My suggestion: If your marriage is going sideways.. irreconcilable.. before they say pesin kee pesin.. quit the marriage and move on with your life and be happy.. at the last day, explain your decision to God Almighty. ( this is one of the many reasons I advise women to have a handwork, skill, sth doing, lots of women are trapped in marriage because when they leave, they will be broke) Only God can judge us! |

Finding good tenants this days seems like Finding a needle in a haystack. With the high cost of build these days. For you to find a tenant that could be able to pay a market rate sometimes (depending on location) , they are yahoo boys. Average Joe with decent jobs with family do struggle sometimes to afford the rent in a new build.. so when you rent, work with your agent/lawyer.. you might need to work with the "good tenants " with legitimate source of income when you come across them. |

I don't like been restrained in my own space.. I like to sit outside alot, eat outside, chit chat outside, dressed in my singlet and shorts and walk around.. I just like to be free in my compound. Option 1: could be an easy yes for me if I live in the premises part time. If I live there full time, I won't rent it out, if I do ( to raise a bit of income) it has to be someone close to me like a family member or a very close acquaintance, so I can still be free in my space. Option 2: Air bnb in 9ja Option 3: this will be my choice so I can be free in my own space. If push come to shove, and I want to raise a bit of money, I could grudgingly rent it out if there's a way to section off the bungalow from the main building (fencing). |

Greenarrow01:Sir, it is not about changing craft, it is about one adjusting, reviewing and making amendments in their ways.. All this clients complaints up and down.. are all these clients wrong? Maybe they are, maybe they are not. The best is one to work to better themselves in whatever they are doing, if mistakes are made, make adjustments, settle with contractors or clients and move on.. tomorrow is another day. Real estate is not that as it have been projected here.. you lie to a client and misappropriate their funds.. recall, real estate is big business with lots of money involved.. those clients won't likely be going back and forth with the person online.. the end result might not end well for the said individual. |
All this numerous back and forth between oga contractor and oga client. I am not here to offer judgment on who is right or wrong and frankly I did not attempt to read the numerous pages of the back and forth. But.. As a business owner, we ought got to learn business diplomacy.. sometimes win some lose some.. sometimes win win, or lose lose. The best way is to revamp, reevaluate, make adjustments were applicable and build your brand. Like i suggested to one of the contractors here when he was posting clients voice-mail and what's app etc.. those things don't bode well for the business owner, it doesn't help one build their positive business reputation (in my opinion). My suggestion is, here's the thing, in customer-client relations, sometimes the other party is trying to take advantage of the other guy and sometimes they don't intend to but it appear that way.. things happen, mistakes could be made, people misunderstands, sometimes in our effort to perfect something might come out the way we didn't hope and it might appear to others that was a malicious intention even if it wasn't. An example here, let me take us back to the year 1992, in one of landmark product liability cases in the U.S , a woman sued McDonald's because she accidentally spilled her hot coffee on her self and suffered burns. The lawsuit accused McDonald's of gross negligence And yes she won a jury verdict of $3m. But let's ask ourselves these questions, this case is long closed offcourse but do we really think their was a malicious intent on the part of McDonald's? Gross negligence? When something is hot, it has potential to cause some kind of harm. Even if the coffee was at 100 degrees Fahrenheit, if it is chugged too fast or accidentally spills on you, it could cause a snow ball of accidents. But what did McDonald's and other businesses do? They started including notes on the coffee that's says it is hot and came up with those coffee holder and watched the temp of the coffee. Lesson here, learn from incidents, Make corrections and move on. There are other product liability lawsuits , the one of pressing iron but we won't go there now.. but there's a reason why appliances have lots of warning notes in the manual and on the box. That is businesses learning and making adjustments. The same reasons why there are software updates, product updates and redesigns etc.. One more here before I go, just last year GM sent LG electronics an invoice of $1.9bn because they had issues with their EV battery for their Chevy bolt that was manufacturedby LG, LG agreed to take care of the invoice. Fast forward 2022, GM and LG Energy solutions (same parent company as LG electronics) signed a deal to build a battery plant in Michigan that is worth $2.6bn. That's business for you!! |
Apologist02:Why would anyone Engineer or not channel an untreated water waste outside of a property?? We all complain about ineffective and reckless politicians but are willing to fvck up our own environment, neighborhoods, with our own hands at a grassroot level.. What kind of rubbish reasoning is the so called Engineer employing here? The building approving agency just cares about the money being paid to them nothing else. ( unless I missed the part op said the waste waters were already treated) Even if the water was indeed treated, there still have to be a mechanism in place for the treated water to be disposed. As innocent as rain water is, if there's no channel for proper disposal, it does constitute a nuisance, breeds mosquitoes and diseases. The Engineer here just channeled the waste water outside his building and declared, my building is good, the waste water left my property, it is no longer my problem. |

If you follow how this guy play around online and his personal lifestyle.. one could probably think he is a goof ball.. but he is still out there working hard on the low... Just like those folks that party all the time but do tdb every night.. people always see them partying but they never have carry overs ![]() So, the message here is be wise!! |

olukaygold:Exactly! Just like I appreciate that, some people won't. I think it will come down to the location of the build and the type of tenants you could attract. I am not familiar with the area you intend to build, but in certain locations, open concept will be a no no because people are still loving the conventional style.. the defacto style. But in some locations , prospective tenants will be happy with that, because they understand that type of architecture and do appreciate it. If I may add one more thing, open concept is not for folks with too many friends that visit often and like to throw party left and right. So open concept won't really fly if the build is around campus and you intend to rent to students. |
olukaygold:Open the kitchen window to bring in fresh air while you are working your magic in the kitchen. I do like the open floor plan myself but I was advised against it in commercial build because they said folks won't appreciate the idea. |

So if Tinubu is interested in securing the bloc, he needs OBJ to fight in his corner.. just like they say, when two elephants fight, the ground suffers.. if OBJ and Tinubu are on the opposite end, by the time Tinubu expends his energy to fight him off, other candidates are busy working other zones. Also remember OBJ have some love in SS,and up north, SE don't really dislike him like that.. I would think OBJ have more influence in SE than Tinubu. |

This is bittersweet. Sweet that they are atleast back home safely to their families.. Bitter that they are back to square.. even if the war ends the next second.. school might not resume anything this year. Some do have little properties be it some personal possessions car, etc.. all those are gone in smoke.. ( I hope they have insurance tho) but the process to get the claim through will be very tedious.. But all in all.. Thank God for their lives. |

Is she trying to make you marry her?, or she is just informing you about your son just in case? Does ugochi have a job? Is she self employed? First as ask her what she want and go from there.. If she needs financial support because she doesn't have any job.. since you are doing well now.. you could set up a business for her so she can take care of herself.. then you move on with your life and you both can co parent your son. If you Ditch her.. hold your two ears.. if you Ditch her and she don't have no money and no where to sleep combined with the embarrassment she brought to her self and her family... then you just bought wahala.. KolaShangOne:Methinks the bottom lines here are, Lack of attention to detail. Lazy? Always in a hurry hurry to move to the next job. People not taking pride in their work. COPY CATS!!! From my experience, that's what I have noticed. I have found one architect only here on nairaland to ticked quite a few boxes. The one I detest the most is COPYCAT architect with silly designs and rubbish 3D designs.. 3D designs that ridicules architecture. I am not an architect but I think it is an art. Should be meticulously delivered capturing what the owner have in mind, considering purpose of thr building, livability and affordability etc.. while highlighting the craft, the art, the beauty of the profession. |
