Having said that,if you venture in this wood drying business, you need area with good power supply and must be close to the market. You can't site it in Nnewi because everyone buys iron doors. But Lagos has high demand for wooden doors so take it close to them. You see that company, you must be present daily in it to avoid your workers taking the funds home and sending you the bills and salary to pay. Then you need to have access to woods on steady

12mm @ 92pcs
is requested to be supplied,
what you get is,
10mm @ 92pcs for the price of a ton.
If you are lucky to detect, you might be able to obtain a fictitious discount for a bedraggled deal.

Similarly,
for 10mm @ 133 pcs
you get supplied
8mm @ 133 pcs.
The danger here for the Structural Engineer is that calculation outputs are usually specified, and if what is supplied is to be used, a reappraisal of the supplied diameter becomes inevitable.

*The fraud by some manufacturers is that 12mm inscription will be seen on the supplied 10mm, same goes for other diameters.*

Arising from this fraudulent practise have resulted in 14mm supplied for 16mm and 22mm supplied for 25mm.e.t.c.
These bars in equal numbers don't have the same strength.

The Structural Engineer is advised to carry out due diligence on the reinforcing Steel to be used on the site

and where possible recommend laboratory tensile strength test.

This is not new, only few dubious contractors will put his or her name on line to take those conner cutting decision. Mostly is the owners that make those decisions to save money, it is very clear when one go to purchase reinforcement steels, by prices and seething. Sir, this is how it was done. Please make sure you incorporate the idea from the foundation. Be ready to spend a lot of money on reinforcements according to your structural engineer specification. It can be done, nothing impossible in engineering construction.

This is one reason I invest in steel shutters and marine boards.

I just can’t cope with the amount of money wasted on planks in a project.

If nothing else, the huge savings I got from not having to plaster my slab is worth the extra spend on marine board. I always move straight screeding after drawing my wires.

The formwork should be deconstructed.
If you want to reuse the woods, negotiate with the carpenter to also remove nails from the woods so that they will be easily used.

This is the best way to go about it in my opinion, even with all the percussion the woods can’t be 100% good condition afterwards Woods are like gold this days I hate buying them. Cost of woods at the end of the day may equal or more then cost of cement after the construction.

The same with Jankande estates all over Lagos State.

LEASEHOLD/FREEHOLD
Is the property a leasehold or a freehold? If the property is a leasehold, what is the length of the lease? The lease could be from zero to 99 years or more.

The legal implications with leasehold is that despite coughing up 17m to buy the property, you are still a tenant. You need to renew your lease for example before 99 years with the leaseholder at sometimes considerable amount of money or the ownership of the property will revert back to the leaseholder.

All these will be included in the legal pack. So ask for the legal pack and give it to your solicitor to read and advise you accordingly.

If you are buying a flat in a dedicated block of flats or buying into an estate, you want to take the above scenarios seriously and consult a conveyancer before committing funds. Nigeria can be very challenging if you took a 'anyhow' approach to things like this. Ask some homeowners of their experience that bought into some estate arrangements in Nigeria and you will understand.

This is deep, how many people consider doing a deeper research into the lease holders of many estates springing around? these are the reasons many estates never keep to the standard they started with, if many buyers go through some of those lease documents they may find many of those estates were not even well documented in the land acquisitions. Many of the lease holders only exists on the paper from experience, after all this there is a lot of hidden exorbitant fees and many of these buyers may not realize their tenant in their so called homes they purchased.

The issue of reinforcement is problematic due to one, lack of standard and the fact that most wholesaler doesn't have a standard lab to test the engineering strength of the reinforcement.

If I'm working on heavy structures like, frames of heavy building, retaining walls, culvert etc, I request for tensile test, bending and others test from the rod sellers but for simple structures where strength is not of primary importance I work with whatever reinforcement I can lay my hand on.

On-site, we do simple bending test, to know how brittle and ductile the reinforcement is. Also, at the designing stage, I try as much as possible not to overworked the reinforcement by simply working with utilization ration of 50%.

Finally, most of what we build here are small structures of a storey to maximum four storeys and as a result, poor sizing of structural members like beams, columns, and footings is responsible for structural failures rather the actual strength of reinforcement.
