I was told of Grundfos 400,000 (out of the question, too expensive)

Then when i balked at the cost an Italian brand whose name I did not quite catch was presented at the cost of 150,000 but that comes with 3 years warranty ( expensive but it will give peace of mind, is the peace of mind worth the cost?)

In the open market, they sell 1 hp submersible pump for 50,000 ( I don't know the brand, I did the market survey over the phone) and you are on your own if anything happens.

What is the current state of play with submersible pumps in Nigeria?

I just want to spend my money wisely and there is not enough information from running searches to come to a conclusion that stands the test of time.

It is a question that is best answered by your pockets and your choice.

My research shows that the key reason for tiling the kitchen is because it has a lot of humidity and heat and grease and because it is easier to clean.

They say tiles cost a lot to install but turn out to last longer than just painting. They say you get a better return on investment if you tile than if you paint.

My kitchen though was originally tiled, but since I want the freedom to change the color of the kitchen as I like, I removed all the tiles and have replaced them with paint save for those behind the working area (washing and cooking, and food prep), the floor and back of the cabinets

I gather that some people even use glass instead of tiles for the backsplash

I really don’t understand why people here are just attacking the the engineer without attacking the client? The client shares equal blame in this wahala. Why is it taking the client three weeks to review structural drawings? This should not take more than three days to review. This no be company job when board members need time to seat.
Both of them are not straightforward.

Both of them have issues agreed.

If there was a delay, the client should have informed the engineer and asked for more time to get back to him. Failure to do so can make someone go crazy. But the client showed good faith by making an additional payment soon after the argument went public.

The engineer on the other hand displayed a textbook case of how not to treat a client in the face of provocation. Is it posting PII of a client or castigated the client? The list of wrongs is too long to list.

Hope they resolve this issue in the interests of the house.

3 weeks is the issue, does he know how many weeks/months I have waited for millions? And how I had to keep cajoling and pleading for my case until I got paid? Even CEOs do this, they never ever malign the client however badly they feel about the client.

This is one case in which you have to play down hard truths, which is very hard for me as a matter-of-fact person, but you can't make the client uncomfortable and expect them to continue to do more business

Are you sure that if you do this to clients paying/owing in tens of thousands that you will not end up doing the same to those paying in millions?

I know your issue.

I was creating a scenario loosely based on your encounter so as to hear with the room thinks about this. From both sides, the client and the vendor.

Your scenario is slightly different, the client has not said he is not satisfied with your work, he seems to be unsure if what he got is what he is supposed to get, and does not currently possess the wherewithal to answer that question.

Just remember that whatever actions you take might affect your brand. Be professional even in the face of a dispute. It can win you even more clients, and if you are not, you might be scaring away potential customers.

Yes the situation can be remedied but you need to state where exactly the dampness occurs. Is it on the wall or the floor?


If on the walls then, the lower portion of the walls will have be worked on and a hydro-seal applied before making good.

However, if it is on the floor , you can either break the existing floor, place the dpm and reconstruct. Or just cast additional floor on the existing floor after placing the dpm. Water proofing cement should be used during the rework.

I love the bolded. After the work I did to excavate the existing floor, I have come to the conclusion that I can use the pre-existing floor as ground zero, if I had to do this again.

The standard practice locally is just to connect a can of compressed air to the vehicle and charge it until by some miraculous means the tech determines that the gas is full. I don't want this if I can help myself!

So, I got a recommendation:

1. recharge with the best local refrigerant available and manage for now. I will be free on the 27th to discharge, vacuum, and refill with the foreign one.

2. Manage without AC till the 27th. NB you mustn't turn on the AC at all.

It however would be much safer to place the dpm on the entire ground floor before casting the ground floor slab (German floor) instead of the block walls only.

However, this construction method in which the blocks are set above the ground floor level before casting the concrete (german) floor is not right. A building should be constructed in such a way that ground floor is resting on the foundation block/columns/or beams and not entirely on the filling sand.

These will act as support to the slab and also prevent the concrete floor from sliping into the ground in case of settlement or heavy vibratory loading during usage.

I like what you wrote. When I rebuilt my house. I excavated the improperly built foundation then created a concrete footing, and placed DPM beneath the footing.

After curing the concrete, I demolished the walls and rebuilt the walls on the new concrete footing.

Then poured a new foundation inside the concrete footing. I also applied DPM underneath this new concrete slab.

Any negative implications to this approach?

The idea was to correct the lack of DPM without bringing down the whole house.

I have noticed something quite for some time now.
At foundation level, people tend to use polythene in between blocks to prevent moisture raising on the wall just like the picture below.
Here in my state, there are hundreds of houses that use it and believe you me, it works.
What's your take on this method?

Good practice but moisture will and cannot just affect the walls, it can also affect the rest if the floor hence the practice by some to do that to the entire concrete slab.

Just so you know I did this exact same thing to my house when I rebuilt the entire floor.

However I used double the DPM for additional or enhanced protection against moisture.

You also need a DPC based on M15 concrete ratio to prevent water ingress.


In this second video, it is applied to the entire floor ahead of pouring a fresh concrete floor.

My point is that whether the floor is built from scratch or being repaired, some professionals insist that it be installed to prevent moisture not just on the walls but for the entire floor.

A notable artisan (not our michlins) gave me a quotation for 'steel' rails in a building he posted and bragged about here, but in real life I used that amount to purchase over 90% of wrought rails. Thanks to my neighbor who did his at the same period. The usual talk is 'I am a professional that follows code and standard'....Sir I hear you, well done.

About the 'low key' you mentioned, I was staying low key, but those exaggerated figures..40mil,50mil,60mil, now 100mil...are enough to raise anybody's head.

By being directly involved in construction I realize that you can build that structure for way way less than 100m, I am saying 100m based on the selling price of similar places in Abuja.

So 100m is selling price and not cost to build.

Maybe I should share pictures of houses for sale in Abuja and their prices to buttress my point

Project cost is very subjective. Materialswise and finishing wise.

But I doubt that in Abuja that house would cost anything less than 100m.
