you finally got it. I couldn't have been more explicit. I no talk about houses built by developers, and I recall explicitly mentioning that in my post (it's right there). Developers are doing business, while homeowners that put houses up for sale NEED money. Whatever would make a man/woman put his/her house for sale, rest assured na for urgent money needs. Whomever has the money on ground and the information wins, and saves money....and yes, it certainly will not be in prime locations....but same principle applies even in prime locations. You would certainly get the house far far cheaper than its full worth or the cost it would take to build today. After building mine and I learnt this, I knew I would certainly not be buying any more lands but rather buying houses so help me God. Na make the funds dey wella on ground remain.

Y’all just don’t understand the genius of Emile o corn. You see those billions of dollars pumped into the banks ? That’s a 2 to 3 months effect and within that time space they are going to fire up the Dangote refinery in December ( they already allocated close to a million barrel of oil in december to fire it up ) which would be a huge source of forex being the biggest refinery in the world every country would come refine in naija and would pay in dollars and then coupled with detty December when all japarians bring in forex, am afraid by this December there will be a huge crash to like 400 or 500 and it will never rise up again ever. It will just slowly start to decline till it gets to like 100 over an 8 year period

I guess all am saying is if you didn’t cash out when it hit 1300 you lost forever.

With FX reserves depleted, the country over-borrowed and over-spent, and still no refinery to stop the FX capital flight from importing refined petroleum products, (let's not even talk about capital flight from Japa wave lasan) gbagbe dollar go everly still rise. Not a matter of IF, but WHEN. I personally am waiting for the low so I can mop up as much as I can. Me sef don add abokifx business to my side businesses...and it is quite lucrative, no wonder those guys full the business. Whatever would befall the owner and he resorts to putting that house for sale, be rest assured he would be willing to sell close to the amount he spent building it, depending on the direness of his/her situation.


Long story short, most times when houses are put up for sale it is usu for dire financial reasons and so the person is not in a strong position to negotiate a great deal. The other party with money is, and compared to the cost of buying land and building from scratch at the prevailing costs and rates, buying has been shown to be far far cheaper, up to 50-100% cheaper depending on the specifics of the deal.

If that person was at a different location, I'm pretty sure the story would be different. This guy is literally the only contact of mine who isn't doing a dead-end boy boy job, or gaddem carework.

The OP has asked you advisors to link him to jobs if you can...he isn't asking for money. He has asked like three of you to link him to jobs in other locations sef if you can so he can work on his free days and commute back somehow during school days, una still dey speak English, cos aside the English you have nothing else to offer, except to put him down. you can't build a 'proper' 5m naira house in 2023. Infact that stopped being possible since like 2017.....but you can buy a house even now for 5m with some searching.

Buying has been easier and cheaper than building for a loooong time now..

The way our sales have dropped ehn, the only way we are still on course at least on par with last year is cos we are sourcing cheaper brands/products and inflating prices like mad using the economy as excuse, cos if you don't pack as much profit into each sale OYO lo wa, you won't be able to meet up by month end.
