Do all the inner plastering and just frame for the sliding windows for now.

Later external plastering and remaining part of the windows I.e glass and net will follow when pepper red again.

Thanks boss. It is actually casement aluminum window.

My Good People,
Please I need your advice o. I don't know which is important and next to deal.

I have 430k which will not cater for either of aluminum windows or plastering.

Kindly advice me on what to do next.

Hello everyone!
I just started a project and it’s at the DPC level. Please does Anyone who have an idea of how much the filling of a 3 bedroom flat and two room self contain will cost ?

This is dependent on the depth of the foundation, wideness of the rooms and cost of the tonnes of filling sand

No offense intended Chief. Your build, your choice.

I actually raised a thread here about potential utility of roof space so I'm always on the lookout for ideas.
https://www.nairaland.com/3750414/quick-question-roof-space-utility

Good luck with the rest of the build.

Haba Brother,

That is the beauty of this forum. I will not take any offence against you. It is very possible that I may be wrong and vice versa. It is good opinions are shared for all to learn.

You have done well. Bravo!!!

Is this "I better pass my neighbor" roof?

Why is the roof so gigantic, compared to the building size?

It looks ugly but that's only my opinion.

Good luck.

Bros, that is my building. As a matter of fact, this your opinion is the first I am getting. Other opinions have been commendable. I actually wanted the roof to be 6 meters high. maybe because of the way it was snapped. No worry by the time they finish, you will like it.

Thanks though for the feedback.

So trying to put ceiling in a kobo kobo project.
Its btw pvc and "asbestos".
I dislike pvc, but it appears cheaper than asbestos.
I am yet to do a market survey, but heard 1 board is 1.2m x 1.2m about 3k.
Have not measured the area, but sitting rm is 14 x 12ft, 3 br 12 x 12ft, toilet kitchen, bathroom 8ft x 8ft.
Veranda has 3 sections 10ft x 7ft, 10ft x 7ft and 16ft x 7ft.
Can someone give me a fair cost for labour and materials.

Also electrical wiring, whats a fair figure for workmanship..
3br bungalow imo state

In my opinion, why not go for suspended ceiling. Installation and materials is @ 2100 per sqm. It is better to either of your two choices.

I can imagine that.

The only reason I’m using .7 long span is the roof design. I know it won’t be cheap angry

Buying aluminiun 0.7mm thickness the same as buying a stone coated roof of N3200/sqm cheesy cheesy smiley wink

No wonder is mostly used by big factories.

You're welcome Sir, we're all in this together.

The minimum gauge I will ever use is .55 and in fact my next build is asking for .7

Good luck on your project.

The information i have on 0.7mm is that it can only go on long span due to its thickness.

The higher, numerically, the gauge the stronger it is.

"I" don't use .45 anymore because I think they are too light of a weight, every crease shows and it crumples easily. The .55 gauge is thicker and is a little bit more resistant to bad handling.

Now I've never used steptiles version, only long span so maybe what you'll find there are that steps tile by pressing is more resistance to the creases I mentioned.

I don't go cheap on foundation and roofing since they're harder to correct oversights.

Good luck. Maybe contact a local roofer to you. Give him a token to advice you what is available locally.

PS: One trick I learnt is to use .45 for the roof but .55 for the trims. But please I'm no roofer, so check with the pros.

EgunMogaji,

You have spoken well. I will take this to heart. Will stick to the 0.55mm thickness.

I am grateful for the advice.

I've never used steptiles just longspan so maybe that's why but I find that .55 gives crisper lines and doesn't crumple too much.

Could it also be dependent on seller/manufacturer?

Bros, please could you explain better. I beg

Dont take my word sir....but why do you want 0,55mm steptiles?? This is really unnecessary...0,45mm would do the job jeje...residential buildings like this 0,45mm aluminum sheets are just enough for it..obviously its your build and money...you can spend however you want...just my 1kobo comment ...welldone

Ok. Do you plan to ins inverter or solar so that I will factor it to the quote.

And also number of AC and water heater .

Thanks

Please I am not intending to do inverter or Solar.

Water heater - 2
Proposed A/C is 1

You can put the addition wires for inverter separately. You never can tell what the future holds.

I believe yours is 4bedroom all ensuite?

How much did you get your step tiles roofing sheets per square meter and how many where they in numbers?

Is it 0.45 or 0.55 guage of step tiles?

Yeah, it's ensuite.

A contractor on nairaland has proposed 2200 per sqm for 0.55. However I am seeing another person who will purchase from Lagos at 2000. What I have is a total of 400sqm

I am doing my findings carefully.

Below are my calculations
Aluminium -Step tiles from Lagos
General 0.55mm = 400sqm @ 2200/ 2000= 880000/800000
Ridge Cap = 70 metres @ 800 = 48000
Gutter Valley = 10 metres @ 800 = 8000
Parafet = 6 metres @ 800 = 4800
Nails and other accessories = 25000
White 11/32 = 3 lengths @ 1000 = 3000
Transport = 50000

Really nice, thanks for your response.

Despite some of the constructive criticism of the plan i still consider it a lovely floor pan and i am sure you are gonna enjoy the house when all is finished.

Looking forward to the cost breakdown

I have tried to type the whole cost to the wood work point but I was blocked for 24 hours. This is happening for a 3rd time. Maybe it is because the list is too long. I have attached a photo of the cost for your perusal.

Also my wood work is attached.

Top of the day to the house

Great job from most of the contributors on here, especially the pro's sharing expertise for free.

I was scrolling through old Nairaland building threads and stumbled on a floor plan that really caught my fancy (attached)

I have two questions

firstly can it fit into a 50x100 and still leave moderate space for parking etc

Secondly what would a bungalow like that cost to erect with average finishing, all ceilings POP.

Hi,

This is my drawing which I have taken to the Roofing Level (Wood work on going) by the Grace of God. It is built on 1 and half plot of land.

The Kitchen only has 4 doors 1. Dining 2. Lobby 3. Store 4. Outside. The door behind the store has been removed and blocked

I have factored in all these for the cabinets to stay put in the kitchen.

As per door to the lobby straight, a modification has been done such that the door to the visitor room has been moved to the ante-room so that a distant visitor will not have access beyond the dinning.

I will share the cost to the level i am currently in.

Please note that some of the cost are location specific.

For my building, the fellow handling my stuff said I will need 200 bags and 480k workmanship. For Ilorin fa!!!

I now decided this method below for labour cost.

Plastering Pattern
Internal Platering
Day 1 = 2 rooms & toilets
Bricklayers = 5
Labourers = 2

Day 2 = internal lobbies
Bricklayers = 5
Labourers = 2

Day 3 = Master Bedroom & Toilets
Bricklayers = 4
Labourer = 2

Day 4 = Landry, Store & Kitchen
Bricklayers = 4
Labourers = 2

Day 5 = Guest Room, toilet, ante room & toilet
Bricklayers = 4
Labourers = 1

Day 6 = Palour & Dining
Bricklayers = 5
Labourers = 2

Total Cost = 85,000
Bricklayers = 27 @ 2500 = 67,500
Labourers = 11 @ 1500 = 17,500

External Plastering
Day 1 = Left Side
Bricklayers = 6
Labourers = 2

Day 2 = Right Side
Bricklayers = 6
Labourers = 2

Day 3 = Front and Back
Bricklayers = 4
Labourers = 2

Total Cost = 50,000
Bricklayers = 16 @ 2500 = 40,000
Labourers = 6 @ 1500 = 9,000

For the cement and sands, I took my time to calculate this:
Room Dimensions
Internal Plastering = 70 bags
Mixing ratio = 1:6
1 bag of cement and 12 head pans
1.Internal Lobby 10.7 ➕ 2.2 ✖ 2 = 25.8 = 7 bags =14 dust & 70 plaster
2.Other toilet(2) = 2 ➕ 1.7 ✖ 4 = 14.8 = 4 bags = 8 dust & 40 plaster
3.Room lobby = 3.6 ➕ 1.2 = 4.9 = 2 bags = 4 dust & 20 plaster
4.External lobbies (2) = 1.2 ➕ 3.0 ✖ 2 = 8.4 = 3 bags = 6 dust & 30 plaster
5.V/T = 6 ➕ 1= 7 = 2 bags = 4 dust & 20 plaster
6.Ante 6 ➕ 4 = 10 = 3 bags = 6 dust & 30 plaster
7. Parlor 5.0 ➕ 5.4 ✖ 2 = 20.8 = 6 bags = 12 dust & 60 plaster
8.Dining 3 ➕ 3.5 ✖ 2 =13 = 4 bags = 8 dust & 40 plaster
9.Kitchen 3 ➕ 4 ✖ 2 =14 = 4 bags = 8 dust & 40 plaster
10.V-Room 3.8 ➕ 3.5 ✖ 2 =14.6 = 4 bags = 8 dust & 40 plaster
11. Other room(2) 3.4 ➕ 3.6 ✖ 4 = 28 = 8 bags = 16 dust & 80 plaster
12. GT 1.2x2.4 closet 1.2x1.2≠5 = 1.2 ➕ 3.6 ✖ 2 = 9.6 = 3 bags = 6 dust & 30 plaster
13.Master closet = 1.8 ➕ 2.1= 4 = 1 bag = 2 dust & 10 plaster
14.Master room = 3.9 ➕ 5.8 ✖ 2 = 20 = 6 bags = 12 dust & 60 plaster
15.Master toilet = 3 ➕ 2.1 ✖ 2 =10.2 = 3 bags = 6 dust & 30 plaster
16.Laundry = 8 ➕ 1.6= 9.6 = 3 bags = 6 dust & 30 plaster
17.Store = 8 ➕ 1.5= 9.5 = 3 bags = 6 dust & 30 plaster
18. Main veranda = 3 = 1 bag = 2 dust & 10 plaster
