What the book argued is that in the west, your residential home is NOT an asset as you need to pay the mortgage for more than 25 years. That is what the book says. Read it slowly.
However, in Nigeria we build from personal savings (cash), no 25 years mortgage that takes money from our pockets. Any residential home that takes money from the family that owns it is a poorly built house.
In Nigeria, a house built WITHOUT mortgage is an investment. Them who have ears, let them hear especially the diaspora.
Dispora, don't follow this line of argument and live donkey years abroad without a house in your root ( Nigeria) that your child/children can point to with their right hand and say "this is my parents house (investment)".
In conversation like this when we are in a club here drinking, I often hear some diaspora say I can't invest in Nigeria property wise because "how much is the rent sef". Take a long term view. Get for abroad, get for home (root). Tomorrow is pregnant, you don't know what it will deliver. Rabbit wey get one hole no dey last long. We can always agree with this definition of investment because it's defined in pidgin.  |

n3xt: I know in coming days my client will reveal himself to the platform and share his experience with us on this journey. His understanding and maturity really helped us on this build.
The designs are pretty easy but an average builder might miss all the details badly if he’s coming with a conventional mindset.
Even a certified QS miss it in his estimate/bill for framing. My client don’t know this yet but I’d share all the learnings and all the critical nodes later on this thread
A builder and an architect building a similar structure near me (smaller in size) terribly missed it that they have to tear down 1/4 of their building to introduce supplemental columns and a new foundation. They were still battling DPC yesternight even though both project kickoff almost the same time.
There are several lessons to learn from this build, our processes, cost-saving strategies and how to keep your project moving in midst of the storm.
Please feel free to ask us any question about this build or any other construction related issues. As regards the bold I guess such people did not take out time to study the architectural and most importantly structural designs before hitting the ground........... We did this, with our 3rd party costs (man must chop) for 2.5million .. Though it was late last year.
14 columns or so, German floor (with DPM and mesh), Chain lintel, and a sit-out.
And this is obviously bigger.. If you can achieve this at that amount I think Naz23 can get it done in the village as long as it's not too remote and labour charges are same as every other place. He can use 3/8" coarse as aggregates for his concrete works assuming it can be gotten easily. He can do hand mould blocks at the site to cut costs. |

kopell: Morning sir, this is my idea of covering tank in roofing area Nice one. To those who are familiar with PHC and Elekahia Estate. Those single storey buildings comprising of 6 flats(3 up/down)...you have aluminum light weight steel tank in the roof hidden. It can be accessed through a pigeon hole. It's height is probably at the 4 block level and capacity is about 1500 litres if I'm not mistaken. It serves both the flat up and the one beneath. So where you have 6 flats you have 3 tanks in each roof of the up apartment. Because It's was built by the Rivers State government then and people bought. I do not know of anyone who needed to do any serious maintenance on it but what I do know is that it's usage stopped when the State government water board facility was no longer sending water to the houses. That was the era of where steel pipes was used in households for water distribution. |

The only disadvantage is with a wrong design plan or not using the services of an experienced hand to get the job done.
Which is more aesthetically pleasing? The tank hidden in the roof or the iron tank stand outside beside the building
A true properly done hidden tank gives your house/home a more aesthetic sense. For it to be appealing it has to be incorporated from the ground breaking or from a point where it doesn't make modifications worrisome. If your build is of contemporary type you can seek out n3xt ongoing build for hidden tank. If it's of a different type of build you can drop your design plan to possibly get a free assistance/advice from willingly hands.
In terms of costs.. Is the tank decking cheaper than making a tank stand At a different perspective of cost and source of available funds the hidden tank is a single unit as part of the original build with the necessary reinforcements. While making a tank stand is setting aside funds for it's purpose. Because it is a separate project. The type of materials to use here differs depending on what is available in the open market for right usage. |

I will not comment on your adoption investment strategy. That is some wack economics.
You and this maintenance of a thing.
I don't know the house you've built for your family and I don't know the kind of houses you build for your clients. But take it from me: Any house (normal family residential) that you spend more than N100 per month on maintenance is not a properly build house. A properly built house runs itself maintenance-free for years!!!!
A shared apartment in Lekki (as you no let us rest with Lekki) will set you back about say N100, 000 a month ( I'm going by the figures you've posted here in the past). So I repeat myself: any house you build for your client or for your family that they need to spend 100k per month for maintaining the house is not a properly built house.
So I'm struggling to see the scenario where rent is cheaper than living in your own home because the cost of maintaining the home is killing. Which kind house be that and who build that kind house?
Mind you, the above is said with a proviso that you "deeply understand" what maintenance is and you will carry out research (google) on maintenance.  Please explain what maintenance means as regards the subject discussed or from an economist view point? |

However I would agree that it's a asset of some sort, because it falls into the asset part of a balance sheet, can be liquidated to make money or could be used to assess loan.
A house you live in can them become an investment if you lease out a room in it and make some profit off it, or if you have a boys quarter that you rent or lease out.
The biggest confusion would be from the book rich dad poor dad. R.Kiyosaki defined an asset as sometime puts money in your pocket, and a liability as something that takes money away from your pocket, which would not be the traditional definition but what his "rich dad" defined. However it's a good way to look at financial intelligence Everything is done from the traditional perspective of defining things. They are just fond of changing the narratives even in the most simple things. I guess when the child inherits the private build and puts it out for rent it qualifies to be their definition. |

In other words, na white elephant project. Since you know say no be investment, why you build am? With this question, I can now argue that you build your house because you lack financial sense. All Nigerians up and down the country that are fighting tooth and nail to put a roof over their heads no get sense, because those houses no be investment. The maintenance too much. In fact the maintenance is so great that it will ruin and kill them. F o olish Nigerians.
My friend, investment in a property is not only allocation of money to yield money, it also includes to yield benefits like a roof over your head, your pension pot, your retirement years when you are old and gray, the security of your family from the vagaries of nature, and indeed to internalize the benefit of rent payment and for the asset to grow over time.
If you send your kids (for example) abroad to access quality education and result in paying school fees through your nose; is that an investment? To you, that is not an investment as you will not sell your kids in the future (hopefully) and you are not collecting rent money from them. But to me, that is an investment in my kids' future. However, the way things are going, I'm not sure if I will not sell them in the future. Dangote cement don hit 4k. My eye dey red now for money.

Focusmind: Quite correct. The drainage system in Lagos is not good. Wike did a fantastic job within the whole of old GRA. I don't know of other areas in PH. You won't see any stagnant water anywhere on the road and the drainage system are all underground. You could hear water flow underground if you walk around after heavy downpour. Please which areas in the OLD GRA are you referring to............ |

Contract stated complete in 7 days or refund the #300k. By the 5th day (at the latest), hslbroker would have known he could not meet his end of the bargain and returned the #300k jeje. End of contract, no questions asked. Sorry, but giving adedward more than you were being paid is very poor judgment. Asking your client to give you extra after the 7 day condition was not met and months elapsed is just 
Only piece missing here is whether or not there is documented evidence of the 7 day contract condition. If there was not, then both parties goofed and you could argue that they should both share the cost of their oversight. That said, focusmind already coughed out an additional #75k to adedward so hasn’t he already paid a price?

Any “elders” that want to support hslbroker should please contribute money under humanitarian considerations to give him, especially since he has been ill - OR - focusmind can give him money if he’s feeling generous but not by compulsion. Strange things happen on here. It's good that the job was done otherwise we would be hearing of one fraud allegation on here.......... While the contract was outsourced and the client was in the know that hslbroker has paid even above what was given him.....though the client claimed to agree to it and a refund which was done solely that his job be done with and not that he intended to make a refund..... Why did he not in turn inform hslbroker that he will be giving an extra #75K for the job to the outsourced person.......or was the #75K for the broken glass/window or what....... The outsourced man has refused to comment on it saying we ought to know who is lying....... |

Born2conquer: So i’ve been trying to raise a duplex for a while now and to God be the glory, we’ve done it to the roofing part and we’ve fixed the door and windows. We’ve spent close to 30M just to get to this level and i thought the amount we shoud spending for finishing (POP, tiles, Gate, compound interlock, kitchen fixing, smart house, painting, bathroom and bathroom equipment) shouldn’t be up to 5M.
But i got the shocker of my life when i got a Bill of 35M for the finishing!
Pleasee, are things that costly? Is finishing really that expensive?
I will be glad if i can get contributions before i run mad or abandon this project or sell it as distress
Budget: Finishing (Tiles laying, Pop work, painting): 15M Internal doors : 2.5M Electrical work and automation: 7.5M Plumbing (2nd stage): 2.2M Fence work, Gate, staircase,floor stamping, balcony aluminium: 5.8M Kitchen cabinet and appliances: 3.1M I would like to know where is the location of this site(State) because even the #30M you spent for building a 5 bedroom duplex is also on the high side except probably you built on a swampy terrain or you did piling for it............. Now as regards getting a quote of #35M for the things you've listed out its best you seek out another quotation from elsewhere you may be surprised |

Until recently , I used to think everyone putting on a lab coat is a doctor.
Construction Managers (PMs) do more to bring the projects they oversee to success.
They’re involved in project planning, distributing/managing resources, time scheduling/management, risk management, creating benchmarks, managing the budget, managing staff, and managing relationships with different trades involved and even more. We just like titles of which some are borne out of selfish interest or from the ignorance of those who work under them. When I hear doctor, I try to know if it's MD or a PhD. A project manager who does not have eyes for details is not fit to be called by the name. |
