Metcopo really dealt with me and my workers back then. There was a time I was living in dread of the rainy season because many of my clients will be calling for a repair of leaking roofs, even my own house built with Metcopo leaked till last year. I run away when anyone mentions Metcopo.
Why, I have it on one of mine building since 2016 no single leak till date. The corrugation may be the problem, though I brought mine directly from first aluminum in Lagos.

Thank you, black mind thinking. The voodoo we need to get rich is education and good creative ideas. The Igbo guy that make Nigerian voters card, does anyone knows how much the government pays him? if I'm right I believe it's close to $800m and he did it in less than a year. The same guy son was behind Nigeria second biggest ecommerce. The voodoos we need to use is to create uninterrupted power supply, regular water supply, good hospitals, well sound educational system, zero corruption, etc... In the coming 5 years we should be one of the strongest economies.

Yes Land used charge applicable to empty land in Lagos and Abuja if you like keep the land undeveloped for 20 years you will pay those fees. These are some of the reasons why many people that buy and keep are just piling up those bills for the new buyers. When you buy from them, especially those government scheme lands many of them only pay the minimum amount needed to secure the land, mostly the application fee many of them didn't pay ground rent and development fee which mostly in government schemes are the most expensive part of the land fee. Imagine you buy a land from those buy and keep, for example if one pays 2m for land, development fee and ground rent could be 5m when they transfer those titles to you, you'll end up paying that 5m plus with other accumulating ground rent. This is the reason why there wasn't much development in Lekki phase 2 some of those lands in that scheme has accumulated over the years ground rent that will throw you off your foot. In Abuja I fell victim to a situation like that in a scheme called FO1/FO2 by the time I got to aegis for my official search, the ground rent bill given to me attached with the confirmation of the land was about the same price the land that was initially offered to me. To my surprise the seller was so confident that he had no pending ground rent on the land. This is one of my experiences that was very costly. I don't think many people even know those lands with C OF O are leased for 99 years, we've seen many of these 99 years expire and the grand children of omo nile take people to court for renewal of those lease. In my opinion it is always better to buy omo nile land if you can deal with all the drama in the beginning.

The rate at which rent is going up in Lagos says it all.

If you spend ₦50m on a property in ordinary Ketu or Surulere, you can recoup your money within 5-7 years from annual rent collection
Point of correction Surulere is not ordinary in lagos ooooo, in FCT na those politician and high earned civil servant make life had for ordinary people

if you want to build with ease, Nnewi is your sure bet. Their lands are expensive but once you pay, you don't worry about anyone stopping your works. The usual issues of area boys stopping work and forcing you pay stipend anytime you bring material to site no dey. ..


Just buy your land, do the tradition of killing a "he goat" and settle the agents involved. Secure the land with fence and anytime you're ready, you can start building. That's one of the few things I love about this town
Wow I wish this method of securing land is the same in Lagos, the government is not helping at all in regrades to this area boys stopping trucks loaded with building materials. The average cost these area boys collected from truck drivers were 6 to 12k per load depending on the location. Can you tell us more about the killing of goats? Is it going to be used for entertainment for the entire community or just for a few elders? Is it true that one has to be origin of east to buy land there? I heard this a lot from many people. Anambra is my favorite, Inewe city in particular because of their technologically advancement. I loved it when I was there as young engineer.

There is no need to end the debate. I don’t think is debate anyway, let people voice the experience so others won’t be a victim. Our experience is very costly, if I tell you how much it cost me to no many of these things since 1991 when I started investing in land you be surprised. I bought more of na lier, more then na true, the scammers no better. Many of the information people find here are not as open as it should be even in many government agency. Most times we’re victims, that how many of us knew many of these tricks .

Since you currently may not have a 'registered title' now, you'll need to get a survey plan of the land registered at the office of the Surveyor General, with beacon numbers showing, then hand the survey plan to your architect to prepare a drawing.

If it's a bungalow, you don't need a structural drawing, but for two floor building, you need a structural drawing.

You also need a soil test report. This is to tell you the kind of foundation you need.

Take all these documents to the LASPPPA office in your Local Government. They would prepare an assessment for you.

Assessment is done based on the gross floor area of your proposed building.

Less say your gross floor area is 300sqm, this size is multiplied by a rate of construction to arrive at assessed value.

The value in the assessment is what you'll pay.

You pay one to LASPPPA and another one to LABSCA called stage certification.

The part that out most developers is the tax clearance.

The minimum tax that LIRS will demand from any developer even in Ikorodu, Epe, Alagbado etc is ₦750,000 and if it's like Ikoyi, Lekki, VI, the developer can be asked to pay as much as ₦5million as tax clearance before you can be granted approval.

To LIRS, anything that makes you want to build means you must be rich. Hence, they ask for minimum of ₦750,000 from you, even if your land cost you ₦100,000

Give or take, the minimum to pay would be close to ₦1million.

How long does it take? It can take between 30 days to almost forever.

Thank you, anything outside what this gentleman wrote is story, you forgot to add all land the charges etc. When I try to explain in my previous post I don’t want to scared people away from taking steps to start the process, that why I used the term minimum of 200k. All those fees do not include brown envelope for Oga to get it done fast ooo, otherwise your file may be there for 2 years or more

Scare ke, there are may places where 1.5m can build one moderate 2 bedrooms bungalow. In Lagos you no better, from land fees, building permits, towns planning fee, building approval, safety, soil test depending on location etc. So tell me all those fees when you do right, are the not more then 1.5m? Tax a lone to get approval is average of 200k or more, when you’re not regular tax payers in the state.

The receipt thing is individual choice, you choose to make payment to right or settled individual that may not help at the end of the day

An engineer quoted me 500k, I believe that is too high.

Why the so call 800k in house in Ontario is 190k house in lot of place in the USA is better than the 800k house

It is called Title companies in USA and Canada and UK use Solicitors NOT "In the USA we have what we call Escrow Services."
Escrow is not a liens
Escrow are for unpaid bill like property tax, water bills eg
Titles companies are use to do closing for a house or land
The title companies do a search to ensure there are not liens
If there are liens title company ensure the liens is resolved before moving forward with the closing of the house or land
The Title companies insurance the the Deed for any closing problem
You are going to hold the title
Thank you, that why we should limit to individual location. Imagine paying that little for property of $350k, in same of the location with those values one pay $25k or more per year. I think some people no in many of these county the properties tax is used to pay district schools a lot of things in attach to property in this side of the world.

I don't think is as high as NY, sometimes when we discuss issues like these we should limited it to our location. Here If one finished paying he or her mortgage the tax is as high as another mortgage, you don't want to know our income tax combine when one owned or should I say bank owned and make you holder, that is what many people don't understand.

I bought from a big name in the estate business as i wont like to mention name. They had issue with the company the said property was acquired from but it has been settled by lagos state Government as big estate hv come into that particular location and taken position since matter seems recfied , then i ask them the next thing to do , they told me after their receive all document from Lagos state , i can apply deed of rectification. May be this is your first experience, many of those real estates companies advertising are the biggest scammer in the system. Have you ever heard of cross high jack of land? What it means is, high jacking land that are in process of perfecting their document, some of those company will collaborate with high level criminals in government office. To corner it to their own advantage in the fastest manner ever which is called governor consent. Its called double dip title, that's where the litigation battles beings.

grin I'm confused and lost then topping it up with heavy legal terms is double whammy. The said land wAs under dispute for sometime and not until recently the Lagos state Govt settled it and reclaimed part of the land which has been fenced off . My seller won part of the land including mine even though some peopl lost their portion to the other family. I'm being requested to talk to the company lawyer to direct me on the deed of rectification if i want to perfect my document. My survey plan wasnt logged during the unsettled period in question. Hence my question on the deed of Rectification and what my expectation and cost should look like

First of all, is the entire land before dispute register on those omo onile family name, when chart in surveyor general office with official Lagos State seal to prove the land belong to those family. On Quantity Surveyors' BOQ as per reinforcements, the quality or grade is ALWAYS spelled out in the description column and that automatically determines the rate per tonnage.

Most Quantity Surveyors' description notes comes from the "General Notes" in the structural drawings for structural items in the project in addition to the BESMM.

That's where the issue of 'Prime Cost' is applied in Bill of Quantity.

When the choice of a particular material is in question among the substitutes, a smart QS will not only specify the brand or quality but the actual market cost in the description column technically called the Prime Cost.
Thank you, you just expose some the things those criminals minded contractors do. One thing I don’t understand, our people saying locally made iron. I believe TMT TIGER is made in Ikorudu so as other brands, it’s matter of choice, the prices and quality is very clear. You either buy the one that doesn’t meet standard or pay little more for quality, our people will prefer buying cheap one forgetting the house the are building is not something the will replace in 5 years. Every time I read stories like this when people discuss about this kind of stuffs, I asked myself do want to save couple of hundred and waste millions, or build house that will not give you rest of mind knowing that kind of material used to put up the structure. We need to have culture of putting safety first, before savings.

This will keep my bricklayer who didn't travel busy till the team is complete tomorrow.

Oga Spyder well done ooo, this is the first time I ever looked at flat roof design. I just hope the slope is little sloppy than that to the back for water to have better free flow. I've read many stories about the cost but it never impressed me even when people said it's a little more expensive. I just fell in love with this one for the first time. In my personal opinion, I vote for this design 100%. As far as the slope to the back is adjusted. I mean the first design.

what happened here is the weight of the tank was too heavy for the channels. If you check well, this stand fell under weight of the tank. If you check well, the foundation is still very solid but the channel fell under weight of the tank.


About the foundation, the soil determines how deep and wide it needs to be. The foundation anywhere is required to be about 2ft wide and 4ft deep at least but nothing is permanent because the height and load of the tank isn't permanent.



And yes tanks are usually positioned in a place where a house helps cushion the force of the wind and not leave it vulnerable.

You need to also realize that my field of work is an area that isn't truly defined with rules as it is occupied currently by illiterates. But through experience,we have come to develop a model that works for each person. You will agree with me that with all the education the engineers have, they still build structures that collapse. Even with their established rules and regulations. You can rarely hear the news about collapsed tanks but you hear about buildings falling everyday.


I'm willing to learn from you if you have any working model which I will have to add to my knowledge and improve on it. It's one of the biggest gains I have made from this thread and not just the jobs. I have been opened to more knowledge than what my colleagues have.
Bros, I would have challenged your comment but reading to the last line I resaved my comment as you said you are open to learn. First of all do you guys understand characteristic and functionality of welding rods, right penetrating current that's supposed to apply in order not to overheat the object on every section or joint of the object fabricating. When many of our people finished welding do they even have x-ray machine to check the quality of current penetration and cracks in welding. I can go on and on. Welding is not just sparkling lights I believe the welding should be done right for every application it was designed for. Today welding is another technological line of engineering, we must continue to improve our knowledge in any line of occupation. This is like arguing with a metallurgist about characteristics of metal.

Wow I went through your entire posting again to refreshing my memory on this project, in 5 year the entire neighborhood transform to small London. I always advise young people to buy and wait even when the think is bush, make sure the land is well documented sha, few year later it will be a city the wont imagine moreover everywhere at a point is bush. Yong people stop partying with your koko regular inflow income think.
