It is a 'small' sceptic tank. You may not need that many materials as quoted. In terms of the number of bags of cement; are you going to plaster the inside of the septic tank? You need to confirm this with the builder as this will impact significantly on the number of cement. It is also called coarse sand. The coarse nature varies from size to size depending where it's been dug out.

That is why he is made the consultant on the project. Some people use the word prime consultant. So be it your project is #1M or #1B.........you can get the services of a PM as consultant without putting holes in your pocket. It all depends on how you go about it. |

In my opinion, a seasoned architect will deliver either as a team or even as self-employed. Also your timeline to build to completion is a factor to availability of funds. A lot of people want a modern and standard build with average finishing and this means different things to different professionals in the trade given their field experience and exposure. Given that let's say #25M. |

gbadexy: I don't think pigments used on increte floor would retain the sharp and uniform colour for long once the sealant wears off. You may use it as a screeding or tyrolene but include acrylic binder solution in the mix to retain colour and to reduce porosity and growth on it. Thanks very much. I appreciate. |

gbadexy: I had to quickly google the product and from what I noticed, it is white cement and inorganic and earth pigment that would most likely be mixed with sand and sprayed with the Tyrolene machine. You could achieve it also using white cement and pigments instead of the grey portland cement. It's going to be more expensive and not as effective as painting the regular tyrolene. The regular tyrolene would soak in paint deep into it and further use the water from the paint to hydrate itself thereby locking the paint chemical with the cement. The binder in the paint would also resist leaching of the colour which isn't the case with pigments held solely by cement. Okay. Thanks for the explanation. But if pigments used on increte floor( out door) can last, can something of such be replicated that can be used on walls? It may possibly not be in tyrolean finishing.....how about something more like a screeding a wall...... |

gbadexy: No sir. It's mainly cement and sharp sand sprayed and partly rubbed. It can be painted though. I guess Weber cullamix tyrolean (6 colours) and Wetherby building solutions(20 colours) are not available in the Nigerian market....... Probably no one is interested in using it. |

If you go far lesser or more higher than that you will not be comfortable with the result.
Example -door height -room height -electrical switch height -shower height - water closet height They are many like that In construction, designs are done at best (minimum) acceptable standards so that the drawings can pass approval by the relevant authorities. But when in the field nothing stops the resident site engineer to make an improvement on actual site work which is based on certain factors. You can bring it to the attention of your client and update the design plan. It's best you improve on site work(if need be) rather than saying you're following the design plan as given.........if there is a failure you'll definitely eat the blame. So be it you want to use customized 255*500 or 100*450....just ensure its structurally suitable for the intended purpose. |

But what is marriage when we don't have things to yab ourselves and laugh aways. It's like the same way some men will brag about training a woman from primary school to even Master's degree level just because her parents/guidance could not do it and will not let the woman drink water and keep the cup......  ....... So both loyalty and commitment is needed by both parties and not from one individual. |

Unless where the client insists, step tiles are not meant for flat roofs. Just my opinion though....... On the exact point(s) where you may likely position your water tank ensure the floor is slightly higher than the main floor which corresponds to the level of the floor drain. Now assuming you do insulation for such roofing system at what point do you do it to mitigate the inflow of hot air into the living areas of the build........... |

When sourcing for my roof, I discovered that most of these step styles are built to failed cos sometimes the die used in casting the moulds on them dig too deep and leave micro piercing on them that you can't even see with the naked eyes, these expand as time goes on. Then on top of this, You want to make it flat. PS By flat roof hope we are talking of a roof with no inclination! With inclination or not building a flat roof takes into consideration a lot of things that has to do with climate factors. Those who are actually "Pro" in it do a lot more to consider. Now I do not think Step tiles are meant to be used for flat roofing as covering. Except maybe it's a Nigerian version of flat roof systems..... Just out of curiosity can those who have actually done flat roof systems upload their building roof detailing/plan let's see if they are doing what is obtainable at minimum standard or just a Nigerian version........... Flat roof will fail periodically over time far more than hip roof.
As a result of the above, flat roof is high maintenance.
If you must do flat roof, be prepared to spend more for industrial grade sheets well above 0.55mm. A flat roof with 0.55m sheets is a mickey mouse set up technically speaking.
As a result of the above again, flat roof is NOT cheaper than hip roof over time. It is a false economy.
Flat roof is bad for your mental health and for the environment . A flat roof home is hotter, noiser when it rains and you need air conditioner more than hip roof to feel whole in your home. A warm/hot home affects your mental health. You are more likely to be stressed and angrier than normal. It is your home playing tricks on you.
Your wife or you (whoever does the most cooking at home) will continually be stressed using the kitchen because of the added heat from the roof. The kitchen is a furnace and a nightmare in flat roof homes. It is difficult to feel whole in such a kitchen.
It is good advice to go for PROPER roof design. All these flat roof in a tropical climate like ours in the name of modernity and minimalism na wash. Don't skimp on your foundation, decking and roof. Find the savings elsewhere in the build through cost effeciency during painting and decoration stage. Please is bold 1 a view or there's some article or research work on it..... As regards bold 2 with exception of the noise to some extent....are you saying if the build has a proper ventilation by way of windows it will still be more hot compared to a build with hip roof with all them POP ceiling finishing that is acclaimed to make a house cool....  |

A Waiting room where you receive visitors you don't want to gain entrance into the Lounge or rather Parlour which is archaic in usage. The other is that it's supposed to shed the property owner from his/her visitors when gaining entrance into the build rather than using a back door. What people refer to as a mini lounge is what it can be likened to. It's in the placement of the design that makes it what it is What many do have and have come to accept as Ante-room is an open space/corner which serves as (main) lobby in gaining entrance into the (main)building accessing the lounge and other sections of the building. |
