CostEngr: I will budget 7 million naira. plus or minus 1 million depending on your taste. The low figures thrown around in this forum and most BOQ often does not contain things that makes a house liveable in Nigeria. Water supply : Borehole Security: Fence and gate Flooring of comppund..you dont wanna walk directly on mud right out of ur door. External electrification from house to grid. External lighting. I think people who prepare BOQ should try to include these things so people getting into building a home would plan properly. I understand you trying to mediate and calm the situation down but truth be told the seller of these doors should be held accountable and be made to supply the right items. The buyer can decide to pay half the transportation cost if he wants to. as for Op..sometimes it is better to just buy these things in the city where u re building in a local shop where u can easily hold the seller responsible..Nigerians re not ready for e-commerce yet..there is no protection for the buyers/sellers of items online. 3 Likes |

spartan117: This is not true. even if we are not sure about the quote which has been attributed to Oba Akenzuwa N'isorho. It is important to push back on your narrative that the binis dont have any deity or God. We had and still have. In Bini, it is believed that Ogoduwa N' Udazi also referred to as Osanobua (God almighty) created the Universe and sent his children to earth. The children became gods which inlcudes but not limited to Olokun, Ogun, Orumila, Osun, Ogiuwu etc. The Binis worship Ogoduwa in different ways, praying and asking any of the children of Ogoduwa to intercede on their behalf or asking for favours directly from the gods(Children of Ogoduwa) This form of worhsip which is still widely practised today in Benin predates our encounter with the europeans. To prove this, the phrase 'Ogie no rie iso (Ogiso)' which was used to describe the first ruler (Oba) of Igomigodo (Former name of the Benin Kingdom) was first used in 40BC and the term 'Ogie nor rie iso' translates to the King in the sky. The Binis as at 40BC already believed that there was a God somewhere even before our first encounter with the portugese in the 16th century. Yes the Binis also ask their ancestors to intercedes for them and make sacrifices to them. The way the Binis worship is complex and differs from community to community but to say that they dont ve gods/Diety is false. Population Explosion!!! It is no longer news that the population of Nigeria is growing at an alarming rate. Under normal circumstances, such growth will be strength but in our case it is not as the population growth rate exceeds the growth rate of public infrastructure and development by far which gives cause for concern. At the beginning of this millennium (year 2000) the population of Nigeria was ca. 122 million, the national bureau of statistics report which was published in the Vanguard in june 2018 indicates that as at 2018 the population of Nigeria is ca.193 million...thats an increase of 71 million in 18 years ca. 3.94 million per annum population growth rate...To put it into contest we ve added the combine population of Italy and Sweden in 18 years or the population of Southern Africa (South Africa, Botswana, Namibia Lesotho and Swaziland) and Mauritania put together in 18 years Mind you these numbers i presume excludes the estimated 15 million Nigerians residing in the Diaspora. The implication of such an increase in population growth rate without an equivalent growth rate in infrastructural development is huge and cannot be quantified. A prime example of the problem associated with such population explosion is that between 2010 and 2015, of the ca. 10 million applicants to Nigerian tertiary institution, only 26% gained admission. We ve also seen an exponential increase in unemployment, housing shortages, just to name a few problems associated with such population explosion. This population explosion is not sustainable at least not at this rate. We are sitting on a keg of gun powder. Do we continue to look the other way as our population explode without an equivalent growth in infrasctructure and development like we do to other problems hoping that a divine being will fix the problem we re creating for ourselves or do we look at each other and tell ourselves the honest truth which is we cannot continue like this and find a solution to this problem? In addition to what the Op ve stated up there. 1. Try to visit Museums...The Louvre in Paris has alot of art works and use a guide to learn more about the art works. you did be amazed with the History behind each art work and it also depicts how pple ve lived in the past...their passion, their culture etc 2. Visit momuments and archeological sites if there is one around...Greece is a place for this if you love ancient History. 3. Go siteseeing and take photographs. A photograph captures moment in real time and the events surrounding that picture will always come to mind when you see it. 4.Learn abit about the people...talk with the locals and find out what they know about your country...Nigeria does not have rhe best of image abroad...dont feel bad about this and dont argue..listen...the goal here is to listen and know what pple think about your country. EgunMogaji: DIY should be for small scale stuffs..or re you going to quit your paid job for 2weeks just to wire a house you can employ a skilled person to do? or do the plumbing of a storey building yourself? DIY when it comes to building a home can come in form of a peoject manager even at that it is advisable to have a professional check some crucial stages...and truth be told if you ve the means..hand the building to a reputable firm with integrity and get your keys at the end...na owo nor dey make us dey wan use agidi run some matters. the stress of managing a building project coupled with stress of a regular job/biz is enough..and you wanna extend it by adding Real DIY in wiring/plumbing . somethings re easier said than done..will you quit your job or take an extensive leave to do the plumbing, tiles and electrical work at your site..when you can pay for the labour of such job with wages from less amount of time. Even a skilled craftsman will employ other skilled men to assist him... I do Diy in lil stuffs like fixing click laminat fixing of other lil stuffs here but I wont advocate for a home owner to go the DIY route for wiring..... 2 Likes |

dayooye: I m forced to drop my comment after reading this..it is not my place to tell an adult what to do...to each is own.... my brother have you thought about what you re about to get into and the implications of the advise you re dishing out. thinj about some of the points below. to advise people or to get married when you both are carriers in a country like Nigeria with the very bad state of the health care and bad shape of the economy is actually not a wise decision. Even if the would be couple were to reside in a country with free and more advanced health care system i wont advise them to go on. Do you ve an health insurance plan that covers these treatments? Do you even have an health insurance plan at all? if no will any health i surance take you on with such issues..i doubt cos they aint no fools and are set up to make money..to them you re just a bad client that will be avoided cos your future family will viewed as a client with "pre existing condition" Today you re okay and can afford sampling and IVf...the economy is not risk proof and things can turn in a split second and really go sour especially in Nigeria's case where the economy is highly dependent on oil. if things go south and your economic condition changes, will you be able to afford these treatments? is it not better to avoid them than set up your life to be dependent on such things? I keep hearing sampling the Foetus baby and then do an abortion if the result is not favourable. why in 2018 would any sane person gamble with things they can easily control..The science is there ..preventive medicine is cheaper. why put yourselves through this? I am liberal as it gets but i dont see why someone will set up his life to regularly sample and do an abortion. Abortion should be done when needed and it is not something you should plan to do regularly. the effect of abortion on your would be wife you still dont know...if you were to be the one (the lady) would you regularly subject yourself to such...if the abortion was to be conducted regularly on you will you still go on with this plan? are you also aware that before an abortion..you need counselling because of the emotional implications? have you thought about the effect of the emotional implication of the abortions on your relationship? IVF cost abt 10-15K usd. if you go down this route do you ve the money stashed up already and can you afford this for the number of kids you want. Unless you re an otedola with the Money..this sounds like a no brainer to me man. Adopting seems to be an option..can you deal with that? love is beautiful....dont mess it up..if you really love that girl and you love yourself ..you will take a walk...you dont always get the things you love...sometimes you ve to let go. In all...I wish you the very best going forward! Starlincoln: No delay..seriously Oga pass it to a quantity surveyor to avoid delays...when asking for free stuff a little level of politeness is needed. i did a similar project and it took ca. 6000 pieces of 6 inches hollow block....2 units of 3 bedroom (all rooms ensuite and a guest restroom). maybe less as some part of my foundation was about 7 to 8 coaches cos I had naively bought a sloply land which means alot of block was used for the sloply part. amozo: I m not an expert but let me try to be of help before they show up 1.Assuming you ve a land already..I think the first step will be to survey it and register the coordinates and settle the paper works associated with it. 2. you can then pass the coordinates to architect for him to design that dream house of yours...while at this I will encourage you to start reading threads about building a house..pick a house similar to yours. that way you get to learn about the stages and materials involved in each stage. 3. get the bill of quantities from your quantity surveyor..... you can sum up 2 and 3 together and get the service at once. 4. take your plan to the local authorities and get a building approval ..hopefully you re not from any of those states demanding huge chunk of money to get the approval. 5. from here on ..it depends on if you want to completely hand the job over to an engineer/contractor or if you wanna go the DIY route. if you hand over the job the firm simply employs the workers and build the house and if you go DIY....you will have to act as the project manager source for materials and employ workers, even at that I will recommend you have an engineer supervise or pay the site a visit on key days..eg setting out..foundation ...german floor ..formation etc. this up here is just a suggestion.
