ceelog: Good thoughts and images. I welcome the idea of tall windows and flow in the designs you posted. However who will agree to build a house with an all glass wall in Nigeria or even Banana Island (privacy and security issues). Also, an open floor plan with kitchen and living room may not work in Naija (our food can smell and oil smoke na die) In some of the plans posted some rooms have only one window and bathrooms are a bit far off. Not good enuf for Naija I personally think some of our architects here are good but they are limited in adopting intriguing or new house features and schemes esp from the external outlook and designs. That's why Skimanski rides high.
The question of "what makes this house unique yet practical must be answered".
My layman thoughts sha My late uncle owns a 5 bedroom single storey building with 2 sides of the main lounge completely glass and one side dwarf wall and glass. The master bedroom is 2 sides full glass with an open balcony. He was buried in 1995 and that house is on rental. That structure is on a 3 plots of land in GRA. It's not about naija, its about the individual/client , the architect and the will to spend the money. Lots of persons have come up with foreign designs and they could not even effect 20% of such design flow pattern for their individual homes in naija. With the exception of a simple 2 bedroom floor plan, most floor plans designed by architects are nothing to write about. The best that could happen is windows for cross ventilation and superb 3D. Everyone designs according to what he/she knows and how it suits the client. Architects don't design because they can handle the software, they design to be able to make money easily. |

Have you heard of anyone who went to a native doctor and asked for change?
Is it right to give alms to a beggar and ask for change?
Have you ever given money to your parents or guardians and asked for change in return?
Do you understand what it means to give an offering and the reasons behind it?
How would you feel if you're seated next to God and while you require something from Him, He in return asks for change?
Do you have good morals or the right ethics to living?
There are 6 days before and after every Sunday, why don't you get that change before entering the church ?
Giving offerings to the Most High is not some sanctimonious thing or an impulsive duty.
Those who think they can ask certain questions thinking they mock God are only mocking themselves. |

kopell: Clearly understood now. I think it would be better if you can attach a link that will show us the entire project for layman like us to really understand how you guys deal with waterlogged lands. It's not rocket science dealing with waterlogged lands to be used for building construction purposes. Waterlogged lands varies and all have links to water sources. For those who own such lands and would want put it to use over a short time will have to fill it with sharp sand also referred to as filling(filled) sand. For those that will use it for future purposes will have to fill it with construction waste (road construction waste, mixture of building construction rubble and dirt sand). |
Properties › Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by bixton(m): 9:26pm On Jun 30, 2018 |
kopell: Interesting, this last picture really shows us the water level. Sand filled over time, how long does it take to get rid of the water after sand filing. Was the last picture a gutter that you were building to get access to the land or is it part of the fence raft? The pix is a natural canal. We had to do a box culvert/drainage rather than wait for the government since the client needs to access the land from that section. The raft fence I earlier uploaded is just to demarcate the land. The existing fence where you have those zinc is sitting on a 3 board panel raft and the land is about 4 plots. |
Properties › Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by bixton(m): 6:56pm On Jun 30, 2018 |
kopell: Thanks, that picture don't really looks like the area is real waterlog. Its better to be safe than sorry later sha. The land originally was waterlogged but sand filled over time. That fence was done around august and at 12" depth you'll experience water. The reason for that particular height is different though. If you look at the far end where you see those zinc along the fence line, is this uploaded pix. Due to the purpose for which that part of the land will be put to use, its access is from the box culvert and all to be sand filled afterwards.

Teebawse: This was a quote I got to fence a corner piece of a plot land measuring 643sqm in sangotedo, the quote doesn’t include block work just the raft foundation of the fence, does it make sense,it’s a waterlogged area This is what a 4 board panel looks like. I did it for a client some years back. You're probably going to do it round your land and only leave out the section for gate. You can choose to buy the materials and also bargain less for the workmanship.

ademoladeji: Bridges are not buildings and I can tell you the structural integrity can not be hampered by the fire incident that lasted less than 6hrs as there was no hit/impact.
In fire, concrete performs well – both as an engineered structure, and as a material in its own right. It has the highest fire resistance classification (class AI) under EN 13501-1:2007- A1:2009.
Concrete does not burn – it cannot be set on fire and it does not emit any toxic fumes when affected by fire. Concrete is proven to have a high degree of fire resistance and, in the majority of applications, can be described as virtually fireproof. This excellent performance is due, in the main, to concrete’s constituent materials (cement and aggregates) which, when chemically combined within concrete, form a material that is essentially inert and, importantly for fire safety design, has relatively poor thermal conductivity. It is this slow rate of conductivity (heat transfer) that enables concrete to act as an effective fire shield not only between adjacent spaces, but also to protect itself from fire damage. Fire does not affect concrete per se. But in the triangle/tetrahedron of fire , we have heat. Heat may likely have an effect on concrete/RC depending on its span and thickness. In the instance where the span/thickness of concrete is much and the absorbed heat caused by the fire when it cools in the concrete does not overlap proportionally along the span of the concrete it will result to cracks within which will become visible. You can liken it to the local way of mining granite. In areas where igneous rocks are visible and within reach, local miners pour liquid fuel and ignite it. It's left to catch fire for some time and afterwards they go with small handy hammers and hit on the rock to cause cracks and to get the rocks into tiny sizes to be used . |

dasensible1: After the evacuation, what next? What are the measures to prevent/reduce future occurrence? Most of the trucks on Nigerian roads are disasters waiting to happen. Most are old and badly maintained.
I know a truck owner who encouraged her truck driver to manage the truck on trips from Lagos to the east despite being fully aware that the truck brakes are bad. Many truck drivers are not licenced, they drink and drive, some even give their trucks to their motorboys to drive while they rest.
The law enforcement agents are culpable as well. You see them at different depots collecting money from truck drivers instead of carrying out their duties of ensuring the trucks are safe to run on the roads.
The various unions too at these depots don't ensure that trucks that are allowed to load petroleum products are safe, because they own most of the trucks on the roads. If the government tries to enact/enforce laws the unions will threaten to embark on strike, hence government and their agencies tries to avoid confrontations with the truck drivers and owners.
Government should fix the rails so many of these trucks will have no reasons to be on the roads. Allow for modular refineries to be built wherever it is possible, so tankers don't have to converge in large numbers in Lagos for loading. Road safety officers instead of looking for gratification should do their jobs, if a truck is bad, it should not load or be allowed to move about on our roads. Movement restrictions should be enforced as well.
These are few of the simple steps that a government/society that is concerned about the safety of lives and properties will take to prevent/limit future occurrences, instead of waiting to send condolences to future victims of avoidable disasters. Nice piece. I want to believe every indivudual understands what "Safety First " implies. Till we stick to such and apply it where necessary, we will reduce the number of disasters as a result of accidents which are ordinarily supposed to be incidents or near miss if they are likely to occur. |
