And to add to what has been said about properties a few pages back:

Keep abreast of current and future regulations. I read today that from 2025 landlords with houses with EPC rating D or less will have to upgrade their properties to level C before they can start new tenancies.

This has potential to add significant cost to upgrade properties for landlords. The landlord usually will pass cost to tenant so potential increase in rent.

I think they are planning same for house sales too, If your house is not up to a certain EPC rating, you won't be able to sell. Don't quote me o.

1. Be wary of buying flats especially leasehold flats especially in England when management companies are involved else you will just turn to cash machine for these management companies.

2. Flats again - the cladding issue has trapped a lot of property owners where lots of them are going into depression because their flats are not mortgageable and cannot be bought. In one estate we used to live years ago, flats listed are cash only buyers because a lot of banks will not offer mortgage to buyers so sellers have had to drastically reduce the asking price for these properties. If you see a flat with asking price too good to be true, look twice and look again.

3. Read your is it TP50? and read it again. If you don't understand understand a clause or anything there, call your solicitor and ask for explanation. That is what you are paying them for.

4. When you exchange contracts, you don buy house be that. You cannot pull out without penalties. Make sure you understand what you are getting into before you exchange.

5. If you don't like the terms of the contract - pull out of the deal, other opportunities will come. Better to take the hit for legal fees than to be trapped and be at the mercy of some freeholder or management company.

6. Ask questions no matter how silly, this may save your life.

I don't understand people coming here to day "Javascript doesn't have Linked List". Like seriously?! Which Programming language has Linked Lists as a native data structure? I learnt Data Structures and Algorithms in 2003 using Pascal as the programming language of choice at the time. And we learn Linked List, even double linked lists having two ptrs (forward and back) with the value/data "sandwiched" between. I see people here diving into this with arrays and that's a definite failure from the get go

As of now, Russia is there only option or they be in big mess soon.
Some people think getting oil and gas is like going to the supermarket and picking what you want off the shelf. They forget about the investments, time, infrastructure and logistics involved to supply.

I was chatting to someone yesterday, his wife drives an EV, he said the cost to charge per kWh has doubled and it is cheaper to run the ICE as of right now in the UK. That is how much Gas and electricity costs have risen.

It may not affect Americans as much as Europeans in the short term.

What are you saying? Have you heard of heat or eatin the UK? Whether to pay for gas or food. Gas prices has risen 3 or 4 times, prices are going up in April sending more people into poverty.

The west is not rich, have you looked at the amount of debt western countries incurred during covid? It is the citizens that get to pay? The only wealth that they have is what you would call paper wealth where they print money as a result of their position in the world. They just print money while 'poor' countries basically sell their resources for paper. That is why they will do everything to retain that position of power. Let that balance of power shift and their economies are in trouble. Go and ask why Gadaffi was killed.

A the end the people encouraging this war will be ok. It is the commoners that will suffer.

In the UK today, most renters are way, way outgunned by landlords in most cities, and foreign students with families are cannon fodder when it comes to house-hunting. Take it or leave it is the order of the day.
If I was a landlord, I'd rather an existing tenant who pays when due and does not give wahala to trying to get how much extra and risk getting someone who might be a horrible tenant.

How many months notice does the Lamesley need to give the tenant if he wants to increase rent?
