For home insurance, going directly to the insurer's site, I got a quote of £471/year, going to the same insurer's site from compare the market I got £271/year, going from confused.com I got £152/year. This is for all the extras selected etc.

I want to go for the cheapest quote but I'm kind of worried if all is not what it seems.

Is there a difference or will there be an issue if I buy using the quote I'm getting from comparison sites?
I dont see an issue. But be sure to read the fine print about what's covered and to what extent. Many times, the cheaper offer might not cover an aspect (e.g emergency call outs) and you'd have the option of adding that cover for more before paying.

Also worth looking thru cashback sites. Got £42 back from my home insurance of £250.

Encouraging someone out there to keep applying for these jobs because that's what this thread did for me. If I wasn't following this thread I would think once I secure a good warehouse job, I should keep it, but I kept applying, different jobs different role and now I have my offer letter for an entry role with a bank. It's not a big salary but promise of growth is enough for me to start from there. Warehouse is an honest job and a good one, but nothing stops us from aiming higher. All the arguments or the fights, all the differing opinions, believe me it goes a long way in helping the new immigrants. So let's keep aiming higher.
Congrats... It's a role with transferable skills and significant opportunities for growth.

I was a bit disappointed with what I noticed when I was invited by a university to give a speech on employability to international students (minority groups) in a western European University.
You should avoid using one brush

If the uni lent them a laptop, then manytimes, that'd be with them for the duration of their studies and hence could be used for whatever practice in or outside school.
On completion of their studies, many who are cash strung would have earned anough to get a good laptop.

Also, in the Westen world today, using Samsung or iphone is not a sign of opulence or waste. Many of those 'big' phones can be purchased cheaply off ebay.

Your post reminds me of Nigerians who see owning a car as waste. And chorus 'a depreciating asset'. They'd rather families kerp jumping okada, trekking on dusty roads or getting cramped into tiny busses. The fact that this is what you noticed says alot

Returns talked about here is weighted in naira. check out morningstar (search NSE all share nigeria), you can check out investing.com for daily /weekly or monthly return up to 2004 i think. The last 3 years pretty much an anomaly.
The NSE has been sideways since 2008 and only this year exceeded its high of 2008. The years ahead are looking up but then it underperformed in a decade when most major markets were in full swing.

Weighting in naira also doesn't do justice to an individuals ROI as the naira has lost on average 10- 12% against the dollar yearly. I.e a 10% return might equate to just holding usd instead

If your conversations so far have been on the phone, switch to email so there is a clear record.

To note.

1. It illegal for an employer to pass on visa costs to an employee

2. If they are asking for a sum, get them to confirm the sum and what its for in an email.

3. Once they do that and mention visa/COS cost, the next move depends on you. You might remind them that its illegal and afterwards ignore. I'd expect they go silent immediately. Also raising a compliant with the home office (visa licence), a relevant employment body or overseeing body (e.g CQC for care) is a reasonable option to ensure they don't keep this on rpt.

4. For other training costs in general, it's a vague area. While some employers do that, the costs have to be reasonable and proportional. The highest I've seen is 2-3k and thats for a job paying over 50k.

5. What exactly is on your contract? If not stated, they have no backing

6. Even if signed, no court would allow them claw back 10k as employment feefor a regular job. They'd be toast for even stating this in public

Many Nigerians who migrated to the UK as higher earners would not have met the threshold for migration to Zimbabwe or South Africa. Does that in anyway make the South Africa more sought after?

I will even say not many, but majority of those flooding the UK na cos of the ease compared to Canada, US etc. Express entry or student visa for Canny dey extremely cumbersome or outrightly unattainable to majority of them, na the simple fact.

Should we talk about the looooooooong processing times for Canada, or the point based system that is mad competitive. You literally have to be young (under 30 or early 30's), with MSc, and French to even be on queue, but trust some nairalanders to be allergic to facts and truth-telling. UK runs wey you fit run everything in under two months at age 45 sef.

When comparing countries immigration policies, you need to first understand the underlying drivers.

Canada is a country of 40 million that lets in over 500k people yearly. When UK ended the PSW visa years back, it was the likes of canada that reminded them the market is hotly contested.
-The US satisfies most of it's labour needs by thousands of Mexicans and South Americans trooping and has the wage advantage to also feed off the UK and EU.
-Australia sits on vast reserves suppling many raw materials to China. Just like Canada, they have the wealth to scrape from the UK and other Western nations.
-The UK is not rich enough to source talent from any English speaking Western nation. They have left the EU hence no cheap European labour. They turning to Asia and Africa is not out of want but need.

Interesting how workers earlier on gulped the 6% public wage rise which was funded by immigrants, now cheered the reduction in taxes, increase in benefits and state pension. This new largesse was driven by an unexpected budget surplus largely due to relative economic growth. No one is asking what role immigrants/students played in making this possible

Regarding profiling. The issue is understanding the import of your statement. Flip your statement on any other group, say it in public and you're toast.

That Mrs A was convicted and happens to be a Scottish, Nigerian, Muslim, Black e.t.c does not mean that every Scottish or Muslim person should go for mental evaluation and reorientation before they're allowed into 'advanced England'

There are hundreds of thousands of Nigerians in the UK going about their business many of whom are doing well. Why not constantly remind us of their success?
If your goal is really to warn us about crime and not dehumanize, then the there are hundreds of convictions occuring daily in the UK which you could post. A story of a convicted Welsh or Pakistani man should equally send same message.

These things add up and soon become systemic with two examples below.

I'm happy I've seen an increasing number of newish looking African brethren in the less diverse area where I live. From conversations, many seem to be in care-related roles Hopefully, they settle in quickly and rise up the ladder.

For the rent-a-room scheme the process seems pretty straightforward with tax advantages

The downside here is having to live with someone in your own space.

If its a high traffic area, Airbnb should pay higher but with more hassle

LISA is meant to be for first time buyers. If you already own a home in Nigeria or elsewhere, I’m afraid you do not qualify to fund your UK house purchase through a LiSA. You can use the LISA as retirement savings.
That has not stopped hundreds of thousands of immigrants who own miniature properties back home from using a LISA towards their first property.

If one is moving in from Hong-Kong having sold a £300k property, then that's a different spirit from owning a 3million naira piece of land in ones village or a tiny bit of a family house. Ultimately, its for everyone to decide.

Another side way of getting your property rented out is to buy a residential home, live in it for 6 months or more then apply for a consent to let. This works better if you have a 5 year fixed rate. The CTL is a straight forward application, usually you pay a fee (Natwest is £150 flat rate) and it gets approved for as long as your fixed rate lasts. Some lenders will insist you change to a BTL once that fixed rate is over, others like Natwest will roll it over until you say stop!

A CTL gives you permission to rent out the house in full whilst still on a residential mortgage. Of course, it'll have to remain a repayment mortgage throughout. Our main UK family home has been on a CTL since 2017 and we have remortgaged twice since then. It's why the rate on that particular house is 1.1%!
Interesting.. didn't know this was possible.
Used to think one would need a BTL mortgage once the initial CTL ends.

A good loophole to rent out indefinitely on a residential mortgage

Indians as a group have punched quite well in the UK but that has come at a relative detriment to their home nation. Their collective strength in the UK has given them certain leeway

India and China were on similar economic level 40-60 yrs ago. China managed to retain its best talent and grow from within. We see where both are today. The likes of Rishi, Satya e.t.c while individually brilliant bring little or no benefit to the life of the average Indian boy back home.

700? Hehe... I doubt a single neighbourhood close to a grammar school would have 700 houses for rent ir sake

And remember, it's called RESIDENTIAL mortgage.......😄
He could take up a lodger. And the rent earned is taxfree upto 7.5k.

Also lodgers have less rights than tenants so the tenancy can be ended more easily.

Most banks wouldn't have issues granting a consent to let if need be.

There is a litany of Asians doing same in Canada and even broadcasting it on their YouTube channels. Would you adress the average Indian or Asian with same expletives? Then Chinese, Japanese e.t.c.

You would never stop being a Nigerian and you would not be granted more respect in the UK than that average Nigerian back home.

Regarding 'culture of giving back' . If you actually believe what you said, then you know nothing about all of human existence including the country you currently reside in. Get yourself some self worth.

Ok clearly BTL is not for me for now so I will go for my own personal home then. So I want to know if there will be restrictions regarding bringing in money from sale of my property back home into youkay? I’m referring to will it be seen as money laundering, and also tax implications? What’s the price range of homes will you advise me to go for and type of home too(flats? Terrace? Semi detached etc)?

The first thing is to have an idea of the property you want yo buy. You could download rightmove and look up properties in your area. You might need upto 15% deposit as a ftb. That guides you on what deposit you need.

Different house types all have their pros and cons with detached houses more sought after (where possible) and hence appreciate more. With flats, you need to read the fine detail well. It's ultimately for you to decide. Personally, I'd mostly go detached where possible.

If you've owned a property elsewhere, then by the book you shouldn't use a LISA. OTOH, that has not stopped a number of folks from developing nations using a LISA/ FTB privileges for their first homes here. As no agency goes tracing whether they have a property back home or not. Morso, many property prices back home hardly tick move the needle here.

If you are disposing off a property back home, bringing the money over shouldn't be an issue as it's clean. However, depending on the sum, the bank may look in further due to AML rules hence you need to take care as the process can be bothersome. Apps like lemfy e.t.c exist or you may bring it in aliquots if its a small sum.

I think the stage you are now is a stage where you should save, dispose and repatriate funds from your property (if its your plan), keep an eye on prices and perhaps in 1-2yrs time you should be ready to proceed

Ok I did a quick search on credit karma but it came out with no result and they advised I wait for the next 30 days before trying. I have one phone contract with two lines contract that has been on direct debit since May. My rent is on direct debit and it gets paid as at when due. So I should get 6mill while I work out the rest from here? I have not used LISA or CASH ISA before and I want to do that but the conditions I saw on that app shows it’s for home owners who wants to live in the house they bought and not to rent cause my intention is to rent it out. By 6m I meant 6 months. I.e avoid applying for a credit card increase 6-9months to a mortgage application..

It's odd you want to rent out your first property in the UK while you're still renting yourself. Tichas post does expounds on this well. BTL might not be the money printer many think it is.

Yeah LISA is intended for home owners i.e cant use it for BTL.. but nothing stops you from renting your place out if you get a second house in future or more practically getting a lodger. With a lodger, its easier to get them out and the first 7.5k is taxfree.

Lastly, remember you need to have a LISA open for a year to use it for a home.

Undoubtedly, they've got some good stuff going on for them. But I'll be conscious not to overinflate their population and influence.

Last I checked, Asians (Indians inclusive) make up 9.3% of UK's population. Africans are about 4%.

Just last quarter, LSE released a report on wide ethnic disparity in wealth accumulation across the UK. Asians and Africans were abysmally positioned against white-Brits. Although Indians had some slight exception in the Asian bloc, yet they're not closer to the white-Brit.

So, it is geometrically impossible for them to outrun the 'real owners of UK' in 20 years. Maybe 200 years! 😊
Went thru the LSE report and it was telling. Reason why it triggers me when we have policies that'd unduly affect black/immigrant populations. E.g increasing visa, health surcharge and ILR fees for longterm residents so citizens can have a pay rise. While at thesame time deliberating on refucing inheritance tax when there is a relative budget surplus. In the end, the 'immigrants' today would become Brits tomorrow and the state would be forced to deal with the wealth disparity it made.

The relative success of Indians in Briton is the reason why they are increasingly afforded certain leeways. E.g majority of phone spams calls I receive are from Asian folks yet they are still not painted with scam as Nigerians are. All said, China has fared much better by keeping its talent at home.

To cut to the chase

I recently concluded my masters in the Uk and I have been here for total of 16 months.
I stay in a student accommodation shared flat which is all bills inclusive, so no council tax or any other utilities bill in my name. ( I want to know if staying in the students accommodation impacts my growth in the youkay negatively)
I’m on tier 2 visa with a healthcare social care company with 3 years visa.
Annual salary with the company is about 21,700
And I can still get 20hrs weekly side job to get it up to 33k or 34k annually.
My credit score from my Lloyds bank is about 544, I’m single and interested in getting a BTL house.
I intend to liquidate an asset back home in order to raise about 20k pounds to 25k pounds for down payment.
Please great minds in the house, I need the best advice on how to go about this. I welcome every advice, direction,suggestions and information to succeed like many of us has testified. Thank you 🙏🏾
Credit score doesn't mean much - your credit history is more important. Recently went thru the process and was surprised the undue popularity credit scores are given which my bank didn't care for.

An app like credit Karma can guide you thru basic steps to improve your history you may not have considered. E.g electoral roll, phone contract e.t.c.
Having a credit card is also good and depending on utilisation, you might ask for a balanace increase 6monthly. But avoid doing this 6-9m to a mortgage application as it would leave a hard search on your file. My banker once told me that a very high CC balance might not reflect well on a mortgage application.

A student accommodation shouldn't be an issue. You could use a rent reporting agency - i.e tracks your rent payment and reports it to select credit agencies. I used one but uncertain what benefit it actually made.

As regards money you are bringing in from 9ja, it's worth sorting it at least 6m before you apply for a mortgage. This is so you don't have to go thru the bothersome AML loops when you submit your statement. You could put it in a LISA or Cash ISA. Goes without saying that it's worth maximising your LISA if eligible and you haven't.
