@eghosajohny: The roof is done already the repair may be a little more difficult abd expensive. why not try option of making it up with precast. just suggesting, I wouldn't know if it's going to work.

Too bad I saw things like this coming and I quickly spread my tentacles outside Nairaland. I know greed of some frolicking quacks on NL will bring all of us to disrepute, drag all our hard earn integrity and trust into mud to the point that no one will be willing to hire us. Too bad that this is happening now when many people in diaspora are taking solace in online hiring since trusting family memebers is even worst and, now see Nigerians.
It took some of us great sacrifice to built this trust, respect and integrity that people of diaspora have in Nairaland property section today even to a point of working without making any gain, several insults and pains.
Only this year alone I have rejected project worth # 60 million naira put together even including this one in question simply because I will rather sleep hungry than to bring a disrepute to our Honour.

Now I am so scared of this project, there was a time I raised an alarm on this project. I wrote an article long enough to buttress my point but no one took me serious. Only God knows the integrity of this structure.

The question is will this house be habitable after partial collapse here and there in the course of construction?

I have written this comment out of my sincere heart pains, if our brothers in diaspora can not trust us how do we gain trust, respect and honour of people of men and women of another race.

Please do not consider me bragging here, because mentioned volume of work I rejected, many that knows me well know I came on board as an article writter to enlighten people, builders and even students, and a lot of people could testify that I have offered free structural services via phone conservation and atimes beyond that.

@ OP i observed from your decking reinforcement arrangement that you adopted load bearing wall structure for this project, because i can see that there are no beams in your slab transferring load directly to the columns, rather you have a ring lintel beam. the arrangement is correct for your method but i have a little reservation. For instance before your slab loads goes to the lintel ring beam (note: the lintel ring beam was not design so you wouldnt know if it can bear the load coming on it, but let us assume it can safely bear the load) the two courses of blocks receive the load. The question is what is the strenght of this sandcrete blocks was it design to withstand the load coming on it. What of if this blocks could not withstand this load, then what happens?
this is an extract from wikipeadia about strenght of block in nigeria: (The final compressive strength of sandcrete can be as high as 4.6 N/mm2, which is much less than concrete's 40 N/mm2. Sandcrete is unsuitable for load-bearing columns, and is mainly used for walls, or for foundations if no suitable alternative is available. As material for walls, its strength is less than that of fired clay bricks, but sandcrete is considerably cheaper.

Sandcrete is the main building material for walls of single-storey buildings (such as houses and schools) in countries such as Ghana[2] and Nigeria. Measured strengths of commercially available sandcrete blocks in Nigeria was found to be between 0.5 and 1 N/mm2, which is well below the 3.5 N/mm2 that is legally required there. This may be due to the need of the manufacturers to keep the price low, and since the main cost-factor is the Portland cement, they reduce that, which results in a block that starts behaving more like loose sand.

Research has shown using organic ash to replace Portland cement, which is better than simply using less Portland cement.)

Abstract



Research activities in different countries have shown that the compressive strengths of sandcrete blocks are always far below the recommended values in the codes. This work reports the compressive strengths and the statistical characteristics of sandcrete blocks collected from twenty five (25) different block industries in Ondo State, Nigeria. A total of seventy five (75) of 450 mm x 225 mm x 225 mm and seventy five (75) of 450 mm x 150 mm x 225 mm blocks were collected and tested. The results showed that the 450 mm x 150 mm x 225 mm sandcrete blocks in circulation as at May 23, 2005 had an average strength of 0.55 N/mm2 while those of 450 mm x 225 mm x 225 mm had an average compressive strength of 0.45 N/mm2 as at November 13, 2005. These values are very much lower than those stipulated by the relevant Codes and Standards. Although statistical analysis showed that the compressive strength of these blocks followed a normal distribution, the overall coefficient of variation stood at 0.54 for the 450 mm x 150 mm x 225 mm blocks and 0.71 for the 450 mm x 225 mm x 225 mm blocks. These values are high and they indicate very poor quality control in the production processes. On the basis of the noted poor quality control, recommendations appropriate for improving the strength and effectiveness of sandcrete blocks production in Nigeria are made.)

@OP this land to doesn't look firm enough to me to withstand the pressure of two storey building on pad footing sizes I am seeing. Do u have a structural drg, was any soil test conducted? Can u pls share with us basis for the choice of fdn u are adopting? Just curious and only wanting to learn more always. Tx

here in port Harcourt, it is the cost of setting out ( pegging )
here is the breakdown for a three bedroom flat
1. pegs = 4bundles ( @N1000/bundle = N4,000)
2. profile board = 30 nr of 2 x 2" ( N200/nr = N6,000)
3. builder's square, line, plumb and nail = N10,000
4. transportation = N5,000
5. Labor cost = N5,000 ( 1 carpenter and 1 labor)
6. Professional charges = N 10,000
TOTAL = N 40,000

Nice analysis, this kind of article is somehow scarce on Property section of NL this days. I am happy to read this as I know this will help potential builders, clients and students. pls ride on.

But, just a little observation, the cost of setting out/pegging in item 3 is 40k does this include excavation or just pegging alone. Just asking for clarification.

Not too bad as u think. I guess the worst of all those pics is the hexagon area of the building. once blocks doesnt meet at right angle, it takes a lot of attention to get it right. if you really want to correct it then that portion can be broken off set the block such that they will not bind at those obtuse angle, then introduce columns to bind them together. by that u ll achieve a better block setting I think.
