Some individuals actually love big volumes, once you enter into a space with big volumes it gives a calming effect. However the implication you will have with it is in your staircase, if you do not have a stair hall that can accommodate the required number of risers(150mm), you may end up having higher risers like 175mm which isn't good at all.
So check your stair hall before you decide on adding more volume.

It all depends on the stair hall space he can get creative to introduce landings to accommodate the 150mm or adjust to 100mm for risers.

There's nothing that's going to happen no matter what he changes except the building finds a way to suspend in space by itself. If you intend to take off that wall, it's better you make it as part of the master bedroom but let it be the closet/wardrobe space.

If the person who did the design can also come up with an alternative design it to compare to this it would be nice given the available plot size to use as designated by you. I know there are optional designs that will be better.

I once did such for a client but just 3 units using 9" blocks for the Sub structure (foundation) 3 years ago at about #1,135,000(Columns+Plinth beam was done)

Despite the rise in building materials your #4M could be appreciably spent depending on who is handling the job. But it will not take the project to completion.

Concerning structural engineers and iron benders

Not all failures in design leads to Ultimate Failure (collapse), we also have what we call serviceability failure ( cracks, creeps , deflection etc).
Even if you must wrongly trust your iron bender's experience to keep the ultimate failure in check( which may be catastrophic) does he know anything as touching serviceability failure and how to put it in check?

Now if you must engage a structural engineer, Engage a seasoned one because most softwares had made many persons including "architects" structural engineers, and boundaries are trespassed at will.

It is honestly difficult for a professionally designed structural drawing to be altered by an iron bender because of the rigour a well analysed structural design passes. Now let me paint the picture for you, a structural engineer designs his structure in whatever software he likes,(most atimes redesign manually for some critical members to make sure everything is well done, he then sends his model to another software to do analysis, then send to another software for detailing, after all this design phase, it will be checked by another coren satisfied structural engineer to append his stamp and seal, then vetted by another coren engineer for approval. If this sequence is followed properly, it's an insult to have an iron bender alter the design.

Please, Never allow your iron bender or welder give you a structural advise, they rely solely on experience (your beam/column must not span pass 6m ) and experience doesn't have a place in stability of a structure, because no two structures behaves the same way, each structure should be taken with a specific approach

I was consulted to effect some corrections on this...........
But what would you say about this though what was originally done by the purported engineer who handled the project was 7200 c/c on tape when I measured at the site and the beam connecting to the main structure was actually done sitting on a block rather than on the columns....

Very correct. I wanted to ask the difference between a Welder and an Iron bender. My Structural Engineer goofed big time when I was building as I wasn't around when the building started up to decking level.

It was when we were about to do the decking that I called a seasoned iron bender, with a lot of construction experiences under his belt, to do the iron works for me. On getting to my site, because of some structural defects he saw, he advised places that we needed to put hidden beams, open beams and other reinforcement amendments to support the integrity of the building in certain places of the decking that were not in the structural plan as the building is a lengthy one.

My "COREN" registered structural Engineer agreed with him completely. That was how the building was saved. Since then, I had relied on the iron bender for certain things pertaining to the building.

So you're saying the goofing of the COREN Structural Engineer started from the structural detailing in the design on paper and probably he is same person building the structure and since he brought his own iron bender the errors cannot be seen till you were around and corrections were made by the new iron bender............

a. Stone dust + sharp sand
b. Stone dust + sharp sand + 1/2” granite
c. sharp sand + 1/2” granite
d. sharp sand alone
all with cement.

It’s advisable you use stone dust (for the fine finish y’know you’d still get good results without it) but do NOT use it without sharp sand.

I think you should elaborate on the quality of sharp sand used only for molding interlocks.

Apart from the others you've mentioned which are known to me. One can also used sharp sand and 3/8 coarse. Those in PHC who are familiar with it's usage understand. You only need to tell the person supplying the coarse sand the usage purpose to enable him bring the best quality.

I don’t subscribe to the idea of Nigeria being unique. My current kitchen is open to the dining and living and no issues. Wallpaper works in kitchens. Not the cheapest Chinese junk but good quality ones.

I don’t like wallpapers, I don’t use them so you won’t see the in my house but that doesn’t mean it’s not possible to use.

It's not that I'm responding in order to argue. It's very likely that's its possible. But to be safe just like others have suggested let the wallpapers be in the areas where the cooking unit and kitchen sink are not located.

Except maybe someone is using all round electric cooker for cooking.

Don't look down the professional ladder with ridicule. There is a marked difference between an architect and a draughtsman. This is not contestable. However, each has its role in the building and technical trade.

We know an Architect is required to study at a university for 5 -7 years with a minimum of two years of practical experience in an Architect’s office before they can sit registration exams, allowing them to practice independently. Or something close. A good degree in Architecture will normally focus on studying form, functions, and the three-dimensional interpretation of space. We also know that an Architect is better at seeing the entire scope of the project and design, contemplating not only the size of a space but also the flow of the layout, the functionality of the space.

However, this is not to look down on a draughtsman. A Draughtsman will typically study a two-year diploma in drafting at a technical school or Polytechnic. A Draughtsman, being trained in technical drawing and construction, will produce drawings that will work, but MAY lack the creativity and ingenuity in design. An architect can also fall prey to this as well.

If the project is a big construction project, particularly if it’s a commercial build, an architect is recommended. This is to ensure the construction is built safely, with the correct materials, and abides by all necessary building regulations. However, if the project is relatively simple like a bungalow or merely looking to renovate or make changes to a home, an experienced draughtsman can be an excellent option at a fraction of the price.

I would even prefer the client give the original plan to the architect or whoever did the design or let the engineer/builder handling the project effect the changes.......
If the client is using an engineer it should be an easy thing to do......
