Following diverse migration developments in the year 2019, stakeholders from different sectors have concluded that collaboration is essential to tackling irregular migration in Nigeria.

This position was established at the just concluded maiden edition of the Journalists International Forum for Migration (JIFORM) Summit in Abuja.

With the theme “Migration: The Economy, Human Security and Diaspora Value,” the summit featured presentations and papers from policymakers, non-governmental organisations, academia, media trainers amongst others.

In his opening remarks, Chairman, House of Representatives Committee on Internally Displaced Persons and Refugees (IDP), Honourable Umar Muhammad Jega charged Nigerians to embrace peace and work with the government to halt crisis fuelling displacement of Nigerians from their communities.

Presenting a paper on Africa and Migration Challenge, Professor Kanu Ikechukwu Anthony urged government and stakeholders to make humanity the central focus of migration arguing that it was wrong to refer to anyone as an illegal migrant but instead addressed them as an irregular migrant.

Coordinator of The Migrant Project, Clare Henshaw said that information dissemination, through different channels, is critical to stemming the tide of irregular migration in Nigeria.

President of JIFORM, Ajibola Abayomi said the organisation which was established in 2018 now has over 150 migration journalists across the continents and other volunteers. He said the organisation would continue to champion advocacy against irregular migration, human trafficking and factors leading the internal displacement of citizens by organising various empowerment programmes for journalists within and outside Nigeria in 2020.

Media practitioners have been urged to report migration developments from a humanitarian angle to improve public understanding of migration realities.

The call was made by the Coordinator of The Migrant Project Nigeria, Clare Henshaw, on Monday while receiving members of the Journalists International Forum for Migration (JIFORM) in Lagos.

The Migrant Project is one of the global humanitarian interventions of SEEFAR, a social enterprise with the mission to work with vulnerable people to build a better future.

“We believe that the media plays a pivotal role in shaping beliefs and influencing decisions; hence, we seek avenues to collaborate and empower media practitioners through training and resources to help them produce more human-angle stories on migration which more people can relate with,” said Henshaw.

Speaking about JIFORM’s visit, President Ajibola Abayomi said the courtesy call was to solicit support for its International Migration Conference billed to hold on 25 – 29 November 2019 in Abuja, Nigeria.

He said the conference would bring together thought leaders, policymakers, government agencies, local and international non-governmental organisations and other stakeholders to forge a common front towards resolving irregular migration and human trafficking challenges in Nigeria.

“We invite you once again call on SEEFAR to join this all-important conference and help sustain in Nigeria and beyond advocacy against human trafficking. It is also about making government wake up to its responsibilities by creating more opportunities for the citizens,” Abayomi said.

In her response to the forum’s request for conference support, Clare appreciated the forum for taking the initiative on the conference and also inviting SEEFAR to be a part of the event.
She noted that the enterprise was reviewing the request for support and will communicate its position to the group in due time.

Earlier, Clare explained to the visiting journalists that the Migrant Project uses an integrated communications approach to provide information on the realities, risks and alternatives to irregular migration whilst debunking myths around undocumented migration.

According to her, the campaign has in the last one year counselled thousands of potential migrants and returnees of which 2,000 of them have been successfully connected to various skill empowerment programmes or employment both in Lagos and Edo states.

JIFORM, an international platform with over 140 migration-oriented journalists was represented by its President, Ajibola Abayomi; Sunday Aikulola, The Guardian Newspaper; Innocent Duru, The Nation Newspapers; Bukola Adetiloye, News Agency of Nigeria (NAN); Yemi Izuora, Oriental News Nigeria; Precious Eze, Blogger and Austin Nwadinamou, Publisher of the Primetimes Reporter.

Trekking could be suffering depending on the pre and post conditions of the trekking and trekker.

Most Nigerians live below the poverty line, hence, they are forced to trek a long distance on a bare stomach, poor health conditions and all. So, that recurring, endless trekking is not a choice but a necessity to save their little funds to feed.

In your case, you could afford a ride but you chose to trek, at least after a piece of advice. And I bet, that could be the only long-distance trek you'd have done that day, but a lot of people here don't have much choice.

For you, it must have been a plus to your health, cos you have other good living conditions intact, for them, trekking is an abuse of their health, cos they are already deficient.

You and I know that the chances of surviving and succeeding in Nigeria is low, even with your 3 million start up business, you’re not 5% assured of success. Why? Because the basic support systems of human survival are non-existence here.

And when you eventually maneuver to be to be making profit off your business, think of the social hazards and the value of life in Nigeria - ZERO!

Yes, the marginal decline is interesting but we need to consider the drivers of the development and their sustainability.

Speak about food inflation, do you know that harvest has been very good for farmers this year? Hence the increase and availability of farm produce and food items.

With the border closure, forex tightening and proposed VAT (without home-grown viable alternatives) the dynamics might change in coming months and quarters.

CBN is targeting a single digit inflation, but that’s a tall order given their timeline and procedures.

But then, these are just numbers what are the impacts on citizens?

Payoneer announced this today (Monday) via an email (see image below).

As against the current fixed $15 withdrawal fee, Naira withdrawals will now be billed at 2%.

But what’s unsure is the exchange rate to be adopted by Payoneer...Fingers crossed.

Everyone is positive the rates might increase as the year winds down. So, if you do short term investment, you get the funds back and if the rates increase, you reinvest. If otherwise, you also decide.

Absolutely none!

It’s an automated process. Your account gets credited on the said date.

The certificate is simply what it is, proof of investment and possible collateral, not a tender for withdrawal.

What is Real Estate?

Real is simply defined as property consisting of land,the buildings on it and the natural resources embedded in it such as crops,minerals and water.

It can also be referred to as immovable property such as buildings or houses in general.

Real Estate can be divided into four categories namely; Land,Residential, Commercial and Industrial.

Let's take a look at the four categories one after the other.


Land

Land include vacant land,farms and ranches. Vacant land can be further divided into underdeveloped, early development and site assembly.



Commercial

Commercial includes shopping malls,medical and Educational buildings,Hotels and offices, apartment buildings (for renting).
That is why you will be required to fill a form indicating either residential or commercial when buying land from Estate developers.

Residential

Residential includes newly constructed and resale homes.
Under these we have flats,bungalows,terrace building,high value homes.

Industrial

Industrial includes manufacturing buildings and property, Warehouses. These buildings can be used for storage, production, research and distribution of goods.


What you need to know before buying/selling Lands.


Land can be classified as either free or acquired.

A parcel of land is considered free if the government has not indicated any interest in the Land. Such land is safe to buy because the title on the land can be perfected without issues.

In most cases,such land will either have a gazette ,a certificate of Occupancy or a Governor's consent.

Lands that falls under within areas designated as as urban areas are under government acquisition until deemed free.

There are two types of acquisition namely "COMMITTED ACQUISITION" and "GLOBAL/GENERAL ACQUISITION".

Now let's take them one after the other.

Committed acquisition occurs when Government has indicated an intention to use that Land for a specific purpose such as provision of amenities.

Such lands can never be available for use by individuals as it belongs solely to the government.
If you purchase land under committed acquisition,it becomes impossible to protect your land title and your occupation of the land is only temporal until the government comes to kick you out.


Global/General acquisition: lands that are under general acquisition or global acquisition can later be confirmed "free" or "committed" as the case may be.

A land under acquisition can become free by a process called "EXCISION."

Excision is a process where the government releases a portion of an expanse of land that is not committed.

If a parcel of land that was under acquisition becomes excised,it is then considered free and becomes gazzeted.

The gazzete then becomes the title on the land and such land is safe to buy because a proper title can be processed on the land.

A second case where lands under general acquisition can be released is if an individual purchased a land that was under acquisition without going through an excision process.
Such a land can go through another process called "Ratification" or "Regularization" in which the land owner pays for the land to ratified or regularized.

But such lands must not fall within a "COMMITTED" area.


Knowing Land Documents and Sizes.


The following documents are usually involved when a purchase is made.

1. The purchase receipt.

2. The contract of sale.

3. The deed of assignment.

4. The survey document.

5. The building plan for housing investment.

6. Any other title document that may apply.

So let's quickly take a look at some the above documents.


Deed of Assignment.

A deed of assignments is one of the transactional document drawn up by a real estate attorney between current title holder for a particular property and the new buyer.

In real estate transaction, a deed of assignment is a legal document that transfers the interest of the owner of that interest to the person whom it is assigned, the assignee.
When ownership is transferred,the deed of assignment shows the new legal owner of the property.


Survey Plan

A survey plan is a document that measures the boundary of a parcel of land to give accurate measurement and description of that land.
The people that handle survey issues are surveyors and are regulated by office of surveyor general of a state.

A survey plan must contain:

1. Name of the owner of the land surveyed.

2. Address or description of the land.

3. Size of the land surveyed.

4. The drawn out portion of land survey and mapped out on survey plan document.

5. The beacon numbers.

6. The surveyor who drew up the survey plan and date it was drawn up.

7. A stamp showing the land is either free from government acquisition or not.


Certificate of Occupancy.

Certificate of occupancy (C of O) is issued by the State government.
e.g The Lagos state government officially lease Lagos land to you the applicant for 99 years.
All lands belongs to the government.
