He should chill abeg. Conte is a good coach but his style requires time to filter through. Chelsea has been too unstable over the years to expect anything better than this rebuilding period.

I sincerely hope Conte is given time to build his own team. It will be a pity if the owners lose patience early and act irrationally.

Liverpool is beginning to look like the real deal. I rate them second behind City in May. Chelsea has not fully recovered from the carnage of last season. I sincerely hope Conte is given a long rope. They need years of stability to be regular champions again.

See how you reason?

Firstly, the guy that called out slot on here is a very different case. The was sold a fake, he had already gone back to complain and the staff in that branch of slot connived to treat him like a nobody. Do you realize how different that is?

The man did not even mention innoson's handle since that was his best way, he just made a careless statement to discourage future buyers, how do we grow the naira if we keep dispiriting our own brands.

Look, I know I can't compare Thai rice with anambra rice, would that make me to come on twitter to rant "is this the rice they're making noise about"? The Aba made shoe I bought last week, the sole is already parting because I went to a swampy area with it just once o, so I should go to twitter and tell people that locally made shoes are rubbish?

Have you ever seen anybody that announces to the public that his mother is a lousy cook? Even if she is??
They just continue to demarket their country, their industires, their products and their people. I will have expected his alarm on twitter if he had exhausted all avenues of redress. We know how mechanical evolution is and it is not a cake walk. When Daewoo and Kia came tqo Nigeria in the late eighties and early nineties it was the same thing. Their workshops were littered with unservicable vehicles because Nigerians were used to the reliability of Japanese brands and the rugedness of European and American brands. Today Korean cars are the number one brands in Nigeria and in the top three selling worldwide. We should only react negatively to trends not instances. Who knows how the man uses and maintains his vehicle and if he is sincere in his appraisal.

Something tells me if an igbo man is the president of nigeria, nigeria will be great! Can you imagine, small complain wey customer make, na him make innoson motors (owned by an igbo man) send one of their staffs to sharpaly attend to the customer. That shows igbos have a "listening ear"......lipsrsealed
It is not a matter of Igbo in business, but this is how the country should be run.....as a business where leaders react to the complaints of the people with lighting efficiency. Can the so called aide react to the complaints of Nigerians for or on behalf of his masters same way, no. That is where the hypocrisy is. I bet he feels satisfied that a mere 'civilian' is at his beck and call not knowing that it infact it should be the other way round. That it is him amd his colleagues that should be running round Innoson to make it a success story. He is therefore symptomatic of the kind of 'system' we operate in Nigeria where masters are servants and servants are masters and it is only restructuring that can right this scenario for the benefit of the country in general.

I hope Nigerians are watching and learning. He has inadvertently exposed yet another unfortunate problem with the faulty contraption called Nigeria. Not only Innoson cars that need fixing my dear aide.

Everyone except the DPR knows that the quality of petroleum products particularly PMS and AGO has been on the decline for years now. You can barely stand beside a petrol dispenser now without having watery eyes and the diesel sold at gas stations these days is just something else. July was a particularly nasty month. Spent a fortune repairing injector nozzles on my generators despite buying from NNPC, Conoil, Mobil. Had to dispose almost 400 litres in three seperate dumps. And it is simply because the DPR has abdicated its responsibilities owing to the sellers market scenario particularly when the products are imported more or less on credit. The only hope is to wait patiently for local refineries to catch up. The oil industry is just rotten.

Buhari thinks this is a new move. Lol.

If there is any presidential prerogative he can trigger to constitutionally sideline Houses of Assembly having to vote on it, then he should. If not, it is dead on arrival. It will be another exercise in futility.

What we need is a wholesale civilian constitution, not one left by military. States/regions and LGAs all need their autonomy.

Taking power from State & giving to LGAs is just a coded way of FG controlling LGAs more directly. Because FG can now directly play the funny game SGs are playing with LGA monies now.
Exactly what I'm saying. If the present structure is maintained the exercise will just amount to moving the child from one orphanage to the other and a worse one for that matter since the Feds are even further away from the centre of activity. The reforms must include a quest for total financial independence for these governing units. Anything before that is just a return to the past. Just like the Legislature, the government piper pays so the House doesn't respond to the people, simple. Whereas the economy of any developed country is firmly planted in the grassroots. Civil servants get paid last, not first.

It goes beyond allocation. Infact, the allocation system is the bane of this country. The spring of corruption. My view on decentralisation relates to the whole scope of governance, from laws to the economy and not just income and expenditure. There is no point in seeking independence of anything from anyone if there are no concrete plans for self sustenance in governance.

Couldn't have said it better. This is simply the truth about what happened. Economics 101. PERCEPTION IS EVERYTHING. This government created a picture of crises when there was yet one. It hyped the problems of the past administration and shot itself in the foot with negative propaganda when the world over government is a continuum. We met nothing, et.al. The government successfully demarketed Nigeria and now they turn back to wonder what hit them. No experienced hands to call for caution in the corridors of power and to shut their loquacious lips. This is the result. I hope leaders and administrations in future will learn where to draw the line between government and politics and clearly define where one ends and the other starts. We are new to this so all sins will be forgiven but we have to pay the penalty... together.

NB: the QS u r taking is a consultant to you, so get sumone trustworthy who wont jst inflate tender prices to cheat you

When u are satisfied with a plan nd the estimate... u can then start looking up for suitable contractors
He can agree a fixed fee with the QS and isolate him from the project so he has no incentive to inflate tne cost. He will lose the cost control part of the QS services but will insulate himself against connivance.

I've actually taken my time to read all the responses on here and I believe everybody contributed based on their knowledge, I told the OP to budget upward of 25million depending on his taste. Let me state here that construction work is not a guessing work, it is a Precision work, that's why we have various professionals in the industry. No one can determine the cost of a project without a design. same design on different plots will even have varying cost not to talk of different design on different location. Most people talking do not even know the load-bearing capacity of the soil, what types of finishes, external works, administrative bottlenecks and other natural factors. It is better to learn instead of pretending to know it all. God bless y'all.

An experienced professional can 'guesstimate' to a certain degree of accuracy, depending on his 'experience' and sometimes this is sufficient for a prospector to take certain decisions, just as the poster appears to be. I understand in construction there is what is called preliminary estimate and at the very earliest it borders on 'speculation'. With more information coming from the client, the professionals are able to move to the next stage. If he has 9 million he can be told his limits. These matters are discussed in the opening exchanges of any project development. By the time he has a 'solid design' he will have spent money and may not be able to turn back.

It is like a doctor's call. An experienced physician or first responder can tell what could be possibly be wrong and this determines his next line of action which will be a thorough investigation.

Give the man an idea so he knows what to do next. And in my little experience and opinion 9 milion will not get him far.

52Million for a bungalow

1) did you do piling?
2) Did you cast all the walls in concrete?
3) Are the windows and Doors bullet proof?
4) Is it built on water
5) plus external works and it is not yet done?
6) is it Julius Berger handling it?

52Million for this building that im looking at? 52M is no joke o brova.. it will build 4 shells of terrace flats in lekki phase 2 bruv...
That is quality and durability he is paying for. There are many bungalows out there that are better than those medium rise buildings dotting Onitsha, Enugu and other eastern states built, ten for a penny. It is a choice similar to the type of car you drive. Some just want something to take them to work and back, others want a ride to town in style. Some want a car to use and dispose after 12 months like a tissue, while others want a car their children's children can sell after 300 years for a hundred times the price purchased. Different strokes.....

You Nairaland builders are a bunch of thieves. "N9M will only get you to window level downstairs". Are you serious?!!. I will never hire a builder from NL. They are all thieves targeting Nigerians in the Diaspora. Op, don't listen to this greedy bastard. With N5m you can conveniently get to Lintel level downstairs. I did it with that and was hugely ripped off as well by the builders and the suppliers. An honest bricklayer later confessed to me that when I order for 500 blocks, 300 will be supplied and laid before I show up. Making it impossible for me to accurately count the number.
With rigourous supervision it could have cost me N4m. NEVER TRUST ALL THESE SO CALLED BUILDERS, ENGINEERS AND CONTRACTORS HERE.
It is your fault. You should have engaged a proper team. Your ignorance and greed did you in. Use professionals. There is a reason they exist. The Quantity Surveyor is responsible for everything money. He tells you how much materials are required, how much they cost to fit and manages the sundries to a fixed budget. A good one will cost you anything about 10% of what you will potentially waste or lose on site. Use them.

@POSTER dont be discouraged, with 9m u can finish a 5 room duplex, what would be left wont be much, it all depends on the design and the person handling it. most times people take advantage of our ignorance.

i was opportuned to witness the building of a 4room duplex,(since january) the site engr is a christian brother, who was very honest to the point that he had serious battles with the carpenters and iron benders who came to do roofing and finishing. these guys where over billing the owner in excess of over 50% of the original cost, they do this mainly by over estimating the materials quoted for the job.outside the decking and foundation, a duplex is just a normal structure. the extra cost of decking and foundation wont be more than 3-4m. dont be deceived.

so far we have spent about 8m. we have roofed and paid for iron fittings, plumbing and electricals have also been done. the only major thing remaining is plastering and p.o.p. just like someone earlier posted 2.2m for block work from foundation to decking, thats over estimating excessively. the issue is, if u know nothing about buildings, then am sorry u would get ripped off.

if possible ,do extensive background checks by URSELF before embarking on any project....nairaland has so many threads that would teach u many things about building. and if u can ,always visit ur site, or have a trustworthy person supervise for u if u aint around.

finishing also matters.......if u are not tiling ur walls front and back with expensive tiles or skreding evry wall or installing jacuzzi's in evry toilet ,baba.....9m will almost do it.
Oga. He said he is interested in quality. You are interested in cost. Both of you are not on the same page. He wants a house that will last the full 50 years service life. Can you guarantee that with 9 million. There are houses and there are houses. I will advice anyone building. It is a life project, it is terribly expensive. DO IT WELL, ONCE AND FOR ALL. DEMAND QUALITY FIRST, FIRST, FIRST!!!!

Now since I've stated a breakdown to a point let's take it to finishing so there will be an idea of the amount to complete the project.

Pop:800k
Tiles 1.3m
Doors,800k making the entrance door 350k and others 450k
Electrical and fitting 600k
Plumbing and fitting 900k
Cabinet and wardrobe 700k
Rail and burglary 700k
Painting 600k
soakaway 300k

Total of this is 6.7m+14.5m=21.2m

Which I know is on the high side to me I believe with 19m the project can be delivered
Electrical and fittings 600,000 for a 5 bedrom duplex. Are you joking or what. 900,000 for the sanitary system, haba. These figures cannot even build the backbone of those services thoughtless of energising them, and fittings....duh. You must like poor quality, breakdown prone stuff.

Hmmmm? I will wait for more estimates but not looking good. My capacity is 16m. And have a high taste.
Now you are talking. 16 million can build you a 'basic' duplex equivalent to a Geely or Tata, 25 million will get you a duplex equivalent to a Hyundai or Ford. 35 million will get you a duplex equivalent to a Toyota or Volkswagen. 45 million will get you a duplex equivalent to an Infinity or Acura, 55 million will get you a duplex equivalent to a BMW or Mercedes. Anything above that for a 5 bedroom touches the realm of 'customised', 'handcrafted', 'designer' houses and you cannot build to budget and the time scale of 6 months you have is not feasible due to the intricate craftsmanship required. You just 'pay the bills'.... and oh, by the way, this was before Dangote's bumped up the price of cement.
