My engineer is trying to use a combination of 12mm and 10mm for the staircase and I have a site supervisor telling me staircase should be only 12mm rods. I’m not sure who’s advise I should follow . My suggestion, your supervisor in my opinion is right. Is better to be safe then sorry, at the end is your house. Be wise. |

adanny01: Why is the discharge pipe of ACs insulated? Why is the chiller duct always insulated? Discharge lines are generally un-insulated. They may be very hot, in excess of 150°F (66°C) , so insulation may be warranted as a safety in conclusion safety first. |

adanny01: By my estimation a 3 bedroom flat would require 1hp per room plus dining and a 2 hp for the living room. This brings the total to 6hp in comparison to the same powered central cooling.
Before i continue, it is a fact that a window AC unit is more efficient to a split AC system. Reasons being that power waste by longer piping and distance between evaporator and compressor. These leads to losses in cooling capacity and pumping capacity. Longer piping also leads to increased costs.
The same effect is multiplied in the central AC where the refrigerant pipes are far longer leading to greater loss of efficiency. This does not even account for more insulation, more electrical connections/control gadgets and more installation cost.
In other words, a 6hp window unit required by a 3 bedroom may be equivalent to 8hp slit ac and equivalent to 10hp central ac. Secondly, all costs are increased while more cooling capacity is required leading to more cost.
The VRF is a technology which means more cost too. In the end, when you talk about cost, central ac is quite expensive. Power waste by longer piping and distance between evaporators and compressor. I disagree with this comment in regards to AC capacity, technology as taking care of that. Chillers are mostly used in heavy demand cooling in most commercial buildings, the can push as much far distance as needed. |

mountmoriah: @ceelog, sir. Thanks for listening to people talking about bozac aluminum from turkey, they want the best for you, there are over 1000 different aluminum companies in Nigeria importing from china below the standard gauge, and they selling it to theirs customers, importers of bozac coil aluminum are the only companies`` i know that will never compromise standard, they are here in Nigeria to let us know that first aluminum and tower aluminum are cheating us with outrageous prices, though the former are indigenous companies, i have seen situation whereby tower and first aluminum contractors/installers will have little shortage on sites and they will quickly look for bozac materials to complete their work, because going back to tower to book for the little remaining materials and wait for days to get it out factory will delay them and compromise covering delivery time, because their quality is good, bozac is 50 years warranty, no fading or changing color, my 2cents Sorry, I find its difficult for Tower Aluminum Nigeria PLC to compromise their quality for profit, as one of their former employee in engineering section where we research to developed and introduced new products, there is no room for compromise, with the robust polices and internal control quality mechanism that are in place, including government lay down procedures with regular on scheduled government inspection. Tower Aluminum that owned, IDM, Apco, Intermatch, Apex paint, Midgas, Alufoil, Towerex, Tecno tools, Aluminum rolling mill, and over 30 different other Companies and different products in Nigeria and many part of sub Sahara African will compromise? I doubt it. |

Empiree: this is why I don't deal with Nigerians. So sad that some Nigerians would deliberately cheat people. I do my business plain and clear. Anything less of that is no go area for me. I have been in real estate for over 12yrs in America. I'm never gonna allow nincompoops to take advantage of my hard earned wealth. All my properties I bought, I did Due Deligenge before making big move. I am never gonna be maga.
Not only Nigerians leaders are guilty of corruption but the people as well. I don't know why they always have negative thoughts like scams. The other day I met a Nigerian who has dental problem but he has no papers to have insurance coverage. So I said he should go to general hospital because theirs is cheaper and you pay little by little monthly. And at some point they write it off. Guess what he said?. He asked me if he can give them fake name and wrong address and get treatment?. I said why do you people always have negative mindset.
I tire o My brother that is the mindset of our people in western world especially the new arrivals, many of them thought they were smarter then us. The won’t listen until they get themselves in trouble end up saving 10- 25 years in jail. This 419 thing is inside most of our people DNA, at the end the start blaming government for everything the did wrong. |

Congratulations, I just start having interest in some of your most recent designs, as I am not a fan of flat roof and square building designs. In some of your most recent designs that caught my attention, you are not giving hints of sizes of land required and probably sizes of rooms to make better informed decisions. Before even contacting you, I must confess, one of your colleagues that always blow up my mind in his square design even though I am not a fan but for his creative ideas in the interior finishing, I must give it to both of you. For him, I am probably gonna need a lot of money bag to even thought of contacting him LOL. |

diordaves: They will burst the fence and build overnight. As you didn't show continued presence, sometimes it may even take a couple of years before you will discover the fraud.
It happened to my neighbour. We all bought from the community for one million each. She fenced and just "disappeared". I mean, disappeared. No one knew her address or her number or her people. No one. She probably did this for fear of kidnapping as it was the height of kidnapping in Niger Delta then.
Fast forward six years later, same land in the area appreciated to 15 million. Yes, you read that right, 15mill in six years. This was as a result of the quality of those who bought in the estate and the quality of homes being built, from politicians in Delta State House of Assembly to the diaspora.
The community just burst the fence and sold the land to a diaspora, who practically built overnight. The argument of the community is that they want development, so holding that land fallow is speculative and a hidding place for hoodlums. That they don't want speculators as this will hinder development. She went to court with the community not the diaspora that bought the land. The case is still ongoing.
Now in such a scenario, even if she won, it's going to be compensation possibly at the price she bought.
The truth is if you bought a land, show presence and maintain the land yearly with minimal amount until you are ready to build. Don't just disappear. Anything can happen. Don't even think about it, that is the reality of owning land in a very prime location. That woman will be in court till infinity, some of these money bags will even make sure they bankrupt the right owners. Many of them will not show up in court, they will use their position, money and their powerful lawyers. Do you know that some of these evil people send their agents around to do research on some of these land owners, to see if land owners have resources to fight them before grabbing their land? If they don't have the resources to fight them, some of them will force the land owners to partner with them. |

Aventures: Sir, the big boss analysis is not just ordinary theory, that is experience+ applicable theory (not all theories are applicable in the field of play). That type of foundation explained I bet you it can't be found in any textbook or school note. If you are good, you are good. chikenna. As you progress in this field we come across all manners of challenges, that it is only experience and sound theory background can bail you out. I manage a project recently and Messrs Chekitaut is the procurement contractor, we came across a funny scenario. An old building was a demolished before we commence the new project. Very solid and firm site with appreciable bearing capacity from soil test so we adopted pad footing ( there was raft design and pad footing, cost analysis showed that the pad is cheaper). Along the line during excavation we discover towards the back so many abandoned pit latrines and septic tanks (already decomposed). The fear here was that the decomposition would still continues over years and there by creating a void underneath the foundation, automatically the structure would fail due to undermining. well, the best thing we taught of was to find a way to take the footing of foundation far beyond the depth of any of the latrines or septic tank. Another challenge was that the site is very tight it was not just easy for us to evacuate the septic tank and latrines and more so we wouldn't know how many of such would be around there, we could only observe 2 or 3. We came up with option of introducing piles along the grid line where we have that challenge (and that was the last grid) 5 piles was constructed 300 diameter @ 9 meter, 1 meter cube pile caps and 600mm connecting beam all along the 9meter width of the build, then 3 grade beam to connect to the columns from the pad footing of the next g rid making it to be monolithic.
Now what can we called this kind of foundation: Pad and pile combo. If I am permitted I will try upload some pucs for further explanations.
sorry for the epistle. I put it up here cos someone may need this knowledge or idea tomorrow. cheers @Aventures long time, I no you’re always busy. Welcome back oh, it’s been awhile we’ve read about you practical experiences on the field, please spare some time to write more about these kind of challenge you guys face on fields and how you resolve them. I personally missed you man. |

abdulwastecx: The grade beam doesn't require any depth because it is not distributing the load to the soil beneath it but rather to the pad footing via foundation column.
Note: before any work can be done it is standard practice to remove all the top vegetable soil and also have a blinding of at least 50mm for the grade beam Wellcome back in sharing your knowledge of experience with us here again thank you. |

itswell1: Dears i have a survey plan done when i was buying a land and was not then conversant with land matters in ibeju lekki area.
Now i learnt govt has finally excised that area/land to the families and the surveyor is saying with the new development we need to do RATIFICATION of the survey plans we have.
Please what does RATIFICATION means ?? based on the scenario i explained above.
Anyone in the house with knowledge or experiences in this should kindly share. That survey you have at hand is just a paper, I can assure you it’s doesn’t have and can not have record in lands, because the land is still under government acquisition then. You’re lucky the land was excised or in another word released to the family. Rectification simply means you’re buying the land all over from governments. Asked your surveyor if the said land is published in recent land gazette, if not my brother you may still have problem logging your new survey red copy at lands in alausa. Pls get a lawyer that have knowledge of land matter to help you. |

Rubbiish: My own little understanding of ratification has to do with a land which is under govt acquisition, but d govt is willing to still give it out to individuals, probably because it serves not very important purpose, d process of ensuring d land is no longer under govt acquisition is ratification. |

bixton: The pix is a natural canal. We had to do a box culvert/drainage rather than wait for the government since the client needs to access the land from that section. The raft fence I earlier uploaded is just to demarcate the land. The existing fence where you have those zinc is sitting on a 3 board panel raft and the land is about 4 plots. Clearly understood now. I think it would be better if you can attach a link that will show us the entire project for layman like us to really understand how you guys deal with waterlogged lands. |

bixton: The land originally was waterlogged but sand filled over time. That fence was done around august and at 12" depth you'll experience water. The reason for that particular height is different though.
If you look at the far end where you see those zinc along the fence line, is this uploaded pix. Due to the purpose for which that part of the land will be put to use, its access is from the box culvert and all to be sand filled afterwards. Interesting, this last picture really shows us the water level. Sand filled over time, how long does it take to get rid of all those water after sand filing. Was the last picture a gutter that you were building to get access to the land, all to be sand filled afterward? or is it part of the fence raft? Can you please explain the reason the first height you're referring to on the first picture was like that, the height I saw was what trigger the whole questions. The fence raft looks to me like just 1ft from ground level. |

bixton: This is what a 4 board panel looks like. I did it for a client some years back. You're probably going to do it round your land and only leave out the section for gate. You can choose to buy the materials and also bargain less for the workmanship. Bros when you say 4 board panel, those that means 4ft Hight in total from the ground water level, 2ft below ground level and 2ft from the ground level. |
