You can't have more than 8.5kW even if your panels are sized for 20Kva since your inverter is 10kva.

I stand corrected.
That is not true. The inverter size has nothing to do with your charging capacity. Charging happens upstream of the inverter. The inverter just converts the stored electricity in the batteries to AC that goes into your house. What is affecting the solar output are things like panel angle, in-built losses from panel through cables to charge controller, cloud cover, shade if any exists.

My learning is that battery capacity compared with typical load is the main thing and that then determines number of panels for optimum charging from solar output less usage. Even though my panels are sized for 12KW, the highest solar output I have gotten instatenously is 8.5KW.

If you understand why then you’d understand setting expectations too high can lead to considerable stress and this leading to disappointment.

People won’t stop having issues on their projects but learning how to manage issues without drawing from regrettable past would help many people tidy up their projects faster and without issues.

Whether you’d admit it or now, I was on Somehow’s project for just 12 weeks but we’ve spent almost 50 weeks after on what exactly... organizing pity parties, waging war, reconciling issues and you think I’m the problem.

Ask yourself which is more productive? The 12 Weeks of Brabus on the project without external influence or the several weeks of back and forth trying to paint one man black.

Now you’re angry I’m working elsewhere!

And for someone who has been building for more than 10 years, I don’t think 2 million should be something you will risk your public reputation for. 1)We got the land from a private individual or got it from a registered company (will not want to mention the company due to privacy), and sincerely when doing our findings, the CofO is legit with the survey. The private individual claimed he's not aware and we asking for refund has been a tough war (Money problem wahala)

2) based on the issue on ground, we discovered that the whole area (some already built on it with several estates) is under litigation, government collected the whole area in the 90s and the area became a prime location for politicians and the rest, we got like 7 plots there.

So has the family won the case? If not then just chill. If the root of the title you hold derives from the government then it is their problem to sort out. You will have a major issue if the title derives from maybe another family who have now lost the case but if it is from government then the worst thing is government will compensate.

Good Morning to the Daddies and mummy in the house, i sincerely need your contribution on this, help me.

We got a land valued at around 70M to 100M last year may/june, CofO,survey and the rest showed that the land is legit but when we went to secure the land, we discovered that there's a serious litigation on the land.

Government claimed the lands in the area (prime location) from a family back in the 90s without compensating the family, only for the government to end up reselling such land to friends (private people) which we later got it from.

We've done a serious back and forth since last year and it's been hellish (Land wahala) and refund is no longer forthcoming because we sealed the deal already.

Now, the lawyer representing the family made a request yesterday that we should bring 10M  to offset the bills they've spent on the case and to settle the family members and that when the case finally fall in their favour, they will give us a preferential treatment (Maybe we will forgoo part of the land or we will rebuy the land)

NB: on all angles, it might take time but the case is in the family's favour just like the Magodo vs LASG recent case.

We coughed out everything on this land and we've spent blood,sweet and resources on this case since last year, i have a feeling paying the money they demanded won't solve anything even if they should eventually win the case, i don they think am sinceeee.

Question 1: who did you buy the land from? Is it another private individual?
Question 2: What % of the total size of land under litigation did you buy? I don’t want to ask for specific sizes.

Whatever you do, pls don’t send good money after bad. Hold on to your cash and see how the case plays out. Deal with whatever comes then. The reason I asked question 1 above is to understand why you cannot request a refund on a defective land. Guess you have your reasons.

Stop saying nonsense with confidence. No law allows a tenant even one day free. The 6 months you guys keep quoting is notice period for a yearly tenant and the tenant still has to pay for every day he is in the house. Even if the case is in court the law expects you to keep paying. If you don’t pay and judgement is given the landlord will have a right to recover his money by any means possible

wow! How were you given a pass knowing you had 5 days left on your visa? What transit did you use.

A friend of mine had 9months left on his visa, note: he had arrived into the USA twice but only for him to come a third time. He was denied a pass due to the fact that they felt he is coming to stay for good. He was denied when he arrived Qatar.

Even if you have one day left on your visa, you can enter. The visa does not determine how long you can stay! It only determines when you can enter a country. A lot of people seem not to know this basic fact. I have entered the US severally with less than 6 months remaining on the visiting visa but will get stamped in 6 months every time. I also entered on a work visa and although the visa duration is 2 years, length of stay approved was 3 years.

I don’t understand how she can enter Kenya with an expired visa. At the point of entry, your visa is checked and if it is valid you are allowed in with a duration of stay given. Unless they are saying she exceeded duration of stay granted her. I have entered the US with 5 days left on my visa and was allowed in and stamped in for 6 months. The visa is only a gate pass, duration of stay is given by the admitting officer. Maybe these things work different in African countries

I know folks who got 6million assessment for plan approval for duplex at the beginning of August. The advice is to wait it out that LASG will soon review downwards

Truth is nobody was there when you consummated this arrangement so anyone who tries to mediate does so out of their own generosity so there shouldn’t be this open blackmail. If my accounting is right you have gotten 80% of the money. Think about it and fashion a way to close this. I will not advise as I believe you are going to abuse me in return.

1, As at today... the project remained abardoned...

2, Last 4 days, TWINSKENNY said he is tired of the whole situation and he can only refund N50k to me as compensation which he sent to me...

3, Amount I have paid is 300k from the 350k agreed for just drilling and piping

4, Job done to site is only buying of casing pipes which amount to 150k...

5, House... I have requested for just 100k refund... which TWINSKENNY said he can't pay it but could only afford to refund 50k...

My client pay Tax in FCT and LASG is pushing another XX million for ordinary small duplex.

For those who recently file for building permit/planning permission in Lagos, how did you handle double taxation?

All you need do is get the tax clearance certificate from Abuja and give it to them. I got the same thing when I processed mine because I worked offshore for a while even when still having Lagos as residence. Company remitted taxes to a ND state. I just got the tax clearance and gave it to LIRS and they cleared me.

Good afternoon everyone

I have a question for electrical engineers in the house though not everyone would have experienced this. So I wired my house power circuits both 110 volts and 220 volts. The 110 volt cables were 2.5mm where 220 volts were 1.5mm and 4mm where 220 volts were 2.5mm and so on. Conceptually, I have 2 distribution boards per floor (6 in total), one each for 110 and 220 volts. For brevity, let’s just say the inputs into both distribution board will already be at the desired voltage I.e. 110 volts for the 110volts DB and 220 volts for the 220volts DB. My question is this: can I use the same type of circuit breakers for both? I already bought the Schneider easy9 circuits breakers for all of the DBs and they are rated at 230 volts. I had wanted to buy 110 volts circuit breakers off Amazon US but they are rated 110/220 volts. I am confused whether the breakers have to be different or can be the same.

N.B. I asked the seller who contacted Schneider in Nigeria but they were talking about having transformer after the DBs which obviously does not fit with my design so I just shut it down. The question was straightforward but they were not addressing it.

This analogy is not quite right. You deal with steel and what you quote for is a complete production of whatever. However, if a painter quotes for materials and labor separately, and is paid for both then the buckets belong to the client. It can only belong to the painter if he got a turnkey contract I.e. this is the house, I will give you a fully painted house for e.g. 1million. In this case all the client gets is a painted house and nothing more

Can you tell us the scope of your drawing? This is a little on the high side for regular joes like us. Many of these professionals with Core this Core that end up giving Baba Lati the job without stepping on your side till the job finish. Some of them will come online displaying grammars of professionalism comparing themselves with foreign professionals practicing in other jurisdictions. One thing that is clear to me is to be a PE engineer or Core as they call it, in this part of the world you must be in practice for at least 10 years and exhibit multiply projects that you singlehandedly done over the years before one can seat for that exam. This exam is not cheap, after acquiring your education with sometimes up to or over $100,000 in student loans to attain those professional license. Honestly, can our local professionals comparing their charges with foreign counterparts practicing in other parts of the world. With many of them not even aware of liability that can ruin the entire professional life if anything went wrong in the line of their duty. In my opinion, this is why many of their foreign counterparts charging what the government prescribed for them to charge. Factoring all those student loans and liabilities into those charges, do we have all of this in Nigeria? Even with all this, there is heavy taxes these professionals pay to the government. In honesty, how many of our professionals here paying those taxes, even regular taxes? People pay ties to churches and mosque's than government taxes.
Really it seems I have always been quoted high prices for this service. The first time I made drawings was in 2012 and it was 500k. I made another one in 2014/15 for 700k. I did not build any of those as I changed my mind, sold one of the land and still keeping the other. This one of 1.4 million was done last year and I am about completing the building now. My friends get quoted similar figures for their drawings too so I am baffled at the prices guys are quoting.

He told me to pay 25k for architectural design, structural and mechanical. I told him I could only run around for 20k and he agreed. He later said I should send part of the payment the next day which I agreed but that yesterday I was called the youth cane to my land and stopped people that were digging Fence foundation and I paid 45k. They said youth and Cdc. I didn’t have the money but had to take from my business capital. I explained what happened to him and he didn’t care. This money he called that what is going to happen and I told him I’ve been saying it from day 1 that I didn’t have this money somewhere so he had to be patient. I even said let’s see how today goes because he insist I pay in part of the 20k in advance so later today. I sent him a message that he should pause until I raise the money. He’s yet to deliver the job or anything from him. The guy started raining curses on himself and told me that he’s an edo man and nobody messes with them. Immediately I saw the threatening I had to send the 20k from my business. Hoping that he’d deliver the job. Now his asking me for more 30k to get the same job done. I told him I’d share everything here because I met him here.
Sometimes when I go through posts here it’s almost like we live in parallel universes. I paid 1.4 million Naira for all of my drawings and that was with a lot of arguments sef. How are you guys doing drawings for 30k, 40k?

Hmmmm, I was exactly in your same situation 2 years ago when i purchased a commercial building , did all the search at lands for the title documents , encumbrance if any , etc etc , a lawyer handled it , guess what , the only thing he dint do was talk to the existing tenant grin, we went with the landlords word that everybody rent was due , and it was just a case of giving them quit notice and 6months they will leave apparently that was not it

The landlady that sold to you is not straightforward, you / your lawyer dint do your due diligence well also

You will need tact like someone said , and hope that you don’t have a stubborn tenant , the law favors them , they can hold up your project with litigation , be ready to negotiate if need be , maybe even pay them off , you have more to loose with every passing day , I wish you the best

My own was held up for one year with litigation till my new lawyer reached out to the tenant/his lawyer and we negotiated and gave them more time and they eventually left , was a mr Biggs franchise .

Going forward always inform the seller to put the place in vacant position or do only part payment till the land lord ensures all tenants are out before u pay the balance . You also need experience, yours or a good lawyer , and prayers grin
This is one of the reasons why I do not favor owning rental property in Nigeria. A lot of us, even people here, have the wrong ideas about how the law actually works. Nowhere in the law states that a tenant can stay even one day rent free in a house. The only thing a tenant’s lawsuit buys him is time, but as the delay is on, by law he is supposed to continue paying the rent. However the court case ends, the landlord can enforce collection of unpaid rent unless the judge awards financial claims against the landlord. Even highly educated people say incorrectly that a tenant can stay rent free for 6 months when issued quit notice. Landlords just suffer for nothing with this pervasive mindset
