Good morning sir,
I can naturally make alternate suggestions based on the product and the cost.
Someone who gave you a quote of N900 may base it on a basecoat of N12000 per drum.
I know that good pop cement screeding starts from N550 upwards per sqm so the price you were given could still be contested and driven down.
At N7000 per drum and average rate of N200 per sqm for application, my ready mixed screeding putty basecoat is around N580 per sqm.
As per the alternate to screeding, you may use a primer applied in 3 coats and sand papered before painted.
I base the primer and number of coats on my brand formulation with very high solid content intended to give significant thick coat that can be sand papered.
A drum is N5000 and covers approximately 25 sqm for the 3 coats. That's N200 per sqm for materials.
As per the application, you negotiate for the cost of painting only. they don't negotiate price for application of primer separately since it's done together with painting.

Putting it properly, all water based paints are emulsion, be it satin, matte, silk or regular emulsion.
I've not been abroad but I don't think what they refer to as emulsion paint in general terms is the same as what we call it here.
Even by nigerian standard, what we refer to as the premium grade now used to be the standard grade until not too long ago that some companies started doing budget grade and even they still have the former general standard grade as their premium now.
So in nigerian market, we have the budget grade which some brands are known for, we have the premium grades that some brands are also known for, we also have matte emulsion which is quite different from the premium emulsion, then we have the silk, satin etc.
Some refer to premium grade emulsion as matte because of the quality, some even refer to premium grade emulsion with tiny grains as matte but if you come across imported paints, what they refer to as matt is simply a matted (dulled) form of sheen paint and they still have some level of sheen and are cleanable.
Why basic and premium emulsion paint don't require screeding is not mainly due to presence of fillers but due to the absence of any form of sheen. Any slight shinning reflects irregularities and imperfections on the wall and the reflection is lower in ideal matte due to the lower sheen than satin, so in essence it doesn't show irregularities much and could be used on un screeded wall but that doesn't mean it's not there.
I will edit and post pictures from matte applied on primed and walls not primed from my gallery later and you notice the difference.
Edited: the two first ones are matte applied on ordinary plaster and the last two are matte applied on a primed wall. Notice the smoothness and brightness of both.

Is there any affrodable alternative to achieve that level of smoothness of screeded walls?

I ve just ran the numbers for screeding and it doesnt look nice at all . At 900 per sqm a standard room (height: 3m length:3.6m) will cost ca.40K naira according to the quote i got. In a house with 6 bedrooms , 2 living rooms, 2 kitchens, external walls and fence, it seems like an uphill task.

The low figures thrown around in this forum and most BOQ often does not contain things that makes a house liveable in Nigeria.

Water supply : Borehole
Security: Fence and gate
Flooring of comppund..you dont wanna walk directly on mud right out of ur door.
External electrification from house to grid.
External lighting.

I think people who prepare BOQ should try to include these things so people getting into building a home would plan properly.

BTW you dont ve to the money at once u can work in phase...lil drops of water make an ocean.

you dont know the depth of the soakaway in your own house and u re expecting someone else to guage it with pictures

without the dimension and the information about the site,no one can comment on the quote you ve up there.

If you ve doubts about the materials buy them yourself and just pay for workmanship whatever is left you use for other stuffs.

Criminal breach of trust or fraud is no small allegation.

Being active in the Autos section of Nairaland, i have seen a lot of fraud cases and your case is not even close to anyone of them. At some point you said you accepted the mistake made by the supplier. Its not like he collected the money and refused to pick your calls or supply the items. Its not that he collected money for original and supplied fake.

I have agreed with you that, your issues with orientation, colour, physical imperfections and to add now, the design pattern, are valid issues the seller should settle with you. These issues should not be regarded as criminal breach of trust or fraud especially if the quality of products is that which you ordered (except for the physically imperfect doors).

I am not against you, but please, dont say he defrauded you or any of the sort and then talk him into returning the ones that are unacceptable (especially the ones with dents and the wrong orientation).

if there is an issue with

1. Orientation
2.Colour
3.Physical imperfection

as you claim...why cant the Op qualify it as fraud..clearly there was an intent to deliver goods that did not meet the buyers specification by the seller ..this is fraud.

Yes its better to buy things you can see. I have bought things i have not seen severally especially on Jumia, Konga, Ali Express etc.

One time i bought a shirt from Jumia, the description didn't say it was a slim fit and i wasnt particularly a slim fit. Everything was fine but wont button up. I returned the item telling them their mistake. Did i pay for delivery or return, no.

I am only left to imagine why didnt the op simply reject the items, instead calling fraud. Is this fraud? Does the quality match, i think yes. The issues i see here is orientation, physical imperfections and colour. Which of these amount to fraud? That of colour is can be overlooked, the op overlooked the orientation. What is left is the 2 doors with imperfections.

At this point, op should have explored means to resolve the situation by rejecting the goods that didn't meet the specs and if the seller refused every resolution then he comes here.

Now, 17 doors were ordered, 2 are physically damaged. I say reject. 1 or 2 of the turkey doors have wrong orientation, i say reject. That is 4 of 17. What is wrong with the 13? Do we know? Are they in perfect shape and orientation, then accept them.

If 85k is tp for 17 doors and i rejected 4 which will be taken to Lag and back. Lets assume this cost 80k, it will not be wrong in the interest of peace to say, he will offset the supplier 20k to encourage him to take responsibility of his mistakes. Thats negotiation, i simply asked the op to negotiate a resolution. If the supplier owns up to his responsibility, he should pay in full for tp back and forth. Has the supplier refused to do that?

From the supplied pictures, i have seen imperfections (dents and scratches) with the two steel interior doors. Thats a problem for me as i would say they are not as clean as a new door supply should be. He is responsible for that since you paid him for transportation and they might have been damaged during TP. Also, the door as seen from the order pic is not the same colour as delivered, besides the polythene protection is still on, so you will not see how beautiful it is until its peeled off. Colour was not specified unless you specified exactly as seen.

For the door orientation, even though you never specifically demanded for any of the orientation, by given him the building plan, he should know better to install proper orientation for all your doors.

Having said that and if that is all your observations, i have the opinion that he has the responsibility of satisfying his client which he has failed. Efforts towards satisfactorily finalizing the deal by both of you should have been made if not done already. Due to transportation cost and the fact that you already have settled with the wrong orientation of doors, your allegations have become too heavy and weighty for the case at hand.



Criminal breach of trust is not a case here. Fraud is also not the case here. Lack of integrity is not clear unless the doors are inferior quality.

A door supplier who doesn't know that he needs to install a left swing or right swing door is like a car dealer who doesn't know whether he is selling automatic or manual transmission. He messed up badly but its not fraud or criminal breach of trust.

If doors are not installed, you can negotiate a return of the doors and getting back correct orientation, cleanliness and colour preference. Why i said negotiation is because some of these specs are not in an agreement even though he messed up, you may need to support transportation back and forth. This is my advise.

I understand you trying to mediate and calm the situation down but truth be told the seller of these doors should be held accountable and be made to supply the right items.

The buyer can decide to pay half the transportation cost if he wants to.

as for Op..sometimes it is better to just buy these things in the city where u re building in a local shop where u can easily hold the seller responsible..Nigerians re not ready for e-commerce yet..there is no protection for the buyers/sellers of items online.

Population Explosion!!!

It is no longer news that the population of Nigeria is growing at an alarming rate. Under normal circumstances, such growth will be strength but in our case it is not as the population growth rate exceeds the growth rate of public infrastructure and development by far which gives cause for concern.

At the beginning of this millennium (year 2000) the population of Nigeria was ca. 122 million, the national bureau of statistics report which was published in the Vanguard in june 2018 indicates that as at 2018 the population of Nigeria is ca.193 million...thats an increase of 71 million in 18 years ca. 3.94 million per annum population growth rate...To put it into contest we ve added the combine population of Italy and Sweden in 18 years or the population of Southern Africa (South Africa, Botswana, Namibia Lesotho and Swaziland) and Mauritania put together in 18 years

Mind you these numbers i presume excludes the estimated 15 million Nigerians residing in the Diaspora.

The implication of such an increase in population growth rate without an equivalent growth rate in infrastructural development is huge and cannot be quantified.

A prime example of the problem associated with such population explosion is that between 2010 and 2015, of the ca. 10 million applicants to Nigerian tertiary institution, only 26% gained admission.

We ve also seen an exponential increase in unemployment, housing shortages, just to name a few problems associated with such population explosion.

This population explosion is not sustainable at least not at this rate. We are sitting on a keg of gun powder.

Do we continue to look the other way as our population explode without an equivalent growth in infrasctructure and development like we do to other problems hoping that a divine being will fix the problem we re creating for ourselves or do we look at each other and tell ourselves the honest truth which is we cannot continue like this and find a solution to this problem?

Don't blame Nigerians. They have been spoilt not to appreciate literature so the only kind of fun is partying, movies etc. The mention of museums to the average Nigerian is like a boring history class. If there is a successful attempt to change this, Nigerians will first visit Nigeria before anywhere else. Anyone that travels round Nigeria and has a little knowledge of history will appreciate Nigeria better. That way, they'll know more about the country and attract foreigners. It is the absence of these stories that makes it easy for politicians to divide us because we don't know ourselves, our places or heritage.

The foreigners will tell the story to suit their narrative. Little do we know that some history that emerged from Nigeria has been cut off because we don't care.

I agree with your submission.We seem not to fancy literature and History in Nigeria. The ministry of culture and tourism can try to grow this sector but they seem not to know their Job description.

In addition to what the Op ve stated up there.


1. Try to visit Museums...The Louvre in Paris has alot of art works and use a guide to learn more about the art works. you did be amazed with the History behind each art work and it also depicts how pple ve lived in the past...their passion, their culture etc

2. Visit momuments and archeological sites if there is one around...Greece is a place for this if you love ancient History.

3. Go siteseeing and take photographs. A photograph captures moment in real time and the events surrounding that picture will always come to mind when you see it.

4.Learn abit about the people...talk with the locals and find out what they know about your country...Nigeria does not have rhe best of image abroad...dont feel bad about this and dont argue..listen...the goal here is to listen and know what pple think about your country. Tell pple the good side of your xountry and a bit of your history too.

There's nothing electrical that cannot be done by a homeowner. At worst the work needs to be checked by a licensed electrician before it will pass code enforcement. This is the standard here.

Some people build their homes themselves completely, from groundbreaking to roofing. It's all on YouTube.

We're not talking brain surgery here or charting a course to Mars.

Can you please tell me, if you care, what education and employment experience you have that makes you a professional electrician? Are you also licensed by the state?

As a lowly DIYer, I assure you that I have more and better equipment that you. Please don't join the bandwagon of dissing homeowners or DIYers.

DIY should be for small scale stuffs..or re you going to quit your paid job for 2weeks just to wire a house you can employ a skilled person to do? or do the plumbing of a storey building yourself?


DIY when it comes to building a home can come in form of a peoject manager even at that it is advisable to have a professional check some crucial stages...and truth be told if you ve the means..hand the building to a reputable firm with integrity and get your keys at the end...na owo nor dey make us dey wan use agidi run some matters.

the stress of managing a building project coupled with stress of a regular job/biz is enough..and you wanna extend it by adding Real DIY in wiring/plumbing .

somethings re easier said than done..will you quit your job or take an extensive leave to do the plumbing, tiles and electrical work at your site..when you can pay for the labour of such job with wages from less amount of time. Even a skilled craftsman will employ other skilled men to assist him...

I do Diy in lil stuffs like fixing click laminat fixing of other lil stuffs here but I wont advocate for a home owner to go the DIY route for wiring.....

my brother have you thought about what you re about to get into and the implications of the advise you re dishing out. thinj about some of the points below.

Do you ve an health insurance plan that covers these treatments? Today you re okay and can afford sampling and IVf...the economy is not risk proof and things can turn in a split second and really go sour especially in Nigeria's case where the economy is highly dependent on oil.

if things go south and your economic condition changes, will you be able to afford these treatments? is it not better to avoid them than set up your life to be dependent on such things?

I keep hearing sampling the Foetus baby and then do an abortion if the result is not favourable.

why in 2018 would any sane person gamble with things they can easily control..The science is there ..preventive medicine is cheaper. why put yourselves through this?

I am liberal as it gets but i dont see why someone will set up his life to regularly sample and do an abortion. Abortion should be done when needed and it is not something you should plan to do regularly. the effect of abortion on your would be wife you still dont know...if you were to be the one (the lady) would you regularly subject yourself to such...if the abortion was to be conducted regularly on you will you still go on with this plan?

are you also aware that before an abortion..you need counselling because of the emotional implications? have you thought about the effect of the emotional implication of the abortions on your relationship?

IVF cost abt 10-15K usd. if you go down this route do you ve the money stashed up already and can you afford this for the number of kids you want.

No delay..seriously Oga pass it to a quantity surveyor to avoid delays...when asking for free stuff a little level of politeness is needed.

i did a similar project and it took ca. 6000 pieces of 6 inches hollow block....2 units of 3 bedroom (all rooms ensuite and a guest restroom).

maybe less as some part of my foundation was about 7 to 8 coaches cos I had naively bought a sloply land which means alot of block was used for the sloply part.
