Developers are doing business, while homeowners that put houses up for sale NEED money. Whatever would make a man/woman put his/her house for sale, rest assured na for urgent money needs. Whomever has the money on ground and the information wins, and saves money....and yes, it certainly will not be in prime locations....but same principle applies even in prime locations. You would certainly get the house far far cheaper than its full worth or the cost it would take to build today. After building mine and I learnt this, I knew I would certainly not be buying any more lands but rather buying houses so help me God. Na make the funds dey wella on ground remain. |

With FX reserves depleted, the country over-borrowed and over-spent, and still no refinery to stop the FX capital flight from importing refined petroleum products, (let's not even talk about capital flight from Japa wave lasan) gbagbe dollar go everly still rise. Not a matter of IF, but WHEN. I personally am waiting for the low so I can mop up as much as I can. Iyanuoluwa007:very very fair. The only thing that helped Ngannou's score was the knock down. If the knockdown didn't happen, the gap on the score cards for wide and it would have been a unanimous decision. |

Cash is king and whomever has it has great leverage. Lands on the other hand are usu mostly sold out of convenience, meaning someone may want to sell a land and hold out for even two years until they get close to the kind of deal they want, but when people put houses up for sale (and I'm not talking about developers or the wealthy) they usually can't hold out for very long. A 3-bed house that is ten years old was likely built for less than 5m and the owner knows that. Whatever would befall the owner and he resorts to putting that house for sale, be rest assured he would be willing to sell close to the amount he spent building it, depending on the direness of his/her situation. Long story short, most times when houses are put up for sale it is usu for dire financial reasons and so the person is not in a strong position to negotiate a great deal. The other party with money is, and compared to the cost of buying land and building from scratch at the prevailing costs and rates, buying has been shown to be far far cheaper, up to 50-100% cheaper depending on the specifics of the deal. |

The OP has asked you advisors to link him to jobs if you can...he isn't asking for money. He has asked like three of you to link him to jobs in other locations sef if you can so he can work on his free days and commute back somehow during school days, una still dey speak English, cos aside the English you have nothing else to offer, except to put him down. BItt:you can't build a 'proper' 5m naira house in 2023. Infact that stopped being possible since like 2017.....but you can buy a house even now for 5m with some searching. Buying has been easier and cheaper than building for a loooong time now.. |
