rotecch77: @kopell thanks so much sir for your time on our thread. The height of the building without roof is 20ft, so there will be a good pressure of water to the upper part of he building ( height of the stanchion is 30ft) more so we are going to use bigger diameter upvc for the supply. Hope I have answered the question sir.
@egin long time sir how is everyone over there, thanks so much for your support and patronages Thanks enjoy day. |

jabolo: I used 3 DBs in mine for this reason. D8 + D6 to share the load on different sides of the building then a separate D4 for load that can be served by an inverter. All 3 phase though.
So, when Allcopacetic returns to village this christmas, even the Igwe must come collect! Can you help enlighten us. Is these commercials building or private resident building, reasons why you decided to used 3 phase instead regular single phase. I do believe 3 phase tariff cost more then single phase. I may be wrong, the expect can share more light on these too, hoya make we hear from them. |

There are too much power tousle, from past governors to powerful oba's to retired justices and present, powerful military general, with well connected civilians high placed civil servants etc . All have interest and invested heavily mostly in that location. |

My Oga the fencing design and tiling doesn’t represent the headline of this building project. Low budget I believe was the headline, with all these luxury’s from POP to fence. Can pls update us of total costs till these stage. |

Droyal: Its not a new property we want to buy its a property we own already.
The plots have been purchased for more than a year and we just took a surveyor very recently for the survey ( he does not have any link in us purchasing thr land ) I called him later to ask how will one know if its acquired and he told me if its acquiredit will/MUST come with the "land falls under govt acquisition stamp"
I did ask him some random questions too and hr said the most certain way to know if acquired or not is when The stuff is finally ready that. I was also asking about a search( which was not done before we bought the land ) he then told me that since the survey stuff is in process that part of what they do during the process is also the search and they will know if its acquired and it will reflect on the survey and since it was just about a week for it to be ready as hr said it was already submitted at the Surv Gen office so I waited.
He called me later survey is ready and the land was free and I should come for it, so I just wanted to know if its compulsory that lands free from govt acquisition must have that "free from govt acquisition stamp"
The survey is 5 copies 3 cloth 2ordinary paper has the stamp of the man (reg surveyor) stamp of his address, his signatute , current 2017 date , survey plan no, a seal stamp( that one that embosses the paper I don't know what they call it.) and other personal details like names location local govt etc.
I was asking because he didn't mention anything about the "Free from govt acquisition stamp" He emhasized on the "Falls within govt acquisition " stamp.
Sorry for my long story My brother land maters is not word of mouth. That survey most have the “word” free from any government acquisitions writing on it. Another better way of you getting the facts behind the survey is, after every thing is done. Go to land office for official search NOT WINDOW SEARCH the window, they will just tell you anything without documentation prove. After submitted to land registrar for search, it’s take couple of days to get the official results. Official fee payment with government confirmation that gives you details truth about the land. Don’t know what State is these land located, Lagos and Abuja are about same procedures. |

Droyal: Please house I have a question, is it compulsory that survey plans on lands free from govt encumberance done must have the free from govt acquisition stamps on it.
For those of us with survey plans on free lands did all of them come with the free from acquisition stamp Or does absence of the "Plan falls under govt acquisition stamp' certifies its free.
I have read conflicting info on this from nairaland. Its most have that stamp that’s says free from any acquisition in my experience. If it’s doesn’t that a bubble trap for future problems. In the first place I don’t think you can get genuine building approve without cleaning any encumbrance on land. Also make sure the stamp number and the signature of the surveyor is clear and visible on the survey. The real estate lawyers in the house can help enlighten you more on these issues. The are the very first most important aspects of journey to start building. Many of those land salesman and omo Oni Ile are very knowledgeable on all the rules, many times the buyers doesn't know, or not better informed on what in the land deal they are getting in to. Don’t be tempt by location or price. Take you time, get knowledgeable lawyer involved to do dua diligence on the land. Is better to loss hundred in the process of diligence then losing millions after the deal In my opinion. |

I fvcking need assault rifle to sleep with my eyes closed in Nigeria.
I keep telling people that burglary proof is to only slowdown armed robbers for maximum of five minutes.
I need guns to protect myself while on visit in Nigeria.
How do I get one to protect myself while in Nigeria? Simple matter, those ones Egun as in his hand are sold on street here for $25 no need to stress yourself on that. This is why I believe it is important to have Attic on ones rooftop to run the bullets from there if one find him self in saturation like that. |

AngelicBeing: Chai, nawao, anything called corruption is often associated with the jungle called Nigeria, when did we get to this stage of our national life, what can clean this huge stain of dirt from Nigeria?. I have attended conferences, in-house office trainings, seminars and meetings both in Nigeria and my location -abroad, sometimes before/during coffee breaks or after the meetings, when my fellow participants engage me in private conversations, immediately l identify my country of origin, they look at me somehow and change the discussion, some of them will open their emails and show me scam mails from Nigerian yahoo boys, I sometimes find it hard to either defend the honest Nigerians who toil daily back home to earn their living or just keep quiet and allow them to talk and talk, the name Nigeria is first associated with fraud, scams, corruption etc regardless of the Western passport we carry, very unfortunate Pls stop using language like jungle to descried country of over 180 million people. When will weself be patriotic to were' are born. What did you do in your capacity to let those people no that, there are just very few that drang that country to the mod we are today. I don't know what part of the west you reside. One thing is very clear me though, You will not referred to them as jungle. Pls let try to reflect the best of our people anywhere we find ourselves, that is the only way we can let people new that not every one of us are bad. I am proud Nigerian, am very proud to identify my self as one of good Nigerian in any part of the world I travelled. In the first place why will I not, I don't choose where I was born. Pls don't take it as personal oh, let us just be proud of who we are. |

alstacs: The question you should have asked is, can the $25 buy you lunch for 2 or 3 people? N9000 will probably buy lunch for a whole family for a whole week. In essence, though the $25 appears do big when converted, it is almost peanuts to the person living in the US My brother you're very wrong, as poor as Nigerias are in Naija easily someone can give you 10k for doing nothing. I mean doing nothing! for he or she. Here you may have to work hard for that $25, no one gives you money out here for free. So please get that impression right Many here can testify on that ok. Mind you $25 is not peanuts. Let it be very appreciated with great respect from anyone who comes to Naija from abroad and give you or anyone naira equivalent of that amount, it's not a joke to make money here no matter what one does for living. So pls get that right and clear. |

desiji: I wouldn't have contributed if not that i am living in both worlds, i.e Europe and Africa, there is absolutely no basis for comparism in that you have to look at both at all different levels, per capita income of both lands, value of service, tax returns service if i own my own home Govt subsidies of buying my own home. insurance of the any artisan working for me i.e if a mistake is made i won't be the one carrying the ball. The Nigerian factor ist that any thing planned is liable to change in the next five minutes, different quotes from Artisan with a wide variable leaving the client with the issue of sieving between the chaff and the seed. there is absolutely no basis of caoparism Thank you, still many of these so called contractors will be comparing themselves professionally with the other side of the world, otherwise many of them do not have the ethics of professionalism. In the issue of quotations, variations in millions is mind-bugling. My greatest concern sometimes isn't even the cost but the quality of services provided for the cost is very shameful. |
Properties › Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by kopell: 11:19am On Sep 24, 2017 |
allCopacetic: At $25 ( approx N9000) per day, I'm sure you can get julius berger level artisans in Nigeria. Afterall the Julius berger works aren't done by expatriates they're done by our local artisans with the requisite training.
Again, any material that isn't manufactured in The US or North America is more likely to be cheaper in Nigeria than it is in the US. The problem will be finding it. Egun is right on that one, one can even get for less. The 9k a day labor, some of the guys that work for me even get more then that. If you could remember one of my conversation with you, weren't you surprised when I told that. Still many of them do not want to do nothing good, in term of quality of job. I stand to be challenge on that comment for labor cost. |
