The best way for Nigeria is to build strong moral values. This should start from the family. Raise the kids to know right from wrong. Do this, and the future will take care of itself.

If I insisted on keeping the door, the tiles floor would slope.

I fixed the doors before tiling.

I then had to take them down for tiling.

Then I had to resize them before reinstallation after tiling.

Quite a process, quite a learning process as well.

I have been involved in very extensive home remodeling.

One of the questions I asked was "What gap should there be between the floor and the door" , see the pictures below

Except for external doors, your internal doors should never be flush with the floor

That will ensure your doors be there HDF or MDF never have to deal with floor water ( except for a flood, which is an extraordinary event)

I had to resize my doors after the installation of a concrete floor and tiling, so that is the background of the above research

Good morning everyone... Please I have a question, how durable are hdf doors? They are beautiful and all but how long do they last? I have seen damaged hdf doors in hotel rooms though but I felt its improper management....


Please if you are using hdf doors, what are your takes on them?
Just started using mine so I am in no position to advice.

As far as I am concerned, so long as you keep water away you will be fine.

The other issue is the quality of the finishing, over which you have zero control. That is in the hands of whoever you hired.

I know someone who was invited to Government House, flight paid for, accomodation given at Government House Guest House for 2 weeks, but after all said and done didn't make up to 1 million from working on that short assignment.

This same guy was later given jobs worth hundreds of millions of Naira due to the relationships he fostered during that job that paid him in hundreds of thousands when when he was expecting a million or millions at most.

So manage small contracts well, cause you never know what doors contacts that give you small deals can open.

manufacturing is tough and stressful , and has a longer period for recouping your investment than most other businesses , capital outlay is also significantly higher , those are the reasons Nigerians prefer other businesses to it , and why it seems there are lot of foreigners in that sector in general
That plus policy somersaults and the high-interest rates for financing locally makes manufacturing more attractive to foreigners who can bring in cheaper capital

I have come to the conclusion most Nigerians will only invest in something after it has matured as an opportunity.
There is another issue.

The way this country is run, to invest certain sums of money into certain businesses requires that you have obtained the tacit and not so tacit approval of certain power blocks (in power and outside power but that wield influence) that can affect your business for good and for bad.

I don't believe we don't have smart people and rich people here.

I believe that overhang is a burden not everyone is willing to absorb. Hence the majority go for the low-hanging fruit which is trading.

The Chinese who do have made the necessary friends to start and stay in the business.

Having obtained such approval, you must remain in the good books too, so the approval does not become disapproval later.

Not only is that business capital intensive, it involves lots of moving parts. Meaning there would be lots of wear and tear on the equipment making it hard to be sustained.
Unless you have access to quick source for replacement parts, down times might ruin the business.
That is where those Chinese have an edge. In just a short interval, they are able to replace broken parts, being that they have a grip on the logistics and supply chain.
What I don't understand is, given how much money there is in the sector, why our own people and government appear uninterested in the sector like they are interested in the gas and oil sector.

I am not against country investing.

Don't kill your business because customer doesn't trust or believe in you.
Most of my sales last year came from here...

As a buyer ask for the following documents and don't stress people:

1.Cac certificate (search the name and find out the address) pay to see the board of directors etc

2.NIN slip ( confirm the legal name of the seller and bank account to be paid to if it's not a business account)

3.selfie or passport or video call
As a seller that is being asked to supply on credit, ask the same from the client.

His response to the above request will be very revealing of his or her motives.

Secondly, better ask now than when relations turn sour.

You are a very smart guy.

If I were in your territory, you would be my supplier.

All those companies that lend money vacuum up contacts, messages and more before giving out their money.

Depending on your pocket,but that's the lowest you can go for the DPC, it doesn't require much strength compare to others like Columns, Beams and decking slabs.

1.:2:4 (M15) Concrete mixing ratio for both Columns and lintel beams (it's only a story building). M5 strength Grade was used for the DPC concrete floor.
Is M5 concrete grade good enough for DPC?

I am watching a Netflix Series "Partner Track" at the moment.

Some companies can afford to fight a case in court will do everything in their power to kill any case that involves not not because they can't afford to fight the case but because to quote the partner at the firm who told an associate to kill the case in the above named serial:

"Anonymity is hard to come by in today's world. When the firm itself becomes notable, people start poking around. Make the suit go away, the longer it drags, the more waves it creates."

Those waves can be very negative to businesses and to the individuals involved.

That's why they say win the battle, lose the war.

The whole of your build in this photo is just the size of the main lounge n dining of some build. Just don't generalise n focus on your affordable housing for your clients that needs them.
It's not about being cheap but its ability to stand the test of time also know that our construction methods n standard does differ greatly.

I like what he does.

In fact, I think he is rather honest.

Most estate projects are low-cost projects but they are not advertised that way. And clients are charged as if they built the most solid project ever. Think about reducing costs and maximizing profits.

This guy made it clear from day one that he is doing low-cost projects. That is being profoundly honest. And passing cost savings to the client.

I have a very strong hunch that if you wanted him to build a more solid structure, he would still charge less than others. He is addressing the mass market side of the property market at a price point they are comfortable with.

A good example of a low-cost way of doing things is using M5 concrete mix for DPC in one of his builds. I could not help but notice because everywhere I have read online I saw that M15 concrete was recommended for DPC, during my research for the proper concrete mix to address capillary action.

I tried going online to find M5 concrete being used as DPC and never found anything.

I am no engineer by the way, so there might be something I don't know

I like the fact that both of you rotech77 and topsy23 have raised the issue of client choice in the final design and construction

I hired a Nigerian engineer (a product of a Nigerian university and a member of the NSE) who kept fighting my choices at every turn without providing reasons other than that he has been doing this from time immemorial and that I cannot teach him his job.

Finally had to let him go.

No one knows it all, and several times others have perspectives that can be valid.

From the pictures, I can see that you did not force your will on your client.

The question rather is, what is the use of skirting then determine if it applies in other rooms but not the kitchen.
1. Skirting is used to close the gap between the wall and floor tile. Tiling is done from the centre of the room to the sides, so the skirting tiles cover part of the off-cut tiles falling at the sides.
2. Also prevents dirt from going into the crevices between the wall and floor while cleaning the floor.
3. And more reasons

Obviously these reasons apply to the kitchen as much as the bedroom.

It reminds of when I was doing some research on the floor and I came across the fact that they is something they do in commercial kitchen builds to ensure that food doesn't fall into the space between the wall and the floor, but I did not take note of it.

I think that even the kitchen might need it afterall.

Call an ambulance and the same applies.

Except this cannot happen in Nigeria unless you are a politically exposed VIP or a super-rich businessman who has made all the prior arrangements.

No common man enjoys the above.

My engineer said it should be a mixture of normal cement, little quantity of pop, and bond gum for exterior. But I don’t even trust him, he likes to hype everything to make it more expensive. He thinks my mumu button to impress me is to make things look or sound expensive.
At the end of the day, I always get the right information and tell him exactly what and how I want it done.
I used normal cement and a lot of Top Bond.

If I wasn't in a hurry I would have gotten ready made screeding putty, just use as it, no need to mix anything.

When I asked around there was no pail of it in Abuja and I wasn't willing to wait

I also have been wondering. Cos here we were told to only use POP cement for screeding the interior because it can not withstand the weather elements outside, but we are all of a sudden now told to do otherwise again. We need clarification from the gurus.

It can be applied on interior/ceiling surface.

It can't be applied on external surface as it gets dissolved in water.

Grundfos and LOWARA pump are the most expensive pump and they are the best also. Durable and very strong. LOWARA cheapest pump is about 680k and their pump normally determine by flow rate and distance where it pumping to.
I didn't budget such sums brother.

But I have taken note against the future.

I went with InterDAB for now.
