Ranching is a private business.. a prospective live stock farming could apply for agric loan , then buy land and set up their ranches.
Then make sure their livestock stays in their ranches and not escape to cause wahala in other people's farm and source of livelihood.

Ole seems to be a nice chap no doubt but I don't think he is the right fit for Manutd... this is strictly business, there's just too much money involved in this..

Ole is just an average coach that will do well with a club like Newcastle, Watford etc .. clubs that are happy that they weren't relegated after the season. For a club like manutd, they need to look like winners, should be in strong contention for titles both in England and champions league.

Manutd with Ole just lacks character, they lack drive and they are not appealing to watch.. just like a soggy bread.

States should keep 60% generated from their state.. then send 40% to federal coffers.

Good evening my people, let's pause to consider this. Which arrangement of this 6 flats of 3 bedrooms do you think will be more costly to build from start to finish? All flats have same sizes of rooms. Option 1 has 2 flats on each floor, while option 2 has 3 flats on each floor.

Why do you think each type will cost more?

Which do you think will make more rental income for the owner?

If you're renting, which would you love to live in?

We will be assuming that the land for building both houses is the same.

As a homeowner, hmmm... that's where the real conversation lies;

Let's assume I have 2 plots of land to work with here.
if the area have a high rent, and the I project to have a 100% occupancy rate.. I will go with option #2 and bump the rent a little to offset the cost of land.. the bump in rent will offcourse tip the scale of the project to a premium , high end (if you will)..

I suspect option 2 will take 1 and half plot or so, then with nice landscaping job, decent parking space, I think I will be happy with that both as a tenant and as a landlord.

But if the rent is say 350k per annum, I will go with option 1. Because it is not cost effect to use 2 plots of land and get the same amount of money where I can use only 1 plot and achieve the same income.

There isn't that much difference in decking cost in my opinion... remember option one have 2 decking on 2 flats and option 2 have one decking in 3 flats.

So the difference here appears to be just one decking of one flat, but look again , the extention of the 2 buildings, there's gotta be another decking there to link up the other part of the building... not a full flat decking offcourse but still extra decking. And what about the cost of the land? How does the homeowner recoup?

The topic is straight forward,that's it.. I have been thinking maybe because I seldomly have sex, or maybe because it's been long I had sex(4years ago) before recent times because then I was in schools..But just finished now.
I think I need to perform better like last longer than 15mins for first round and more for the rest! Worst is, a lady even said I was not good in bed.. The last time, which sounds so annoying.. Not done yet. Already got contact of 90% of PMs, Homeowners, Engineers and Supervisors building around me.

With right tools and adequate supervision in place, my first time installer was able to pull this off without sweat.

There’s always unrestricted access to electricity on my projects (we don’t wait for bluebird to do this) and there’s almost an equipment for every type of work carried out on site and of course the pay is right.

I stopped manual operations several years ago.

I know many people , me included would like to see a comparative analysis... comparing this to our plastering, screeding, painting etc...

Quick note tho, in your picture it appears that there was a board like structure just behind where the actual siding/cladding was being installed?
I thought the cladding went on directly on the exposed block work.

Sometimes, I do have a feeling all these estates are fronts for money laundering, they kept buying lands in HECTARES, Build gigantic FENCE and gate house, sign celebrities as ambassadors and before you know it, the CEOs have started driving Gwagon and lexus 570 with them receiving numerous accolades and awards but guess what?

The estates are mostly empty! We have several of such hyped estates in ogun state with no development happening in the estates for years apart from the Gate house, drainage and fence done.

Good afternoon guys, so straight to the point guys.

I met this girl few months ago and we started talking, ended up asking her out, we started dating, at that time she told me she was single, honestly me too I was.

Fast forward to somedays back, she came to visit and we were cool and all suddenly she started having mood swings and all, I was worried, kept asking what is wrong and she always said nothing, surprisingly someone texted me on whatsapp and was telling me that she was dating her and many other talks, that night i almost had an heart attack. When I asked her about the guy she first said that she doesn’t have any other person, when she knew it was very serious she then opened up to me, and told me she and the guy had issues and he broke up with her and that now the guy wants them to come back. I saw her chat with the guy, telling the guy she loves him and will never stop loving him bla bla and telling another person that she misses him but she has decided to stick with me because I've shown her so much love that no one has ever done, and honestly i love 10000%. I treat her like a queen.

Right now i am confused, i asked her now what do you want and she said she wants me, but then she still keeps communicating with the guy and the guy is in same state with her while me i'm far away from her, i don’t even know what do i'm so depressed i have never loved like this before and this is what is getting to me. I can’t even eat or sleep when i remember all of it, i confused if she wants me really or she’s just considering the fact that i'm wealthy.

Guys please constructive criticism are welcomed, please i need advice on what to do I’m madly confused.

I agree completely. That’s exactly the job I’m paid to do.

I’m currently managing a very complex situation in a build.
Two sets of artisans. One is extremely good. The other is average and the client has commissioned them both.

I told the client one will work at the back whole the other will handle the approach of the building.

On my current job, I’m currently working with the designer of this particular project below on the exterior cladding. So it’s really not a job for everyone.

If you would be kind enough to update us when you are done with your current current project using this siding/claddings..

Like a side by side comparison between this and screeding , painting?

This cladding/sidings are a beauty to behold at least looking at the picture you posted...

Methinking if we can get this done to near perfection and a bit cheaper, why not give it a shot?

But do you know if there's a company where one can pay and they supply both the materials and labor for installation?

I know lots of people can source the materials but will have a hard time finding a good installer.

I agree completely but it can’t be compared with the benefits of a material that offers more in terms of value.

1. Low maintenance
2. Durability (doesn’t crack or warp)
3. Aesthetically pleasing
4. Waterproof / Fireproof

We are going to build another edifice in a city I love and have worked in some years ago, Akure, Ondo state. This time around, we have been contracted to build a shopping plaza of 36 shops. Details of the project are as follows;

Project: Construction of 36 shopping units in a plaza.
Location: Akure, Ondo state
Client: A Nairalander
Contractors: Spyder880 building team
Duration: 7 months


Edit:
We have reviewed the terms of this contract and expanded the building plans to best make use of the land here. We have agreed to increase the number of shops we will build here from 36 shops to 63. We have also arranged to reduce the number of staircases to 2.

The width of this land is not as wide as we first thought, so we have agreed to remove the staircase at the middle of the back line. Although this will make the centre of the plaza smaller, we now plan to remove the front columns on the ground floor, and hang the upper passage as a cantilevered projection, freeing more space for use of the plaza.

We will now add more features like a fence on 3 sides and a see through gate at the road line. We will also build the road metal crossing. I will hereby amend the topic of this thread to reflect these changes. Thanks.

I'll go straight to the point. I rented a 2 bedroom flat for my mum last year October, paid agent and lawyer fees, the agent never told me the place has the landlady living in it.

My mum was happy and moved into the apartment, I noticed that after some months she was complaining about the house, I finally went there to see her, guess what? The landlady is a devil in human form, she's an unmarried bitter human who was opportuned to inherit the building from her family.
This woman locked the well and told my mum and younger bro to source for water elsewhere, I was mad when I got to hear what she's making my family go through. I came to the house and removed the padlock she locked the well with, she called my mom and told her to pack out when her rent expires next week.

Well, since she thinks the world revolves around her and wants everyone to fear and worship her, I'll show her what real madness is.

I have decided to ask her for a refund of the agent and lawyer fees I paid since it's barely one year, she can't stress my family this way and get away with it.

To everyone reading this, I have one advice, never live in the same building with the landlord or you would have yourself to blame at the end of the day.

Please nairalanders, Is my action justified?

My suggestion is, if you can afford it, relocate your folks to a different building hopefully they will feel more relaxed at the new place.

For an angry lady like that, who knows what else she can do? If you are the one that is living in the house and wants to do all this and that ( although my pack out recommendation still stands), but that's a little different but if that's your folks that's another story because you will not always be present to repel an attack be it verbal or physical or whatnor..

People are bad this days..

Also, not all landlords are bad, I have lived in a place with the landlord before, dude don't got time for nobody, just goes about his business.. you greet him fine, you no greet him fine but just make sure you pay your rent. .. if you are struggling with rent, talk to him and he will understand and reason with you..

There are still good people out there, there are also devil in human form out there as well..

AJ doesn't have the persona of a fighter... he sees boxing as a "job" . Although boxing is a job alright, but for one to be successful, they need to be a fighter which regrettably, buddy AJ doesn't have that aggressiveness in him..

He is just like a average Joe like the rest of us that fights when they need to, not fighting as a means of livelihood.
