Hello to the house, earlier on I brought my plan for criticism, lots of input was made by the house. 1st image is my original drawing, second image was produced by N3xt.

Location:Benin city

Construction has begun, unfortunately I wont be able to share the pics for some reasons. It's a 2bedroom & 1bedroom apartment as shown from the drawing.

Materials purchased so far

1.2300pcs of 6" Hollow granite dust blocks @N280

2.1000pcs of 6" Hollow sancrete machine vibrated blocks @N260
(I didn't like what I saw compared to the granite
blocks, so I will use this for fence)

3.60Ton of sharp sand @110,000

4.30Ton Granite @3500per Ton & 70k Tfare

5.40 bags of cement @3700
Well done! Wishing you all the best!

It’d be nice though to share your build on kobocity.com cool

Columns and Slabwork

Please advise is needed, what should I do now?
Stop all work for now.

Get an independent consultant/inspector to access the integrity of the structure and the likely cause of the failure.

If you must do it over again, I’d suggest you introduce columns to carry the weight of the parapet.

There might be more to this than just the weight of the “precast” parapet.

There goes the answer!

When we debate back and forth here, I just watch and laugh. We are Nigerians; TRYING TO BUILD SKYSCRAPER WITHOUT FOUNDATION!!!

Everyone building a structure MUST consult a Structural Engineer or Civil Engineer, PERIOD!

Those of us with this Degree knows that there isn't any problem if you simply follow the Fundamentals of Structure and there is CODE that summarize what you need to build effectively.

The pictures posted showed that the Moment on that side of the wall is super excessive. More Beams should have been placed at smaller intervals to counter the Load and Moment. And also spread the load across the entire house framing. This just one of the issues here.

Anyway, pay Structural Engineer or Civil Engineer and you will not have to worry about your build!!!

I know!!!; they too dey form and charge too much for tiny jobs, pls find a new, young guy. That is still hungry and he will collect KObokobo and thank you for the opportunity. What we build in Nigeria is quite ELEMENTARY to be having this much wahala.

While we are still vilifying the chinese building code, a high rise just collapsed in Miami, USA. While many of the shitty structures in china are still standing.

Precast concrete is different from prefab home. The video of the Chinese 10 storey building was made off modular materials, not precast concrete.

High rise building frames can be built with precast concrete, at least. The keyword there is frame and concrete.

You can't bring up a purely stack Chinese modular home without frames or shear wall as a Chinese miracle and turn around to change mouth to start talking about precast concrete. The beams of most high-rise building here in Nigeria are built with the precast concrete element. The girders(beams) of most bridges in Nigeria are built with precast concrete which can either be reinforced or prestressed concrete element. They do this because it is cheaper and easier to control the concrete quality at the beam yard.
Responding to the bolded.

Have you seen the firm’s proprietary Bcore stainless steel slab? I am sure it wasn’t used solely for aesthetics.

The modular units were built on the Bcore slabs.

———-

I tried looking up the company doing this amazing job, they’ve been round for a while now and have dozens of verifiable developments that have not fail or fall.
________

My apologies for the precast/prefab mix up.
Few pages back, I shared that precast is the future before the Chinese story came up.

I wonder the audacity u use to type this flawed comment. You are so wrong. You really need to be englitened. Incase you don't know, the Chinese have the highest investment on research and development in the whole world. I have lived with the Chinese so I know what I'm saying.

You really need to go back and understand why I wrote what I wrote grin

It’s just a sarcastic remark. I know I am fantastically wrong.

Right here we were told Chinese build shitty structures.

The first video actually agrees with him. See the bolded part.

PS I did not watch the second
Ok. I’ll suggest you read Precast Concrete Structures by Kim S. Elliott (2nd Edition) to get more info on precast structures built to Eurocode EC2.

I recommend the 2nd edition because it came with lots of updated researches.

You’ll also find in the book design exercise for 10 storey precast skeletal frame.

Im not so close to home, I’d have shared few pages from the book.

Don’t take me too serious though. I’m just an advanced baba lati with lots of materials and books on modern architecture.

it is funny how we even think that a country that constructed the oldest wall in the world, a country that has been able to cater for the housing needs of its population of over 1.3 billion people, a country with the highest number of skyscrapers in the entire world will be erecting pre fabricated building here and there without considering so many factors. Very funny. Here in 9ja self, our local masons consider direction of wind in setting up certain things

The only thing why China things are cheaper is cos they are the master of machinery. They are very very advanced technologically.
Secondly, they don't pay much to their staff and lastly the most important one
they don't kill themselves with many laws and policies like the US.
Chinese don’t have engineers. They only have shitty builders.

I’ll be following up this 28 hours build to know when it’ll collapse since it wasn’t build to Europe, US and naija building code.

I was hoping to see carpenters, iron benders, concreters working on the 10 storey building like we always do here

Why should China be assembly a house like cars? They still have a lot to learn.

_______

In Nigeria, there’s always a problem for every solution.

Good morning!

If those trains were built in 48 hours to run on tracks perched on stilt bamboos; yes we shouldn't ride on such shitty trains. They are not safe.
Each coach was assembled (erected like the 28 hours building) in less than 24 hours. grin

The production didn’t start and end on the same day. They must have spent months preparing the building.

That’s exactly what modular construction is all about. It’s more of off-site than on-site construction.

I think we’ve digressed from the main point.

China erect a 10 storey building in 28 hours.

Before we talk about how wind load act on the building envelope and everything they did wrong, we need to first remind ourselves that most construction giants here are still struggling with delivering a simple 5 bedroom duplex in less than 18 weeks let alone multifloor buildings.

I think we should take the good lessons and upgrade our construction methodologies.

_______

Let’s not forget that the highly celebrated train stations, rails and coaches in Nigeria were built by the Chinese.

It’s better we don’t use the train too since the shitty guys built them.

While we're discussing whether or not to use steel shutters, Chinese company built a 10 storey in record time
I shared this earlier - prefab construction is the future.

Our current construction methodologies are dated. That’s why I always attend Affordable Housing Project conference organized by Marcus Evans.

_______

We started a slab yesterday. We’ve moved to another slab as at this afternoon.
Before the week runs out, I’d be taking 2 more slabs.

This is not as a result of having more capable hands but because we’ve mechanized all our operations.

________

I once met at a conference in Lagos, a LASU prof who specializes in prefab constructions. I was so much intrigued by the prefab staircases that he produces.

Very valid points. The country needs a nationwide dedicated construction equipment hire firm, builders like yourself could contact for hire/lease business. This is what we are used to abroad. The one man "Local Government" approach system in Nigeria is not on.
I’ve been on this business for a while. Unless you’re dealing with big contractors/construction firms who are ready to do a long lease, the business is not a worthwhile investment.

I’d rather do rent-to-own or invest in my own equipment than hire/lease from these firms. Their rates and terms are not so favorable.

As of today, I only use my tools and construction equipment for NextHome projects only. I don’t do equipment hires/rentals anymore.

The pains/losses incurred outweigh the benefits.

I like the last sentence. So much is spent on that conspicuous mallam step and it becomes useless immediately after the decking is done! Well done bro!
Yeah! It’s sheer waste of fund.

Another thing that drives up cost on most projects is Concrete Mixer.

I’ve been casting back-to-back on my site for almost 21 days using NextHome Mixer. We didn’t allow manual mix in any part of the project.

Imagine how much I’d have spent if I have to hire a concrete mixer at 25,000 per day.

Instead of spending so much on concrete mixers, most homeowners/contractors always resort to doing manual mix when casting lintels/columns/blinding etc.
Most people felt the only thing requires a concrete mixer is the slab.

This is wrong.

I have cited you in the recent past as one of those with an encouraging direction of travel regarding investing in the tools/equipment of the trade with positive outcomes. I have noticed how neat your sites are without wood, wood, and planks strewn everywhere. Be encouraged to do more. Apart from the cost savings, a neat site is good for your mental health and others.
Thanks. You inspire us to do more.

________

There’s actually a team in charge of ensuring that the site is kept safe and clean at all times.

I know they’re not there yet but I’m happy they’re making good progress.

It’s not easy to change typical naija artisans especially those with fixed mindset.
