InvestmentRe: Choose Between Programmed Withdrawal & Annuity Option For Pension by manie(m): 4:08pm On Sep 09, 2013
Gentlebabs: No doubt, the Pension Reform Act 2004 makes it mandatory for all employees to have a Retirement Savings Acoount, which will be administered by your choice Pension Fund Administrator, alongside a Pension Fund Custodian in conjunction with Pension Commission and National Insurance Commission. The contributory pension allows you to withdraw not more than 50% of your contribution on attaining 50yrs or compulsory retirement age. M.K. Ahmed (D.G. PENCOM, Punch Newspaper 30/01/12, Page 31) cites that "According to the act, Programmed Withdrawal is an option that is calculated on an expected life span, meaning that the pensioner will be paid on a regular basis for a fixed number of years. After which he ceases to earn further income from his PFA. Also, the act specifies that Annuity will be paid on a regular basis by the insurance company to the pensioner until he dies". If you were retiring now, which option would you prefer and why? Secondly, if you have people retiring now, how would you advise them? Remember, retirement is expensive, but old age is more expensive. Pls don't derail this educative thread.
I will go for programmed withdrawal, although I would have loved to get all my contributions at age 50 but PENCOM act does not allow that.
InvestmentRe: Mutual Funds In Nigeria: Please Share Your Experience by manie(m): 3:17am On Aug 22, 2013
deenee: @ manie.....I can tell you for certain that Stanbic IBTC equity fund and ARM discovery fund have out performed the Nigerian All share index on several occasions even during the stock market meltdown. You can goggle it to confirm my claim.

As indicated in my earlier post, investing in mutual funds has its pros and cons but giving the whole investment a bad name is not appropriate especially for uninformed investors. I have consistently invested in a mutual fund as part of my entire portfolio for over five years and the returns (dividend payout and capital appreciation) has outperformed the NSE all share index.

Also not every body can analyse and take investment decisions regarding equities.

I keep telling people that the inflation rate we use in Nigeria is very flawed especially when we are all aware that data used to compute it is not accurate. The rate of inflation should be determined by a combination of consumer index, balance of trade payments,LIBOR etc and not the apex bank unilaterally setting it.

Finally go through my post again and you will note that I have include "continuous learning" as a criteria for the investment curve to be complete and YES one needs to invest long term in a good and tested mutual fund albeit in small tranches if a sustainable ROI is to be achieved.

I rest my case!
I don't do mutual funds, but my returns by investing over the years on the stock market has consistently given me a better returns than the mutual funds highlighted by you.
Rather than buying mutual fund, I will advice starters to invest in index fund, 95% of mutual funds in Nigeria are out to short change investors.

Yes,i have a running loan from my bank and i am still servicing it,It's just that i was given a lesser amount from what i wanted from my bank. And i have less than a million to pay back to my bank now.

I don't have any track record on the business venture i needed money for but i have gone thru so many phases to kick off this business because i have done my feasibility study on the venture and it is more than 90% profitable on a long run.

Check my profile and see where i intended selling my property so as to fund myself but no one is buying my property because i don't have a title document.

I have pitched my proposal to so many investors, only to get this very person tthat will give his shares as collateral cos he doesn't have the physical cash.

What do they accept as collateral? I am sure your shares are not blue-chip. I will advice you to change your bank.

If your so called investor believes so much in you, he just sell his shares in order to raise the needed cash.

InvestmentRe: Mutual Funds In Nigeria: Please Share Your Experience by manie(m): 2:41pm On Aug 06, 2013
deenee: Apparently, there are a lot of uninformed people on this thread.

Mutual funds are not a bad idea once you get your investment strategy right.

What I see with most typical Nigerian investors is that they always want the quick way out. Always looking for the next "big transaction" that will turn their investment principal of 100k into 10 million etc etc. However, sorry to bust your bubble investments are not that way and if you are not rightly informed and use the information in due course, there is a high tendency to be back at "ground zero".

A mutual fund is a collective unit investment scheme where a fund manager pulls together funds from all categories of investors (retail, corporate, institutional, government etc) and put such in varying investment vehicles depending on the risk appetite, expected ROI and investment decision of the investors. A unit price is usually ascribed to the pooled investment scheme. This is the reason why we have mutual fund managers that use names such as "aggressive growth fund, equity fund, capital market fund, ethical fund, money market fund" etc all coined to differentiate the different classes of investment.

The name used for the type of pooled investment is usually determined by two basic factors namely the risk appetite and expected returns. Hence in this regard, a money market fund would typical fit investors that are risk averse and would prefer just minimal returns on their investments which would mostly consist of government backed securities (T.bills, bonds etc). A risk loving investor might consider investments in aggressive or equity fund wherein risk is high and so also returns.

Mutual funds can also be closed ended or opened ended. A closed ended MF is one where the fund is not open to secondary investors and wherein an original investor can only liquidate their investment after an agreed period has elapsed. This type is very uncommon in Nigeria and used mostly by pension fund managers in the West. The open ended is the opposite.

I usually advice people to have a portfolio depending on their risk appetite. A typical portfolio should have the following cash, FD, Tbills, your voluntary RSA contributions with a seasoned PFA,money and capital market investments, proprietary holdings, real estate (not essential for beginners) and mutual fund investments. The advantage with MF of course is that you don't have to worry about daily monitoring as you are already paying the fund manager to do that and there is also the risk of portfolio decline as we have with all other investments including the "almighty risk free T bills".

Speaking of T bills, do people really consider the real rate of inflation when calculating their ROI on T bills? I guess the answer is in the "affirmative" since every body here seems to think that T bills is the next best thing after man "discovered fire" and for those who think that T bills are risk free, just wait till the government defaults on repayment of a maturing T bill tranche.

I guess a lot of people are quick to forget the silent trigger that caused what we all now know as the "European Debt Crisis".

Finally, please do your homework well, read far and wide, understand why you want to invest, create a balance between short term profit taking and long term gratification, check the amount of funds you are willing to commit and lose (yes you will surely lose some) and ensure that your investment strategy is backed up by consistency in three areas namely....consistent contributions, capital reinvestment and continuous learning

All the best!
Tell that to the uninformed investors. Can you tell me a a single Nigerian mutual fund that has beaten the performance of the All Share Index, can you tell me a mutual fund that has beaten annualized return of treasury bill in 20 years or a mutual fund that has done better than inflation in 20 years. May be you will also call 20 years a short term investment.

Mutual fund investment is for lazy investors, people should be encouraged to invest in their financial education rather than investing in a mutual fund.

Informed and matured investors want to be solely responsible for whatever happens to them investment wise, rather than blaming a fund manager for the return on my investment portfolio.
Really!!! These stocks (Unilever,Guinness, Nestle and Cadbury) are held for long-term and not for short-term / margin trading like financial services stocks. Comparing apples with oranges. No, I think its more like comparing a Cocoa tree(and its yield) with corn/maize. Cash crops vs Food crops.

It is important that first time investors in the stock market are adequately and truthfully informed. I don't like when people (especially naive investors) are misguided.

I do not like recommending financial services stocks because of their volatility to first time / naive investors who are really ignorant about how the NSE works. However if they insist, a GTB or FBN will be a good start.[/quote

I can not believe this. Is that why a stock should have a PE ratio of between 40 to 60 and give a dividend yield of 1% to 2%. The stock market is generally a long term market where companies come to raise long term fund.

According to Peter Lynch in his book One up on Wall Street. A stock selling at a PE of 40 is a growth stock with a growth rate of 40% and above. Do stocks like Nigerian Breweries, Guiness, Unilever, Cadbury have a growth rate of even 20%, yet they a have PE ratio of over 45.
InvestmentRe: Should I Build In Lagos Or In My Home Town or buy Stocks with my N 11 million by manie(op): 6:32pm On Jul 19, 2013
Peterwins: It may or may not be insider trading. However, what is insider trading?

Definition of 'Insider Trading'
The buying or selling of a security by someone who has access to material, nonpublic information about the security.

Investopedia explains 'Insider Trading'
Insider trading can be illegal or legal depending on when the insider makes the trade: it is illegal when the material information is still nonpublic--trading while having special knowledge is unfair to other investors who don't have access to such knowledge. Illegal insider trading therefore includes tipping others when you have any sort of nonpublic information. Directors are not the only ones who have the potential to be convicted of insider trading. People such as brokers and even family members can be guilty.

Insider trading is legal once the material information has been made public, at which time the insider has no direct advantage over other investors. The SEC, however, still requires all insiders to report all their transactions. So, as insiders have an insight into the workings of their company, it may be wise for an investor to look at these reports to see how insiders are legally trading their stock. source: http://www.investopedia.com/terms/i/insidertrading.asp

The information about the company was published in the quarterly result, investors eg foreign portfolio investors and some shrewd investors who saw value in the figures churned out by the company took position, but majority of the retail investors sat on the bench. How can you call that inside trading.

Just like we have some stocks that are currently selling at great discounts, does that mean that investors who are accumulating such stocks are buying due to inside information.

Jarus: Good job, man. I think we have similar orientation.

In my family too, it is the tradition to do countryhome first i.e build your first house in our town before thinking of any other place, even though we work in Lagos (our parents are at home). After the first house at home, you can then start elsewhere. This is despite the fact that we go home just twice or thrice a year (only the sallah visit is guaranteed) and we don't spend more than 4 days. But there is this sense of fulfilment that comes with having a countryhome. By God's grace, I'm close to rounding up mine too (https://www.nairaland.com/784501/building-house-kwara-state-journal/2.

Next plan after completing teh countryhome is city house (wherever you are working permanently, for most of us Lagos.

None of these however stops investing. You can put say 3m into further investments. It's not compulsory for you to finish the house at a stretch. You can do it over 2 years. You don't need to spend all your income on teh project.

It depends on a number of factors, but based on my own orientation/upbringing, if I were in your shoes, I would:

1, Put 4m back into further investments
2, Put 3m into your countryhome project immediately
3, Put 4m into short-term investments (e.g money market) and liquidate over 2 years, to continue your project at say 3 months interval or milestones e.g up to lintel, roofing, etc) . That way, you still make little money while continuing the project. Remember you're not living in your village, so no urgent need to rush.

As for Ajah land, that's very great. I stay in that side too (we have things in common) and a colleague just got 6m to acquire a plot in Badore (Ajah). Thankfully, your land will continue to appreciate. So you can come back to it later.
Thanks Jarus for your insight. But as an incurable investor, who is wired to pray for the best and prepare for the worst. I do not think using my money to build a house in the village is an investment savvy decision, I will rather use the return on my investment via dividend, capital gain, profit and interest to build in the village. In most cases such buildings are liability and not an asset, from an investor's point of view.

God forbid if one loses a job, but have a house in the village that does not generate rental income nor can be used as a collateral to secure a loan, what can such as person do in that scenario?
