Aventures: In addition, in a process whereby clients wants to choose his sub contractors for stuff like POP, Electrical, Tiling, Smart home fittings, Aluminum should not be a problem to any contractor at all. But I will advice a synergy from planning stage. That is the client should choose his preferred sub contractors and carried them along from the beginning, review the plans together along with the designers and main contractors, draw out approved specifications for each trade and note all the sub contractors should be supervised by the main contractors at a reasonable fee. The reason behind this is to avoid blame shift, hinderances for effective execution of any aspect of sub contractors work, for example if you bring in a low voltage/smarthome contractor at a later time, executing his work may be difficult or in process he may damage some imbeeded conduits in the process of breaking wall. If such has been introduce from onset he would be invited for his input time to time to facilitate easy and perfect installation.
Main contractors should be the eye of client in this regards because the overall Glory still comes to him when the house is well and tastefully delivered. Am with you on this but resources and funding available dictates a lot of things , don’t see how people doing kobo Kobo or budget projects will be able to achieve or do some of these things , taking Qs , consultants or even a registered civil/ structural engineer . Like someone said maybe limit this things to bungalows , but not multistory buildings . For my ring road project the main contractor recommended the guy I gave mep , for akala got tope from here but the same main contractor and architect met him and said they could work with him before we signed off , learnt from my first commercial project , was dealing with too many sub contractors and there madness . All the works done at all the site comes thru this 3 persons .My main contractor has been God sent for my kind of person . Also took a project supervisor to make things work faster |

Ask am o , have all the trapped fpis of 2 years ago left ? Read somewhere airlines have 300m $ they can’t repatriate as of April , you have a huge differential between the official rate of 420 and blackmarket rate of 590 . Even the so called commodity of oil we can’t produce the normal 1.8/1.9m bpd , probably at 1.3m or less due to so many issues and theft , add subsidy , huge govt debt and maybe present political climate , people must be cautiously optimistic Just passing bye , there is obviously fire on the mountain at the moment but make opportunities no pass us bye eventually also  |

Last 2 weeks I got an email from my bank updating me on some new restrictions on PTA/BTA- this is usually the first sign and so I eased off the naira...
Unsurprisingly, after a week, the rates started pushing up... typical!
CBN threatening folks shows they're panicking. In the past, they'd have blamed crypt0 traders for their ineptitude. Also, some of the news filtering thru about the economy (debt servicing more than revenue) doesn't inspire confidence.
Thirdly, CBN rapidly increasing interest rates for the first time in years looks like they've sensed rapid inflation is beckoning.
I've always held that with rapid devaluation, around the 700-750 mark lies the point where the average Nigerian losses hope in the naira. This is usually where things begin to spiral out. If the gallop we saw this week continues into next, then that number is not far away.
What's worse is the inflation that follows any major devaluation. There's usually a 2-3 month lag for this. Inflation currently at 19% would easily reach 25-30% should the exchange rate reach 700. When handling a building project I usually like to be in usd preceeding this kind of devaluation and buy items in naira once things stabilise. If caught in naira, I buy up items quite quick cos prices would soar in the coming months..
Finally, over the last decade and half, the naira has averagely lost 10- 15% of its value against the usd every year (i.e 50% is lost every 6 years). This year (just like 2015) was going to be tough mainly due to the general elections and the money politics we play which is sadly now done in usd. All said, it's my duty to protect my wealth. Our leaders (and populace) do not care. Well said , I have come to adapt very well to periods like this since I live in nigeria . The only thing I love better than holding dollars in times like this , is holding stocks of goods I deal in . Very interesting times , the pain won’t stop anytime soon , besides there is world wide inflation |

1. Rising cost of dollar will begin to reflect in the market prices soon
2. Make i chuck the small cash I have at hand into something before I spend it.

diordaves: Flat roof in any shape or form will always not be my thing either structurally or aesthetically.
The attached photos are Money121 work. Beautifully and professionally done. However, look at the areas I've highlighted yellow, where the roof meet the wall. This is one of my concerns with flat roof. I'm not convinced that over time that the highlighted areas will not have issues with damp walls and water ingress. Over time. That area of the roof has higher than normal (hip/gable roof) propensity to fail.
Flat roof na like high maintenance girlfriend. This should have been done . Caping or whatever it’s called . first project and second in progress Felt also used

rmx: Love them , contemporary designs . My three commercial builds have hidden roofs , I think I am ready for the challenges associated with them, I think  Not an expert by any means , but all the challenges I have heard has to do with water entering due to so many reasons . Am confident in the engineer handling the projects that this will not be the case , in addition to the hidden roofs , also have roof terraces in 2 of the build, 1st build is in operation , no issues so far Hoisting of the roof gutter into place just this afternoon on my third build

Itsrm: There was a lot of uncertainty regarding clearing fees while the vehicle was on the sea. Eventually customs came with the E Vin thing and published valuation for vehicles.
I was under the impression that they had valuations for every vehicle.
Unfortunately, I only just realised the vehicle is not in the customs database neither do they have valuation for it after it arrived.
The agent has submitted a request for valuation and approval to clear manually.
That's where we are. No feedback yet from customs and clearing can't proceed. Sounds like a strange problem , does not have a vin number ? They can’t generate duty from the year and make of vehicle ? Maybe you should talk to other agents for solution incase your agent is not doing something right Can give you somebody to get a second opinion from , send a mail |

Itsrm: Do you have any customs contact that can help? I have a vehicle at the port awaiting customs valuation since God knows when. Meanwhile, demurrage keeps piling up.
This country is just so messed up Do you have your Bol or telex release , what do you mean generating demurrage? Those documents should be with you before the vehicle arrives ,agent should have given u a quote for the clearing even before the car gets here . The demurrage is unnecessary Recommending people comes with a risk , many agents clear vehicle |

3strikes: Quick Question: I would like to know if it is adviseable to travel to Turkey or China just to buy materials needed for finishing phase of our 4 units of 5 bedroom Terraces? We are thinking of this option for two reasons 1. Quality 2. cost.

Might be better you buy locally , cdk is there , imported Spanish / Italian dey There are games and tricks regular importers play , reducing value , sending containers to specific terminals where they have prearranged settlement discussion , bringing other lighter goods on top of tiles , outright wrong description etc Last time I imported tiles was about 6 years ago , it had 20% levy apart from duty and vat . Do your analysis wella , brought in 5 containers then , brought in all doors , windows , fitted Kitcken , was for multiple flat project, naira was maybe 200plus then , nija don spoil sha  |
