why People Who Earn Less Than You Achieve More Than You by wealthtrak: 3:00pm On Mar 08, 2022
Moneyfem:
Saw this online and had to repost.

Shalom.

XXXXXXXXXXXOOOXXXXXXXXXOOOOXXXX

A 37 years old lady chatted me two weeks ago, let's call her Ada. Ada came to me and complained that her husband's best friend from childhood who works in the same office with her husband and earns the same amount of salary saved up money, bought his wife a car and they went to Maldives for her 40th birthday.

Ada said she suspected her husband was cheating on her and he must have been giving money to another woman; that is why he's always broke. She wanted me to post it on my wall so that people will "advise her" on action to take to catch her husband. Because I do not post Junks on my wall, I started asking her some questions.

We did a messenger call. After much questioning and running back-to-back analysis without prejudice, we discovered some things.

Read carefully.

Ada's husband's childhood friend's wife works with a travel agency while Ada sells beads, zips and other tailoring items.

Childhood friend has 2 children. Twin boys of 17 who just entered university. Ada has 5 kids aged 2, 5, 8, 11 and 13.

Childhood friend is the last child out of 3 children, but Ada's husband is the 2nd born but first son out of 6 children.

Childhood friend has no father and mother again, but Ada's husband has a mother but no father.

Mrs Childhood friend's parents are retired Judges, but Ada's parents are in the village.

Mrs Childhood friend has just a younger brother who is an Air force officer and married with 2 kids, Ada has 3 younger siblings who are still struggling.

So suppose Ada's husband earns 300k,
He would pay the school fees of 5 children of which two are toddlers, send money to his mother, sort out one or two bills for some siblings,

While Childhood friend would just pay for 2 children school fees, he has no younger siblings to cater for, his wife's parents are well taken care off, he has no parents to send money to.

Mrs Childhood friend with her knowledge with the travel agency she works with knows when to get good ticket prices, she knows when they get bonus, she knows those countries that offer Visa on Arival like Rwanda, Maldives, Uganda and the Rest. She has no younger siblings to care for so she can save up her salary or commission to grab some last minute flight deals.

But Ada is just zip and button seller; if she sells, she would send money to her siblings.

Both men work and earn the same, but their responsibilities are different... way way different.

By the time I highlighted these to her, she felt guilty. I made sure she saw these because she was the one answering the questions.

Sometimes, before you pressure yourself over someone's achievements, think of the responsibilities you have.

You might earn more than a person who has a flashy car and lives in a good apartment, but you have more responsibilities than that person.

Someone earning 40k might be living your dream life and traveling round the world, but you who is earning 150k would think your village people have tied your destiny.

People would wonder why you don't dress well.
They would mock you that you don't know how to save money or plan your life like them,
They will say upon all your money you can't afford iphone 13 or human hair or nice suits.

Check the bills you have to pay,
Check the things that gulp your money and praise yourself. It's not everyone that even have the luxury of saving.

Some of us as the money comes, if we don't spend it on ourself and eat chicken and fish, our phone will ring and one person is asking for 5k.

You'll be paid 50k and in 30 minutes you're seeing something that resembles 2k in your account.

Some of you are actually doing better than you know, but you're so busy looking at other peoples farms and counting their achievements that you can't see yours.

Comparison leads to unhappiness.

mushroomFarm:
THIS IS A DEVELOVING THREAD AND IT IS GOING TO BE A VERY LONG THREAD

In this thread I will be discussing the following headlines
1. What are mushrooms?
2. Why are they so profitable?
3. Greenhouse farming and mushroom cultivation
4. HYBRID VARIETY OF OYSTER MUSHROOMS
5. HARVESTING AND SELLING
6. CASE STUDIES

Finally I will be showing prospective mushroom farmers exactly how to become a part of our big plan growing mushrooms and selling them to us in huge quantities.
Henceforth however I won't refer to it as 'mushroom farmers' anymore, rather, as a way of making it more lucrative and generally acceptable to the youth population, we now call it 'greenhouse agripreneur'
.
So let's get started. What are mushrooms?
So we all have an idea what mushrooms are but if you care for some scientific explanations here it is;
A mushroom is the fleshy, spore-bearing fruiting body of a fungus, typically produced above ground, on soil, or on its food source. The standard for the name "mushroom" is the cultivated white button mushroom, Agaricus bisporus; hence the word "mushroom" is most often applied to those fungi (Basidiomycota, Agaricomycetes) that have a stem (stipe), a cap (pileus), and gills (lamellae, sing. lamella) on the underside of the cap. "Mushroom" also describes a variety of other gilled fungi, with or without stems, therefore the term is used to describe the fleshy fruiting bodies of some Ascomycota. These gills produce microscopic spores that help the fungus spread across the ground or its occupant surface.
One very important clue to derive from this scientific explanation of what mushrooms are is 'spores' mushrooms are propagated by spores.

Obviously not all mushrooms are edible. Some are in fact very poisonous. This is something you probably know already. What you don't know however is that some species of normally edible mushrooms can become poisonous if they are exposed to conditions that can support such reversion from being edible to becoming poisonous. Mushrooms that have been exposed to so much pesticide sprays are a very good example of this. They trap the lethal chemicals in the pesticides or herbicides and never break them down. This is one reason why you need to choose your mushroom strains carefully and properly. This is also one of the reasons why only mushrooms grown using organic cultural methods are acceptable in the export market.
To crown it all, mushrooms are fungi, they grow in the wild where they break down substrates composed mainly or decaying organic matter such as wood. This sort of growth is uncontrolled and yield is definitely very low. For the larger market, mushrooms must be grown indoors in a controlled environment known as greenhouses where optimal environment needed for a massive yield of mushrooms are enabled. Years upon years of researches from microbiologists and mycologists have allowed these optimal conditions to be known although they vary from one specie of mushrooms to the other. While shitakes and button mushrooms require a much more sophisticated substrates/growth medium and environment for growth, oyster mushrooms have been found to do well in relatively simple growth environment and substrates. Oyster mushrooms also have the highest yield per square meter of substrates. In fact a green house sitting on a plot of land can churn out over one thousand kilograms of oyster mushrooms every fourteen days. At an average market price of N2,700 per kilogram of oyster mushrooms, that would be 2.7 million naira every 14 days if properly managed.
I like to assume that my calculations are blown out of proportions (Even though really, they are not) but assuming you are only doing 50% success of that forecast every two weeks they we are still looking at over a million naira which is very hard to believe.

.
.
And this is where the second topic comes in. Why are mushrooms so profitable?
There are quiet a lot of reasons and here are some of the reasons I can think of at the moment. (Honestly Google is your friend. We can't do a full discussion on this topic on just one thread, even microbiologists and mycologists have to study for four years yet they still don't know half of what mushrooms are all about)
1. Mushrooms are in very high demand. Almost all countries on earth are requesting for it in huge numbers
2. Mushrooms grow fast. It takes only 14 days to reach maturity and it takes about the same number of days to regrow after you harvest them the first time!
3. Yield is very high compared to other agricultural produce.

4. Mushrooms grow on substrates that are waste products of other industries such as saw dusts and wood scrapings from the lumbering industry. You don't spend money on feeds. Yet you get to earn a whole lot. It's like converting wastes to wealth.
5. Mushrooms contain several essential amino acids, proteins, vitamins, etc.. it can very well replace meat in a dish yet it is a plant food at the same time! It is in high demand by pharmaceutical industries.
6. Mushrooms are in high demand by the livestock industry too where they make them into animal feeds and dietary supplements.
7. Diminishing forest reserves and the problem of security have ensured that wild mushrooms are no longer in the market. Demand for greenhouse mushrooms that are safer to consume, neater, more nutritious, etc.. are now in huge demand in the local market
and a whole lot more....

Cutehector:
i resonate with this. Anyone who cannot forgive is not a true christian.
Yup! @Cutehector,
I was even speaking of forgiveness
being a virtue or universal principle which applies to all of mankind
regardless of a person's faith.

There's a lot of negative energy expended on hating, and you become a mental slave to the person you have chosen not to forgive. Better to calmly tell those
who have offended you how you
feel then let go (while respecting yourself and others), even if they
don't say sorry immediately,
they'll come around.

It's NOT stupidity to forgive, it's
also for one's personal health
because stress hormones like cortisol are released by the body leading to a high-blood pressure, kidney failure, eye damage and blindness due to increased eye pressure and other costly debilitating diseases!

All the best. smiley

Jennyclay:
I created a thread early January this year seeking for an advice about how my boyfriend is keeping malice with his father for over 3 years, even till today without opening up to me about what actually happened. Mind you he's a great guy with good qualities. But I saw that "malice" as a big red flag. But most nairalanders were saying Men are scares, you better continue with the relationship.

What if we had little misunderstanding in marriage will he forgive me or keep malice with me for years? If he can't forgive his father despite I've tried severally to talk to him politely, will he even forgive me? That was a very big red flag for me. I don't want to feel lonely in marriage.

If you're in a potential relationship and he/she is displaying some unwanted characters and you're seeing the signal clearly that it's a red flag but you're hoping he/she is gonna change, hmmm.. Honestly it's not easy to change a full grown man/woman. Don't give yourself false hope he/she will change.

Being in a Relationship is not all about Intercourse But interview. What do you do during an interview? You have a chance to communicate and study each other personality and character, it would be so easy to detect red flags. Don't be carried away by sex, money and gifts.
Well said... wink

Not forgiving family members and other people on a long-term basis
is negative energy and not a
virtue.

Travel / Re: Why Airlines Won't Tell You How Long The Flight Is by wealthtrak: 10:03pm On Mar 07, 2022
SageTravels:
Whether you always get to the airport hours before your flight or you waltz in minutes before cut-off time, you still spend more time waiting than you should.

The arrival and departure times airlines share with their customers often don’t match how long an aircraft actually needs to spend in the air. Airlines exaggerate how long a trip will take so that even when there’s a delay, the plane still arrives “on time," a strategy known as “schedule padding.”

The Telegraph reported that between 1996 and 2015, the allotted time for a flight from London’s Heathrow airport to Scotland’s Edinburgh has increased significantly, despite improvements in technology, almost entirely due to schedule padding. An AirTran Airways pilot confessed to Reader’s Digest that “airlines really have adjusted their flight arrival times so they can have a better record of on-time arrivals, so they might say a flight takes two hours when it really takes an hour and 45 minutes.”

To make matters worse, the definition of “on-time arrival” isn’t all that it’s cut out to be. Flightstats.com, a site that issues awards for on-time performance (OTP), counts every flight that lands within 15 minutes of its stated arrival time. Even with that generous definition of on-time, airlines try to account for everything that could possibly go wrong.

“We regularly review our flight plans and timings to ensure that we can meet our published departure and arrival times and customers can plan their journeys accordingly,” a British Airways spokesperson told the Telegraph. “The weather, type of aircraft, air traffic control restrictions, airport infrastructure and geopolitical considerations will all play a part in the decisions we make about whether to increase or decrease each route’s published flight time in our schedule.”

While there’s still room for improvement when it comes to the way airlines manage their flight schedules, 15 minutes really isn't that big of a deal, all things considered — just don’t be too impressed next time your flight arrives on schedule.

Travel / Re: These Are The Three Best Seats On An Airplane by wealthtrak: 7:00pm On Mar 07, 2022
SageTravels:
After choosing a destination, choosing an airline to fly, and choosing what to pack, choosing the seat you want on the plane can feel tiresome. Luckily, Readers’ Digest has come up with a helpful video that streamlines the selection process, by pinpointing the three best types of seat on the plane.

Exit Row Seats

According to the video, one of the best bets is the highly sought-after emergency exit row, if you’re up for the (albeit highly unlikely) challenge of helping in an emergency. While many airlines charge passengers for the roomier emergency exit rows, it might be worth ponying up in miles or cash for the privilege. Be aware though that many emergency exit seats don’t fully recline so that people can access the exits in an emergency without trying to hurdle a reclined seat. If you opt for the emergency exit row, keep in mind that it’s usually only the last row of emergency exit seats that lean back. To double check, either ask the airline or check Seatguru.com, the website that can tell you specific details of your plane.

Over The Wing Seats

Readers’ Digest also suggests that one of the best seats on the plane is over the wing. This is particularly true if you are a nervous flyer, because by design those seats may provide a less bumpy ride. “The smoothest place to sit is over the wings, nearest to the plane’s centers of lift and gravity,” explained Patrick Smith on the Ask the Pilot site. That’s why the seats over the wings, tend to feel the fewest bumps along the way and can help ensure a smooth ride even when the air is turbulent.

If you can’t get a seat directly over the wing, opt for one a bit forward of it or perhaps a row or two behind. Those seats tend to offer a more stable ride than anything after the wing. As Travel + Leisure notes, “think of it like the center of a see-saw where the person sitting at either end gets a wilder ride than the person standing in the middle waiting for their turn.”

Window Seats

Something else to think about when you’re choosing a seat is what you plan to do on the plane once you’re onboard. If you’re feeling sleepy—or prefer to let the flight literally fly by while you snooze— opt for the window seat. It’s the best spot for a nap, because you won’t get woken up every time your neighbor needs to visit the lavatory and you can simply lean your head against the wall. It’s always better to lean against the side of the plane instead of your neighbor, and if you bring your own pillow, it’s as comfortable as you can get in economy class.

I didn't quite understand the question in the last comment since any skill can be mastered in the shortest possible time. And this is not even a skill, but just some knowledge that gives you an understanding of exactly how the market works and how to work on it to get a good and stable income that will only grow and grow. Try to read the article https://www.calxa.com/how-to-prepare-a-cash-flow-forecast-in-under-30-minutes, everything is explained there easily, and even a person far from this sphere can understand. And there is a lot of material on this topic on YouTube and with pictures and illustrative examples

Abacha is Babur from Borno State, the same tribe as Buratai.
General Buratai is from the Bura ethnic group in Borno just like former Governor Shekarau of Kano State.

Sani Abacha is Kanuri. There are also Abachas in Chad.

I suspect that Sani's people may have migrated from Chad.

I don't believe IBB is originally from the north. His middle name, Badamasi, is a twisted form of Gbadamosi which is yoruba in origin.
His ancestors are Hausa from Kano, but migrated to Minna for greener pastures. This is well-known in
the Minna area.
