1. Is it advisable to use one architect to design the house and a different engineer to build? Or allow the architect also manage the entire construction of the house?
2. Based on getting the design approved, how many times is an architect expected to edit the building design for a client?

Use an architect for the architectural design, then a civil engineer for the structural design and execution of the construction work.

All the same, just one teeny weeny advice to prospective house owners, save in advance for the kind of house you would like to build.


Telling the architect to reduce his fees is asking him to reduce his services for you.


Of all the building construction professionals, it is majorly the architect that has your back.


The engineer, the contractor, the artisans, the quantity surveyors all would look for ways to have a one-up on you, from over-inflating the prices of building materials to reducing the quality of building materials, over-inflating their service charges, extending the normal construction time especially if they are paid per hour etc.


Only the architect has your back fully.


Don't push him away by ridiculously negotiating his fees. There's a scale of fees he's entitled to abide by under the NIA code.


If the architect calls an arbitrary amount for fees for you, ask him to show you how he's calculated his fees using the sliding scale.


Eventually, you'll realize that he has even cheated himself, which means he might not be offering you full services.
You just open your mouth and spew trash all in the name of having an opinion on the subject matter.

There was a day when I and my cousin bro visited a morgue when my uncle died late last year, the mortician told us about a guy inside the morgue that whenever he keeps another dead person on top him, he will squeeze his face. That's not even the issue, he said that the dead guy always pushes off anybody he keeps on him and whenever he does that his face will brighten up, he'll be kinda smiing. The guy died in a ghastly motor accident

I see it's in your nature to always talk down discussions and bring up IQ and what have you as a means of escape. I have seen your kind before, say something logical. You probably threw that analogy to me with hopes I'd buy it. Let me throw this at you too, say you want to construct a steel plant, would you bring in your staffs to be part of the design, construction and installation process or would you hire capable hands (probably send them for training) to carry out operations after all that is done?

Using your analogy it is safe to say Buhari, Amaechi and whoever that is being carried along can conveniently run the operation of the rail line. I bet you wouldn't see it that way now. Whatever lapse the NRC will have in operation won't stem from not being involved in the design and construction, they would be drawings to visit if technical issues arises, whatever problem they will face will be a managerial one.

Unlike the first class Kings of the South South and South West, the Emir, today, is more of a manager while the formers are regarded as custodians, reincarnated gods and divine beings.

First class Kings wield an unbelievable amount of power over vast areas, including multiple local governments. That of the Ooni transcends beyond Ifẹ̀ and even Osun State and that of the Aláàfin runs across the entire Ọ̀yọ́ State. The Ọba of Benin, I'm sure you know.

Please get it today, the kingship of first class Kings IS NOT UNDER THE LOCAL GOVERNMENT AUTHORITY. They are answerable to their State government who doesn't have any outright control over them. There is more to this than what applies with Igboland.
Why make an exclusion of the Emir in all your explanations? They are all on the same level, let these said first class rulers as you called them try step beyond their boundaries or go rebel, then we'll see what happens next. In modern day settings, Traditional rulers be it first class or third class are nothing, the State government will do whatever it wishes with them. I like the fact that you acknowledged a State governor can unseat/suspend a traditional ruler with reasons of course and yes if they have reasons they won't just dream of it, they will execute it. What happened to Sanusi will play out anywhere with any of these first class rulers you mentioned.
