Good day people! Please is it advisable to use 2 by 4 hardwood in place of 2 by 6 for kingposts and rafters? Can 2 by 4 also replace 3 by 4 for struts? And what about 2 by 2 for purlins instead of 2 by 3? Will the integrity of the roof be significantly weakened by doing this? Thanks in advance.

Addendum: Intended roof is pitched with 5m high kingposts and covered with stone coated sheets.

My concern about these solar street lights lies in the available, durability and cost of replacement batteries. Too many of them get abandoned as soon as the batteries they came with fail. Is it because the batteries are not readily available or too expensive to be worth the trouble?

It's a 6inch Pipe and it goes to that window side and burst outside. So comes straight from outside through that window side and a bend is put at that point that made it face downwards. Yes it's for the kitchen extractor. It will eventually be hidden by the cabinet. That one that comes out will even be removed later, it's just there so the POP guys know where to leave the hole. See the pix before POP was done.
Ok, I get it now...the pipe runs under decking and not into the roof like I thought. But, just out of curiosity, if the building was a bungalow or the kitchen was on the top floor, would it be better to pass the pipe through the ceiling than through the block wall under the ceiling?

The designs are lovely Sir. I have a question though... In the kitchen picture you shared, what is the use of the PVC pipe sticking through the POP? I assume it's for the cooker hood, right? If yes, what size of pipe is it and will the pipe just open up into the roof void or channelled somewhere outside the roof?

If the rate is #3500/m, then a 100ft x 50ft plot should cost you about 320k, not 1.5m Sir.

If that is a priority for you, it's ok I guess, but for me the kitchen space would serve better as a bedroom because of the benefit of cross ventilation at that corner, while that bedroom with only one window should be the kitchen, with some modification of course.

10 - 13m will not finish that building Sir, definitely not in the current economic climate. Foundation isn't even filled yet o, not to even mention German flooring, and we're talking about a 4 - 5 coach of 4 bed all ensuite bungalow foundation filling. 10m may not even roof that building, if he's thinking of doing a parapet and stone-coated roofing....

I'm not a Quantity Surveyor, Builder or anything close to those, but I'm only talking from personal experience, and costs are even higher now compared to when I did mine lipsrsealed

My engineer said it will cost 10m to get the building to roofing(carcass) I wasn’t expecting it to be that much. If it will cost me 10m to get to roofing at just Caracas, does it mean it will cost me 20million just finish just a 4bedroom bungalow? It is too much. 4bedroom all ensuit, please any help?
Yes o bros...it will most probably cost you that much if you plan on doing a chained lintel, roofing beam, parapet and stone-coated roofing. Might cost you less if you exclude roofing beam, parapet and maybe do aluminum long span roofing sheets.

As for the finishing, 10m might not even be enough Sir, but it will largely depend on the quality of the finishing (i.e. your taste).

My brother, sometimes na the security themselves they do the stealing o. That was exactly what happened in my elder brother's block of 8 flats...the person he kept to live within and secure the building was picking the cables and selling them off gradually, until he was caught red-handed.

It isn't a must, but just a matter of functional preference. Most people would not want certain visitors having unnecessary access to certain areas of their house, especially the more private areas, so one way to prevent this is to have their visitors' toilet nearer to the entrance than further into the house.

grin Ideally, the cost of an architectural design should be like 10% of the estimated cost of the structure you intend to build Sir, so 200k isn't that much.

I paid 400k for architectural, structural, mechanical and electrical drawings for a 4 bedroom bungalow, 2 semi-detached self contained and a carport, and I'm glad I did.

I spent over 300k on wood for my parapet and labour was 70k, however mine is a 4 bedroom bungalow so probably has a longer perimeter than yours.

Yes o, quite scary...I just wonder if plaster/gypsum board ceilings crash as much as our on-site produced POP ceilings do, because if they don't, then some of us, especially those not too keen on elaborate designs, may actually prefer spending that little extra just for the peace of mind.

1. Where is the entrance to the living room?
2. No windows?
3. Difficult to achieve cross ventilation in all 3 bed rooms and living room with this design.

5. How do you intend to get some daylight into that lobby?

That's exactly what I thought you meant sir. If your window frame is installed directly with mortar, you'll have to do some cracking around the frame to remove it, and this may cause some damage to the window art work in the process.

However if your window frames are installed indirectly using subframes, all you have to do to change the frames is to unscrew the old frames from the subframe and screw back the new frames, without any need for cracking, so the art work remains very much intact. In this case, the subframes were installed directly with mortar but not the window frames themselves, so the subframes remain intact with the art works, while you uncrew the aluminum window frames.

Some damage is very likely, unless you install the windows with subframes.

I need your opinions on decision making, will 10M finish this building with painting (in and out) ? The up lintel has been casted, so project will resume at laying 2 couches till finishing.

- Front pillars haven’t also been done yet,
- Parapet (casting since I have some granite on site already)
-Roofing (Gerrad)
-wiring
-tilling
-pop
Screeding etc till the end.


Kindly let me have your inputs guys, will be well appreciated.

Below is a picture of the plan and the building itself.
10m will go a long way, but may likely not finish it. I suggest you take it one step at a time, rather than approaching it like you have enough to complete the entire project, i.e. finish with one stage first, and if you still have enough money left, move on to the next.

I think painting should be the last on the list to prevent stains on the walls.
Yeah, I understand some prefer it that way, but not for me though. Installing fittings after painting gives a neater finish, helps prevent paint stains on your fittings...and may also prevent unpainted parts of your wall showing if you ever have to change fittings.

As for stains on the wall, this can be prevented by insisting your artisans wear gloves while working, or better still, painting with washable paints.

I'd even prefer installation of wooden doors after painting as well, but that's just me I guess.
