Nnewi land seem to be overpriced. But with good reason. The singular reason being that, Nnewi has the largest concentration of billionaires in Nigeria and Africa.
Now, every wealthy man may not live in a big house, but he would certainly love to have some space around him.
Space means land. If I got that single plot of land and my billionaire neighbor wants to acquire it, then he should be ready to pay above market value for it. It is simple economics derived from supply and demand.
Supply of land in Nnewi is low, while the demand by it's wealthy sons is high. What results is high price.

Add to that the fact that Anambra has the smallest land mass next to Lagos State, then the picture becomes clearer.
Also, what percentage of Ibeju Lekki residents are billionaires, compared with Nnewi residents?

This is the reason why you could get a plot of about 600 square meter at ₦1m in Ibeju Lekki, but same amount can't buy you 50 square meters of land at Nnewi.

The beauty of landed property is that it could be modified for any purpose.
If Ibeto sites a factory there, and you were hoping to build a residential property, does that make your land lose value? Of course it doesn't!
You simply modify your plan to suit the environment. You might decide to build a warehouse on the ground floor, and then commercial (office spaces) on the top floors.
Those offices can be used for anything from banks to hospitals to supermarkets to hotels.

See, government is the major drive for virgin properties to gain values by putting structures in place. Nigerian govt has largely failed in that aspect. The next best thing to govt especially in Igbo land is the major players such as industrialists like Ibeto.

The most important thing is, get that land first. Once you see an "nnukwu mmawun" taking an interest in a certain location, you lose nothing by tagging along if you got the funds.
That is exactly how Dangote drove up property prices at Ibeju Lekki when he decided to site his refinery there.
That single step alone gave birth to many people who registered and established property estate companies with Ibeju Lekki as their first foray into the real estate market.

Costs are high or low because people had factored the immediate and future developments in the town into consideration. Nnewi lands are set to get much more expensive as more people continue into mass production of goods and services. Nnewi is a business area and many people reap their profits in a short time.
Bearing this in mind, Nnewi is bound to expand into the neighboring communities in the coming decades, just as Onitsha did. It is inevitable.

We do this in areas where there is a high water table. We add lean concrete into the block holes to strengthen the blocks since most of the blocks will be enmeshed in water most of the years.

We did this in another site this year.

From Enugu with bricks, this is the house of one big man, the bricks are looking neat and fresh where it has a cover, but turning dark and ugly where its exposed to rain.
I remember that I nearly invested in this brick making machine two years ago. We have very good brick making soil in some parts of Enugu.
Bricks are still an economical alternative, especially with the way cement price have gone haywire. A good architect can come up with a great design which combines conventional hollow blocks and bricks.
For the dirtied bricks in that fence, all that is needed is water and strong brush to clean off the mess. Bricks are cheaper to maintain in the long run.

With that said, can you be kind enough to help us identify the criminals among them, pls?
Perhaps you can go to their camps in the bushes, conduct interviews, and put an ID tag on those who look like and talk like criminals (assuming you can speak their language) so that we can avoid them, or even send them back up north.

Maybe you can petition the government at state and federal levels to undertake this task and publish a gazette on what we should look out for, so as to identify the criminals among them?
That would be really nice, wouldn't it?
