Collapse all agencies, rejig, reorientate, retrain if possible to deliver the very best you are looking for. Not creating multiple agencies doing the same job and at the long run, they are all useless!

I don't think you have a quality brain bro, i think it's because you have not moved around, you are enclaving yourself! You don't don't even know how property business runs, but you are here shooting off your mouth like someone whose life savings was defrauded!

This property you are seeing is located in the most expensive area in Abeokuta. Former Governor, Ibikunle Amosun has a mansion there. Former Governor, Olusegun Osoba has a house there.

This edifice you are calling a thrash is owned by one of the top men in Nigeria which i wouldn't want to mention his name.

And next time you are reading, read thoroughly pls. The building is standing on a 3 plots of land.
Sorry, but the quality of my brain is different to yours.

It does not price property based on what Big Man owns it. It prices based on the value of it, value of income it can generate and the value relative to other opportunities.

The quality of my brain, which is different to yours, also know Nigerians call nonsense buildings "Mansion". I know what a mansion is, and there are very few of these in Nigeria, especially outside Lagos and Abuja.

Even many of those called "Mansion" in Lagos and Abuja are not mansions.

No plot of land, with shithole dilapidated structures on it, in an underdeveloped city like Abeokuta is worth $350K. You will never recoup that investment in a place where even the top 10% of earners there don't earn more than $10K a year on average. My brain is different from yours, so it knows that!

With $350K, I can get land for one-third of that amount in other sane countries with good roads, trains, serenity and public amenities and then build a magnificent house on the land. A house where I can recoup my investment in some years when I rent the house out because the top 10% of people are making anywhere between $40k to $100K a year, depending on the sane country.

The long and short of it is that your brain obviously does not have enough quality to be in a position to assess the quality of my brain. And you have definitely not moved around much (maybe apart from moving around in ghettos, slums and shithole cities in Nigeria) for you to be knowledgeable enough to know that these structures are thrash that are not worth N150m or even one-third of it.

Now, let me be nice and upgrade the quality of your brain.

Here are houses priced approximately ~$350K in Turkey. Compare the shithole you put up to them and tell NLers what you think.

MrBrownJay1:
There are many laws in this world that I believe make NO DAMN SENSE AND THAT I DONT AGREE WITH as well, but sadly, this discussion is not about that.

The LAW stipulates that yes he is... Remember, focus on the LAW, nothing else.

You are fully entitled to your opinion, sadly, many courts around the world do order men to pay for the lifestyle that their long term GFs has been accustomed to....

Educate yourself so I don't have to do it for you....
- There are NO LAWS on earth that stipulates that women should be lazy and stay home while husband slaves away at work and brings all the finances.
- there are NO LAWS on earth that says that men should contribute for a woman's entire life necessities while she does nothing.
- there are NO LAWS on earth that stipulates that, as soon as a man dates a woman for a certain period of time (or marries her), she becomes his financial responsibility.
- there are NO LAWS on earth that stipulates that men should pay for everything while women contribute to nothing.
- there are NO LAWS that stipulates that men should take care of women.
- there are NO LAWS that says that a man cannot tell his woman to contribute her fair share to the family unit.

.... The above is solely a man's decision, even though the LAW is very clear about what will happen if he does the above and then they separate. Stop blaming the LAW for the foolishness of men.

AGAIN, Educate yourself on the subject so I don't have to do it for you....
A) this has nothing to do with cohabitation law/rights and all to do with "common law marriage rights and/or conjugal relationships rights and/or unmarried spouses rights".
B) as much as they didn't have the same address, they either slept at his house or hers AND behaved as a couple both privately/publicly AND he was the one paying for her mortgage AND he often called her by his surname AND he took care of all her life's needs AND he gave her a monthly salary and a credit card that was paid for.... FOR FOURTEEN YEARS. Therefore the court of law decided that they were Indeed in a common law marriage aka a conjugal r/ship aka they were unmarried spouses.

- Did the law forced this man to stay with this woman and take care of her as a husband would, for fourteen years, even though she was adamant she was not gonna marry him nor sign any prenup?!?!
- Should the law be responsible for the stupidity of men, even though this man knew fully well what he was getting himself into?!
- what stopped this man from getting rid of this woman, the minute she said she was not gonna sign a prenup?!

...again, stop confusing fair laws with stupid men who act as donkeys in marriages. This donkey chose to pay for everything, this donkey chose to take care of the needs of this woman, this donkey chose to elevate this woman into a certain lifestyle for 14yrs....not the LAW

I stand by the LAW while you are the one defending nonsense. whether you agree with the LAW or not is irrelevant to this case... If you are smart and believe that the LAW favors women (you are entitled to your opinion), then you as a smart man should make sure that you are protected against such LAWs you deem unfair. You would be the dumbest donkey if you believe the law favors women and STILL enter into such r/ship without protecting your wealth.
I have never said laws don't exist, I just challenged your nonsense of trying to defend and portray the law and its application in this case as making sense.

That is nonsense!

The law is rubbish and the judges just made it worse by stretching meaning of the word "cohabiting" to benefit a woman.

No man should be paying for a woman to live a life, whether she is accustomed to it or not.

Yes, some countries have put it as their law, but it is a stupid law that is anti-men. And don't ever try to make it look like if it makes sense.

End of!

grin grin grin Well, it seems thrash to you because you are suffering from dyslexia! grin grin

And for your info, in our Nigeria, the location determines the price of a property.
It seems trash to me because I have a quality brain to know quality. To those that don't, it will not seem like thrash.

As for location, no location in Abeokuta is worth N150m for 2 plots of land. Not even N30m.

And those dilapidated, poorly-built structures on the plots of land are not worth up to N5m.

So putting this trash up as N150m is madness of the highest level. Only those sniffing glue would pay such for this trash.

MrBrownJay1:
@Gamesmart
1) it's obvious the woman stopped working and decided to stay home, while this man paid her a monthly salary, gave her a credit card paid off, paid her mortgage etc.... This shows that as soon as they met, she didn't have the need/desire to work, since she was getting free money from her "common law" husband.
And your point is?

He is responsible for her and her decisions?

MrBrownJay1:
2) whether a women earns less than men or not, is irrelevant to you contributing to your own lifestyle. If this woman had a job and was paying her share for everything they did, then this man wouldn't have to fork that much monthly to her.
This is nonsense!

A court should not be ordering any man to be paying for the lifestyle of his girlfriend. End of!

MrBrownJay1:
3) these Laws have nothing to do with gender, as I have clearly stated earlier.
Stop talking nonsense!

The laws were made to favour women. Anybody with a threshold IQ knows that.

It has something to do with gender.

If a bad law was affecting mainly women, it will not last long in a Western country.

MrBrownJay1:
4) nooo, cohabitation law simply means that...if you act like husband and wife (for a certain period of time), then you will be treated as such in the eyes of the LAW.
Stop talking nonsense!

Cohabitation law in Canada says if you live together like husband and wife for 3 years or more, then you will be treated like husband and wife.

It did not exist in this case but the Judge has stretched the meaning.

You know why?

Because the whole society there tries to favour women and the Judge is bias. They make laws to favour women, now the law is being twisted to favour women.

The whole LAW is nonsense in the first place and this stretching makes it even more nonsense!

Stop defending nonsense with nonsense!

Family › Re: Man Ordered To Pay His Ex Girlfriend $50,000 Per Month In Canada by Gamesmart:
MrBrownJay1:
Yep it equally happens to rich women who marry "poorer" men...go ask Halle Berry who pays $16K in child support monthly to her ex French husband; go ask Mary j Blige paying her ex husband $30K monthly; ask Madonna who had to pay up to $70M to Guy Ritchie; ask J- lo who gave her ex $14m spousal settlement; ask Mel B who had to give her ex $8M spousal settlement; ask Britney Spears who pays her baby daddy $20K in child support, and the dude now wants more, lol!
Stop talking nonsense.

It mostly happens to men at a disproportionate rate, that is why it was made and the Western society finds it acceptable.

If any bad law was disproportionately affecting women and only few men, I can guarantee you that the West will repeal that law asap; not modifying it/stretching meaning of words to make it even worse.

Stop trying to justify nonsense!
Family › Re: Man Ordered To Pay His Ex Girlfriend $50,000 Per Month In Canada by Gamesmart:
MrBrownJay1:
If you live with someone as husband and wife, then why shouldn't you be viewed as husband and wife? Just like a man who has a child with a woman would have all the rights as a married man. Remember, as much as it's mostly women who receive spousal support, that's because the majority of these men let these women stay home being lazy while they went to work and brought the cheddar.... But if a woman earns just as much as you do, then you pay her ONLY the difference ... if you guys have kids and she has full custody. If you have full custody then SHE pays you the difference.
Stop talking nonsense.

1) How can a man "let" a woman stay at home in the West? He would beat her to go to work if she says she wants to stay home and raise the kids? Why are you trying to push the choices and decisions women make as a responsibility of men?

2) If a woman goes to work does not mean she would necessarily earn just as much as her man. Women tend to engage in hypergamy.

3) These laws are made purely to milk men. End of! It is intentionally structured to, and successfully mostly, affect(s) men. The richer you are as a man, the more you will be milked.

This new twist and STRETCH of the word "cohabiting" is intentionally targeted at men now avoiding marriage. It is effectively saying men should now avoid relationships with women.

Really, stop talking nonsense!!!

I listened to a voice note on facebook where a 9ja man killed his wife and was shouting! saying look what you made me do i brought you from nigeria put you in school and you grew wings and started using it againts me he left his house for her because she call the cops on him every time and fustrated him till he killed her and himself.I watched another one a video where the wife said the mother-in-law will not enter the house, i felt bad an old woman stand with gray hair and her son's wife was saying she will not enter the house and all along the husband was begging her and she said she will call the cops on him if he tries to stop her.The man was standing helpless looking at his mother and the foolish wife was walking up and down acting like a boss. And this not only nigerian ladies even africa at large. There is even a movement now warning african women againt bad company (group of women who destroyed their homes and advicing fresh young women to do the same and most of them fall for the trap) these are the things guys out there look out for, and meeting ladies from different race who does not make them feel like she is giving them a lifetime oppotunity. What is the purpose of adverting a job if you can't make the employer known?
That happens in most parts of the world and very frequently in Nigeria.

In Nigeria, the employer might not want to be bombarded with applicants or they might be doing something wrong and not want undue attention. They know Nigerians have no protest culture, so when there is no company name to passively vent at repeatedly online, they know the typical Nigerians will forget about this by tomorrow morning.
