Regardless, assuming this was a case of fraudulent activities even though we haven't heard from the other party, just believing what you said.. IT IS VERY WRONG TO LABEL A WHOLE TRIBE AS CRIMINALS.!! we have seen lots of individuals here giving out hints on their trade, I know money121 refused to do the same and was castigated but anyways, checkitout do post some write ups about his line of business like people beware kind of thing.. who are those selling granites in Ogun, Lagos, Oyo axis if I might ask ( the granite fraud is not only peculiar to these areas) ? If another tribe was building a house and retained the services of those dishonest granites dealer, would it be plausible for that individual to come online and say,( after learning the tricks of the trade and buyer beware from check it out) and say this tribe are all criminals Are we talking of electric cables , rebagging of cement?At the end of the day, people need to be careful both in Nigeria and outside of Nigeria. Outside of Nigeria, I always ask for a receipt even if I purchased a pack of gum. I even count my money after withdrawing from ATM ( I have caught them twice, whether the bank intended it work like that or not,, I do not know,, what I know is my money was not complete). There have been many instances where people did not give me my correct balance, deny having a conversation with me about something ( that's why I use email and what's app in most communications). It doesn't mean all white people are criminals. There are bad eggs in every race, tribe, nationality. I have paid money at a government agency before headed by someone not from my tribe, I paid 100 naira ( not the exact amount) and was given a receipt of 60 naira. I asked and was told, they don't write a receipt for the other 40 naira, I was furious but was told oga, better come and be going ooh , if our Oga hear about your ranting for the 40 naira, your file will not move. Your post should have been in the line of buyer beware, check your receipt after purchase and count the materials before leaving the shop kind of thing. You were very wrong to condemn a whole tribe because of your bad experience with a handful of individuals from that tribe. |
It is very wrong to use part to qualify whole. If someone is scammed by an igbo guy, to come online and say 'all igbos' are this and that is wrong, there is no defense ( in my opinion). Let's call a spade a spade.. what is wrong is wrong! There are scammers in every tribe, do you think an igbo guy that scammed this guy scammed him because he was not igbo? Do you think a yoruba guy that scammed an igbo guy scammed him because of his tribe? A scammer is a scammer and they look beyond tribe.. all they think is how much they could get from the victim. Some times this scammers are even in our families.. we have seen this both here in nairaland and offline where someone entrusted a family member to oversee a project for them and the family member end up swindling them, bloating the true project expenses... We have seen land grabbers, who are land grabbers?? Are they foreigners?? Land grabbers are local to the communities where they operate, do we call the whole village a village of scammers? Just like 2pac said, he is black doesn't mean he is your brother, he is white doesn't mean he is evil. Do your due diligence regardless of the tribe of who you are dealing with, even if you are dealing with your own blood, due diligence is still required. |
Why all this Universities in Nigeria.. These people should focus more on building businesses, industries etc to create jobs |

daniwise:I have watched and watched all those fights.. That's why I said, i like old school boxers than this new generation boxers. Personally, I don't even think Mayweather is a great boxer.. he is good but not great.. in my opinion. I mentioned the Tyson recent fight because even at their old age, the men were still going at it, toe to toe, standing in the arena, no running around just trading jabs and blows... that's boxing...in my opinion. |
Congratulations to AJ. I don't like how he keeps his hands tho , like a little girl He looks too nice and gentle to be a boxer. AJ was the better of the 2 fighters tonight. But I liked the Tyson comeback fight better.. I prefer old school boxing than these new generation boxers. Tyson and the Johnson? Went at it, toe to toe trading blows, that's what it is all about. n3xt:Beautifully done.. I have always wondered why this type of build is not yet perfected in Nigeria with the high cost of cement and rod. I think I have seen this concept here on nairaland years ago or maybe it was a different platform where I saw it.. When I asked I was given both mechanical and architectural reasons why it is not viable in Nigeria.. I have forgotten the exact verbiage but... I have faith in my Nigerian brianiacs to perfect these system here, it looks beautiful in UK and Germany where I have seen it, those oyinbos don't have 2 heads. Frankly, my only fear is I hope this doesn't fall into cracks by people cutting corners, overambitious or I too sabi wannabe pros and make a mess of this concept.. this is beautiful when done correctly but very dangerous when not done properly! |

Just to think that before endsars. Cement was sold at 2300 -2550 depending on location. After endsars, the prices almost doubled in most places. What economic theory is that? Or are they trying to punish the masses for the end sars movement? ( this is a question and not a statement). |

In the west, your client could have easily swapped few emails with the county recorders office or hec, look up the information on their website to ascertain the ownership of the land. Then check with municipal to verify the zoning of the area. Prior to purchasing the land, get a title insurance just incase, the title company usually do their own leg work as well to make sure there's no k leg on the land. All these is to avoid this situation your client found themselves now.. I understand why people have vowed not to invest in Nigeria because of its numerous uncertainties but I still admire those that brave the uncertainties, wriggle their way through the bad system and invest in the country. Well, I truly hope your client's issue gets resolved with a positive outcome.. |
Still on investment on the housing market in Nigeria. Folks, both home and abroad please have few things in mind before you sell up to puff out your chest to acquire plots or buildings. Know that in Nigerian settings, there are lots and lots of hidden charges that people don't usually factor in. Say you are purchasing a property worth 10m.. before you sell up, Try to find out other hidden charges like agent fee, 5%, 10 %, or ? And other local charges.. say if it is empty plot of land, how much would it cost to do change of ownership, governors consent, land survey, .. the list of things you need to pay before your building plan is approved, omonile ( where applicable), development levy, money for the youths, tax clearance and the endless lists they throw at you this days.. (remember, even though you do your due diligence- you will think, lots of stake holders in the deal might just be trying to tell you what you wanted to hear and push you to make payment and then you have to run around for the rest )That sweet 10m property you saw might end up costing you additional 8m or more or less just before you throw pegs on the ground. Now this is granted people don't get greedy during the transaction, wake up there dead relatives and stand them in line as agent... or come out at the end to claim they weren't consulted prior to purchasing the property so therefore the deal is invalid.. then you have to dole out some cash to pacify them. Same for the 750m or so properties seen here, how much do you think the agent commission would be? You know, when the tit is that big, everybody stays in line. There would be lots and lots of settlement for a deal that big. Are you taking those into consideration? For the kind of build you intend to stand there to recoup your investment, how much do you think the authorities would bill before they approve the building plan? I am not trying to scare anyone or discourage anyone.. all I am saying is to giddy up for this school of hard knock investment in Nigeria. Keep in mind those hidden charges that arises before purchase , during purchase and after purchase of a property. But at the end of the day , Enu kiniun lowo wa Cheers! |
