sir please, some pictures I have are above the 4mb limit of Nairaland and I'm limited by the inability to share most pictures. I have samples of gates that range from 150,000 to 700,000 depending on the materials used. The most expensive ones are made with wrought iron while the economic ones are made with 2mm charka plates. If my methods doesn't impress you, kindly suffice me with ideas on how to grow.

For the small amount of time I have been in this thread, I have learnt a great deal and I'm still open to learning more. Thanks for your time
where is your location in Lagos?

I assume you know Diamond Estate, Sangotedo. He did more than 70% of the buildings there and many other estates.

If you read my message well, I never said he did 3000 houses this year. I said he has done over 3,000 houses in Lagos.

I also said he was sick for over 2 years and he’s just getting back into business.

As for 4, 7, 12 - they’re are suggestions. The final decision rest with the project owner.
it is well, Diamond estate is a story of another day. I will love to no that plumber. I agree those numbers are suggestion, on this platform we have see a lot. Sometimes you read questions about things that contractor pretending to be lay man then get those answers to go get contracts. This are some of the reasons why many of professionals stop posting stuff like before.

But for those like me who want to manage their kobo kobo project without going to LAPO, here are tips for you to manage your build:

1. The project is your personal project. So you’re the Project Manager. There's no need for extra cost or fee of supervision or project management fee. Always come to Nairaland to tap from others who have successfully built their house.

2. Negotiate like no man’s business. There’ll always be someone who’s willing to do a good job just to showcase himself.
My plumber saved me over 300k on a recent project. How? He was sick for over 2 years and he’s just getting back into the business. So, he need jobs.
This is someone who have done over 3,000 houses in Lagos.

So don’t be afraid to negotiate!

3. Buy materials (sand, granite etc) from those who own their truck. They’ll sell at 1k or more lesser than the suppliers.

4. Ignore DPC but FILL UP your hollow block holes with polythene and blind with cement and sand.

Edit: Use Slurry Concrete (I know there are construction police around grin)

5. Use 6 inches block where possible. Using 6 inches block means less cement and sand usage.

6. Precast lintels instead of the traditional lintel construction. Pretty easy and it eliminates the need to pay extra on woods and carpentary labour. You can engage 2 labour to handle this for you.

7. Use Sliding window without net. Net installed separately or install later when pepper rest grin

8. Used 12mm iron rods for the burglar proof window. Check out from your local welders for some nice 12mm burglary designs.

9. Use panel doors from local sawmill

10. Tiles in the living room and screeded floor in other rooms.

11. Go for chamberless outdoor plumbing. Use well ring for the soakaway.

12. Asbestos ceiling in all room except living room. Ceiling noggin at 2 x 4 on the exteriors and 4 x 4 in the interiors.

13. Used block construction for the kitchen cabinet with only the front covered up.

14. Used soil excavated from the septic tank and soakaway for Sandfilling the building.

15. So many other cost saving methods can be explored.

16. Always make the boys happy all the time when you’re on site.

If you go this route, you'll see that you can drive down your cost by up to 40%
Good tip but some of them are questionable, like your plumber 3,000 or 300 houses In Lagos ? I don’t think even Lagos state government build 3,000 apartments yet this year
#4?, #7, #12?. In total thanks you for the tips For beginners sha.

Our contractor don vex after madam go price the roofing planks in the market on her own, and we about to cut down a quotation of 1.4million naira to about 950k cool cool
He's not sending any of his team to assist us in recognizing the Oridudu that he said he's going to use.
Hahahhaha, this is what Nairaland’s exposes everytime that is why many of those scruples contractors stop coming here.

Just tell them you don't have tax clearance, then you will be assessed base on the size of the building and the local govt. The building is. You will be assessed for 3years (roughly between 150k - 250k p.a) you can also discuss with the tax officer, base on your discussion he reduce the tax assessment, but you will show him some love. Just go to Alausa, you will see people willing to help you
Hummmmmm, I hope you understand the kind of love his referring to

Spyder880 well done good job always. Please I need you to share the secret behind your wall plastering. I have never seen any crack on your plastering job in the last nine years, I have been watching your display on this forum. Is it the quality of sand, cement mixture, or quality of workers or any tricks behind the outcomes? You always amaze me with your sincerity, quality of job you deliver at stipulating time. I like to used this opportunity to advise you to encourage you guys to clean up as work progress not until job is complete, its makes the environment heath for them. I hope other contractors will be encouraged to practice same.

Cement Offloading Stealing (Watch)
It is a general phenomenon that Cement can be counted from the surface, but it will be dangerous to know that what you see in the surface is different from what is inside.

Step 1: during offloading the off loaders will request for pure water or something to take you off from location at the completion of 1st role, then their evil work will start a bag of will be crossed over two lines thereby 1bag is off before you arrive they will cover it up, that can be done as many as possible times.

Step 2: after the 1st role in the middle the a bag will be placed vertically, thereby automatically removing 1bag, when looking from the top you assume all are of same height.

What to watch for after offloading check every part of the truck, tapolin , they will woo you they have some bags to sell, they only trying to sell your goods to you.
Good Day, I have seen you have been beaten down here for a while. Have you learned your lesson to uplift yourself again. Are you ready for business without stories or drama. How much is your 30 tons of your red filling sand? Same location where you delivered granite before in Ikorodu.

Imaging what a family asked me to pay at parafa-ikorodu before I could build in the land they sold to me. Foundation #60k, Iwe-ebi #150k, Crops/grass #40k, Security #60k, decking #150k, Roofing #60k, Akowe/Youth #50k, Fencing #70k. This is coming after you might have paid for the land. The government should do something about this especially Lagos government
Please try to negotiate with them, if they refuse take your case to Lagos State attorney Office land task force department. You don't have any obligation to pay them that much, you can negotiate acceptable terms with both of you. Before you take your case to authority, make sure you have relevant documentation to prove ownership of the land.

There are standard rates and there are subsidized rates based on percentages and I don't think it has anything to do with competition with professionals in the same field resident and practising overseas.
I think this discuss have been talked upon in previous pages and if I'm not mistaken in certain instances "Chekitaut" is known to mention 10% as professional fees for engineers. And he is known to work with some of the best and trusted professionals on the platform.

Can you kindly explain how you arrive at knowing charges are as high as 25-35% even when they have over quoted?

If you are roofing in Benin get Agen to send people out to measure
Wood work Carpenter contractor put about 12 or less on the work and want over 120k

Likely one day job
Thank you my brother, with all this vast knowledge that many of these professionals give us online for free of charge. Although there are alot of good professionals out here that help to provide information for free, which we are very appreciative of their kind gestures. This is an advertisement for their line of services and that's how we compare their competencies. On the other hand, there are others that are here to rip people off of their hard earned money. Most of these bad ones targeted disaporates that have not returned home for some time. The good ones in my opinion compare their professional service fee to the ones that render services aboard. Many of them forget in this part of the world, the system is completely different, from paying taxes and levies through their professional licenses. Many of these professionals are held accountable for any mistake that may consume them and their professional licenses, or even often end up sitting in jail for years. I am not saying that any professional should be working for free, I don't mind as humans for professionals to charge extra 2-3% for their services. In most cases, some of these professionals after over quoting materials and still charge extra 25-35% above average and subcontract most of the job to those artisan, this is where I have a serious problem with them. Especially with my engineering background. Many of them may not know what we do for living aboard. They forget before many of us approach to enagage them, we have done our intensive research to challenge whatever numbers they submit for the jobs.
