Let him do mutual fund for liquidity sake while searching patiently for a land of 2m and a business or investment of 2m for regular cash flow.

The money should be working while you are searching for the next thing to put it into.
Thank you.

I don't have all your answers sha, but one thing I know is if 4m is all you have available now, you may want to gather more funds before you think of building.

Otherwise, you may end up realizing that the money you expect to complete your carcass finishes at foundation level.

Plus rental yield is hardly ever above 15%.
Thank you.

Please I want to ask for advice on behalf of a friend with 4m.
1. He has invested in TBs earlier in the year. He isn't sure if he wants to invest in TBs again as he has no land asset.
2. He's contemplating buying a land in the outskirts of Lagos for capital appreciation.
3. He has a land in his hometown gifted by the dad that's undeveloped and was called by his uncle to build on it for the purpose of renting but has his reservation as the location is not a commercial area but town.
4. He's trying to discover himself for a business that he can do to earn a side hustle.
Kindly advise.

People like you fuel the narrative of this HR departments that graduates are unemployable, you people are a big cause of unemployment.

There is nothing jobseekers will do that will satisfy you and your likes.

You keep passing on the burden of unemployment to young graduates and unemployed instead of assisting them to rise.

Your kind are irritating
Oga I'm not the cause of your problems. I assist people with links, follow up post aptitude test and prepare them for interviews.....
I have a colleague complaining of a family friend whose mum asked that she help with a job and she sends links to her but she doesn't apply. Whenever she's asked to send application acknowledgement mail, she sends screenshot of advert instead.
Her whatsapp status has trends all the time but has never written an aptitude test.
Jobs/Vacancies › Re: HR Agencies And Departments Are A Big Cause Of Unemployment In Nigeria by Esthered: 10:15pm On May 29, 2024
Dear OP, I beg to disagree. The process of getting entry level jobs, graduate trainee for example has not changed but recent graduates are uninformed.
Some don't really make efforts to research on how to ace and get the job. I remember always being on NL job vacancies section, watching YouTube videos on interviews, assessment center among others. We're the ones sending links to them to apply most times of which I hunted myself back then.
Some of the ones that get employed can't write standard emails. It has nothing to do with privileged background.
I didn't graduate from a sought-after school but I made sure I worked on myself to be at par with graduates of CU, UI....
The right candidates are scarce. Let graduates work on themselves to be employable. It's not only about having a degree.

You are beautifully made, and brought a whole ass human into the world. Don’t let anyone make you feel less than! Your body will find its natural state in a few years. Your natural state doesn’t need to be your state 10 years ago. Human body ages and there’s nothing wrong with that. Your husband will have a gut and sagging balls and he doesn’t try to get his 20 year old body back so don’t be deceived into believing that you need your pre-birth body back! Take your time and work on your mental health before your physical health because childbirth exacerbates your mental and physical health. You are fine just the way you are and you can gradually improve your physical health with time.
Thank you so much.

What we consume determines our body fatness. First is to monitor what we consume, if you can fast, make it a habit, it's one way to stay healthy; constant fasting on intervals.
Check youtube for tummy stretching exercises, and search for fibre foods that strengthen the tummy muscles and tissue.
This is where minor body enhancement surgery comes into play.
Fortunately I'm a small size 8 and don't weigh above 52kg.
I'll consider exercise after weaning my daughter.

Thank you sir.

Yes my wife has given birth and she still has a very flat tummy. I helped her to achieve that because I don't fancy big tummy in either females or males.

First, after birth, make sure the post birth blood are completely gotten rid of from your system using various methods, including efficient traditional methods like use of one Igbo roots and leafs called 'aju mbaise'.

Don't press your tummy with hot water like most mothers do to their daughters after birth, it romples the tummy and make the tummy muscle weak, which causes tummy weakness and leads to post birth tummy foods, so if you can avoid it.

Tummy stretching exercises is very important and you must be committed to it
My aunt ensured that she used hot water to massage my tummy even after telling her it doesn't work. My tummy is now rumpled after my second and I have a small bulge embarassed

Wahala lolz

Beauty of a woman begins from the tummy and her buttocks.

Once a lady have flat tummy and a protruding buttocks, and lucky with an average sized firm boobs, she is gorgeous and will make heads turn.

Dear ladies, please take care of your tummy, it's very important, watch what you eat, avoid late night dinner or meals, eat early at night and make drinking water a habit.

If you can afford it, eat fruits everyday. Learn to do squatting exercise. Always watch your tummy, once your tummy gets big, it will be difficult for you to pass a hot beautiful lady.

Avoid sugary foods.

Avoid nkwobi, red meats, eba at night, beer, alcohol. Avoid unnecessary body piercing and tattoo, who fine don fine
Excuse me sir, please is this tummy watching post birth inclusive?

500 people were ordered and they obeyed to the latter.

A very valid reason ,I wouldn't date or marry a man that still lives with his parents ,regardless the living condition.

I love ,LOVE my privacy and space a lot ,some days you wake up and just want to be alone and want your thoughts coordinated.

You automatically become the family's Chef ,Advicer, emergency Gele tier ,Nanny to everyone and having someone else make decisions for you and hubby.

Even if it's a face me public compound ,let's contribute and rent . I no need see finish !
Inasmuch as I value my privacy, I lived with my MIL 1.5 years post wedding and I never cooked, advised...... I work and was always leaving at 5am to return 8pm.

I lived with her because hubby was in another state before I joined him.

With my MIL, my mum is envious of my relationship with her.

Women, please as we grow older, tell yourself that you'll love your DIL like your biological daughter and not treat her how you may have been treated.

Dear OP, sorry about the experience. You should have been suspicious upon the ATM asking you to scan your debit card. The machine must have been tampered with.
If you go to an ATM stand, be at alert. Don't turn your eyes away from the screen. If you see guys lurking around the ATM terminal, terminate the transaction and leave or raise alarm that the security should ask them to move.

As a nursing mum and mum to another toddler working 9 to 5, he knows that if he follows your ideology, our .....will suffer as I rarely initiate it. Child bearing and nurturing affects our libido sometimes.
Even if I do, it'll never match his demand.
Married men should do what works for them.

FOUR BRUTAL truths no one will tell you, but I will list them anyway:

1. You're likely not going to have a greater marriage than your parent's.

Think about it, we all claim that marriages of the previous generations are better. Isn't? Most people believe in the law of exemption only when they're personally involved.

2. The marriage between two f00ls will last longer than the marriage between two equal and calculative love birds

3. If you spend too much on your wedding, that celebration and fun fair will likely be the happiest moment/day of your marriage. Everything else will begin to tank from that day Iffahear say you keep up ke 😅

4. Your in-laws have a majority stake in your marriage whether you believe it or not. The longer you grow in marriage, the lower their stake. Prior to your wedding, they hold about 90% stake, 10 years after and all things being equal, that stake should drop to 55%. But they're never going below 50%.
Stop scaring me.

I honestly don't understand why anyone would try to change a baby. For what purpose? Apart from maybe gender and genotype, there's no reason for that. If you give a parent a gender or genotype that obviously doesn't match theirs, they would find out eventually. So why go through all that trouble just to get caught?

Only a weak, uneducated person would fall for such. I would have done way too many dating scans in 2, 3, and 4Ds to get f o o led by anyone. And, oh, if I find any "S" in my baby's genotype or any letter "A", "B" or "AB" in their blood group, olopa ma ko everybody in that hospital.

DNA or no DNA, there are way too many pointers to this thing.
Your blood is too 🔥

Good morning everyone, please I need your urgent advise
My wife is 6 months pregnant this is her first pregnancy,
Here is the issue, my wife prefer the private hospital and also belive everything will pounce out well, which I believe distance is the major reason, she doesn't want to go through the stress of going to the government hospital for antenatal which is likely every week and part of my area road is quiet bad which is not really good for her health, the question now is should we go with what my brother in law said or stick with the private hospital, i myself all i care is for my child and wife well being before and after the delivery, however she is 6 months gone already, don't even know if going there to register at this stage will look somehow at the government hospital, please your advise is needed am new to this system
Dear OP, I have never delivered in a public hospital. I always have low risk pregnancy. It's the nurses that guide me during delivery after doctor has given clearance to delivery ward in the private hospital I use.
