You're a very pathetic businessman. bebe2 is a well-known LADY in this property forum. She's the last person to ask irrelevant questions. I have seen many of her questions in this forum and they are the kind of questions everbody wants to ask.

A lot of people here are based abroad and are extremely busy people. No time to call every unserious agent who cannot even furnish potential buyers with basic information. How arrogant. Being a mother, wife, busineeswoman/employee in Europe like bebe2 does not leave you with time for irrelevant phone calls. I don't know her personally but I seen enough of her posts here to know she's a highly responsible person.

Why can't she ask cost of rent in the area if she plans to build 2-bedroom flats and rent out?

A lot of people have been sent on a wild goose chase by irresponsible agents. In my case people I sent to view properties.

Why can't you supply information so that only clarification is needed on phone. Or you are afraid many clever people here will see through your claim?

The distance between Lekki phase 1 and this Estate is roughly 1 and a half hours (1 1/2) without traffic at 60-80km per hour. Most people abroad think whenever they see a property at Ibeju Lekki that means they are about to buy a land in Lekki. Thats not true. Ibeju Lekki Local Government Area is home to Eleko Beach and those of you that are familiar with Eleko Beach know that your just 20 minutes away from EPE. From Abraham Adesanya to this Estate you will spend between 45minutes to 1hour without traffic to get to it. The distance is killing and on no occassion should you think of buying a land there except you want to buy for Long term Investment, country home or Holiday resort. If your thinking that place will develop in the next 5 years please thing again. It is not a place for residential development now because development is very very sparse.

Upon further Investigation, we found out that the land actually belongs to the Oba of Lagos. How do you fight the Oba of Lagos or Government to get a land?

Of all the places in Lagos state, the most Volatile place to buy a land now is the area of the free trade zone if it has no document or papers. Its so bad now that the state Government is even revoking some land there that has been I am screaming aloud about this issue because most of their victims are Nigerians abroad that have no idea where this estate is located, or how far it is, the kind of documents they are parading and the lies they are spewing to make people part with their money. Check the advertisement below again and you will see terrible lies that cannot be substantiated.

Nigeria has one of the highest maternal/perinatal death rate in the world, don't say you're not aware of this.

Still happens sometimes even in the West: pre-eclampsia, placenta abruption, bleeding,infection etc.

Even Gen. Buhari's daughter died of it just last year.

It can be quite difficult. Especially if the person is young and his death was more or less sudden.

I don't know where you're based. But ordinarily if after a year or two you're still grieving very much, you need to seek bereavement counselling.

Your marriage vows might still be ringing and fear of disloyalty might be subconsciously there.
But upon death, marriage ends. Being still young, you need love still. But decide before hand if you still want kids. That's important when you start dating again.

Try to relax a bit and don't let life pass you by. You might still have 70 odd years more to go. Keep the fond memories but gradually move on.

Your late man wouldn't want to remain without love for so long.

Actually there are some. And they publish work too. The likes of UI, UNIBEN, ABU, UNN, UNILAG etc used to publish very high quality stuff internationally. Not sure about now.

Medical/pharmaceutical is one gold mine Naija has not done enough in. We ought to be the reference country for tropical disease innovations and twin research (SW Naija has highest twin prevalence worlwide). Other areas are IT, construction material/material science and agriculture.

NIFOR (Nigerian Institute for Oil Palm Research: Notable venue of meeting between Gowon/FG and Ojukwu to discuss Aburi Accord which Ojukwu didn't attend)in Edo state are doing some decent plant genetics work.

Thank you for trying to educate people that A WHOLE EDUCATION SYSTEM has failed to educate. I hope your effort won't be in vain. The sight of the royal regalia is impressive. It has impressed Europeans for over 500yrs so much that they even looted it in 1897.

Not everybody has a formidable and world-renowned history, so no wonder if envy is causing jealousy which is now manifest in derogatory comments.

I respect royal institutions and I can never say bad things about any King or Queen, dead or alive. But then that may be because I love history and value my culture and traditions albeit their imperfections.
Some have no culture let alone one to respect or value.

The comments of people like nwando/babyosisi and ifihearam are not surprising, since their antipathy to anything concerning the Edo is already known, but I'm a bit surprised by the comments from so many others, and even from people I thought were brighter than that.

As someone who has seen a lot of images of monarchs, elites, nobility, etc. from the past and the present day, I think that the red beaded regalia of the Oba of Benin is not merely one of the best in Nigeria, it's one of the best in Africa and the wider world. But this is something that is clear to me because I have actually looked at the attires and clothing of many African and non-African rulers from the past and the present - something which I think a lot of the people commenting negatively here have not done.

Ironically, some of those making derogatory comments about "masquerades" might be from groups where the leaders, rulers, elites, elders, rich men etc. simply adopted or attempted to adopt some European clothing (and not always successfully - some of them did not look impressive, to say the least) or wore little at all. I say "might" because a lot of people haven't even bothered to look at the old images of chiefs, kings, elites, etc. from different parts of Nigeria, and they might be totally clueless about whether the monarchs, nobility, elites, or elders among their people looked regal and stately, as the Obas of Benin did and still do, or looked more like nobodies with little cultural creativity and no sense of style.

Others that are mocking the attire would probably be surprised to know that the same Europeans and Westerners whose clothing they probably see as ideal today were writing about how the Oba of Benin's beaded regalia was magnificent (as it definitely was and is, regardless of whether they had acknowledged that) even centuries ago, and are still writing about its regal appearance today.

And kudos to all those who had positive comments in here - clearly not everybody on NL is devoid of appreciation for African culture.

By the way, it's wrong that Oba don't bow to a woman. In Benin, Iyoba (Queen Mother) is a big position. Before 1897, she even had her own standing army. That festac mask is that of a Benin Queen Mother. Queen Idia of Benin was a very powerful Queen ma'am, who even commanded her own army at the war front.

Jaja and Oba Ovonramen would not....that was over 60 years earlier. We had no idea just how militarily mighty the British were then. We know the price both paid for their bravery.

If you know a little about Bini history, that the Bini Monarchy survived the war of 1897 and exile of Oba ovonramen to calabar shows the resilience of the Bini People/monarchy. The struggle with London to re-establish it was epic. They wanted to thwart a key African heritage. A simple courtsy for a woman who was head of State/Queen of over 50 countries at the time is a small price to pay.

Well I don't expect you to know that, not with the quality of Nigerian education over last 20 years.

Well Queen Victoria (great-grand mother of Elizabeth) won the war of 1897 against Oba Ovonramen (this Obas's Grandfather). At least the Binis, The Opobos and a few others fought to preserve their Freedom/Kingdom/Empire. Many others chickened in. To know when you have been defeated is part of being a brave man.

THe Binis didn't sign their freedom away without a brave fight like many others.

Once they won the war, they became the boss.

Oba Adeniji Adele of Lagos also went out to greet Queen Elizabeth with Okotie-Eboh (a British stooge then in attendance). That's where we still are till now despite our on-paper-independence.

I have said many times before that until they include ways to measure respect for elders, family values, sociability,optimism in the face of challenges, hustling spirit and so on in IQ test, it will remain a measure for Western notion of intelligence. grin

My ancestors who built an advanced and flourishing empire, promoted the arts, dental surgery, textile, architecture, agric, improved war science etc cannot be relegated to dunces, just because they wouldn't have passed all these new-age IQ tests.

This is not entirely true. I do not see myself as superb in English but I have learnt several languages fairly easily that natives doubt if I have been around for only six months! That's because I take a language course and actually speak with natives not minding initial errors. I have been called to interprete many times.

My forte is actually maths/science.

Oratory is a natural ability which even ancient Romans knew and people went far and wide to polish theirs. Many people who wanted to progress in the cursus honorum even went to Greece to learn it.
Cicero was an orator of note.

If you go to your village frequently enough you will have noticed that certain people speak more in the elders' council because they are good at it. Now such old men, if they had gone to UI in 1949 to study, they might have become very good English speakers irrespective of intelligence.

A lot of Cantab and Oxon products with a D. Phil that I know are not very very good English speakers, even with English as native tongue. So intelligence and education don't mean you will be an excellent English speaker.
